The Market’s looking up!

You may have seen in the media reports of a positive turn in the real estate market. Talk of an increase in the volume of homes coming to market, the number of people attending open homes and that prices are starting to increase in many regions. The latest Real Estate Institute of New Zealand’s statistics recently released for January backs that up.

Wairarapa’s median increased from $570,000 in December to $597,000 in January and it was up 13.7% on January 2023.

The experiences in our offices also reflect this positive trend. However, this comes with an element of caution.

The past few years have been tumultuous to say the least. We have just marked one year since Cyclone Gabrielle hammered our regions and since then, we have seen interest rates peak, cost of living issues persist and a worsening geopolitical environment. With all of these issues, we have (quite naturally) seen people hold off on transacting property.

Despite this, the good news is that there seems to be light at the end of the tunnel, most particularly with regards to inflation. The majority of economists don’t see interest rates going down for a while, but neither do they see them going up. So, it is a good stable market to sell and this is very much what we are seeing in all of our offices.

However, following a period of low sales and a surge in listings, buyers will have ample choice. We are expecting the

next few months could be sticky for sellers. With interest rates not falling any time soon and lending restrictions not easing, buyers are going to be a hot commodity. Buyers are currently more confident than they have been recently but there just aren’t that many of them to go around. Successful sellers must invest in standout marketing campaigns to have the best chance to sell quickly and for a good price. Presentation of your home is key. With buyers realising they have more options, you need a salesperson with strong negotiating skills. When the hammer falls or the deadline comes, this will be where the proof of a good salesperson is realised. Planning beyond the auction or deadline date is also important as this is a market to really have a comprehensive plan in place.
