Welcome to the first issue of Viva International, a magazine that promotes business, tourism and real estate globally through exhibitions and events. We are based in Spain for the obvious reasons - sun, sea and sand, but that is not enough for me. I needed something interesting and challenging to get up for in the morning. I have lived abroad most of my life and when I moved with my family to Spain I worked for local magazines on the Coast, of which you will probably know there are plenty. I wanted to work with something a little different, and with a wider focus. That is when I decided to launch Viva International, and reach beyond the shores of Spain. But how was I going to get a publication out of Spain and reach a distinctive readership? After a bit of lateral thinking “the penny dropped” – exhibitions!, a forum where people often gather to informs themselves and do business. Producing this first issue of Viva International, to has indeed been challenging and exciting, especially in today’s financial climate. We need to stay positive though, always look for new opportunities and strive to succeed, as well as take the occasional calculated risk! It goes without saying that no successful magazine is possible without a multitude of contributors, advertisers and of course you the reader! I would like to take this opportunity to thank all those who have placed their business with VIVA International . I recall my first “International” email which I sent out to Susan Deacon Properties in South Africa. I was so excited when I received a reply from Marcel confirming he would like to place his business with Viva International. Thank you Marcel! Your response made me realised, “We can do this”. The business climate is difficult almost universally. I know many companies are finding it tough, but it is during difficult times that we need to keep our nerve and reach out into the marketplace and seek new markets. So thanks again to all those who have supported this first issue of VIVA International.

The story begins by saying: ... "An ancient legend that in the convent of San Francisco grew a little girl hidden from the people of the town. Through time she became a young and restless girl captivated by stories that over the years she had heard from the monks of Villa de Ayora. It was such a curiosity that one cold night during a full moon, she jumped the walls of the convent to discover the world she had never seen outside of the convent walls. In her flight a strand of the long red coat that she wore caught on one of the rings of the wall of the convent. Throughout the night she toured the town, leaving in its wake a long red thread that has remained over time............ It is said that anyone who follows the footsteps of the girl and who did that day eat a red thread in the D-ring will be granted good luck for the year.

The main town is Ayora, with the villages of Teresa de Cofrentes, Zarra, Jarafuel, Jalance, Cofentes dotted through the Valley. Ayora has many plazas with shops, cafe bars, restaurants, a main supermarket. Purchasing property is probably the largest investment anyone will make, and buying a second home abroad is an exciting step for those who choose to invest in a second property. We read the brochures, search the internet, listen to friends and family and perhaps Neighbours that have bought property abroad and of course there is always the horror story of what went wrong! VIVA International approached Mark Paddon, BSc Hons Building Surveying. MCIOB and asked Mark to share his expertise with our readers on the up’s and down’s of what to look for when buying a home abroad. Property buyer tips from Mark Paddon Building Surveyor:Due to price reductions since Christmas 2007 we are now seeing the clear evidence of a buyer’s market. Less buyers means less competition such that those that are in the fortunate position of purchasing have a vast range of properties to choose from and will generally be able to get an offer accepted if they shop around

Despite the fact that UK buyers have been hit by the poor Euro v Sterling exchange rate, the desire to escape UK to get a foothold in the Spanish market has not deterred the most discerning buyers and is simply delaying the plans of others (its worth noting that exchange rates could get even less favourable for Sterling hence playing the waiting game can be risky). While the bottom end of the market has slowed considerably (buyers looking for cheap rustic properties or town houses for under 200k, who are typically less financially stable) the mid to upper end of the market 350k –1m Euros is still enjoying sales of what are typically well established fully legalised second hand properties, rather than new build. The simple fact is that buyers may now be able to snap up a property for 20% less than it’s value last year. It is now a misconception that all inland property is cheaper, due to a high proportion of German owners selling up since 2006 following a German tax probe, some popular coastal areas still have some super properties available at reasonable prices. The buyer mix involves many nationalities, but there is evidently still a steady flow of UK, Dutch and Irish buyers, the later two unaffected by exchange rate issues and hence able to take full advantage of price reductions. Russian buyers are also on the increase with a strong Ruble. So what can buyers do, in order to get a decent property:1. Don’t get too hooked on the first area you visit. A drive 1hr up and 1hr down the coast as well as ½ to 1hr inland is always worth the effort, even if this confirms you have already hit the right spot. If your agent seems to be ‘blinkering’ you, it’s often for good reason. 2. While there are some good new build properties available, issues such as legality and structural stability are usually far more clear with an established re-sale property and there are plenty of good examples available. 3. As ever location is everything and properties with attractive views and local amenities are bound to make for a much better long term investment. Avoid properties in dessert like locations (even if a golf course has been added) and instead opt for naturally greener surroundings close to established facilities. Buying ‘off plan’ has resulted in some disappointed owners with surroundings that are far from being completed, let alone being as green as the artist’s impression had them believe. At the same time there are plenty of beautiful established properties available often within 100km.

1. While most agents can give good advice, be sure to get independent legal advice and have the structural condition checked. 2. Make an offer, ideally based on known defects or legal/ urbanisation issues that you may have discovered. 3. Have 10% deposit available to do the deal, many vendors will be tempted by 10% ‘next week’ and may accept a lower offer. Make sure all payments are under contract and approved by your lawyer. Preferably get the structure checked prior to payment or make contracts ‘subject to survey’. 4. Not all vendors are in a hurry to sell. If your dream property ticks all the right boxes and is affordable it can still be worth paying full asking price or even outbidding a competitor, when successful purchase will improve your general lifestyle. Cocentaina is an old market town 45 minutes inland from Alicante. Cocentaina has a public sports complex for swimming, football, hockey etc and also is just 1hr from a selection of beautiful beaches. Dolores is town located in the commerce of Vega Baja del Segura in southern Alicante province, Spain. The town is in the heart ofthe Segura huerta (vegetable garden) about 10 km (6 miles) from the nearest beaches in La Marina and Guardamar. Dolores is readily accessible from the Autovia del Mediterráneo motorway and a new motorway from Elche, and is about 20 minutes away from the Alicante International Airport. The town has an area of 18.25 km² (7 square miles) and the average monthly temperature varies between 16°C (61°F) in DecemberJanuary and 28°C (82°F) in July-August. The most important monument is the XVIIIth century church, with sculptures by Salcillo and Roque Lopez. The two most important fiestas in Dolores are the Feria de Agosto (August Fair) in early August; and the Fiesta de la Virgen, in mid-September. The Feria de Agosto is one of the more important fairs of Spain, and it features a Spanish Horse Contest. More than 1,500 horses are shown each year in all sorts of games and activities. Cattle and dog contests are also held at the fair. The Fiesta de la Virgen includes a carriage parade, the running of the "vaca toposa" (a variety of a small, aggressive cow), and the procession to honor the Virgen de los Dolores (Virgin of Sorrows), the patron saint of the village. The town also boasts one of the largest paintball fields in the Valencia region: Paintball Fight Club, a 5-acre field with 6 fully-developed paintball scenarios. The field offers special discounts for large groups and students, and barbecues at very affordable prices. The typical cuisine of Dolores takes advantage of the fresh vegetables available in the area (artichokes, beans), and also includes plenty of meat and seafood. The most typical dish is "cocido con pelotas", which includes meatballs and potato and chickpea stew. There are also many fresh fruits such as melons, watermelons, oranges, and apricots. An open-air market is held every Friday morning where the local produce is sold. Housing in Dolores is relatively affordable, and substantially cheaper than in the nearby beach areas. On November 25, 2005 the Municipal government of Dolores approved the development of a 1.6 km² area -Dolores Golf- to accommodate 2,664 new housing units, which also includes a 580,000 m² (145 acre) golf course. Viva the vuvuzela orchestra!

South Africa's iconic vuvuzela trumpet, the symbol of football in the country, may have a special role to play in the 2010 Fifa World Cup – if traditional music man Pedro Espi-Sanchis has anything to do with it. Born in Spain in 1952, and moved to France. Immigrated to South Africa as part of Els Soccarats, a musical trio with a repertoire of South American, Spanish and French songs. The garish plastic vuvuzela trumpet is synonymous with football in South Africa – and reactions to its brash elephant-like sound are mixed. In a stadium on match day, with hordes of fans bugling away, the vuvuzela is seen by some as aunifying tool, a symbol of affinity to "the beautiful game". For others, its booming, discordant noise is just too much to bear. Cape Town-based music educator Pedro Espi-Sanchis has a different view: to him the metre-long, brightly coloured vuvuzela is a rousing instrument that can, when tuned correctly, play in an orchestra as easily as a flute, violin or cello. Espi-Sanchis says the vuvuzela is a "proudly South African instrument" with roots deep in local traditional music. It's said that the earliest form of vuvuzela was the kudu horn, called ixilongo in isiXhosa and mhalamhala in Tshivenda. Espi-Sanchis was introduced to it over 30 years ago by renowned South African ethnomusicologist Andrew Tracey.
