Knowledge & confidence When shopping for a new condo, both are critical

hen you’re out shopping for a new home or condo, it’s easy to be swept up by appearances. But, as they say, beauty is only skin deep. The best way to discover the home of your dreams is to seek out the right builder – which is one with experience, vision and know-how. The 2013 Condominium Builders’ Annual is a great research tool and resource to help with you with this task. It showcases not only who is building what and where, it also features background information on each company and where you can find more information about them. We’ve included a social media directory in this issue, too, so you can see any promotions, updates and information builders are sharing. Once you’ve narrowed your search for a new condo, it’s time to visit some sales offices and model suites – and you should prepare to be impressed! Always carry a notebook to record information and questions you may have about the places you’re visiting, to make it easier to digest later. If there’s a model to tour, be sure to inspect the quality of everything – from the cabinetry, carpeting, drywall and fixtures. Note which features are standard and which are upgrades, to get a sense of what the basic unit will include. Questions you might want to ask while shopping include: - How long has the company been in business? - How does the after-sales service program work? - Who will be responsible for after-sales service? - Does the builder include energy-saving features in its homes? A new home is one of the biggest and most important purchases you will make in your lifetime. You will be able to shop for a new condo with a sense of confidence, using the knowledge you’ll glean from this publication as well as online research and site visits. Best of luck in your search! WHERE IN THE EMPIRE DO YOU WANT TO LIVE?

EMPIRECOMMUNITIES.COM

2013 table of contents HONOURING EVERYDAY HEROES To mark the 20th Anniversary, Empire Communities announced the launch of a new community-wide initiative – The Empire Heroes Program. This program is dedicated to supporting local hospitals and support services in neighbourhoods where Empire is building master planned communities. It is designed specifically for individuals working in hospital, law enforcement and other EMS services to assist them in buying a new home in an Empire community. The program is open to police, fire fighters, paramedics & doctors, nurses and other staff that are working in hospitals. Empire Communities has committed to offer anyone that works in these professions a 2%* discount on the purchase of a new Empire home. In addition, as a thank you, Empire Communities will also make a $1,000 donation to the local hospital for each new home purchased as a part of the Empire Heroes Program. Paul Golini, Executive Vice President of Empire Communities says “We are pleased to introduce this program as we understand the tremendous dedication that the health and safety personnel give to their communities whether it be as a fire fighter, a police officer or an emergency worker. We also realize that virtually every one of us requires the services of a hospital or one of the support services at one time or another and it’s all about supporting the communities that are supporting us and making home ownership a little bit easier for those who take care of us.”

Expert Panel

Executive advice What are the truly important factors buyers should focus on when looking to buy a new condo in today’s market? Who could blame prospective

new-home and condo buyers today if they are a little confused? There is a lot of misinformation in the marketplace – reports of declining sales and prices and lots of

uncertainty – but much of that applies to resale, not new homes and condos. We went to the experts – executives at some of the top builders in the GTA – to help decipher fact from fiction, and to help answer: What are the truly important factors buyers should focus on when looking to buy a new home or condo in today’s market?

Simona Annibale

Vice-President of Marketing, The Daniels Corp. The purchase of a new home will likely be the largest financial investment you make in your life. Whether you are a first-time buyer or a seasoned homeowner, you should research carefully before making your decision. Of course, there are many parameters to consider, but be sure to cover these four basic aspects before you sign on the dotted line. The first is affordability. Rather than looking at potential new homes that may not be within your financial reach, find out ahead of time what you can comfortably afford. Work with a mortgage specialist to get pre-approved for a mortgage early in your search. Ask questions about the interest rates being offered and the length of time you will be locked into a rate or have a rate capped in relation to your closing date. Be open to various designs within your price range; often, layout is more important than square footage. Location is the second major consideration. Remember that “home” is more than the house you live in; it’s also your neighbourhood. The area should be home to the amenities that are important to you. Take a good look at what public transportation and highways are close by, and try your commute during rush hour before you buy. You know where you want to live and what you can afford, now think about what your lifestyle goals are for the next few years. Shop for a home that you will not outgrow too quickly. What features are important to you for your day-to-day living? Do you long for a backyard, a lawn mower and a garage to keep it in? Then a low-rise home may be the right choice. Or do you prefer a maintenancefree lifestyle with amenities under your roof? If so, a condominium is the way to go. Look for a condominium 18

that has amenities you will actually use, such as a wellequipped gym and theatre room and are not too costly to maintain long-term. If you have a green thumb, ask about urban agriculture opportunities. Last, but not least, do your homework when it comes to researching builders, so you can purchase with confidence from a company with a proven track record for excellence. An educated consumer is a happy consumer. Shop with as much knowledge as possible, and enjoy the search for your new home!

painting and upgrades), closing costs and legal fees, as well as moving expenses and the cost of new furniture.

Mimi Ng Vice-President Sales & Marketing, Menkes

Today’s buyers are faced with a multitude of options and decisions when trying to purchase a new home, and it can easily feel like an overwhelming process. One of the best ways to tackle this challenge is to narrow your focus by determining your key priorities and using them to guide the decision-making process. For example, you may decide that finding a new home in a specific neighbourhood or school district is your absolute top priority. Use this criteria to guide your search and to narrow down the number of possible choices. From there, you can begin to compare the smaller set of options based on secondary considerations, such as the layout of the home. For most new-home buyers, top priorities will include one or more of the following factors: Price/budget: The cost of your new home is usually the number one consideration for buyers. One of the best things you can do for yourself in advance of your new home search is to secure mortgage pre-approval so that you have a clear understanding of how much you can afford to spend. Also, try to create a realistic budget that takes into account all the costs of buying your new home. This should any work that you plan to do before moving in (such as

Location: After price, neighbourhood is often the most important consideration for a homebuyer. When studying a location, think about how it works for you and your family from a commuting perspective, whether it is close to your workplace, or if there are transit options and major highways nearby. Look at the quality of the neighbourhood, in terms of shopping, community services, parks and schools. If you are considering an area you do not know very well, try to spend time there with your family. Visit the neighbourhood on multiple occasions at different times of the week or day to understand how it changes, and how it may feel differently on weekends or in the evenings. Builder: For any new home or condo project you are considering, do your research on the builder. Visit the builder’s website and ask the sales staff about their past experience and previous projects. How long have they been building new homes? Are they very active with multiple projects or do they focus on one development at a time? Do they have a dedicated customer care team? What can you expect in terms of after sales service? Do not be afraid to ask these kinds of questions so that you feel reassured and confident that you are buying with a professional and experienced organization. Also, visit the Tarion Warranty Corp. website, tarion.com, to confirm that you are buying from a licensed builder and while you are there, you can look up statistics about how many homes they have built in the past, and their after sales service record.

JaSon Fane deVeloPer of chaZ.yorkVille Location, location, location… that’s the first thing every home buyer is told to be aware of when buying a new home. That is still today’s number one focus and is the summary of such considerations as overall costs, access to public transit and work, as well as good quality schools. However, there is the 500 pound gorilla in the room. That is, with today’s interest rates being at an all-time low, today’s buyers also need to look in to the future to understand the implications to their mortgage payments when interest rates start to climb again (and they will!). Is it best to go to an open short term and lock in when rates begin to climb again or stay within your long term buying power today, lock in at today’s rates and build up savings over the term of their mortgage to assist with future higher interest rates? Another consideration as a mortgage helper is to buy into a condominium development with incredible amenities. By doing so this allows you to roll up some of your lifestyle costs into your mortgage and condominium fees. How is this? Well, imagine saving on expensive gym memberships, specialty classes (such spinning, yoga and Pilates), movies or one of the most expensive: “clubbing” costs. There are a number of developments with quality private Owners Clubs, theatres and dining facilities where you can do the entertaining at “home”. Either way, today’s buyers need to keep the future in mind. 20

My colleagues in the pages of this magazine are right when they argue that now is the best time to buy a condo. They are accurate when they point to historically low interest rates; correct when they point to the market stability and consistent consumer demand; and unassailable when they point to the impact of immigration patterns and land scarcity as important factors for consumers considering buying a new condo in today’s market. But external factors aren’t the only thing that matters. More than just about rate and return, condo buyers today should be looking for well-planned, mixed-use developments that seamlessly and smartly blend commercial, retail and residential real estate with dynamic amenities and open green spaces, served by major roadways and serviced by rapid public transit. With several award-winning developments across North York and the 905 Region, Liberty is committed to converting suburban neighbourhoods into highly desirable urban communities, by pursuing ambitious master-planned, mixed-use designs that allow people to live, work and play. Today’s buyer should look for developments in the GTA that offer flexibility, convenience and an environmentally sustainable approach to living.

When you buy a brand new home, you get to choose your builder based on their reputation and track record. Almost every day I’m asked about the new home and condo market in the GTA. Here’s my five top reasons to buy a new home, as well as what to look for when you’re in the process. Choosing the right builder: When you buy a brand new home, you get to choose your builder based on their reputation and track record. You can search the BILD website to find out if the company is a member, which means they agree to a Code of Ethics outlining compliance with standards, fair treatment of employees and consumers and a commitment to learning. Quality of construction and design: New homes are built by BILD members using the latest construction techniques and attention to detail ensuring the most up-to-date quality workmanship. Not only that, but numerous communities across the GTA have received international recognition for designs that combine function and style. Ask the sales representative if the community received any recent recognition or awards. Energy efficiency: Homes and condos are built in accordance with the Ontario Building Code, which was

Bryan Tuckey President and CEO, Building Industry & Land Development Association

updated to include more energy efficient standards in 2012. Combine that with advanced construction techniques, higher levels of insulation and energy-efficient heating and cooling systems, you not only save money on your energy bills, you also enjoy a far more comfortable home. Affordability: Review your budget to find out how much you can afford to pay for your new home. If you’re a firsttime homebuyer, condominiums are still the most affordable path to homeownership in the GTA, with the average price of a high-rise suite nearly $200,000 less than the average low-rise home. The condo market in the GTA is also the most active in North America, so buyers have plenty of choice when it comes to finding their new home. Location, location, location: From Halton and Peel Regions in the west to Durham Region in the east, throughout the City of Toronto and north in York Region and Simcoe County, our members are building vibrant, wellplanned and well-designed complete communities across the GTA where you can live, work and play. Choosing a neighbourhood that fits your lifestyle and a home that fits your budget is a big decision, but once you find what you’re looking for, you’ll feel right at home.

President of Reserve Properties Ltd.

We think that building near or in existing and established communities with access to public transit creates value. In this market, with the concern about prices, we try to build our projects in desirable areas with affordable prices and where people want to live. Today, people read and hear news that there are too many condominiums being built and that prices will not go up, or if they do, only slightly. So, after reading all the news, purchasers will view the market very carefully while considering where they want to establish their new home. Although there is a big construction boom of condominiums in Toronto and the GTA , all these units will be absorbed over time and contrary to what you may be hearing, there is a window of opportunity for purchasers to buy a new home, as interest rates are historically low and will not last forever. Buyers have to focus on an area they want to live in, the project and suite designs, building and area amenities, community services and shopping. And if they have children, where are the neighbourhood schools and parks. Does the area offer the convenience of subway or public transit or is a major highway accessible. For investors, these same principles apply to the future appreciation of their investment. New purchasers also should do research on the builder of their new home or condominium and see if they have a good reputation. They need to feel comfortable that the builder will deliver a good product that will service them in the long run. At Malibu, we focus on location, good design good value and service. Our focus has been, and will continue to be, building communities near public transit and shopping, to create a lifestyle for our purchasers.

Buyers should choose destinations and locations that they really want to live in. As Toronto and surrounding areas continue to intensify and become more cosmopolitan, midrise condominium developments along main avenues and other mixed-use corridors within established neighbourhoods will represent a larger proportion of overall development projects, providing an attractive alternative to high rise, townhome and single-family dwellings. This is good news for buyers as there will be more opportunities to live amongst communities they already have strong connections with whether it is the location they grew up in or a destination they frequent for its neighbourhood amenities such as parks, schools, restaurants, boutiques and art galleries. In addition to location, purchasers should focus on projects that foster a pride of ownership and community within the development itself, with neighbours who also really want to live there. Buyers should look for new homes and condos they feel represent their own personality and character. A heightened level of attention should be paid to both the exterior architecture and the interior spaces. Look for quality of finishes that allow for the little things you enjoy in life. It could be having top-of-the-line European appliances, a private outdoor terrace with barbeque hook ups, or an outdoor amenity space with cabanas and a swimming pool. You want to be able to enjoy your surroundings. You should feel excited to walk into your new home - the same level of excitement as walking into a five-star resort.

Tarion Report

Your new condo comes with a

Tarion-backed warranty by Howard Bogach When buying a new condo, there are many decisions to make; downtown or suburbs, one or two bedrooms, hardwood or laminate. But the one decision you don’t have to make is about your new condo’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new condo is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your condo. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $20,000 in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits of more than $20,000 are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your condo will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay your condo’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one, two and seven year warranties begin when your condo unit is complete and ready for possession. The one year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost

everything owned by your unit that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession. The two year warranty protects against defects in work or materials in the electrical, plumbing and heating delivery and distribution systems owned by your unit. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession. The seven year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. Condos also have another type of warranty coverage for the shared elements of the building, such as the roof, exterior cladding, parking garage, and recreation facilities. This warranty is managed by your condo board.

HONOURING EVERYDAY HEROES To mark the 20th Anniversary, Empire Communities announced the launch of a new community-wide initiative – The Empire Heroes Program. This program is dedicated to supporting local hospitals and support services in neighbourhoods where Empire is building master planned communities. It is designed specifically for individuals working in hospital, law enforcement and other EMS services to assist them in buying a new home in an Empire community. Mortgage Finesse

What you need to know

about the Bank of Canada and interest rates by Calum Ross In 1934 when Canada’s central bank was founded, the Bank of Canada’s (BoC) role was deemed to be, “generally to promote the economic and financial wellbeing of Canada.” Today, its function continues to centre around the economic and financial well-being of the country through its control of monetary policy. For those who have never had the misfortune of suffering through economics courses, “the goal of Canadian monetary policy is to contribute to rising living standards for all Canadians through low and stable inflation,” according to the BoC. Specifically, the BoC tries to keep the rate of inflation stable, measured by the rate of increase in the consumer price index. Back in 1995, this target inflation range was established to be between one and three per cent. The key monetary policy mechanism that the Bank has is its ability to impact short-term interest rates through the bank’s target for the overnight rate, which then impacts the rate that banks pay to borrow from the BoC. Unfortunately, while the ability to change these rates is implemented almost immediately, the impact of these rate changes on the economy can take 18 to 24 months to have full effect. Why the Bank of Canada overnight rate matters

The target for the overnight rate, gives member financial institutions (mostly banks and trust companies) the average interest rate the BoC wants to achieve when lending to them. Changes in this rate are what other rates (especially bank prime rate) move in response to. Prime rate moves in perfect unison with this change. Lower interest rates encourage borrowing and spending and are intended to stimulate the economy. Higher interest rates discourage borrowing and spending and are intended to cool off the economy. If the economy is left in a low interest rate environment then this can lead to rapid growth and thus cause inflation. What the Bank of Canada watches

Here are some of the key indicators the BoC monitors to decide what to do with rates. Importantly, the relevance of each is determined by Canada’s economic environment.

1| Consumer Price Index (CPI): a continued change in this will cause rate changes. 2| The Canadian dollar: changes in its value compared to currencies of key trading partners impact the BoC changes. 3| The unemployment rate: the difference between the “natural” or “full” employment rate of joblessness and the actual jobless rate. Canada’s “full” rate of unemployment is currently 7.5 per cent. 4| Real GDP: the rate at which the “output gap” (the difference between the potential GDP of the economy and the actual GDP) widens or narrows is determined by growth in real GDP relative to growth in potential GDP. 5| The output Gap: the BoC believes this gap dominates other influences on inflation. When there is a negative output gap (GDP below potential), this indicates unused capacity and often results in downward pressure on inflation. Conversely, a positive output gap is indicative of a high demand on “productive” resources and thus puts upward pressure on inflation. Other important factors to watch include inflation expectations, the US Federal Funds Rate (as set by the US Federal Reserve), housing prices, and a few others that are beyond the scope of this article. To further complicate things, there are literally hundreds of other minor indicators that can influence rates. If a lot of this information goes over your head, don’t feel bad. Even Canada’s leading economists can’t predict the BoC movements with any degree of long-term success. Still, even a basic understanding of what changes in these variables mean will position you to make better mortgage decisions.

OHBA Report

The residential construction industry THE ENGINE THAT DRIVES ONTARIO’S ECONOMY by JOE VACCARO, COO ONTARIO HOME BUILDERS’ ASSOCIATION

FOR MOST OF US, BUYING A HOME IS GENERALLY THE

largest financial purchase we will ever make. As consumers, you do a lot of prep work before signing on the dotted line to purchase – researching what style of home, which community and what price best suits your needs. And for many families, that means choosing a newly constructed home or condominium. Last year, there were

38

71,316 new home starts in Ontario, and we expect at least 65,000 housing starts in 2013. Each new home built in Ontario is not only a roof over the head of a family, but it provides thousands of jobs and generates significant dollars in taxes, fees and levies for all three levels of government. This important economic contribution ensures our high quality of life and supports

Each new home built in Ontario is not only a roof over the head of a family, but it provides thousands of jobs and generates significant dollars in taxes, fees and levies for all three levels of government. the education and health care systems so valued by Ontarians.

Consider these interesting facts about the residential construction industry in Ontario: 325,800 Jobs – The new housing and renovation sector is the largest industry in Ontario. Tens of thousands of high paying direct and indirect jobs are provided every year by the residential construction industry. $17.1 Billion in Wages – The average weekly wage in Ontario’s construction sector is $1,016, which is slightly higher than the $1,002 in all industries. The average construction wage is one per cent higher than the overall average industry wage for full-time employment. $42 Billion - In 2011 the value of new housing, residential renovations and impacts of other expenditures related to residential construction in Ontario totaled $42 billion.

The thousands of housing starts, renovations and related expenditures across Ontario also generate plenty of income for our governments and their agencies annually, including: $3.17 billion – total income taxes for the federal and provincial governments $2.68 billion – total GST revenue generated $3.38 billion – Total provincial share of HST revenue generated from this

sector. The harmonized sales tax significantly increased provincial sales tax revenue on new homes and renovations when it was implemented on July 1, 2010 $1.45 billion – total Canada Pension Plan premiums paid $610 million – total Employment Insurance premiums generated $149 million – total WSIB premiums billed the Home Builder Rate in Ontario Given these facts, it’s easy to understand why the residential construction industry is considered to be the engine that drives Ontario’s economy. So, if you have purchased or plan to purchase a new home, or are renovating an existing home, be assured you are contributing to the economic health of our province. Your neighbour down the street may have a job thanks to the strength of the residential construction industry. Seniors in your community benefit from a strong Canada Pension Plan, in part from the contributions paid to the plan from the residential construction industry. We all benefit from a myriad of government services, thanks in part, to the tax revenue generated from Ontario housing starts and renovations. So when you purchase your new home or renovate your existing home, you are buying much more than bricks and mortar and a roof over your family’s head – you are playing a vital role in ensuring the continued health of the residential construction industry and the economic well-being of our province as a whole.

Joe Vaccaro is the Chief Operating Officer (COO) of the Ontario Home Builders’ Association (OHBA). The Ontario Home Builders’ Association represents 4,000 member companies organized into a network of 30 local associations across the province. Together we build 80 per cent of the new housing in Ontario. ohba.ca

Pinnacle Grand Park 2

With its signature emphasis on luxury and high living, Pinnacle International raises the bar on condo living in Toronto and the GTA. Enter a Pinnacle International property, and the reason for this west-coast company’s success becomes readily apparent. Always advantageously located, with an architectural profile that is inevitably dramatic, every Pinnacle condominium elevates lifestyle by adding all the right touches to bring luxury home. For over three decades, Pinnacle International has been developing, designing and constructing some of the finest luxury condominium residences, hotels and commercial developments in North America. Regardless of location or architectural form – freestanding condominium tower, or mixed-residential community – Pinnacle International has distinguished itself by setting a new standard in modern living. While Vancouver is Pinnacle’s corporate anchor, Toronto and the GTA is proving to be an ideal location for Pinnacle to expand its vision. With the thrust towards intensification and downtown living, Toronto, has been a destination for Pinnacle to introduce its signature style of living to condo buyers.

Always ready to create the residence that matches market demands and site location, Pinnacle approaches each property from a visionary point of view. Through conservation, the highly stylish and sophisticated Pinnacle on Adelaide was able to bring a heritage building into the mix. 33 Bay offers spectacular and unrivaled heights at its lakeside location, along with modern Pinnacle Club amenities and upsized suites. Legally Speaking

Not all lawyers are created equal. If you needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the granting of a law degree instantly bestows knowledge of all laws on the head of a lawyer. The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have this magazine, so you’re off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients who come out of those events. Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable. Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred. Speak to friends who have used a lawyer for a similar service and ensure they did the job professionally, courteously and for the price quoted. Who is making the referral? Is it coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals 58

Not every lawyer is a

real estate lawyer by Jayson Schwarz

because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone. Now, to bring this back to the original idea, what you need to understand is that there are general law practitioners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice comprising many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal. Remember, your lawyer is a very important part of the process, so take your time and find the right one.

Style File

where do i start?

three tips for choosing your condo finishes by yanic simard Upon walking into the fully upgraded model suite in the design centre for your new condo, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is much pricier than the laminate; you’ve always wanted a spa tub fully loaded with jets; and you love the stainless steel appliances. You stop for a second and take a breath because all you can see are dollar signs. You have to ask yourself, “is it really going to make a difference when it’s all said and done?” I suggest upgrading a few things, but not every upgrade is worth the money. However, some upgrades from the standard features will make a huge impact, lookand quality-wise, not to mention resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape. 1 Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more-permanent selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces like condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash – keep it simple and neutral. You can add colour to your home with accessories and soft furnishings like pillows and throws. I don’t advise experimenting with colour with things that are permanent. Your countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with brushed nickel. Lastly, choose your paint colour – something that matches nicely with the already-chosen finishes. Bring a wide selection of paint chips with you. Designer tip *I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss. 62

2 Think resale Certain features sell better than others, which is very important to keep in mind. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of purchase, it’s crucial to always keep it in the back of your mind. Remember that you want your choices to cater to a wide demographic prospective purchasers down the road, so be sure that your selections will appeal to a broad range of tastes and style preferences. Rule of thumb *Spend about five per cent of your budget on upgrades, in order to maximize your return on investment. 3 Professional help The benefits of using a reputable designer will pay off. Designers have an eye for colour and they know what works well in a particular space and what doesn’t. It’s a wise decision to employ a designer up front to avoid making mistakes that could end up costing you more money down the line, if you don’t like the finishes that you chose yourself. A good designer who is familiar with builders’ finishes will help you to mix and match the options and upgrades to achieve the ultimate look at the lowest cost. It’s all about knowing where to spend your money and how to match your various selections. Some upgrades that pay off *› Hardwood

Condo Pro

Have you made your

shopping list? by Barbara Lawlor

The shopping list isn’t just for grocery stores anymore. In fact, making a list when you set out to shop for a new condo is an important step in your journey. I call it the “must-have, nice-to-have” list, and it can really help you zero in on just the right condominium to satisfy your needs. Buying a new home is one of the biggest financial investments you will ever make, so choosing wisely is important. Some things you simply consider necessary, and your goal should be to find a condo that has all those elements. The “nice-to-haves” are a bonus and, if all things are equal, these may tip the scales toward one condominium over another.

Buying a new home is one of the biggest financial investments you will ever make, so choosing wisely is important. So make a list – or in the case of savvy computer-users, a spreadsheet. Include all the items that your new condominium and suite have to have in order to be in the running. Then list the things that would be nice to have, but are negotiable. Consider your lifestyle and preferences to narrow down your decisions. So, where to start? How about the big picture – where do you want to live? You should have a “location” column where you note how far buildings are from your work, your family and the places you frequent such as sports venues, club meeting halls, places of worship, etc. If you do not own a vehicle, finding a condo close to public transportation is a must. Even if you do have a car, using public transportation can save you a lot of money on gas and wear and tear on the vehicle. Buying in an established area is great, for example, but it can also be wise to choose an up-and-coming area where real estate values are likely to rise as the neighbourhood becomes more established. Then, work your way from the outside-in. The condominium neighbourhood is important, because this is, after all, your home. Having parks, landscaping, courtyards or retail venues in the vicinity may appeal to you for the nature and convenience components. And do you like the exterior architecture of the building? Do you admire classic design, or are you more attracted to sleek, modern lines? You want your home to feel comfortable. 66

Then move on to amenities. Think of these areas of the condominium as extensions of your living space. Your list could include a pool, fitness room, party room, games room, guest suite, theatre room, rooftop garden, virtual golf and any other amenity you come across. And remember that even if you plan to live in the suite you buy, your purchase is still an investment. Even if you think you may not use certain amenities, they can up the future resale value of your suite. Features and finishes are critical components of your list. Check the brochure packages for the Schedule A of appointments, and study them carefully. And be fair. If one suite is a fair bit lower in price, but you need to upgrade to add granite countertops and hardwood flooring from your “must-have” list, that can make a big difference. The same goes for incentives. Receiving free upgrades with your purchase price may be just the thing that helps you choose one condo over another. There are many more items to consider – the lobby, concierge service, maintenance fees, etc. Most people take time to make a list. Spend some time on your condo shopping list and make it your goal to get the most for your new-home dollar!

CENTRO sQUaRE PaRk aT CENTRO sQUaRE CONDOs (ConCEPTuAL REnDERInG)

Ideally situated in the heart of Vaughan, Centro Square Condos will add a thriving residential community to one of the 905’s most dynamic commercial/retail corridors. Located at the former site of the iconic Al Palladini car dealership, Centro Square Condos will give purchasers unequalled access to the hundreds of stores, restaurants, cafes and offices that sit adjacent to the site (along both Highway 7 and Weston Road). Well served by public transit (with a planned subway extension coming soon), the location is centrally located between Highways 407, 401 and 400, which, according to Liberty’s Counsel and Senior Vice President, Marco Filice, “makes getting anywhere in the GTA by car, VIVA or TTC a dream.” Although, adds Filice, “with so many options for shopping, entertainment and eating just outside their door, we’re not sure why any resident of Centro Square Condos would ever want to leave.” Designed by the award-winning teams at Kirkor Architects, and Hefele Makowka Design Associates, Centro Square Condos will in itself become one of Vaughan’s newest destination developments. Priced from the low-$300’s, the first residential tower will stand 33 storeys and boast 447 suites. Each unit will boast a range of contemporary features and finishes, including 9 foot ceiling heights, balconies and walk out patios (on “garden level” suites). Featuring modern, functional kitchens, each offers granite countertops, European-style cabinetry, ceramic tile backsplashes and a stainless steel appliance package. Bathrooms will boast marble countertops, ceramic tile floors and tub surrounds, recessed cabinetry in master bath, and a white acrylic soaker tub.

Rich with amenities, Centro Square Condos will offer residents access to Centro Square Park (a one acre park with common areas and two Bocce Lanes), and a landscaped green roof. Interior amenities include a media room and party room, yoga studio, swimming pool with whirlpool, exercise room, golf simulator, and multi-purpose room. “At Centro Square Condos, we’re committed to putting residents in the centre of it all,” adds Shawn Richardson, Liberty’s Sales and Marketing Manager.

Small Spaces

5 tips for decorating

small spaces by Lisa Canning

Small spaces are more and more common with the increase in condo living, and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage. TIP #1: START WITH A CONDO-SIZED SOFA The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condoappropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIP #2: USE CLEAR FURNITURE What’s great about furniture made out of glass, or acrylic, is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In condos that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIP #3: WALL-MOUNTED LIGHTING A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa.

TIP #4: WORK WITH PIECES THAT ARE MULTIFUNCTIONAL In a space that might be too small for a home office, or a formal dining room, I have some great, innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for thoseliving in really limited space, thisis a unique, space-savingsolution. TIP #5: WORK WITH SMART STORAGE SYSTEMS Great interior storage is just as important as utilizing multifunctional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

Meet our hero

Hudson In 1968, Les Campbell’s two-year-old brother, Scott, lost his courageous battle with leukemia. Forty years and one generation later his two-year-old son, Hudson, is fighting a variation of the same cancer. When Scott was diagnosed at The Hospital for Sick Children (SickKids), little was known about cancer and survival rates with treatment were less than 10 per cent. Today, more than 80 per cent of children diagnosed with cancer will live. The approach to patient care was also very different. Every morning, Scott would be dropped off at the front doors of SickKids and picked up in the afternoon. Six months into treatment, he succumbed to the disease. Upon receiving Hudson’s diagnosis of t-cell acute lymphoblastic leukemia (ALL) in August 2011, his parents uprooted their life in Guelph and moved to Toronto to be closer to SickKids. “We would have gone anywhere in the world to receive the best treatment,” said Les.“And we ended up where we would have gone.” Throughout the five rounds of high-dose chemotherapy and the many days spent at SickKids, it was Hudson who brought the most comfort to Les and his wife. Les recalls one experience at the hospital when he felt overwhelmed by the situation. Sensing his father’s emotion, Hudson put his hand on his father’s shoulder and gave him a hug. He similarly had a positive effect on everyone involved in his circle of care at SickKids and knows each team member by name. In May 2012, Hudson entered the maintenance stage of his treatment and now takes chemo pills orally from home. Although Hudson has tolerated treatment well so far, Les recognizes there is still a need for continued research into diseases like cancer.

74

“Growing up knowing my brother’s story made hearing the recent breakthroughs in cancer survival rates sound great before Hudson was diagnosed. Now being a parent of a child with cancer, 80 per cent isn’t good enough. Thanks in part to ground-breaking research conducted at SickKids, children like Hudson are able to beat cancer. Survival rates have doubled in the last 25 years alone but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids. SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certification, the new SickKids Centre for Research & Learning will, for the first time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer Stem Cell and Regenerative Medicine area of the Centre is Better Outcomes, Better Lives - ensuring treatments that help kids like Hudson survive cancer with no long-term side effects.

These pages honour these special people, and we thank them for their generous support. Builders Helping to Heal and Friends of the Industry are Wall2Wall Media initiatives stemming from SickKids Leaders, a program at SickKids which draws on the support of over 150 volunteers over 30 industry sectors. www.sickkidsleaders.com Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build.

Why SickKids?

PLATINUM SPONSORS

SickKids sees approximately 25 percent of the children diagnosed with cancer in Canada making us the largest paediatric cancer centre in the country. Kids travel from across Canada to receive cutting edge treatment at SickKids.

Over $200,000 has been raised by Builders Helping to Heal. Donations have helped fund research that explains why some treatments fail to cure a form of brain cancer and points to a new method of treatment that may change the future for these kids.
