How did the Texas real estate market perform in 2014? A spike in home sales and sales prices in the last quarter of 2014 helped make it the second-best year ever for Texas real estate, according to the2014-Q4 Texas Quarterly Housing Report released today. Demand for Texas homes continued statewide through the final months of 2014, says Texas Association of REALTORS® Chairman Scott

Kesner. “The fourth quarter of 2014 marked three-and-a-half years of continual home sales growth for the Lone Star State and the highest annual home sales volume since 2006—a testament to the strong and enduring demand of Texas real estate.” Here are a few highlights from the report: · 66,664 singlefamily homes were

sold in Texas during the fourth quarter of 2014—an8.46% increase from the same time in 2013. · Median sales price for Texas homes was $185,900—a 7.76% increase from 2013-Q4. · Average sales price increased 6.99% to $240,976. · Statewide housing inventory hit an all-time low of 3.3 months.

Markets with 6.5 months of inventory are considered to be balanced between supply and demand. The report uses data from multiple listing services in markets throughout Texas. KEEP SOME DECORATIONS

When potential buyers walk into a home on the market, they imagine themselves living there. That’s why keeping some decorations on the walls and furniture on the floors can be a good tactic in catching their attention. A completely vacant home is void of the personality and refer0 ence points that buyers depend on to decide if it is the right fit for them. While going out and purchasing furniture to fill your vacant home may not be the smartest investment, try to leave behind a few smaller pieces if possible. Any extra picture frames or wall art pieces can go a long way in giving your home some life. However, be prepared to negotiate everything you leave behind as buyers may fall in

DROP THE PRICE

Nothing says “ready to negotiate” like dropping the price a couple of times during the first six months

of a listing. Your actions in doing so will send a message to buyers that your home can be purchased at a great deal compared to other comparable listings on the market. Small, strategic reductions during peak market times like early spring

Five home design tips on layering avoid feeling overwhelmed. Art fans should collect a variety of frames in different finishes and styles to create a “living room gallery” featuring a beautiful art display.
