What’s hot in property – right now? Seven hot regions and five cooling major centres mark the start of 2018 While the property market continues to cool in the major centres, seven regions painted a different picture in January. Northland, Central North Island, Bay of Plenty, Gisborne, Hawke’s Bay, Wairarapa and Marlborough were a hive of activity. Asking prices were up and total stock numbers were down in all these regions. Given that most of these regions are known holiday destinations, it could well be that sellers in these locations are taking advantage of the visitor season and a sellers’ market.

Gisborne’s average asking price in January led the country with a 19.5% hike compared to December, reaching an average of $344,082. This was followed by the Wairarapa region which was up 10.3% and an average asking price of $473,850.

Northland and Hawke's Bay are very similar in profile, with Northland’s asking It’s interesting that most of these price up 8.6% to $609,382 and regions are known holiday destinations, Hawke's Bay up and it could well be that sellers in these 8.2% to $492,740.

They can take more time to consider all options (such as whether to sell, buy or renovate) with less competitive pressure to purchase immediately. Buyers have more time to view all the options and negotiate without the pressure of a hot market.

ASKING PRICES

Central North Island follows closely behind with average asking prices up 7.8% to $434,951 compared to the previous month.

The Marlborough region, a popular holiday destination, is the only South Island region to reach “hot status” with a 6.4% increase in average asking prices to $510,030. Central Otago-Lakes could have been the other holiday destination we would perhaps assume would be on the list of regions with an increase in asking prices, however asking prices fell 10.6% compared to the previous month, showing an average asking price of $880,669. Of the main centres, asking prices fell in the Auckland region compared to the previous month (-4.0% to $943,543). Falls were also registered in Canterbury (-2.1% to $491,358) and Otago (-1.3% to $383,800). In the Waikato and Wellington region asking prices were

relatively stable (+0.5%) in both centres (at $549,830 and $596,819 respectively). The average asking price across all of New Zealand was $647,535 which is a 2.0% fall compared to December 2017.

STOCK LEVELS AND NEW LISTINGS Total stock levels were down in all seven “hot” regions compared to January 2017. By contrast, the major centres showed total stock was up in all five regions compared to the same month a year ago. In the seven regions, new property listings were also down compared to the same month last year in Northland (-19.8%), Central North Island (-11.9%), Bay of Plenty (-12.6%) and Hawke's Bay (-2.1%), but were up in Wairarapa and Marlborough (+9.2% and +9.4% respectively). Across the five major regions, new property listings varied. The Otago region recorded a 13.9% increase in new listings compared to the same month in the previous year, followed by Wellington (+7.4%) and Canterbury (+1.1%). Falls were recorded in Auckland (-9.7%), and the Waikato (-8.6%). In Auckland total stock was up (+20.4%), followed by Waikato (+15.2%), Wellington (+14.0%), Canterbury (+13.8%) and Otago (+8.5%). Nationally, there were 7,491 new property listings across the country which is a 4.9% decrease on the same period last year. Total housing stock across the country is up 7.0% compared to January 2017.
