Transform Your Home’s Drab
Exterior into a Stunning Masterpiece
Are you tired of your home’s outdated and lackluster appearance? Do you cringe at the thought of its worn-out siding, dated colors, and drafty windows?
You’re not alone. Many Morris and Essex County homeowners find themselves frustrated with the dull façade of their aging properties and wish they knew how to get started on a modern and stylish upgrade. Right now, let’s co-imagine how refreshing your siding, windows, and doors could impact how you feel about your home.
A House Isn’t Just a House It’s something much deeper. Your home’s exterior reflects your personality. Its character and charm should give you a sense of pride when sipping a glass of wine on your front porch or hosting a birthday celebration or barbeque on your back deck. It should be a canvas for the memories you create and the moments you cherish with loved ones. That’s why it is essential to invest in a design that resonates with your tastes and enhances your everyday experiences.
Higher Resale Value
A siding makeover isn’t only a cosmetic upgrade; it’s a wise financial decision. While other home interior improvements might seem tempting, a siding replacement consistently offers substantial returns. According to Remodeling Magazine’s “Cost vs. Value” Report, siding replacement is among the most cost-
effective renovations. In the mid-Atlantic region, homeowners typically see a significant increase in property value—up to $18,366 for siding replacements. Our customers in New Jersey often experience even higher appraised values, ranging from $20,000 to $30,000, thanks to our meticulous craftsmanship and attention to detail.
Procrastination Costs
As an example, if you delay a kitchen remodel for a year, you will likely pay a slightly higher price based on the cost of materials and labor. Worn siding, however, can create hazards that go far beyond aesthetics. We’ve seen this time and time again. If you delay a siding replacement for a year, and you have an unidentified leak, you could end up with extensive damage due to mold, rot, and pests, resulting in higher repair or replacement costs and risks to your family’s health and well-being.

A Great Place For The Great Outdoors
Why does a person choose to live in either of our counties? The answer doesn’t vary much with the calendar or what the skies are doing.
But surely June and July close the deal. They show us our towns in all their glory as they beckon us to spend much of our lives outdoors—in bustling downtown areas, in lush parks, on pristine waterways. And if our numbers swell with visitors during this season, who can blame them? They help support the rich cultural, recreational and culinary resources that make life here special.
Outdoor pleasures, of course, aren’t confined to these public places—you can enjoy them in your own backyard. But is that yard all that it could be? This season may get you thinking about the yardscape of your dreams, and it may be more practicable than you realize. Spark your imagination on page 24. You’ll read there of Chester homeowners who dreamed of a yard that would entertain both their school-aged children and their adult friends. They imagined a swimming pool as well as a place to sit and entertain. Happily, the designer knew just how to achieve that distinctive look.
Flip to page 28 to read about another homeowner-designer team that worked together to create stunning layouts for the front and backyard. Summer’s the time for outdoor entertaining, and the spectacular stonework of the driveway and rear patio provides a warm welcome for all visitors.
Our June–July issue isn’t only about the outdoors. Father’s Day is June 16, and on page 12 we offer ways to make Dad’s official 24 hours memorable. Then there’s Independence Day on July 4—page 12 presents ideas for where to go, depending on how big—and how loud—you’d like your holiday observance to be.
On page 14, meet a 70-year-old artist who enjoys creating art inside a studio, but considers outdoor mural projects “the gift that keeps on giving.” This issue also includes a Health report on stress (page 22) and an Escapes piece (page 40) on travel experiences that will keep the family learning during summer’s school vacation. (After all, another great thing about our counties is the wealth of other great destinations they’re near.)
Why do you choose to live here? Because you’ve got the good sense to believe in your dreams, that’s why. Here’s hoping your June and July bring you even more delights than you’ve dreamed of, outdoors and in. Let this issue of MORRIS & ESSEX be your guide. Enjoy!

INDEPENDENCE DAY, YOUR WAY
Planning a Fabulous Fourth? There’s no one “right” way to spend it. Yes, fireworks, barbecues and music are popular ingredients, but the options here in Morris and Essex counties are legion. A few:
• Celebrate big. You won’t find a festival on the Fourth bigger than Livingston’s. The township’s annual July 4 celebration spans 12+ hours, from 9 a.m. to 9:45 p.m., and is packed with live music, food vendors, games, a beer-and-wine café and more. The day is capped with a concert at the Memorial Oval, followed by a fireworks display.
MAKE DAD’S DAY
He may stoically wave away any thanks or attempts at praise, but don’t let that fool you—Dad will appreciate being recognized, and when better than on Father’s Day, June 16?
Some ideas:
• Make him a high flier. If your dad is gadget-inclined and always wanted to get into drone flight, the DJI Mini 4 Pro is a great way to start. It’s light, small and designed to be easy for a beginner to pick up and fly.
Available at dji.com
• Boost his swing. Nothing improves a golf game like a launch monitor. Rapsodo’s MLM2PRO, portable and powerful, delivers all recorded stats directly to a smartphone—anything from the “carry axis” to the ball’s spin rate. Available at rapsodo.com
• Give him great shades. Guard Dad’s eyes and vision with New Wayfarer Sunglasses from Ray-Ban, which protect against harmful UV rays while also looking sharp and stylish.
Available at LensCrafters, Rockaway, 973.366.9887
• Serve him suds. Montclair Brewery is a frequent Morris & Essex Readers’ Choice winner for a reason. Grab some extraordinary beer for Dad to enjoy whenever he wants. We recommend the Kitchen Sink IPA, which is well-balanced and robust.
Available at Montclair Brewery, 101 Walnut St., Montclair, 973.850.0541; montclairbrewery.com
• Celebrate small. Looking for a little less bustle? Take your lawn chairs and a picnic basket to one of our counties’ beautiful parks, such as Lewis Morris Park in Morristown. Make your own fun outside with your family away from crowded festivals and concerts. Pro tip: Hang around Eagle Rock Reservation in West Orange after nightfall for a great view of the Macy’s Fireworks in New York City.
• Celebrate loud. Fireworks are loud enough, but for those who want to crank up the volume even more, Parsippany Hills High School hosts a Big Rock Show Concert leading up to its fireworks show. Rock out to your favorite hits from decades past with a cover band that’s sure to blow you away.
• Celebrate quiet. For an option that’s easier on the eardrums, head to the Branch Brook Park Roller Skating Center in Newark for a July 4 open skate from noon to 4 p.m. Grab a group of friends and spend Independence Day on wheels—and enjoy the center’s food and drink options.
PUPPY LOVE
Dog: Vito, a Labrador retriever and golden retriever mix
Owner: Monica Hruzd, Convent Station
It was love at first sight. In April 2020, just months after her previous pup had passed, Hruzd saw a photo of Vito on Furever Home Dog Rescue’s website and knew she had to open her heart and home again. The 95-pound mutt had found his “furever home.”
Today, Vito’s favorite things are running and playing in the dog park. Hruzd often takes the pooch to Central Park of Morris County Dog Park in Morris Plains for exercise and sunshine. But as much as Vito loves to run, he’s also a big cuddler—snuggling on the couch and watching TV with his owner are some favorite pastimes. Vito’s other preferences? “Doggy ice cream” from Ben & Jerry’s or Frosty Paws, Hruzd says, as well as plush toys intended for dogs a quarter of his size. At the moment, he favors a tiny stuffed chipmunk. Want to see your pet featured in an upcoming issue? Send a picture and some brief details to Editor Rita Guarna at rita.guarna@wainscotmedia.com.

His Passion:Art
When most of us want to kick back and relax, East Orange artist Tom Nussbaum keeps doing his “work.” Can it really be work if he loves it that much?
Next year, an exhibit at the Montclair Art Museum will showcase the creations of Tom Nussbaum, now 70, of East Orange. But if you can’t wait for 2025, Nussbaum’s “public art” already graces train stations, animal shelters, abandoned buildings and the like. Words from an artist like Nussbaum are no substitute for his art, but MORRIS & ESSEX asked him for a few anyway.
When did you realize you wanted to make art a career?
I’ve been an artist my whole life. I don’t think there was a pivotal moment. I grew up in Minneapolis, and I moved to New York City when I was 25 to be in the art world, wanting to be a professional artist. What is the most meaningful art piece you’ve made? Oh boy, that’s like asking who’s your favorite kid. But I have recently very much enjoyed projects that include the community. The East Orange mural I did at the animal shelter was very gratifying. These big mural projects are like the gift that keeps on giving. Your favorite exhibitions?
Artist Tom Nussbaum enjoys creating art in studio, but mural projects are “the gift that keeps on giving,” he says.
one thing but look like something else.
Do you remember your first commission?
The first public art projects that I did were at the Metro North rail line in Scarsdale, N.Y. They’re still there, but were created in 1992.
What is the process when you are commissioned for a community piece?
I’ve had lots of shows all around the country, but the excitement now is for the Montclair Art Museum. It’s planning a retrospective of my work, including things I’ve made my entire life, in September 2025. I feel very fortunate. The museum has a couple of my pieces in its collection already; I had a small show there about 20 years ago. I lived in Montclair for a long time, so people who run the museum have been aware of my career. The curator who runs it saw a show I did in Brooklyn, and she reached out.
How did the “Boogie Woogie” and “Lantern House” pieces come about?
Those are two very different examples of how public
art gets made. In the case of the “Boogie Woogie” mural, a woman named Linda Street in East Orange had seen my artwork and thought it would be a good idea to place it there. The “Lantern House” is part of the NJ Transit public art program. It was fully funded by them, and they include a lot of public art when they’re upgrading the stations or creating new ones. They take a percentage of their budget and allocate it to art. There are also private entities that commission artists; for example, a hospital, if it wants art on its walls.
What was the inspiration for “Lantern House?”
A historic house needed to be torn down for the station to be built. I wanted to make a piece that was representational of the house. I liked the idea of a railroad lantern that lights up at night. That’s how I thought of something that lit up from the inside. I cut patterns on the inside of house walls, and the patterns are interpretations of train maps and train wheels. When you’re working with abstraction, the inspiration can start with
You’re given complete freedom and usually a budget and a site, both of which are important. The work is very much designed for the specific part it is in. For murals it’s a little easier because it’s basically just an enormous painting. Often it is a competition—if a place wants public art, they’ll invite three artists to give them a proposal and choose one. For that, I have to create a model and a detailed budget.
Do you foresee more community pieces?
I do. I was one of the organizers of the East Orange Black Lives Matter community mural—just an organizer, not one of the artists painting the mural. We organized this mural as part of a community project for other artists in the community. I hope I get more opportunities for public artwork. What do you do on your time off?
It’s a funny question, because I work all the time. I see my role in the world as a person who makes art. One answer is I don’t take time off, but that’s not quite true, because I do go to museums, I look at art, I spend time with my friends and nature. I have a small collection of American folk art, and sometimes I go out looking for things to add to my collection. Most of the time I am doing my work. I do it because I enjoy it.

Stressed?
IF THINGS ARE MAKING YOU PERSISTENTLY TENSE AND WORRIED, IT’S NOT JUST IN YOUR MIND—YOUR BODY’S GETTING IN ON THE ACT TOO. HERE ARE SOME WAYS TO CHILL.
We hear a lot these days about stress. But the first thing to know is that it’s not all bad. “Stress has many wonderful attributes,” wrote Alia and ThomasCrumintheHarvardBusinessReviewafew years ago. “It reminds us that we care; it connects us directly with the most challenging and important aspects of our lives.” Still, many of us would respond that we know we care; we’d actually like to stress a little less.
You’re not living in the wild anymore, with dangers around every bush, as your distant ancestors once did. But try telling that to the built-in responses in your own body. They seek to help you by putting your organ systems on high alert in reaction to any perceived threat. In our complicated modern world, however, too much of that, sustained for too long, can be a hazard to your health.
Acute (short-term) stress elicits our fight-orflight response to a dangerous situation. Your blood pressure, heart rate, breathing rate and levels of muscle tension may skyrocket for a short time. Chronic (long-term) stress occurs over time and can lead to insomnia, anxiety, depression, panic attacks, weight gain, memory problems and headaches. It also can increase inflammation in the body, contributing to metabolic disease, fatigue, brain fog and cardiovascular illness.
Though there’s no one-size-fitsall approach to dealing with stress, handling it is crucial to one’s well-being. Poor stress management can lead to actual physiological changes in the body such as increased heart rate,
gastrointestinal issues, body aches and pain, says Jessica Tasca, Ph.D., a clinical psychologist with offices in Montclair and New York City. When patients come to Tasca with health issues related to stress, she explains how they can use a variety of lifestyle tools to navigate stressful situations.
“The first step to managing anxiety and stress is to identity where that stress is coming from,” Tasca says. “Is it from work, home, social or is it coming from unresolved stress, trauma, upset from the past that has been suppressed, neglected or ignored?”
Once stress triggers are identified, life can be a bit more predictable and manageable, and actions can be taken to decrease the impact of the trigger itself. For instance, prioritize activities in your life that bring you joy and peace; they can be restorative and help you inoculate yourself against chronic stress. Another way to reduce stress is to reduce time spent in front of a screen (including computers, TVs, tablets and smartphones) and re-engage with nature, family and friends. And there’s also:
• Healthy eating. An old proverb states, “You are what you eat,” and if you eat well, you’ll feel well too. The body’s gut-brain axis, which directly connects the brain with your gut, can play an important role in helping to regulate mood, stress and cognition. Eating foods like yogurt with probiotics, leafy greens and prebiotics can help sustain a healthy gut-brain axis and have a positive impact on overall mood. On the other hand, foods high in sugar can negatively impact mood, as they cause rapid spikes and crashes in blood sugar levels. And highly processed foods can cause inflammation, which also negatively impacts both physical and mental health.
• Getting enough sleep. Resetting your body with rest can have a positive impact on stress and mood. Adequate sleep is essential for overall well-being—it helps people cope with the stresses of everyday life, regulate emotions and maintain
a healthy and positive outlook on life. Too little shut-eye can have the opposite effect. “Sleep is vital to human functioning, and lack of sleep can impact concentration, memory formation, judgment and mood,” Tasca says. “When these areas are impacted, it can make life more difficult in the domains of work, relationships and home life.” She adds that sleep quality is correlated with stress, in that adults who sleep less than eight hours a night report higher stress levels than those who sleep at least eight hours per night. However, she notes, “Sleep and stress are kind of like a chicken before the egg situation: The lack of quality sleep impacts stress levels, and stress levels impact sleep.”
• Meditating. Holistic approaches to stress such as breathwork and meditation also can reduce tension and anxiety. That’s because the body’s sympathetic nervous system activates a “fight or flight response” when faced with stress, resulting in a racing heart, increased blood pressure, feelings of tension, dilated pupils, trembling, upset GI tract and more. “Breathing is the anecdote to the fight or flight response,” Tasca says. “By focusing on slow, controlled breathing, we activate the parasympathetic nervous system (PNS), which is known as our ‘rest and digest’ system, because it slows our system down. By focusing on breath, we tell our body and our mind that we are safe. Utilizing breathwork, mindfulness and meditative practice, all of which rely on the breath and the PNS, we harness the power within our body to achieve a sense of calm and control in the face of stress and anxiety.”
Tasca reminds those who are battling excessive stress that help is always available. “Psychologists can help you to identity the sources of stress in your life and problem-solve the best course of action tailored to your circumstances and needs,” she says. “Prevention is always preferable. Learn stress management techniques and strategies prior to highstress situations to cope most effectively.”
EARTH, WIND AND FIRE
A DIP IN A NEW BACKYARD POOL IN CHESTER IS ALL THE MORE REFRESHING GIVEN THE ELEMENTS THAT WENT INTO CREATING IT.
Landscape design by Miles Kuperus, Farmside Landscape & Design
Pool installation by B&B Pool and Spa

It wasn’t hard to see the backyard’s potential. It was largely untouched, a stretch of grass and a few paved walkways—a perfect blank slate. When the owners moved into their new house in Chester, they imagined a pool for their school-aged children to swim in, combined with a place to sit and entertain. They also knew they wanted some kind of fireplace.
Miles Kuperus of Farmside Landscape & Design in Wantage was brought in to handle the whole landscaping project, and he quickly found that that blank-slate backyard presented special problems. For one, the property included a conservation area that could not be significantly changed. The work would need to be done within very restricted lines.
“The job was tight,” says Kuperus. All the space would have to be used deliberately to bring the project’s full potential to life.
Then there were the different levels. First, Kuperus decided to leverage the existing topography to everyone’s advantage. “There was a mid-space
This backyard area in Chester needed to conform to tight space constraints because of local conservation laws. Miles Kuperus of Wantage’s Farmside Landscape & Design and Derek Bagin of Chestnut Ridge, N.Y.’s B&B Pool and Spa combined forces to give the homeowners everything they wanted from their backyard pool and its surroundings.
in the yard, right off the deck,” he explains. “There was a chance to put the pool in a higher area, and then take advantage of a lower one. I knew I could use that to create something special with a vanishing edge.”
He designed that vanishing edge into a waterfall feature, which tumbled into a pergola that contained the firepit the owners had hoped for—and they gave a thumbs-up to the idea. Kuperus and his team worked with the Town of Chester to ensure that the letter of the law was followed—and received the municipal OK. All that was left to do was install it.
Kuperus brought in Derek Bagin and B&B Pool and Spa, based in Chestnut Ridge, N.Y., to handle that installation. “We wanted to squeeze in the largest pool we could, given the size constraints,” says Bagin. “Things got tight towards the house. The hot tub was originally square, but it was changed to a circle shape so there was space between it and the retaining wall.”
Not only did that change save space, it also caused the spa’s shape to echo the curve of the yard’s other retaining walls and circular patio, bringing the yard into further harmony.
The sound of flowing water soothes the whole space, both from the spa into the pool and from the pool’s waterfall feature into the pergola. The waterfall’s flow and the pool’s lights can be controlled via a phone app. “I think being able to actually see water in the pergola area is something really special,” says Kuperus.
Summer color flowers sprout from the tiered retaining walls and, past the fence, the airy, treetop view is breathtaking. Add to that a crackling fire in the pergola, and each element truly has its moment to shine. With the whole nine-month landscaping project wrapping up in August 2022, there was even enough summer left for the family to enjoy it right away. According to Kuperus, the kids couldn’t get into the pool fast enough.
This page: Bagin gave the pool a blue stone coping from National Pool Tile. Though originally designed to be square, the circular spa adds visual interest and echoes the rounded edges of the retaining walls and patio. Opposite page, top: The vanishing edge pool tumbles a waterfall feature into a pergola feature with a firepit. The flow of the waterfall can be controlled via a smartphone app. The pergola itself is paved with blue to make it feel like a truly separate space. Bottom: Despite the tight squeeze, everything in the design balanced out perfectly, and every one of the items on the homeowners’ wish list was checked: a pool, a space to sit and entertain and a firepit.
SURPRISE IN STONE
AT FIRST EXPECTED TO DO ONLY THE FAÇADE OF A NEW-CONSTRUCTION HOME, AN OUTDOOR DESIGN FIRM ENDS UP TAKING ON A MUCH BIGGER ASSIGNMENT.
Design by Rich Andreu, Exclusive Stoneworks

Text by Darius Amos
Rich Andreu and his firm, Lyndhurst-based Exclusive Stoneworks, were initially asked to install the stone veneer of a new Springfield home. “We were supposed to begin after the driveway was done,” he says of the project. But it turned out that they were called upon for much more.
Scheduling conflicts halted the original driveway and backyard patio plans, so the homeowner asked Andreu’s team to step in to do the work. They put a temporary driveway and worked with the homeowner to “make tweaks” to the original design plans.
“There were other challenges too,” Andreu recalls. “It was a new-construction home, so the entire property was still a disaster, with dirt and a lot of rocks everywhere.”
Many rocks and much debris were cleared from the 13,000-squarefoot backyard, allowing SJ Pools and Landscaping of Paramus to install a swimming pool and a hot tub. Andreu added a finishing touch
Cambridge’s Brick Alley pavers line the driveway of this Springfield home. Lyndhurst-based Exclusive Stoneworks installed the customcolored pavers in a double herringbone pattern. Gas lanterns at the entrance welcome visitors.
This page, top: Patio furniture by RH graces the dining area and sun deck, while the centerpiece of the outdoor kitchen is a 54-inch Alfresco grill. The kitchen, dining area and firepit are connected by 2-foot-by-2-foot bluestone.

around the pool, installing a patio made of Braen Supply Bellagio sandblasted marble with a 12-inch bluestone border. To complete the resort feel, chaise longues and patio umbrellas from RH were placed next to the pool, giving sunbathers easy access to the water when they want to cool off.
The same stonework is found in the dining area and the outdoor kitchen. The kitchen features a 54-inch Alfresco grill for this barbecue-loving family and a covered lounge area with television and fireplace. And just steps from the pool and kitchen areas is the firepit, where Andreu and company installed a Warming Trends burner as the centerpiece. But the fire feature isn’t the only source of nighttime illumination.
“We installed lights in the patio, with 2-inch coring drilled through the marble slabs,” says Andreu. “The owners live behind a golf course,
so it’s very dark at night. Lighting was an important part of the backyard, and we’re happy to have included it in the plan.”
Greg Imhoff of Greg Imhoff Visionscape Design in Ringwood created a landscape plan to complement the hardscape. While plenty of grassy areas were preserved for the couple’s four kids to run on, assorted plants and flowers such as blue spruce, hydrangeas, lilacs and daisies provide plenty of visual interest along the border of the property.
When the backyard was complete, Exclusive Stoneworks circled back to tackle the driveway. The homeowners selected Cambridge’s Brick Alley pavers, which were custom-colored, and the team laid them in a double herringbone pattern. Those pavers were then bordered with Cambridge’s Belgium 5-pc stones, also in a custom hue.
“It was a long project for everyone,” Andreu says, “but the homeowners got exactly what they wanted.”
RISING FROM THE ASHES
WHEN A FIRE-RAZED TUDOR HOME IN MILLBURN WAS RENOVATED FROM THE GROUND UP, IT WAS A CHANCE TO MARRY TRADITION WITH INNOVATION.
“We aimed to sculpt an environment that not only welcomes but also captivates with its unique blend of tradition and innovation,” designer Kathy Samaan says of this rising-from-the-ashes renovation project in Millburn.
Design by Kathy Samaan Photography by Justin Cole Text by Nayda RondonThis page: The home office is a study in resourceful creativity and distinctive charm. For instance, the rolling chair, which the designer “liberated” from her upholsterers, was given a fresh lease with new leather covering. The vintage desk and other choice decorative touches are all fun finds acquired during Samaan’s treasureseeking travels. Opposite page: The kitchen boasts window arches and ceiling columns custom-built by in-house millworkers; the wood range hood and shelves are also custom builds.
By the time a young family of four moved into their Millburn home in November of 2023, the space was vastly different from the charred structure they’d purchased from Champion Estates, a NYC-based real estate investment company. It had taken faith to look past the destruction and trust that the company’s team and collaborators—including Kathy Samaan of the Hoboken-based Samaan Design Group—would bring their shared vision to life. But that faith was rewarded.
The 2,800-square-foot home that was created over a span of 10 months turned out to be cozy, charming and a rare combination of period-appropriate and contemporary style. Samaan and her team focused on maintaining the integrity of the original Tudor-style design—especially its center-peak archways—and adapting the house’s footprint to meet the homeowners’ desire for a modern, open floor plan.
“Tudor homes traditionally have a series of separate, distinct rooms, which contrast sharply with today’s preference for open, flowing spaces,” Samaan explains. “Working within a smaller footprint limited our options for reconfiguration, requiring creative solutions to maximize space without losing the essence of the Tudor style.”
When Samaan first went to see the property on a stark winter’s day in 2022, she encountered utter devastation. “It literally had been burnt to a crisp,” she says. “Nothing was left except for two archways. Those archways inspired us to create a magical space with them at the center.”
Working closely with Champion Estates’ team, Samaan contributed to the layout plan in order to modernize the spaces for greater flow, function and form. She presented her design concepts to the clients, who apart from requesting a few minor tweaks gave her an enthusiastic thumbs-up. Following a “comfortable elegance” mantra, she chose soft, plush furnishings to offset the ornate
woodwork typical of Tudor style, creating homey yet refined living environments.
White oak floors throughout contributed to a sense of calm continuity. Further enhancing the light and restful flow, Samaan used the off-white warmth of Sherwin-Williams Greek Villa on all walls and ceilings. As “fun pops” of color, she chose Sherwin-Williams Shiitake for all trims. “Initially everyone involved in creating the space gave pushback on this choice,” she recalls. “Everyone on the painting crew would jokingly yell out ‘shiitake!’ whenever they saw me. But by the end, this trim accent was the showstopper detail that every single person drooled over. It’s not always the in-your-face details that stand out; it’s the ones that create a cohesive impact for an entire project that really matter.”
Using traditional materials such as wood and stone as foundations, she introduced unexpected textures and modern pieces to punctuate the spaces—four bedrooms, 3.5 bathrooms, dining room, living room, kitchen and home office—with personality and distinctive flair. For example, in the living room, a modern framed art piece from Home Goods happily coexists with old-world-feel custom wood candlesticks crafted by Samaan’s millworker. The half-moon sofa mimics curvilinear shapes from some of the other interiors. “We selected such pieces for continuity and a neutral palette, as requested by the homeowners,” she explains.
On either side of the gas fireplace, the linen taupe side chairs hold universal appeal. “Most clients can’t resist a swivel accent chair and neither can we,” Samaan says. “It offers beauty and function
Opposite page: “The Baker Furniture dining table and the Phillip Jeffries wallpaper worked in sync, highlighting the curvilinear elements of the design,” the designer notes.

in one piece.” The overhead lighting was an Etsy purchase—“one of my favorite sourcing finds from 2023,” she says. “The fixture really took things up a notch. The enamel matched the shiitake trim perfectly and the brass accents pulled elements from other spaces of the home.”
In the dining room, the Baker Furniture dining table and chairs keep to the curvilinear theme, as does the pattern of the Phillip Jeffries wallpaper. Adding to the cohesiveness, the table’s grey, weathered top pulls from the wallpaper’s colors—Matte Grey on Marshmallow Manila Hemp—while the understated chandelier and the jute rug subtly complement the room’s more dramatic elements. Feeding into the cheery, cozy vibe, the welcoming kitchen features an island with Decora cabinets and MSI quartz countertops,
Wayfair seats, Willow Arlo pendant lights, Café Collection appliances, tiles and backsplash from Genrose’s San Marino collection and special details such as the Delta pot filler and the custom wood hood.
Going from room to room now, there’s no hint of ruin. Instead, it’s the sunny, happy place Samaan envisioned on that bleak first site visit. “Think of a warm spring day where the sun is spilling onto your face,” she says. “That’s the image I had in my head and the story I kept playing when I created these spaces.
“This home—with its blend of the timeless and the contemporary, the familiar and the surprising—is a portrait of the homeowners’ life and values; a warm, inviting and unmistakably unique dwelling place.”
Opposite page: Clean, simple and crisply neutral, the primary bedroom exemplifies refreshing, less-is-more aesthetics. This page: The en-suite primary bathroom features a marble-top vanity from Build.com, a sleek Delta faucet and terrazzo floor tiles from Tilebar.

TOP LAWYERS MORRIS COUNTY’S 2024
TO HELP YOU FIND SOME OF THE BEST ATTORNEYS IN MORRIS COUNTY, across 33 specialties, Morris & Essex magazine contracted DataJoe Research of Boulder, Colorado to facilitate an online peer-vote process and create a Top Morris County Lawyer list. Attorneys throughout the county were asked to select peers whom they deem are the best within their practice areas and whom they would seek out for particular legal needs.
DataJoe checked and confirmed that each published top vote getter had, at the time of review, a current, active license status with the State of New Jersey regulatory board. If they were not able to find evidence of a lawyer’s current, active registration, he or she was excluded from the list. In addition, any lawyer who has been disciplined for an infraction by the State of New Jersey regulatory board was excluded from the list. Finally, DataJoe presented the tallied result to Morris & Essex magazine for its final review.
We recognize that there are many good attorneys who are not shown in this representative list. This is only a sampling of the huge array of talented professionals within Morris County.

TOP LAWYERS ESSEX COUNTY’S 2024
TO HELP YOU FIND SOME OF THE BEST ATTORNEYS IN ESSEX COUNTY, across 37 specialties, Morris & Essex magazine contracted DataJoe Research of Boulder, Colorado to facilitate an online peer-vote process and create a Top Essex County Lawyer list.
This is only a sampling of the huge array of talented professionals within Essex County.

GOING THROUGH A DIVORCE CAN BE A NIGHTMARE, PARTICULARLY IF YOU DO NOT HAVE AN EXPERIENCED ATTORNEY to navigate you around the pitfalls that are inherent in all contested divorce and family law matters. You must have an attorney that you trust to have your back in the process and to get you through it without breaking the bank.
Joseph Nitti, Esq has been practicing law for over 35 years and is well versed in all family law matters and related areas of law that could impact issues in the divorce case, such as real estate, estate, and injury claims. RESTAURANT REVIEW
Just Roll With It
Rockaway’s Hanami provides a fun food experience for sushi-loving friends, and that’s what counts.
My foodie friends and I have tried our share of Japanese restaurants claiming to serve “the best sushi in New Jersey.” We’ve sampled the rolls made by past winners of the annual MORRIS & ESSEX Readers’ Choice contest as well—and found the accolades to be deserved.
We weren’t necessarily seeking the next so-called “best” eatery when a colleague and I recently decided to act on a shared hunger for sushi. We did find, however, one of Rockaway’s newest spots for Asian fare. Hanami Sushi & Asian Cuisine recently took over a storefront formerly occupied by a longtime Indian restaurant, and it offers Japanese-American standards such as chicken teriyaki and shrimp tempura and Chinese food entrées like General Tso’s chicken and beef with broccoli. For those who like to eat from big bowls, varied soups, ramen noodles and poke bowls are also on the menu.
After we were politely ushered to our table in the spacious dining room, our server provided us three leaflets: one regular menu and two checklists for Hanami’s specialty option—all-you-caneat (AYCE) sushi. We flipped through the regular menu, from which we’d heard (and observed) that Hanami does a good takeout business, and briefly considered trying the Chinese food dishes, but our hunger for sushi turned into a hankering. That’s because the dozen or so other parties in the dining area were participating in the sushi buffet, and the sight of those playful, finely crafted rolls made up our minds.
It had been at least a decade since I’d last done AYCE sushi, so I needed a quick refresher. The AYCE menus feature all available items, from soups and salads to hot and cold appetizers to sashimi and sushi. You simply write the quantity desired for each and submit the order. A bowl of miso soup? You got it. Two California rolls? Sure. Five pieces of fish katsu? Coming right up! The process repeats until you tap out. Looking at the menu, I immediately got wide-eyed and activated “I want everything on the menu” mode. For our first round, we had four traditional apps: vegetable tempura, shrimp shumai, barbecued octopus and seaweed salad. The first plate out was the tempura—and eater, beware: Each bite into a
fried piece opens a pocket full of steam and a piping veggie (in this case, it was broccoli, onion and sweet potato). Though none were oversaturated with oil, the thick breading masked the flavor of the vegetable. The shumai was also fried and just as steamy but had perfect flavor. Unfortunately, the octopus was a tad overcooked and too chewy for our tastes, but the wonderfully sweet-and-savory seaweed salad made up for the shortfall.
Our first round also included five massive pieces of fish katsu as well as three house special rolls: spider, rainbow and yummy. My chopsticks went right for the katsu when it came to the table, grabbing piece after piece of the well-breaded and fried red snapper. Each had the ideal crunch of katsu, and a mild fish taste that was so good that I barely touched the accompanying tonkatsu sauce. As I enjoyed the katsu, I also simultaneously worked on the sushi with my friend. Thanks in part to the drizzle of sauces, the sushi had plenty of flavor, particularly the soft-shell crab of the spider roll. Some of the pieces, however, fell apart rather easily, a flaw that can occur when ingredients aren’t physically balanced for support. When one is rushing to assemble roll after roll for a buffet, hiccups will happen.
My friend was ready to call it quits after the first round, so she finished the night off with two miniature fried vegetable rolls. Thinking I had room left in my belly, I ordered a specialty Hanami roll that was piled with tuna, salmon, yellowtail and avocado and a couple of pieces of tamago (egg custard), my usual sushi signoff dish. How’d we know we were done? I started sneezing, comically and uncontrollably, a physiological reflex that’s my telltale sign to throw in the towel.
Though we didn’t have the stomach space to share a dessert, we shared plenty of laughs at my expense. And that was just fine, because Hanami’s dining experience is as much about fun with good company as it is about the food.
