The rose ceremonies of real estate

Who watches The Bachelor? Come on…you know you love it…It is my self-confessed guilty pleasure.

For those of you who aren’t familiar, give it a go. You’ll hate liking it and may refuse to admit you like it. But you will like it. The concept – a confident, handsome, successful bachelor with around 32 abs (can’t imagine why it’s a favourite programme of mine) is on the search for love.

The Bachelor has 30 odd women competing for his attention and each episode, he has slightly less roses than women, and those that don’t get a rose, go home.

As the roses dwindle, the women get increasingly desperate going to greater lengths to get the Bachelor’s attention, affection and rose. Much like trying to buy a house in 2021, right? But instead of paying premium prices and throwing building reports and LIMs out the window, the women are fluttering their eyelashes, throwing themselves at the Bachelor and declaring love by day 3. The mere fact the women are competing for just one guy, instantly makes him seem wildly more attractive than if you met him in a bar. The women are suffering from FOMO as buyers were in 2021. In real estate, the ebb and flow of supply and demand also creates this same competitive tension.

Come 2023, the situation is reversed and suddenly, we are watching something more like the Bachelorette. I won’t go into the obvious double standards in the expectations between the Bachelorette and Bachelor…But I will say that the current market is showing signs of being more like the Bachelorette where not all the sellers/ men attempting to win the Bachelorette’s roses have realised that in this market, the Bachelorette – buyer – is the one holding the power and they need to up their game and get in the competition.

If you are selling and after a rose, make sure you flutter/fluff those eyelashes/pillows, throw yourself at buyers with a realistic price to make it easy to fall in love with your house. Make sure your agent is declaring their love to potential buyers not just by day 3, but daily!

Putting aside all sweeping generalisations in this article, what can we learn from the Bachelor and Bachelorette? First, know who is holding the roses (power).
