The practice of redecorating a home to attract buyers is nothing new, but in recent years it has grown in prominence. In a recent survey, 62% percent of seller’s agents say that staging a home decreases the amount of time a home spends on the market, according to the National Association of Realtors. While all real estate is based on local markets, and many factors play into what a home is worth and how much buyers are willing to pay for it, staging can be that extra boost needed that sellers can take to help sell their home more quickly and for a higher dollar value. “Buyers need to fall in love,” say’s Summer Celaya of Keller Williams. For small spaces, go with light colors. Dark colors can make a space feel heavy and oppressive, and naturally tend to soak up light. By using lighter colors with contrasting accessories, and mirrors to attract and bounce the light into the space, you can make a dark and tight space appear open and appealing.

Many times we’re merchandising and staging older homes with unique spaces, windows and rooms. Staging isn’t just about creating a home that looks new and current, it’s about preserving the past and respecting the character of an older home as well. Try painting the walls and ceiling, and trim one color to hide imperfections. Mix traditional and modern periods, or add weathered pieces that remind buyers that this home is vintage. If you have stained glass windows, show them off and allow the gems to shine.
