Based in our spacious new offices in Seaview, with all our staff living on the Island, means we have everything on hand to help you book the perfect holiday. We have been growing across the Island over the last 8 years and now are delighted to represent over 160 properties, from cosy cottages, apartments with spectacular views, to large Victorian properties for great family get-togethers. Whatever your budget or needs, we are sure we can find you the ideal property. Most of our properties are inspected & graded to the Visit England National Quality standard for self catering to give you peace of mind. Their rating, from 3 to 5 Stars, is shown on each property's details. For properties not yet part of the scheme, we operate our own internal inspection scheme to assess their suitability for letting. Exceptional service is an integral part of Wight Locations and our friendly team are here 6 days a week throughout the year, so anything you need to ask, however small, just give them a call. If you choose to book online, we will always contact you see if there is any further information you need before finalising the booking. Explore the Isle of Wight Ryde At the northeast corner of the Island is Ryde, with its miles of glorious golden sand and shallow coastal waters. The Esplanade has a marina, beautiful gardens and a majestic promenade stretching the entire length of the beach front with stunning views of the Solent and mainland.
Seaview, St Helens and Bembridge The beautiful villages of Seaview, St Helens and Bembridge can be found just down the coast from Ryde. Seaview, with its quaint shops and restaurants, has a pebble and sand beach perfect for rock-pooling and lazy family days. With a great choice of restaurants, St Helens is situated around a large village green and boasts a family friendly beach. From here a natural and working harbour, lined with ornate houseboats, leads into Bembridge village. Bembridge also boasts an array of charming shops and wonderful restaurants as well as the only remaining windmill on the Isle of Wight, dating from around 1700.

Sandown, Shanklin From Bembridge the beach stretches for miles with an unspoilt beauty, and a 5 mile coastal walk takes you to Sandown, the largest town in the bay with golden sandy beaches and family attractions. Nearby Shanklin has one of the best water-sports centres in the country where you can learn to windsurf, sail, surf and much more. The old village and the chine are among its main attractions along with its sandy beach.
Ventnor On the south side of the Island is Ventnor, a small Victorian town built on a steep hillside. Nestled at its foot is Ventnor beach, a beautiful, clear-watered cove. Ventnor has its own micro-climate making it one of the sunniest spots in the UK.

Explore the Isle of Wight Freshwater Bay, Alum Bay and the Needles The west side of the Island is less densely populated and is made up of beautiful National Trust coastline and land. Steeped in history, the west tip of the Island is a fascinating place to visit. Over centuries the area has inspired many famous poets, artists and scientists with its rolling downlands and dramatic vistas. Freshwater Bay and Alum Bay are both pretty coves, flanked by steep chalk cliffs. Further to the west the spectacular Needles can be found, the Island’s most recognisable landmark.
Yarmouth On the north west side of the island is the picturesque port of Yarmouth. This bustling town has grown up as a result of its natural harbour, which is guarded by Yarmouth Castle. Yarmouth also has a varied range of shops, delightful eating establishments and a unique 700ft long timber pier dating from 1876.
Cowes & East Cowes, Newport At the northern tip of the Island are Cowes & East Cowes, separated by the River Medina, which leads down to Newport, the Island's capital and largest town. Best known as the world's premier yachting centre, Cowes is the Island's main port and has an array of fashionable clothing shops, gift shops, delicatessens, cafes, restaurants and lively pubs. East Cowes is best known for its industrial heritage and for the fact that Queen Victoria lived at Osborne House which is a short distance from the centre of the town.
Rural Wight The Island boasts stunning rural scenery with delightful villages, wonderful woodlands, hundreds of miles of walking and cosy country pubs. Fine examples of rural gems are Godshill with its charming thatched cottages, model village and natural history centre, the delightful hamlets of Brook and Calbourne, and Brighstone, one of the Island's prettiest villages, with its museum and National Trust shop.

Arrivals & Departures The arrival and departure day for full week bookings is usually Friday or Saturday, but the start date will be clearly shown under each property description. In order that properties can be fully prepared between guests, properties are available from 3.30pm on the day of arrival and should be vacated by 10am on the day of departure. You will receive full details of directions & key arrangements once you have paid the full balance of the holiday. Short Breaks Short breaks, from 2 to 5 nights, are available at most of our properties year round, with the exception of school holidays where bookings are usually for full weeks only. For certain Island events, surcharges to short break prices may apply. Short breaks, where applicable, should not cross over a changeover day. If you require dates that fall outside this criteria then please contact the office and we will do our best to accommodate you. Prices & Payments Prices for each property are per week and are shown in the property description. Our rental rates fall into 5 bands. The price shown is the rental cost including the Cancellation Protection premium. An initial payment of 30% of the rental together with a ÂŁ25 booking fee is due on all bookings, with the remaining balance due 6 weeks prior to arrival. Please note that we make a charge of 2.5% for payment by credit card but make no charge for payment by debit card. Bookings made within 6 weeks of arrival must be paid in full at the time of booking. Alterations to Bookings We cannot accept a change of holiday property once we have received your payment. It is occasionally possible to alter the dates of your booking for the same property, provided it is not less than 6 weeks prior to arrival and the property is available. In such instances, we will confirm the change in writing and an administrative charge of ÂŁ40 will be due. Security Deposits Where a security deposit is payable (as stated in the property description) this is due no later than 2 weeks prior your arrival. May we take this opportunity to point out that guests are liable for any damage or additional cleaning at all properties, whether a security deposit is retained or not, as per our terms and conditions. Security deposits must be paid by debit or credit card and will be refunded back to the card within 10 days of departure once we have confirmation from the owner or housekeeper that everything is in order.
Electricity & Heating Unless otherwise stated, electricity and heating are normally included in the rental cost. Short breaks during the winter months may incur a 'fuel surcharge' dependant on the property and duration of let. Ferry Bookings We can arrange competitively priced ferry crossings on your behalf with Red Funnel, WightLink and HoverTravel. Ferry crossings are not included in the rental price. Please remember that if you are visiting the Island in peak season or when a festival is due to take place that you will need to book your ferry well in advance as these book very quickly. Linen & Towels In many of our properties linen is provided free of charge and this is shown under the property description. Where linen or towels are not provided this can be hired (10 days notice is needed for all linen hire orders). Please note that bedding in some properties may be feather or down, therefore should you have specific allergies please contact the office and we will try to help. Personal towels and tea towels are not generally provided unless otherwise stated in the property description. Where towels are provided these will not include beach or swimming towels. Bed sizes are standard (single 3', double 4'6", king 5') unless otherwise stated. Pets A number of our properties accept pets on request and this will be clearly shown under the property details. There is an additional charge of ÂŁ25 per pet per week/short break at these properties and limited to a maximum of 2 pets per property. Pets must be kept under control and not left alone in the property at any time. Pets are not permitted in any bedrooms or on any furniture. You are required to provide your own bedding, bowls, etc for your pet and at the end of your holiday you must remove all traces of the pet from the house and garden. Bookings including pets are accepted on the understanding that all flea and worming treatments are up to date. Please note that even if a property is let as 'no pets allowed', this does not necessarily mean that the property has never been occupied by pets. Customers with allergies should be aware that we cannot guarantee that an assistance dog has not stayed in a chosen property recently or that the property owner has a dog that sometimes occupies the property. We therefore cannot accept responsibility for any suffering which may occur as a result of such animals having been present. Cleaning All our properties are checked between lets and left ready for your arrival. It is your responsibility on departure to leave the property, including all equipment & utensils, clean and tidy. Any additional cleaning required following your stay will be charged against your security deposit. Period & Character Properties Please remember that these properties offer a certain charm but in turn might have certain quirks such as low ceilings, doorways and beams or slightly uneven floors. They often have steep and narrow stairs and may have limited space in the bedrooms for clothes hanging. Many were also built before the introduction of damp proof courses and cavity insulation. Thatched roofs and beams can attract spiders, and cobwebs reappear very quickly after being removed. We feel these aspects add to the property's character and therefore have no hesitation in recommending them given the aforementioned features are understood. Sleeping Capacity The sleeping capacity shown is the maximum number of people allowed at the property. Where properties have additional beds or sofa beds, the extra number of people these accommodate will be shown as +1 or +2. In no circumstances may more than this number of persons occupy the property.

Cots & Highchairs Where cots and highchairs are available at properties this will be shown under the property facilities. Where these are not available, hire is available within the areas of Ryde, Seaview, St Helens & Bembridge only. Availability will be confirmed on request. Parking Where available this will be stated in the description. If private parking is not available, there is usually street or permit parking nearby. Enjoy England star ratings Many of our properties have been inspected by Visit Britain and have received an official star rating. Where a property has a rating, this will be clearly shown. In simple terms the more stars the higher the overall level of quality you can expect to find. Where a property has no stars, this does not mean it has failed to achieve a star rating; it is purely that this property has either not yet been rated or chosen not to partake in this scheme. All such properties have been inspected by Wight Locations to assess their suitability for letting.
Smoking Smoking is NOT permitted inside any of our properties. Where a property is shown as allowing smoking this is assumed to be outside only and all evidence must be removed by the guest prior to departure.
Special Requirements Wight Locations is committed to the provision of accessible properties for all ages and abilities. If you have any special requirements for any member of your party, do please call us to discuss the suitability of the property selected. Complaints We work very hard with all property owners to ensure that you will have an enjoyable stay. However, in the unlikely event that you are dissatisfied with your accommodation, then it is very important that you inform Wight Locations or the owner/housekeeper straight away and do not wait until you return home, when the chance of actively helping you has passed.

Terms & Conditions Bookings are accepted on the following conditions: 1. DEFINITIONS a) The letting of a Property through Wight Locations (the 'Property') for any period (the 'Holiday') shall be between the owner of the Property (the 'Owner') and the person named on the booking form (the 'Guest') such expression to include any other person occupying the Property with the Guest. Wight Locations ('WL') act only as agents for the Owners of the Property. For the purpose of this document the singular shall include the plural and vice versa and one gender shall include any other gender. 2. HOLIDAY CONTRACT a) The booking agreement incorporating these terms and conditions constitutes a contract of Holiday between the Owner and the Guest. The contract of Holiday shall be deemed to be made when WL sends a booking confirmation to the Guest. The Guest acknowledges that WL acts in regard to this booking agreement in all respects as an Agent on behalf of the Owner and that WL undertakes no liability to the Guest under this booking agreement. b) All bookings are deemed provisional until the contract is made by the receipt of the non-refundable deposit payment as stated on the provisional notification. c) The property is let to the Guest for the sole purpose of use as holiday accommodation. The Guest acknowledges that the stay granted under the booking agreement is not an assured tenancy and that no statutory periodic tenancy will arise upon the end of the term. The Guest signing the booking agreement must be a member of the party occupying the property and over 18 years of age. d) The Guest must not allow or permit any persons to occupy the property other than himself and members of his party. The Guest must also ensure that the number of persons occupying the property does not exceed the number specified in the booking agreement. e) The Guest shall not cause, or permit any of his party or any visitor to cause, a nuisance to occupants of adjoining properties. f) A breach of clause 2d or 2e will constitute a serious breach of the booking agreement and the Owner will be entitled to immediately terminate this booking and require the Guest and his party to vacate the property without refund of the rent paid by the Guest. g) The Guest must permit the Owner and WL to enter the property at all reasonable times during the Holiday, with or without workmen and equipment, upon 24 hours notice (save in the case of emergency) to inspect the property and its contents and/or to carry out any repairs or maintenance as may be reasonably necessary during the term. h) No bed linen, cot linen, towels or tea towels are provided at the property unless specified in the property description. Where linen and/or towels are provided or hired through WL, the Guest will be liable for any loss or damage to such linen and/or towels. i) WL, acting as Agents, are responsible to their clients for the collection of rental only and no claims regarding the accommodation will be accepted by WL. 3. PAYMENT TERMS a) A non-refundable deposit payment equal to 30% of the rental plus a £25 booking fee is due upon booking. The balance of the rental, together with any extras booked, is due no later than 6 weeks prior to the start date of the holiday. For bookings made within 6 weeks of arrival, payment must be made in full at the time of booking. b) Payment of any security deposit due must be made no later than 2 weeks prior to arrival. c) Payment by credit card will attract a surcharge of 2.5%, with the exception of payment of the security deposit where no surcharge will be made. d) Unless otherwise stated in the booking agreement, the rent includes any gas or electricity consumed at the property in the ordinary course during the Holiday. 4. AMENDMENTS AND CANCELLATIONS a) If a Guest wishes to amend the dates of the booking for a particular property after the booking has been confirmed and such changes are agreed in writing by WL, an administrative fee of £40 will be payable by the Guest. If a Guest wishes to change to a different property, this will be considered a cancellation and the normal cancellation charges will apply. b) A confirmed booking is a legally binding contract and in the event of cancellation the Guest must give written notice to WL. The Guest is liable for any cancellation charges that apply (see Cancellation Protection Scheme for details). All bookings include a Cancellation Protection Scheme the cost of which is included in the rental. Where the reason for cancellation falls outside this scheme the Guest may be liable for the full rental. c) The Guest is strongly recommended to arrange his own travel insurance to cover himself, his party and all belongings whilst on holiday. d) If the Owner, for a reason beyond his control, cancels the booking after a booking confirmation has been issued, all rents and charges paid in respect of that booking will be refunded but neither the Owner nor WL will have any further liability to the Guest on any basis. 5. FERRY BOOKINGS a) If a ferry is booked through WL, a non refundable booking fee of £15 is payable in addition to the ticket price. If a Guest travels on a different ferry to the one booked, a surcharge may be applicable. b) Any amendments to ferry tickets must be made by WL and will incur a £5 admin fee. c) For cancellations within 7 days of travel the full cost of the ferry will be forfeited, otherwise the cost of the ferry ticket less a £5 admin fee will be refunded.
6. DUTY OF CARE a) During the period of the Holiday the Guest is responsible for the care of the property and its contents. It is expected that the property is treated with respect and on departure left in a clean and tidy condition, including correct disposal of rubbish/waste for recycling, cleaning of the barbeque (if applicable), clearing away cigarette ends and disposal of dog mess from gardens/grounds. b) The Guest must ensure that all doors and windows of the Property are securely locked at any time the Property is unoccupied during the Holiday and on departure at the end of their stay. c) The Guest is responsible for any damages or breakages caused in the property, whether by wilful default or the negligence of the Guest or a member of his party or any visitor. All damages must be immediately reported to WL. d) The Guest is responsible for safe guarding the keys to the property during the Holiday. Failure to return the keys will incur a penalty charge of £50 and any damage to the keys or key fob will incur a charge of £25. Should the Guest lock themselves out of the property during the Holiday, a call out charge of £35 will be incurred. e) The Guest must ensure that vehicles parked by him or any member of his party or any visitor at or near the property do not cause an obstruction or a danger to any third party. All vehicles are parked at the property are done so at 'own risk'. f) Smoking is not allowed inside any property. g) Neither the property Owner nor WL shall be held responsible for any accident, loss or damage which may be sustained by the Guest, or a member of the party or visitor to the property, however caused. Neither the Owner nor WL will accept liability arising from the use of a swimming pool or the proximity of the property to water. 7. ARRIVALS & DEPARTURES a) The property shall be made available to the Guest at check in time in a clean and tidy condition and, as far as reasonably possible, with all contents in proper working order. In the event that this is not the case the Guest should immediately notify WL. Where the Guest reports any defect or failure in the Property or its contents, WL shall contact the Owner to arrange for prompt repairs where possible. b) The check in time and check out time are as stated in the booking agreement. Keys for a property will not be available before the check in time unless by prior agreement in writing by WL. c) In the event that the Guest, or any member of his party, does not vacate the property by the check out time, the Guest shall be liable for an amount equal to an additional days rent or the sum of £50 (whichever is the greater). The property must be left in the same clean and tidy condition upon the Guest vacating the Property, ordinary wear and tear excepted. d) Any articles left at the property by the Guest may be forwarded upon request subject to an administrative fee of £5 plus the relevant postage. Any items left at the property and not claimed within 14 days will be disposed of by WL (on behalf of the Owner) at their discretion. 8. PETS a) Pets are not allowed at or in the property unless agreed at the time of booking. Where a property allows pets, a charge (per pet per week) is payable and a maximum of 2 pets will be permitted. All pets must be kept out of all bedrooms and off all furniture. b) The Guest will be liable for all damage caused to the property and its contents by such pets. The Guest must clean up and remove all waste and other traces of such pets from the property (including the garden) prior to departure. c) The Guest acknowledges that even if a property is let as 'no pets allowed', this does not necessarily mean that the property has never been occupied by pets. 9. PROPERTY DETAILS & LITERATURE a) WL takes every care to ensure the accuracy of property descriptions. All information in the brochure and on the website is given in good faith and believed to be correct at time of going to press. However WL cannot be held accountable for changes beyond their control. Where WL are advised about changes to a property & its facilities this will be amended on the website and guests advised accordingly. 10. SECURITY DEPOSITS & DAMAGE a) Where a security deposit is due (as shown on the property details or booking confirmation) this must be paid by a credit or debit card no later than 2 weeks prior to arrival and will be refunded back to the card within 10 days of departure once we have confirmation from the owner or housekeeper that everything is in order. Claims for damage are not limited to the value of the stated security deposit. b) Wight Locations will carry out a full inspection where damage has been reported. Any damage claims are notified to the Guest within 7 days. Where a property does not take a security deposit any additional monies owing for damage or excess cleaning must be settled promptly by the Guest. Where a security deposit is held, any monies owing will be deducted and the balance returned to the Guest. c) Wight Locations cannot mediate in any dispute between the owner and the Guest over damage claims in excess of the stated security deposit. Such disputes shall be handled directly with the owner, for whose actions Wight Locations cannot accept responsibility. 11. COMPLAINTS PROCEDURE a) All complaints regarding the Property, its contents or the service received must be notified to WL immediately so that investigation can be carried out and any necessary action taken. b) In no circumstances will claims for compensation for any complaints that are made after the Holiday has ended, or where the Guest has denied WL or the Owner the opportunity to put matters right during the Holiday, be considered.
Cancellation Protection Scheme For your peace of mind, Wight Locations Ltd operates a Cancellation Protection Scheme, the premium for which is included in the rental cost. Provided that you and all members of your party, as listed on the booking form at the time of booking, are UK residents and under the age of 75*, the Scheme covers cancellations due to: death, injury or illness of any member of the party or close relative of the party leader (close relative being spouse/partner, parent and children only); summons for jury service or witness call for the party leader or spouse, providing you have had your written request for an alternative date refused; redundancy of the party leader or spouse providing that they qualify for statutory payment under current legislation; the home of the party leader being rendered uninhabitable because of fire, storm, flood, subsidence or malicious damage as certified by police and/or fire services.

partial cancellation or curtailment of the holiday or cancellations made on the day of arrival; overseas residents*, member of the party or close relative living overseas; illness or injury insufficiently serious to prevent the person taking the holiday; any recurring, chronic, or continuing illness or condition and pre existing medical conditions or injuries, including pregnancy; death, injury or illness arising from winter sports, mountaineering, tours or motor competitions; epidemic or pandemic as declared by the World Health Organisation, Department of Health or DEFRA; suicide, attempted suicide, insanity, drug addiction or alcoholism; failure to follow proper medical advice, including travelling against medical advice; disinclination to travel; divorce, separation or personal relationship breakdown; failure or strike of public or private transport services; industrial disputes, riots, civil commotion; war and kindred risks; natural disasters (e.g. earthquake, flood, volcanic eruption, tidal wave, storms) or adverse weather conditions; bookings where the rental value exceeds ÂŁ4,000.
All cancellations must be notified to Wight Locations Ltd in writing and supported by written evidence from a fully qualified medical practitioner or government official as appropriate. If the reason for cancellation is not covered by the terms above, and the cancellation falls within 3 months of the start date of the holiday, then the guest is liable for the full rental. We will, on receipt of written confirmation, immediately endeavour to re-let the property and, if successful, would normally consider a goodwill refund of the balance of the rental (the deposit paid being non-refundable) less an administrative charge of ÂŁ25. If the booking is cancelled more than 3 months prior to the start date of the holiday, the non-refundable deposit will be forfeited but there will be no further liability for the remainder of the rental.
