The Heart of Texas Builders Association office

I

t’s no secret that Jim Bland is a well-known figure in the building circuit. He has served as past president and long-time member of the Heart of Texas Builders Association. Jim Bland Construction has built hundreds of homes in the Central Texas area, as well as developed many of the most beautiful subdivisions in Central Texas. His son, Scott, joined the firm in 2006 (though he had been working there off and on for years). But what a lot people may not know about Jim Bland is that he has served as the director for the Home Products Show for the past 24 years. “The Home Products Show is growing every year,” he said. “We’re to the point where we sold out early for the last several years.” Bland admits that wasn’t always the case. In the beginning, it was a bit of a struggle. “It’s been a rewarding thing for all of us who worked on the committee,” Bland said. “We started from nothing. We’ve come a long way.” He gives particular credit to Terry Stevens and Othel Neeley, who still serve on the committee today. Bland says the turnout is great. “It’s so varied,” he said. “You’ll see the latest

electronics to countertops, brick, rock, carpet—everything you can imagine.” This year, there will be cooking demonstrations, and even Allen Samuels Dodge Chrysler Jeep Ram Fiat will take up the entire back wall with the latest 2015 models. “Not only is the Home Products Show a fundraising event for the Heart of Texas Builders Association, it’s also a service to the county, the community and to Waco,” Bland said. By putting everything from bankers to builders under one roof, people can explore all their options or seek out a particular service they need. “We really appreciate the folks out there,” Bland said. “You don’t know what you’re missing until you come, so please come to the show.”

New Coat Of Paint Does Wonders

O

hen it comes to saving energy, you can’t go wrong with Green Mountain Energy Company. Choosing renewable energy is one of the most important and easiest things you can do to help protect the environment, Conran said. thermostat to save energy while you are away from home. Have your HVAC (Heating, Ventilation, and Air Conditioning) units serviced at least every other year to make sure your system to functioning properly. Replace air filters every month to increase air/heat flow. Stop Leaks: Caulk or weather strip doors and windows. A gap of just one-quarter inch can let in as much air as a softballsize hole! Also, an easy way to make sure your doors are sealed as tightly as possible is by locking them at all times. Unplug all appliances and chargers when not in use. Home appliances use standby power and can suck energy from the outlet even when they aren’t being useful.

Homebuilding Industry Improving Every Day

I

n a recent US News article, the National Association of Home Builders indicates that for every 1,000 single-family homes built, enough economic activity is generated to sustain 2,970 jobs for one year, yielding $162 million in wage income and $111 million federal, state and local taxes and fees. On a smaller scale, this holds true for the Central Texas area, and housing finally appears to be moving into a strong growth mode. “I think the homebuilding industry is leading the area out of the recession,”said Scott Bland, president of Jim Bland Homes. “It’s improving every day, getting stronger and stronger—both locally and nationally.” Jim Bland Homes, established in Central Texas in 1974, is a family-run, second-

generation business that Scott Bland stepped into after his dad indicated he wanted to (semi) retire in 2006. The custom homebuilder constructs between eight and fifteen houses a year, “wherever someone has property,” or within a 50-mile radius around Waco, Scott Bland said. Because of the recession, Scott said many people had been waiting to build. “Many are now moving off the sidelines and are building the house they have been

dreaming of,” he said. “The construction industry is definitely a driver of the economy.” Bland said most quality homebuilders are doing very well these days. If you look at the local building activity, it appears to be humming right along. Subdivisions such as Stone Creek Ranch and Hidden Valley, both off Hwy. 84, are very popular, he said, as is the Preserve in China Spring.
