The latest monthly Real Estate Institute of New Zealand (REINZ) statistics are out and show few surprises. The slow downward trend of this year continues; sales volumes have decreased year-on-year (in Wairarapa District from 71 in October ‘21 down to 42 in October ‘22) as has the median price (down from $755,331,000 in October ‘21 to $544,683 in October ‘22). Rather than delve deeply into these figures perhaps the questions to ask are, will this trend continue and what does this mean for a buyer or a seller?
Most commentators say ‘yes’, it is likely to continue to trend downwards, but that we are probably near the bottom of the curve. Having said that, well presented property is still selling. There are still good sales happening for sellers who are motivated, prepared and realistic.
The price ‘corrections’ we have seen this year are still making up for the COVID-fueled anomaly of price surges in the last 2 years. Interest rates, still on the increase (the OCR is expected to increase again at the next review on 23 November), are also having an effect. Of course if you are buying and selling in the same market then it is really only the difference in property values that is of concern. If you don’t get quite as much for sale of your home, you’ll probably save it on the purchase of your new one.
So what should you consider if you are in the market to buy or sell? Be realistic, prices have dropped and you are unlikely to sell for as much as you would have last year. However, don’t forget that you will still be around 30% up on pre-COVID prices. The old real estate adage “Quote it low and watch it grow, quote it high and
watch it die” is, perhaps, once again apt. In my experience here in Wairarapa, I have seen sellers that have their property ‘in the zone’ price-wise attract good interest and receive multiple offers. This in turn creates competition and therefore potentially leads to price increases as people vie to secure a property.
Other points to consider – selling by a deadline-based method of sale also creates competition, so do talk to your agent about the benefits of auction, tender or deadline sale. If, once the campaign has reached the deadline, and you haven’t secured a sale, consider pricing the home. You will have built up an audience who are interested (saved watchers on TradeMe etc.) and if you price the property ‘into’ the market rather than ‘on’ the market you have a good chance of enticing an offer or ideally multiple offers.
At the same time prices are declining household incomes are increasing. Yes, some of that income may end up being used on increased mortgage interest, but many will see the change in house price to income ratio as a good thing.
At the top end of the market, buyers tend to be less affected by these economic factors and will still be willing to pay good money for good quality, unique and special homes. If selling, just be prepared that it is likely to take a little longer to sell that it has in the last few years.
