CALGARY OPPORTUNITIES OPEN UP

The southwest has always been the most sought-after residential quadrant in Calgary. It is replete with family-friendly communities; a rich milieu of cultural, entertainment and recreational amenities; and a scenic, natural beauty with loads of parks to get lost in.

And with the completion of the Stoney Trail/ Tsuut’ina Trail ring road, it opens a lot more opportunities to live in.

There are three distinct nodes of growth in this new southwest. One is centred in the more established areas west of downtown, including Encore 2 in West Grove Estates by Bri-mor Developments, and the recently launched Wentworth Landing from Trico Homes.

Then there are the areas closer to Spruce Grove like Alpine Park by Dream, and Vermilion Hill by

Qualico Communities, and Silver Spruce by Apex.

Finally there are those on the southern part of the southwest where even more frenetic activity can be seen. There’s the whole Pine Creek area development west of Macleod Trail that includes communites like Belmont, Sirocco at Pine Creek, Hudson at Pine Creek, Yorkville, and the just launched ones of Creekview and Silverton.

All of them are threaded by the more than 100-kilometre Stoney Trail freeway that now provides easy accessibility to even the furthest communities from the downtown.

LIVING IT UP IN THE SOUTHWEST

The southwest has always been where everyone wanted to buy a home to settle down. It was one of the earliest residential areas to be developed in the city, so it’s an established, amenity-rich area with all the benefits of urban living as well as plenty of opportunities to enjoy nature’s beauty.

“The SW is the most sought out quadrant of the city! There are so many amenities right by and the mountains are right at your

Some of Calgary’s most beloved parks are within this sector –Sandy Beach, Weaselhead Flats, the Glenmore Reservoir and the parks surrounding it, Edworthy Park with Douglas Fir Trail running through it are just a few of the most popular recreational destinations in the southwest.

Communities in the southwest are also that much closer to the Rockies, so a mountain getaway is much easier.

“Some of the best schools in Calgary are also found in the area,” says Trico Homes’ Adam Zymirski, “like West Ridge School, West Springs, Ernest Manning, Rundle college, Waldorth, Calgary french and international school.”

The southwest does include much of Calgary’s downtown and it stands to reason that people want to live close to work here. HIGH DEMAND

The problem used to be that most of the residential areas in the southwest had long been developed and built out, there’s not much options for buying a new, single-family home to cope with the high demand. But that changed with the opening of Stoney Trail.

Now, there are even more new home opportunities, but the rich amenities makes it even more appealing.

“SW Calgary is fortunate to have an abundance of amenities nearby, and plans for more to be coming onboard as development continues,” says Marklund. “The largest shopping area is just across

MacLeod Trail from Hudson –Legacy Township. Here, you can find a ton of food and dining options, grocery shopping, fitness facilities and bargain shopping. This space is continuing to grow with new retailers coming in all the time! Sirocco in SW Calgary has just completed development of their own commercial space, so we expect to see vendors moving in there soon.”

HUDSON AT PINE CREEK

The community of Hudson saw a lot of growth near the end of 2024, and HLM is anticipating a very exciting 2025! “We’re currently building in Phase 2 of the community, which is a desirable and unique phase that has under 25 lots remaining, mixed between custom estate homes and gorgeous front garage homes down in the valley, along a Nature Reserve area,” Marklund says.

Homes are starting from the low $700s at the moment, and Marklund says they are excited to offer custom estate bungalows in the community as well. “We’re getting set to launch Phase 3 of the community later this year (late

summer), which will be located further south, on the opposite side of the Nature Reserve. Choosing which home model to build, and the community to build it in are important aspects of the journey to new home ownership. But finding the perfect lot within that community is just as vital and may be more impactful than you might think.

Many of Calgary’s new communities offer a varied choice of lots that can satisfy any lifestyle. These are some of the questions you might want to ask yourself before settling on one: Did you want a big lot that can fit triple front attach garages, a big backyard where kids can play? Or a narrower one that is not

only more affordable but easier to maintain with less mowing or snow shovelling? Did you want a corner lot that will have a home with more windows, or an interior lot where your chosen home design can be a better fit?

The question most asked these days when lots are concerned is whether to go with a traditional lot or a zero-lot line home. A traditional lot has the home on the centre of the plot of land with four feet of separation on each side, while a zero lot has the home right up against the property line of its neighbour on one side and four feet from the other. While the

former offers comfort and style, the latter offers more affordability as buyers pay less in terms of land cost, as well as in property taxes.

FINDING YOUR FIT

Communities, says there are so many factors that go into picking the right lot. One is orientation. “Typically, lots that have west or south backing backyards are a bit more expensive and desirable due to a sunny space to hang out!”

Two is home type. “Some home types are more likely to be on a narrower lot to keep them more

affordable. For example, duplex starter homes will be on a smaller, less expensive lot than a move-up front garage home.” Then there’s location. “Where a lot is located within the community itself matters. Whether it is on a busy road, backing onto a park, or on a corner can all impact whether the lot is right for the homebuyer.”

Smith states that most of these lot types are available in Qualico’s 12 current developments, including Ambleridge in the northwest, Dawson’s Landing and Bridgeport in Chestermere, and Vantage Rise in Airdrie.

While according to Daisy Lieu, Division Marketing Manager at Rohit Communities, the three key features that matter most in choosing your lot are: width, slope and position.

“A wider lot typically allows for a larger home, though some buyers opt for a wider but shallower lot to get an open, welcoming entry at a more affordable price,” she tells NextHome. “Sloped lots can offer exciting possibilities like walk-out basements and extra natural light. The lot’s position also plays a big role – it can determine whether your backyard catches those warm summer evening rays or provides the perfect spot for a sun-filled garden.”

The direction of the lot can also impact natural light for homes as well energy efficiency measures, like getting the best sun exposure for solar panels, she adds. Rohit is excited to offer all these lots in their communities of Heartland in Cochrane and the new Heartwood

in southeast Calgary that’s coming this year.

When you are the land developer and exclusive homebuilder in a community, there are even more options in the types of lots offered. Mattamy Homes does exactly this in their communities of Cityscape and Yorkville in Calgary and Southwinds in Airdrie.

LOTS TO CHOOSE FROM

Typically, in the city’s newer communities, lots can vary from 36- to over 40-feet wide and plenty more in between. Qualico’s Smith gave NextHome a rundown of the typical lots that can be found in Calgary today.

“Along with various sizes, our lots come with different grading conditions – for instance a walkout lot offers a larger above-grade windows and direct access to the yard from the lower level,” she says. “While a ‘low lookout ’lot provides larger windows and 5-foot-by-10-foot deck. These features can significantly enhance he appeal and resale value of your home.”

a. Pie lots – These lots are typically narrower at the front near the street and widen as they extend back, similar to the shape of a pie slice. These lots are often found on curved streets and can offer a larger backyard space compared to traditional rectangular lots. These lots are popular for those who want more privacy or extra outdoor space but tend to be a bit more expensive for that reason.

b. Ridge lots – A ridge lot is situated on an elevated area or ridge, often providing panoramic views of the surrounding landscape. These lots can offer homeowners unobstructed views of natural features such as mountains, bodies of water, or a city skyline. Ridge lots are seen as desirable and can be more expensive due to their location and the increased privacy.

c. Walkout lots - A walkout is typically found on slopes, where one side of the home’s basement level is ground level, allowing for a door leading directly outside, typically to a backyard or patio area. This gives homeowners direct access to the outdoors from the basement. It also allows for natural light to enter the lower level. These lots and the home can be more expensive as they have more amenities, and require more concrete, windows, and finishing work.

d. Interior lots – a lot positioned between two neighboring properties. This is in contrast with corner lots, which are adjacent to two intersecting streets and usually have more exposure.

e. Corner lots – corner lots and other amenity lots (backing on to a major road, pack space, pond, etc.) sometimes provide more yard space and fewer direct neighbours. They also tend to have higher architectural control costs due to their visibility. Not a bad thing, by any means, but something that buyers should be aware of.

Rohit Communities offers a wide range of lot locations from interior to corner and have lot types including sunshine, walk-outs, pie shaped, level, back to front, split level, transitional each giving its own attribute and feature to capture sun exposure, accessibility to the yards, as well as layouts for the homes.

“In Heartwood (Rohit’s newest community of SE Calgary), we offer level lots, back to front, split level, walkouts, and transition lots – something for everyone,” Lieu says.

Zero lot lines are getting even more popular, as buyers look for more affordable home options.

“A zero-lot line home is built on one property line, allowing the same floor plan to fit on a narrower, more affordable lot,” says Rohit’s Lieu. “This smart design maintains fulldepth backyards while reducing maintenance and cost to a single side yard. The cost savings on the lot often enable buyers to invest more in home upgrades, making zero lot line homes an increasingly popular choice in new communities like Heartwood.”

She adds that speaking to a financial advisor or mortgage broker early in the process is key to understanding what price point and monthly payments fit your budget. “With trusted mortgage partners and a wide range of home types and price points, Minto is the preferred choice for many first-time homebuyers making the step to home ownership easier.”

Logel Homes’ Reilly LePage says choosing the right builder is essential. “Reputation is everything. It’s important to find the right fit, there can be large differences from builder to builder in the most important aspects: quality, location, and customer experience. For your first home, these points are critical as it will affect resale value. After all, it’s your first home, but likely not the last.”

PROSPECTS FOR 2025

Lower interest rates will likely spur demand for housing in Calgary this year, and first-time homebuyers might get caught

in the crush. But with every challenge, there is an opportunity.

“2025 presents a favourable opportunity for first-time homebuyers due to stable interest rates and a variety of housing options available,” Collins says. “Many builders, including Homes by Avi, are offering competitive pricing and incentives, making it an attractive time to invest in homeownership.”

“Declining interest rates present a great opportunity for first-time homebuyers considering new build options,” Henke adds. “Purchasing a home with today’s pricing and potentially benefiting from lower interest rates at the time of closing can offer a financial upside on both fronts and give you time to keep saving while your home is being built.”

She also points out that the demand for housing remains strong, and entering the market now allows buyers to start building equity sooner.

Despite rising uncertainty brought on by upcoming elections, tariff talks, and so on, Logel Homes’ LePage says 2025 is a good year for first-time homebuyers to get in the market.

“It’s not anticipated to be a big year for price growth – which is

positive for first time buyers. As is the lower interest rates. That said, tariffs could increase the cost to build. But when you buy with Logel Homes, your price is locked in, with no escalation clause.

MULTIPLE OPTIONS

Any home can be a starter home, it all depends on your budget. But for the most part, first-time homebuyers in Calgary are currently snapping up apartment condos, townhomes, and duplexes, as buyers on a limited budget are likely to opt for the more affordable home option, and more often than not, it is a multi-family home.

FIRST-TIME HOMEBUYER ADVICE

Here’s a handy to-do list from Calgaryism’s Cody Battershill for those buying or building a home for the first time.

1. Check your credit

First and foremost, it is a good idea to check your credit score before going down the road towards getting a mortgage. The lower your score, the less likely lenders will provide you with good interest rates or the option to borrow money altogether.

If you do have a lower score, check on the credit report as to why. Then, follow through over the next several months and correct these issues as best you can to improve your score.

You need the best mortgage rate possible, and having good credit sets you up to be offered the best deals by lenders. A better interest rate – even by a half per cent –could save you tens of thousands of dollars over your mortgage, so improving your credit before buying your first home is always best.

2. Think about your finances

Do your due diligence with your finances to see how much of a home you can afford. I recommend doing this even before you get mortgage pre-approval so you’re fully aware of how much you want to spend on a monthly basis. Check online for the best rates, then use mortgage calculators to show how much your monthly payments would be given your down payment.

Mortgage calculators will give you a rough idea of your price bracket. It is important to know how much you can afford before shopping around, as you may find a home that you love but is out of your price range, which could lead to disappointment.

3. Shop around for the best rates

If your finances are solid, shop with multiple lenders for the best interest rates. This is an absolute must because sometimes lenders have different agreements with banks than others and can offer you a better interest rate as a result.

Checking with a few different lenders is always a good bet. For example, check with a major bank and a mortgage brokerage for the best rates and the best deals.
