New listings hit 16-year record low for March

Central Otago/Lakes average asking price hits new record high.

The latest data from realestate. co.nz shows that new listings hitting the market were at a record low last month compared to every other March since 2007. New listings were down nationally by 17.7% compared to March 2022. Only 9,242 new listings went up for sale in March 2023 - just over half of the 17,867 that hit the market in March 2007.

The most significant year-onyear drops in new listings were Gisborne (-43.9%), Central North Island (-30.2%), and Wellington (-29.7%).

Bucking the trend, new listings increased in Coromandel, Marlborough and Taranaki

by 20.4%, 18.6% and 9.7%, respectively. Searches were also high in these regions, indicating that demand is strong.

National average asking price is down. Meanwhile, lifestyle hotspot hits record high.

The national average asking price was down 11.7% compared to March 2022 to $856,627.

Going against the grain, Central Otago/Lakes hit $1,480,825 – an all-time average asking price high since realestate.co.nz records began 16 years ago. Lifestyle appears to be the drawcard, with the majority of searches for property in the region coming from Auckland.

Stock growth slows.

In contrast to steep increases in stock over the last few months, total stock growth slowed in March. Nationally, stock was up 14.1% year-on-year.

Listing change

Potential early signs of a market shift have appeared as stock levels declined in Wellington, Gisborne, and Auckland. Wellington was the only region where stock also dropped during February. Whatever
