British Columbians Demand More Housing Options: New Poll VANCOUVER, BC — A new public opinion polls finds the majority of British Columbians believe home prices and rents remain high because there are too few housing options, with 75 per cent wanting municipalities to approve more housing options within single-family neighbourhoods. The Ipsos poll, conducted for UDI, finds a healthy majority of British Columbians – 71 per cent – believe municipal housing approval processes are too long and need to be fixed. “Municipalities can take as long as five years to approve a new rental proposal; and, it can take another two to three years to get permits

Overall, 28 per cent of those who took part in Mustel Group and Sotheby’s International Realty Canada’s study said a neighbourhood’s transit-friendliness is one of their top three considerations when purchasing a property. By comparison, only 17 per cent placed carfriendliness in that category. “Metropolitan areas across Canada have been grappling with balancing the needs of growing populations, and various priorities in transportation,” Mustel Group general manager Josh O’Neill said in a statement. “This report sheds light on the specific needs and priorities of young urban families when it comes to the neighbourhoods in which they live and buy real estate, with findings that highlight the importance of the issue of transportation for this cohort.” In a related category, 38 per cent of survey
respondents listed proximity to work as one of their top three priorities. The study found more than half of homeowners had bought homes within a 30-minute drive or commute from work. “Transportation and housing have always been inextricably linked. Investments into any transportation infrastructure, whether rapid transit, bus lines, roads, or bike lanes, not only have a direct impact on a community’s quality of life, but often, real estate values,” says Sotheby’s president and CEO Brad Henderson. Access to transit and proximity to work were only superseded by neighbourhood safety, which nearly half (48 per cent) of young, urban homeowners listed as a top priority. That number was slightly lower in Vancouver (45 per cent) and Montreal (46 per cent), but higher in Calgary and Toronto. Mustel and Sotheby’s surveyed 1,743 families in the Vancouver, Calgary, Toronto and Montreal metropolitan areas, with a focus on those between the ages of 20 and 45.

Communities, governments and our industry must work together to build more homes for a growing province.” British Columbia need to build differently. Burnaby to create rental-only zones across city Burnaby’s city council has approved a motion aimed at protecting rental stock in the city. At a Monday night city council meeting, councillors voted in favour of a bylaw that would create rental-only zoning across the city, require a minimum of 20 per cent rental housing in all new developments and allow rental housing in commercial zones. “This is about ensuring Burnaby is a city with vibrant, diverse neighbourhoods, where everyone feels at home,” said Mayor Mike Hurley in a statement. “This would mean people can find a place to rent that is affordable, and it would give them options to live in all areas of our city.” NDP MLA Spencer Chandra Herbert said it’s going to mean “more secure housing for people in Burnaby, more affordable housing in the long-term.” Chandra Herbert, who represents the West End and Coal Harbour, also chairs the province’s rental task force. Vancouver insists its zoning
rules are just as pro-renter – but Kennedy Stewart is keeping a close eye on what happens across boundary road. “Definitely looking at these with great interest and if Burnaby can make them work than there is no reason we shouldn’t adopt them here,” Stewart said. The proposal was met with mixed reaction from housing advocates, however. Earlier in the day, the Association of Community Organizations for Reform Now (ACORN), called the motion a “good first step” but added more protections are still needed for renters. “We see this as a first of many steps by Mayor Hurley to make Burnaby affordable and to stop mass tenant displacement that is still happening,” ACORN spokesperson Murray Martin said earlier Monday. Martin called on the city to force developers to fully relocate tenants displaced by developments and combat renovictions, amongst other concerns.

Home price gains weaken yet again in March: S&P Case-Shiller index National home prices rose 3.7% annually in March, down from 3.9% in February, according to the S&P CoreLogic Case-Shiller home price index. Prices had been seeing double-digit annual gains, but they are gone. “Given the broader economic picture, housing should be doing better,” David Blitzer, managing director and chairman of the Index Committee at S&P Dow Jones Indices, wrote in the report. National home prices rose 3.7% annually in March, down from 3.9% in February, according to the S&P CoreLogic Case-Shiller home price index. The difficulty facing housing may be too-high price increases,” he added. The 10-City Composite rose 2.3% annually, down from 2.5% in the previous month. The 20-City Composite gained 2.7%, down from 3.0% in the previous month. Even with today’s smaller gains, prices are still rising almost twice as fast as inflation. In the last 12 months, the S&P Corelogic CaseShiller National Index is up 3.7%, nearly double the 1.9% inflation rate. Prices are still higher annually in all of the 20 major cities measured by the indexes, but some are getting very close to negative territory. Prices in Los Angeles, Seattle, Chicago, San Diego and San Francisco are just over 1% higher than March 2018. Las Vegas, Tampa, Florida, and Phoenix are seeing the biggest gains. These were the markets hit hardest during the housing crash and therefore still have the furthest to go to fully recover. Other housing indicators are also weaker than expected this year. Existing home sales have been relatively flat all spring, despite falling mortgage rates.
