SMARTHOMES? SMART IDEA We’ve all had one of those days: You come home and your hands are full – laptop, groceries, keys, backpack, gym bag. You’re tired, grouchy and if it’s December, you’re probably cold. And if it’s July, most likely you’re overheated. Imagine being able to adjust the temperature of your home remotely using your mobile device and then walk through the door and say: “Turn on the lights, play relaxing music and I could use a cup of fresh brewed coffee, please.” With the amazing advances of Smart Home technology, the above scenario is no longer something out of a Star Trek episode, but rather, happening in many homes. The ‘smart’ in Smart Home is an acronym for Self-Monitoring Analysis and Reporting Technology, which allows us to automate menial tasks and activities to free us up for all the other things we love to do. Since we all have different needs, the systems available can be adapted to the entertainment, heating, cooling or security preferences of the homeowner. On page 18 of this issue of NextHome, Greater Vancouver Home Builders’ Association CEO Bob DeWitt talks about how Smart Homes are growing in popularity, and how they are making life easier. NEIGHBOURHOOD PROFILE

MARPOLE A JUXTAPOSITION OF CONTRADICTIONS by DIANE DUFLOT

Marpole is a predominantly residential neighbourhood on the southern edge of the City of Vancouver. Its borders are Angus Drive to the west, 57th Avenue to the north, Ontario Street to the east and the Fraser to the south. It has seen much change over the years, largely due to the construction of the Oak Street Bridge and the Arthur Laing Bridge, leading to the southern suburbs via Highway 99 and Vancouver International Airport, respectively. LIFESTYLE

This neighbourhood has a strong sense of history, particularly within its aging population. Archaeologists have found evidence that Marpole 22  NextHome.ca

was inhabited as far back as 3500 B.C. This is also one of Vancouver’s oldest settlements, which was called “Eburne Station” in 1860. The area received another boost when the Lulu railway and the BC Electric interurban train were built in 1908, increasing its accessibility to and from other areas of the Lower Mainland. THE VIBE

Marpole is a juxtaposition of contradictions: not only does the combination of young students and senior citizens contribute to this feeling, but so does the pairing of quiet residential areas dotted with ample greenspace with the major arterials that run through the city.

If you’ve already started investing in stocks, bonds, mutual funds, ETFs or more, you may be like many Canadians wondering if adding real estate might be right for you (outside of your principal residence). Many investors love the tangibility of holding an asset as opposed to the more nebulous stock or bond market. You can see it, hold it, control it. But it does require a much larger investment than other options and doesn’t allow as much diversification considering how much the average home costs in this country. Investing in real estate outside your primary residence can be one way to grow your assets for retirement. You can deduct the interest on borrowed funds and have a renter paying your mortgage. Maili Wong, a certified financial planner, first vice-president and portfolio manager with CIBC Wood Gundy says, “The cash flow you receive from renting out the residential or commercial property could potentially supplement your retirement income. But it’s very important to consider the pros and the cons in order to determine if real estate investing is right for you.” Wong cites the example of a novice real estate investor getting 26  NextHome.ca

On the other hand, townhomes provide an opportunity to have designer finishings, state-of-the-art technology and maintenance-free living at an affordable price point.” He adds that multi-level townhomes also provide the physical separation between individual and shared family space that’s often lacking in a condo. And what of the white picket fence around a detached house? “The new single-family market is definitely in a shift, and much of this development is concentrated in a few areas such as South Grandview in South Surrey and Burke Mountain,” says Scott Brown, president and CEO of Fifth Avenue Real Estate Marketing. He cites increasingly prohibitive land costs in urban centres like the City of Vancouver as another reason most medium or large developers choose townhomes over lower density single-family homes.

Still, for developers like Miracon and Foxridge Homes, building production homes is an opportunity to meet the needs of an under-serviced market as well as providing some solid advantages to this savvy demographic. “Unlike resale properties, buyers in a production single-family neighbourhood can typically walk through a model home before they buy, so they can see the quality, and experience the way their home will feel,” says Lynn Harrison, owner of Harrison Marketing Resources, a marketing consultant who’s worked closely with Miracon for more than three years. She adds that buyers also get the benefit of knowing exactly what their final cost will be – a bottom line that includes cost savings from economy of scale. “And you know what the overall neighbourhood is going to look like – even if it’s still under construction. HOME PRICES EDGE DOWN IN AUGUST It looks like there may be good news for potential homebuyers this fall. In its Sept. 4 report, the Real Estate Board of Greater Vancouver (REBGV) found residential home sales in August were down 36.6 per cent year-over-year, with 1,929 sales in August 2018, compared to August 2017, and down 6.8 per cent compared to July 2018. “Homebuyers have been less active in recent months and we’re beginning to see prices edge down for all housing types as a result,” says Phil Moore, REBGV president. “Buyers today have more listings to choose from and face less competition than we’ve seen in our market in recent years.” There were 3,881 detached, attached and apartment homes newly listed for sale on the Multiple Listing Service (MLS) in Metro Vancouver in August, an 8.6 per cent decrease compared to the same time last year, and an 18.6 per cent decrease compared to July 2018. As of mid-September, the total number of homes listed for sale on the MLS system in Metro Vancouver was 11,824, a 34.3 per cent increase compared 50  NextHome.ca

to August of last year and a 2.6 per cent decrease compared to July 2018. “With fewer buyers active in the market, benchmark prices across all three housing categories have declined for two consecutive months across the region,” Moore says. For example, the MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1.08 million, a 1.9 per cent decrease since May 2018, but a 4.1 per cent increase over last August. Sales of detached properties in August 2018 reached 567, a 37.1 per cent decrease from August 2017. The benchmark price for detached properties is $1.56 million, a 2.8 per cent decrease since May 2018, and a 3.1 per cent decrease from the same time last year. The benchmark price of an apartment property is $695,500, a 1.6 per cent decrease since May 2018. The benchmark price of an attached unit is $846,100, a 0.8 per cent decrease since May 2018 and a 7.9 per cent increase from the same time last year.

HOMEOWNERSHIP RATES DROP

Canada is predominantly a nation of homeowners. The majority of Canadians own their dwelling with 32 per cent of the total population renting, according to Statistics Canada. And while the last 40 years have seen a steady increase in homeownership (from 60.3 per cent in 1971 to 68.4 per cent in 2006, culminating at a high of 69 per cent in 2011), the 2016 Statistics Canada Census marked the first decrease in almost half a century by 1.2 per cent to 67.8 per cent. So why the recent change in the evolution of Canada’s homeownership trend? The burst of China’s speculative bubble had large effects on Canada’s resource-based, export-driven economy. The collapse of oil prices and the country’s heavy reliance on exports to its Asian partner pushed Canada into a recession. The ensuing economic deceleration affected wages, lowering people’s purchasing power. Home prices, however, kept going up, leading to the 2016 numbers. The drop in homeownership rates also means that the share of renters went up nationwide: 4.6 million Canadians were renting their home at the time of the last census, taking the proportion of households that rent from 31 per cent in 2011 to 32.2 per cent in 2016. None of Canada’s 100 most populous cities switched from owner-majority to renter-majority between 2011 and 2016, according to Statistics Canada. An emphasis on more affordable condo construction is one of the main factors contributing to the increase in the share of homeowners in many of these cities. Also, the proportion of households

with monthly housing costs considered affordable decreased slightly, falling from 24.4 per cent in 2006 to 24.1 per cent in 2016. No fewer than 15 of the 20 cities with the highest share of homeowners are in Ontario, meaning the province leads the way when it comes to the highest homeownership rates in individual cities. Alberta and British Columbia have two cities each in the top 20. Toronto and Vancouver are also high on the list of cities with the lowest share of homeowners. However, their presence in this ranking is mostly due to economic factors. Given they are two of the country’s most important financial hubs, people mostly come here for the substantial business and job opportunities and opt for the flexibility renting affords them. Moreover, the prohibitive home prices in these cities also represent a major impediment to would-be homeowners. Thirty-seven of Canada’s 100 biggest cities have seen their homeownership rates go down compared to 2001, and demand for rental housing is starting to outpace homeownership for the first time in decades, as reported by the Canadian Rental Housing Index. Only time will tell if this was just a bump in the road to the increasing trend in homeownership that started in the early 1970’s or if it is the beginning of a decline initiated by the economic events after 2011. Despite these changes however, homeowners are still the majority in Canada, according to Statistics Canada 2016 numbers, with only three cities being renter-dominated: Montreal, QC, Victoria, BC, and Vancouver, BC. sept 28 - Oct 12, 2018  63
