NAVIGATING A CHANGING REAL ESTATE LANDSCAPE

Half way through 2023 and the real estate market is poised for change. Media are reporting we are at the bottom of the market, indicators hint at a positive market shift.

As we approach the middle of 2023, the New Zealand real estate market finds itself at a point of flux. Many media outlets suggest that the market’s decline is slowing down and positive growth is imminent. Amidst these mixed signals, there are indicators pointing towards a potential shift in the market dynamics.

According to the latest report from REINZ for May, median prices continued to decrease, albeit at a slower rate. Nationally, there was an 8% year-on-year decrease, remaining relatively level compared to the previous month. Although this suggests that the market has not yet hit rock bottom, it also implies that the decline is decelerating. In terms of property sales, the figures for June were comparable to the same period last year, but there was an increase of 30% nationally when compared to April. However, when considering REINZ’s seasonal adjustment calculation, the numbers show a slight decline of -3% compared to April and -4.8% year-on-year.

The market has experienced low sales volumes for approximately two years, leading to a latent demand for housing. Many potential buyers have been delaying their purchasing decisions, and this pent-up demand is expected to surface gradually over the coming months. This shift may become more apparent after the upcoming election and potential interest rate reductions.

The outcome of the election will likely have an impact on the real estate market with current activity suggesting a wait and see approach. If a National-led government wins, the policies they

have promised, in particular, the restoration of interest expense deductibility, would provide additional incentives for investors to participate in the market. The speed of change and the extent of its influence will, of course, depend on which party is elected and the policies implemented by that government.

Factors influencing a change in the real estate market include net migration. The current positive net migration directly translates into a greater need for housing. Also, much has been written about interest rate increases which are another key factor. Again, most commentators suggest we are at or nearing the high point of these rates but drops in rates are likely to be gradual rather than sharp leaving larger mortgage payments a reality for many for some time to come. High inflation is also showing signs of reducing but certainly continues to be a key factor in affordability.

Predicting the future of the real estate market in the post-COVID world remains speculative. Indicatively however, we are seeing very positive results for our clients in many regions, notably Hawke’s Bay, Central Otago and positivity coming back to the market in Auckland. Historically Auckland leads real estate trends nationally and this is a positive sign for the market.
