As our second year of living with COVID-19 ends, we sense that we’re entering a phase of adjustment, acceptance and learning to live with the (ever-changing) status quo. On the residential property market, the recent status quo has meant price growth, always. However, this seemingly never-ending growth appears to now be facing some factors that may slow it down. In figures released at the beginning of this month, CoreLogic’s House Price Index showed nationwide values continued to increase. Nationally, property values were up 1.8% over November, albeit at a slower rate than October (2.1%). CoreLogic’s economists say the slowdown reflects a natural loss in momentum after an extended period of strong growth, further impacted by rising interest rates and tighter credit conditions. They predict rising listings volumes will also act as a headwind for property value growth. Related to this, recent data from Statistics NZ has provided evidence we’re heading into a sustained construction boom. 47,715 new homes were consented in the year to October 2021 – up 26 percent compared with the year to October 2020. As you would expect, the Auckland region had the highest number of new homes consented, followed by Canterbury, Waikato, and Wellington. Economist Tony Alexander also recently noted that we’re facing the biggest construction boom New Zealand has experienced since the 1970s. These new homes will change the property market landscape both literally and figuratively, likely tempering market growth.
