Thinking of adding a deck this year? Need to replace your garage door? While you may not be looking forward to spending money on those upgrades, there’s good news: They may help your resale value. The 2015 Texas Remodel Valuation Report, released this week by the Texas Association of REALTORS®, shows that garage door replacements recouped up to 107.6% of the total project cost, ranking in the top five most
profitable projects nationwide, regionally, and in four Texas cities. Wood deck additions recouped up to 116% of their cost. Those aren’t the only upgrades that were good investments in 2014. Here are three others you may want to consider: Back-up power generator. The most profitable project, which recouped 129.2% of its cost.
Steel entry door. Installing this type of door recouped up to 113.2% of its cost. Basement remodels. Projects that maximized existing square footage were good investments last year, with basement remodels recouping 98% of their project costs. And here are three you might want to save for another time: Sunroom addition. This project showed the least return on investment, recouping
as little as 29.3% of the total project cost. Home-office remodel. Renovating a home office closely follows sunroom additions as one of the least profitable remodeling projects, recouping a maximum of 62.2% of the project cost. Master-suite additions. Both typical and upscale renovations were unprofitable. These projects ranked among the five least profitable projects.
This top garage trend keeps gaining momentum (BPT) - The carriage house garage door is to your house what the little black dress and strand of pearls are to your wardrobe; classic style elements that never go out of fashion. At the dawn of the automobile age, those who were affluent enough to own a car kept it in the carriage house, where the horses and buggy would have been stored. But this cohabitation became a little, well, smelly, and the need for separate storing structures was soon realized. Enter, the garage. Built in the style of the original carriage house, the garage’s sole intent was to store the car away from the animals and elements. The word garage actually comes from the French word, garer, which means

to shelter and protect. Naturally, the garage needed a door to offer protection to the automobile. The ensuing “carriage house door” was a hinged, double door that swung outwards, and can be considered the original
garage door. In the early 1920s, the kickout door was invented and progress continued from there, bringing homeowners the modern convenience of today’s overhead garage doors. Today’s carriage house sectional garage doors open overhead and continue
to gain in popularity, constituting 35 percent of the volume in the garage door industry with projections to remain a huge trend. When it comes to the style of garage door chosen, most homeowners want something classic, that won’t fade in popularity over the years and will also enhance curb appeal. This is especially true if home resale is a factor. The carriage house door also offers a myriad of design elements. A three-section design and the option of larger windows, this door offers a more authentic carriage house look with the benefit of additional natural light flow into your garage. Lauren Griffith Joins RE/MAX Centex in Waco
Walt and Denise Fair are happy to announce that Lauren Griffith has become part of RE/MAX Centex. Lauren was born in Austin but grew up on a ranch in Rosebud. As a transfer student and athlete at Midway High School, she was the starting varsity softball third baseman all four years. She continued her softball career through her first year at Wheaton College in Illinois. Injuries and a disdain of the cold brought her home where she continued her education at MCC and later at The University of Texas. She graduated from UT in December with High Honors from McCombs School of Business with a degree in Marketing. Lauren became interested in real estate when she moved to Austin by helping her father

find, purchase, renovate, and rent two condos near campus. She loved the whole process, especially the investment side. Last summer she landed a job as the Marketing Director (Facebook Updater) for Cristy McGowan and Waco Home

In two weeks Lauren will be getting married to Brett Jameson, owner of Dichotomy Coffee and Spirits, which is just a few doors away from our new downtown office. Don’t play cat-and-mouse with rodents: Tips to keep your home pest-free Don’t play cat-and-mouse with rodents: Tips to keep your home pest-free (BPT) - Though catching mice has been a popular theme in games and cartoons for decades, preventing rodent invasions is not child’s play. Even the most fastidious homeowners can fall victim to a pest invader at some point. Research by the National Pest Management Association (NPMA) reveals that invasive rodents have broken into 29 percent of U.S. homes, bringing with them a slew of health and property hazards. Forty-five percent of those homeowners said the infestation occurred in the fall and winter months. The two rodent species most commonly found in homes are the house mouse and the Norway rat. House mice are the most common
invasive rodents, with females producing up to a dozen offspring in as little as three weeks. House mice will eat many kinds of food, and they boast excellent climbing and jumping skills. House mice construct nests using paper products and other materials. They also carry several diseases and their urine and feces can trigger allergies and asthma, especially in children. Norway rats, much like roof rats, are nocturnal and social, burrowing closely to one another. Norway rats are credited with the ability to gnaw through plastic and lead piping to find food and water. These rats are also known to chew through electrical wires, putting homes at risk for fires. The NPMA offers these tips to help homeowners keep rodents rummaging out in nature - not in the kitchen pantry: 1. Investigate your home from
