Five questions to ask about your first home inspection You’ll learn a lot about home inspections as a first-time homebuyer. Here are a few Inspection 101 questions that your Texas REALTOR® can answer when it’s time to look under the metaphorical hood of your first house. Who pays for it? As the buyer, you choose the inspector, pay him directly for the inspection, and the inspection report he generates is yours. If you don’t already have a home inspector in mind, ask your friends and family members for a referral, or your Texas REALTOR® may be able to recommend someone. Whoever you chose must be licensed by the Texas Real

Estate Commission. What does an inspector do? An inspector will conduct an “objective visual examination of the physical structure and systems of a house, from the roof to the foundation,” according to the American Society of Home Inspectors. The inspector will go through the entire house and make note of any damage, need for repairs, or maintenance issues, and then give you a copy of the completed report based on his findings. It’s important to know that there could be defects a home inspector will not find and wouldn’t be expected to find if the defects are in areas with limited or no access.

When should I get an inspection?
Why should I have this done?
Your Texas REALTOR® will discuss including a termination-option period in your contract to purchase the home. This is an amount of time during which you can conduct inspections, negotiate with the seller for repairs, and still have the option to terminate the contract.
Buying a home is probably the largest investment you will ever make, so you want to know as much as you can up front. A home inspector will point out items that need regular maintenance and identify any problems.
Where should I be during the inspection? You don’t have to be at the property during the inspection, but it’s in your best interest to be there. Your inspector may not mind if you accompany him and ask questions as he checks everything out, but be sure to ask first.
After your inspection is complete, talk with your Texas REALTOR® to determine if there are any issues you want to ask the seller to address before you move forward. A Texas REALTOR® has experience with the home-buying process and will make recommendations that are right for you.

Know Before You Show
I
n the wake of industry-shattering news of an Arkansas real estate agent being kidnapped and murdered after a showing in late 2014, there is a new focus on agent and public safety during the buying and selling process.
Nothing is more important that maintaining the safety and well-being of all involved in realty — even the potential of a big sale. Realtors are trained to go after the lead, plain and simple. If they don’t show the home to a potential buyer, an agent within a competing agency surely will. This drive to make the deal is what makes Realtors open to showing properties anytime, anywhere. Unfortunately, people with bad intents know this information and may use it to their advantage to commit crimes.
THE REALTOR SAFETY PLEDGE
The Realtor Safety Pledge is open to agents, brokers and members of the public. It was created by broker-owners of the 90-agent Century 21 Signature Real Estate firm in central Iowa. It outlines the following safety tips: • Under no circumstances show a home to a stranger without first meeting them at the office or asking them to submit identification. • Educate my clients that open houses are a safety concern both for the homeowner and myself.

• Limit open houses as a marketing strategy and/or make prudent and safe decisions about my open house marketing efforts. • Follow my intuition, and not step into situations that I feel uneasy about. • Use the buddy system whenever I am unsure or
uneasy about a showing or meeting. • Make myself available to my fellow agents as a “showing buddy” should they ever feel the need to take someone along or feel unsafe. • Seriously consider the nature of my personal marketing and its potential
impact on my safety.

If you are a seller, it is important to let your Realtor show your home. They are more likely to understand the
dangers of selling a home to a stranger. The occurrence of crimes such as the one in Arkansas generally puts brokers, owners and agents on high alert, and can also lead to intensive trainings. Let your agent go through protocols and policies to ensure a safe process.

Steps for resurfacing concrete When working with cement-based products, always wear eye protection and waterproof gloves then follow these steps: * First, rigorously clean the concrete with a 3,500 PSI pressure washer to remove all dirt and debris from the concrete surface. * Repair any deep cracks and spalled areas in the concrete with concrete resurfacer and allow to harden. * Completely saturate the surface with water and then remove any standing water with a squeegee. * Place weather stripping over concrete joints.
* Mix one 40-pound bag of Quikrete Concrete Resurfacer with water in a five-gallon bucket for about five minutes until a pancake batter consistency is achieved.
* Pour the concrete resurfacer onto the concrete in 1-foot wide strips. * Scrub the material into the concrete surface using a long handled squeegee. * Evenly spread the concrete resurfacer back and forth onto the concrete surface. * Apply a non-slip finish using a concrete broom after about five minutes. For temperatures exceeding 90 degrees Fahrenheit, moist cure with a fine water mist for 24 to 48 hours.
