Meet Ron and Pat - they’re never leaving Carterton! We called in on Ron and Pat who moved to Carterton 7 months ago to retire and absolutely love it here. Originally from Auckland (shhh) they moved to England on a working holiday for ten years in their fifties. There they had the adventure of their lives, travelled, met lots of people and moved back to New Zealand settling in Wellington. After spending ten years in a Thorndon townhouse and visiting family in the Wairarapa on weekends they ‘sold up’ and moved over the hill. They love the Carterton lifestyle, love their new home in Angus Place and will never leave! For them Carterton is home and the lifestyle is easy. Important for them is the proximity to town and train, ease of access with flat land for walking, stress-free parking and privacy. They enjoy the views of the snow-capped Tararuas from inside their warm home which gets all day sun, quite a difference from a Thorndon townhouse! Our newcomers have found Carterton folk to be warm and friendly and they have always been greeted enthusiastically from day one. They are regular users of our Library and cafes and love the fact they can walk down the road to enjoy them, in fact Ron and Pat don’t have one negative thing to say about our wee town! What’s hot in property – right now? Number of homes for sale slumps by nearly 50% over past decade Asking prices nearly double over same period In October 2007, some 47,958 homes were available for sale in New Zealand on realestate. co.nz, the country’s largest property listing site. Ten years on, the total numbers of residential dwellings has slumped to 24,307 (October 2017). The property market historically follows a cyclical trend, and this past decade has seen a steady increase in asking prices while the total stock for sale continued to fall.

It took years for the property market to recover from the GFC hangover. Recently, we have seen more Kiwis returning to New Zealand permanently and an increase in migrants. We were behind the eight ball when it came to sufficient housing numbers. The impact has been most noticeable in the last three years. In October 2014, total housing stock sat at 39,917, compared to 24,307 in October 2017, almost a 40% fall. But it doesn’t mean that home ownership is out of reach.

The exciting thing is that as we “ move through to the next property cycle, we will have more options to suit our lifestyles, much like other large metropolitan cities across the world.

In the same time period, the average asking price across New Zealand for all residential dwellings increased by 49.79% ($421,817 to $631,835) over the past 10 years. This is inspiring many Kiwis to think outside the square when it comes to letting go of the quarter acre dream, and recreating the notion of what makes a home. The Global Financial Crisis in early 2008, sparked the start of the latest property cycle. While we got off relatively lightly, it was a period when lending was tight, house values dropped and new housing construction fell dramatically.

There is more creative thinking coming into our housing vernacular, such as the Tiny House movement, co-housing, as well as apartment and duplex options.

The exciting thing is that as we move through to the next property cycle, we will have more options to suit our lifestyles, much like other large metropolitan cities across the world. NEW PROPERTY LISTINGS IN OCTOBER 2017 DOWN 8.4% Real-time statistics from realestate.co.nz show that new property listings were down 8.4% in October compared with the same month in 2016, with 10,778 homes newly listed for sale across the country.

Auckland, which by its sheer size can impact the overall NZ market, experienced a 9.3% fall in new listings. The 3,705 new listings were minimal in a market of this size. In the South Island, Nelson registered the highest number of new listings for October compared to the same month in 2016, with 235 new listings. STOCK LEVELS IMPACTED BY UNIQUE AUCKLAND SITUATION While stock levels have been falling nationally over the past 10 years, in October 2017 they were up 3.9% compared to the same month in 2016. While new listings in Auckland fell 9.3% compared to October 2016, the total number of houses for sale increased by just over 17% over the same period. Essentially this tells us that homes are not selling as quickly as they were this time last year in Auckland, and this has had an overall impact on the national market. This is also reflected in Auckland’s property asking price, which has been largely static over the past year (between zero and 1% change in most months). The average Auckland region asking price in October 2017 is $937,922. Auckland home owners are being realistic and nationally it’s still a sellers’ market, but less so in both the Auckland and Canterbury regions.

Every region in the North Island experienced a fall in new listings, with the exception of the Hawkes Bay which was up by 3.6% compared to October 2016.
