A

For example, the company recently completed the renovation of a vintage home revamping the main living area and updating it. “We maintained some of the original elegance, with period mouldings, door headers and casings and matched existing oak hardwood, style and finish, so that new areas flowed seamlessly into the rest of the home.” says operations manager Alex Sundin. “The main focus in the Crescent Heights home was the kitchen and opening the space,” Don explains. “Originally the home had a separate kitchen, dining room and living and sitting room. We opened that up, knocking out walls and extending the kitchen and updating it.” With a bit of skillful carpentry and engineering, the Jameswood team created a vaulted rear entry, levelled the antique floors, opened the area around the stairs and added more windows and glass doors to create a bright and airy atmosphere, which extended into a rear yard living space. The charm and character of the exterior of the home was maintained by matching the type and style of cedar siding on the extension. The interior work included removal of asbestos (commonly found in this age of home) and some updates to electrical and ductwork. The client also had Jameswood craft a custom fireplace surround and entertainment unit to match the new kitchen cabinetry, supplied by a large cabinet manufacturer. They were reluctant to use a small millwork supplier who did not have a showroom, however they agreed, and the results were

beginnings. A fresh start, a clean sweep. Somehow there is that subliminal belief that if we start all over again we will achieve a more perfect outcome than ever before. Hence the New Year’s resolution phenomenon where we go shiny eyed into January believing that we will be healthier, smarter, kinder or skinnier by the end of that year. Our relationships will be better, our children will become tidier and more polite, and our homes will be organised and fabulous! The happy news is twofold – some people do actually manage to achieve what they set out to do despite the naysayers and, even

more exciting (from my unbiased perspective!) is that the organised and fabulous home is probably the easiest item on the list to achieve. So you may as well start there. That begs the question “where to begin?”. Take a walk through the entire space and do an honest audit, looking at everything objectively (yes, even those catch-all corners in the basement that we pretend don’t exist). Next, take the time to sit down with pen and paper, and probably that coffee (or glass of wine if it is after midday) to come to terms with the reality check and start The Plan. It always helps to have a destination and a map if you are setting out on a journey. Select only one or two projects for the year ahead – it is far more fulfilling to be finished ahead of schedule than to be slogging through a gargantuan list that seems endless. Be aware that you can get a really great start if you use the services of a decorator for an hour or so – you’ll get an objective opinion completely focused on you and your aesthetic, as well as advice on current design and great resources. Despite common perception, many decorators are perfectly happy working with what you have rather than suggesting you do a total makeover at great cost. FEB - MAR 2014 HOME DÉCOR AND RENOVATIONS 13

The secret to not becoming overwhelmed is to focus on one area at a time. I usually advise my clients to first deal with the public areas that other people enter into when they visit you. This would usually be the front entry and living room. Do the assessment of what is needed bearing in mind your lifestyle. If you entertain many people sufficient seating would be important, whereas if you have small children safety, toy storage and ease of cleaning could be the primary focus. Your space needs to serve your needs, not just look pretty! Look at the furniture, accessories and art as well as the room as a whole. A fresh coat of paint may be due, a few furniture pieces may need to be culled or replaced, or it could be a simple matter of rearranging a few chairs and repositioning some art. Sometimes the light fixtures are dated and could benefit from replacement. The next priority is the master bedroom. From my perspective it is the single most important room in the house as this is where

our day begins and ends, and it is lovely to wake up or go to sleep in a beautiful space. It sets the tone for the rest of the day. This is where your “fresh start” can occur on a daily basis. Because it is a private area it often becomes the last place dealt with and frequently turns into a random storage area where things get dropped with the intention of dealing with them later. It is easy to create a hotel style bedroom – great linens, decent sized nightstands with lamps that are correctly sized as well as some beautiful art. Far too many nightstands are devoid of lamps and the only source of lighting is the centre ceiling flush fixture. This results in a room totally lacking in ambiance and cosiness and, which is worse, can lead to injury while stumbling across the room in the dark to your bed after turning off the light switch at the door!

One of the pleasures of staying in a quality hotel is the crisp bed linen which is easy to replicate at home. Many of the hotels actually sell their linens online or in their gift shops. It is an investment well worth making. This of course extends to the en suite bathroom as well – fluffy new towels can be bought for the same price as a few lattes or a bottle of good wine, yet will give you far longer use! Too often we see ragged and stained old towels well past their prime, and perfectly recyclable for the cleaning cloth basket. If all you achieve this year is getting these two areas up to speed, you are doing very well. Spend the rest of the time you have for your clean sweep in those basement corners digging out the things you never think about, let alone use. Once this has been achieved it will be summer time and the outdoors will be calling to you, and the family room and secondary bedrooms will be in the game plan for 2015!

A NATIONAL SAM AWARD FINALIST FOR A SECOND CONSECUTIVE YEAR by HEATHER RYAN

F

or the second consecutive year Kon-strux Developments’ exceptional craftsmanship and creative designs has been recognized nationally by being selected a finalist for a National SAM Award for Best Kitchen Renovation. “We’re really excited about being chosen as a finalist for the best kitchen award for the second year in a row,” says Kon-strux Developments owner and president Shannon Lenstra. “The National SAMs judge renovations being made across the country and being selected as a finalist puts ours among the top five kitchen projects in Canada (winners will be announced April 4).” The kitchen in question was crafted as part of a total home renovation that Kon-strux did to a 1910 two-storey home in Cliff Bungalow that included a complete update of the exterior and interior from the basement to the second floor. As part of the renovation, Lenstra kept some of the original plaster and lath, door thresholds, mouldings and wainscoting to maintain “some of the charm and character of the home,” and reused and recycled as much material as possible. Lenstra’s crew also updated outdated knob and tube wiring and the majority of the plumbing, as well as removed asbestos from the home – “it was a huge undertaking, but it turned out beautifully.” Especially the kitchen, which was gutted and a wall and chimney was removed to create an open concept space bound to please any resident chef. “We really changed the whole look of the kitchen, making it functional but beautiful,” Lenstra says.

The kitchen is a feast for the eyes with high-end appliances, subway tile backsplash, a country apron sink and granite countertops “that are stunning with a range of colour that sparkles with white, grey and a touch of beige that compliment the colours throughout the home.” The entire kitchen is white, but Lenstra says the installation of LED lighting creates a soft and subtle atmosphere. “We also used Welch church pews right out of an old church for the countertop on the peninsula to add to the character and it was a good way to use recycled material,” Lenstra says. “It creates a very elegant look and our clients love it.” Lenstra also added cool items such as a hidden butcher block and drawers within drawers to allow for more functionality and storage; making use of every bit of space. And, they kept the original hardwood floors – refinishing them and feathering in a bit of new wood to match. “Our clients were tremendous, they gave us the space to be creative and they came up with some great ideas as well,” she says. “We formed a great relationship with them and they trusted us to make the right decisions, which are key to any successful renovation.” In business since 2007, Kon-strux has been a finalist for 12 Calgary SAM Awards winning two last year: Best Kitchen Renovation – $90,000 and over; and Best Bathroom Renovation. Tommy Smythe SHARES HIS THOUGHTS ON DESIGN by HEATHER RYAN

ONE OF CANADA’S MOST BELOVED DESIGN

personalities and co-host of several award-winning HGTV series, Tommy Smythe, is not afraid to tell it how it is and viewers appreciate his frank, delightfully acerbic approach to interior design. Smythe will share his incredible sense of style and his passion for design with Calgarians when he takes to the State Farm Main Stage as a celebrity guest speaker at the Calgary Home + Garden Show, which runs February 27 to March 2 at the BMO Centre & Corral. Prior to his appearance in Calgary though, we had a chance to ask Smythe to share his thoughts on design.

Q: What new inspirations can you share with homeowners on design for the New Year?

A: “I am always really inspired by fashion. Almost all of what we see on the runway ends up in the home in one way or another,” Smythe says. “This year at the spring/summer collections there was a LOT of peach. I’m not sure everyone is ready for that ’80s moment to come back full force, but there are no ‘bad’ colours, so it’s going to be all about how it’s used. Q: What is the most treasured item that you discovered during your shopping sprees?

A: “Oh! That’s like being asked to choose a favourite child! I have many,” Smythe says. “Most of my most treasured things though come from travel. I also have art that I’ve purchased from gallery shows by dear friends… that has great meaning.”

When you think about it, we spend a lot of time in our hallways, yet they’re frequently neglected or ignored altogether in the design plan,” Smythe says. “All the same elements you’d add to any other room in the house – lighting, colour, furniture and artwork – should be considered in the hallways.”

Q: You’re a celebrity guest at Calgary Home + Garden Show in February. What are you going to discuss with Calgarians? A: “Whenever I speak to a live audience I like to touch on a few different areas of design and decor,” Smythe says. “I feel that variety is important so there can be some sort of good take-away information for everybody in attendance. Calgary will be a great place for that kind of dialogue. The Q & A at the end is by far the most fun for me. Sometimes I learn something myself!”

Q: Does Calgary have a unique style? A: “I think Calgary has a boom-town, frontier-style reputation outside of the city in the rest of Canada, and I suppose there are elements of that Western vibe to be found here,” Smythe says. “Most Calgarians I know though are interested in achieving comfortable, cosmopolitan and sophisticated homes with very little in terms of ‘Urban Cowboy’ style. Q: What project(s) are you busy working on right now? A: “I design homes for private clients on my own and with Sarah (Richardson, who he worked with on HGTV series, such as Sarah 101) and we’re lucky enough to work across Canada, the U.S. and even the UK, so that’s always going to be my first love.” Smythe is also going to be on CTV’s Marilyn Denis Show and The Social – “in the crazy-fun fifth chair – for the time being. Fire tables are a trend extending from last season, but there are some great new designs available this year and we can customize everything.” Also new for 2014 is the trend toward enhancing the outdoor furniture with accessories, such as all-weather rugs, floor and table lamps, fountains and string lights. “New this year we have these giant lighted trees made of an all-weather resin material and they’re amazing,” Schramm says. “They come in all sizes from small to extra large – there is even a 12-ft. palm tree available – they offer different coloured lights, such as white, blue, red purple and green, and there are different styles of trees available such as maple, palm and cherry. “The string lights and lighted trees will also be a popular this year because they help add to the ambience of your outdoor living space,” she says. Another way to extend the enjoyment of your back yard is to add an outdoor pool or spa, says Lynn Lucyshyn, owner of Oasis Pools and Spas. “People usually purchase hot tubs or spas for stress relief, relaxation, body aches and family time,” she says. “Having a pool is also great for recreation, exercise and can be enjoyed by everyone in the family.”

WHAT ON EARTH IS A SIGNATURE GROUNDS PARTY YOU MIGHT ASK?

That is a garden of delights that you can literally drink and eat. Imagine how much fun to invite friends and family to feast and drink your backyard bounty. One can sip a deep red wine while nibbling on fresh bruschetta all culled from your personal plot. Now that’s a garden party to remember. And you can cultivate this bit of personal culture by merely prescribing what is easiest to grow within this region. Are you ready to create your own signature party? Well then let’s get started prior to the invitations going out. People are drinking their gardens by growing hops, grapes and apples. Fermentation gardens are a new trend. Hops vines are being used for homemade brewing. Grapes are being used for home made wine and apples are being grown for their production of apple cider. Hops are easy to grow. I am partial to the beauty of ‘Golden’ hops because the foliage emerges chartreuse and matures to light-green. It’s a vigorous ornamental climber with cone-shaped clusters of yellowish fruit. ‘Golden’ hops are tough and adaptable; use them as a screen or to create a quick cover. Hops need structural support. It is recommended that you cut this vine to the ground in the spring. Hops are esthetically pleasing and

can create shade by letting it grow over top of a pergola. ‘Valiant’ grapes are edible and one of the hardiest of all the varieties. They produce high quality dark purple fruit, ideal for jellies, juice or delightful wine. They are excellent for covering arbors or trellises, trailing walls or along a fence. They are vigorous vines and need regular pruning to keep them in bounds. There are lots of apple varieties to choose from for making apple cider. A lot of these hardy apples were developed on the prairies, some of them coming from Saskatchewan and Manitoba. Norkent apples taste similar to Gala apples. A few of the many varieties available are Goodland, Parkland, Norland, and September Ruby. Planting fruiting shrubs like blueberries, Saskatoons, and currants are beautiful to behold. The bonus is that they are also great for eating. ‘Smokey’,’ Theissan’ and ‘Northline’ are very hardy Saskatoon berry producing types. Saskatoon shrubs are great choices for planting and extremely hardy selections with beautiful flowers in early spring and abundant sweet berries in June. They are superbly versatile shrubs for edible landscapes. Saskatoons contribute a beautiful fall color as well as attracting birds and butterflies. Black currants and ‘Red Lake’ currants are medium-sized shrubs grown for their production of black and red berries in summer. Both currants are ideal for making jam. The shrubs are quite rigid and upright, but become movable in time. Currants may be susceptible to mildew, therefore I suggest planting the shrubs in a place that has good air movement. Be sure to enjoy the tasty jam and jellies produced by these two tenacious shrubs. Blueberries like ‘Northcounty’, ‘Northsky’ and ‘Northland’ are hardy prairie varieties. Blueberries require very acidic soils and need good drainage to grow properly. Remember to add mulch to keep the moisture in. You can achieve an acidic soil Ph by adding peat moss and by planting your blueberries in loamy soils. This will ensure that you achieve the proper drainage. Applying pine wood chips around the surface of the shrubs maintains adequate soil moisture. Note that blueberries also attract birds and butterflies. Now you can add even more berries. Raspberries and strawberries are easy to grow and reliably produce fruit for years with nominal care. Raspberries and strawberries are delightful for so many things such as eating them fresh, adding them to smoothies, adding them to your yogurt and making jams and jellies. All our berries require are a good sunny spot and well-drained soils.

PEOPLE ARE DRINKING THEIR GARDENS BY GROWING HOPS, GRAPES AND APPLES. Another delight with Strawberries is the fact that they can easily be grown in hanging baskets and containers. ‘Everbearing’ and ‘June-Bearing’ strawberry plants are extremely hardy with soft red flavorful fruit. They are both vigorous and productive plants. Watch for runners that strawberries poduce and love to spread. ‘Everbearing’ strawberries produce fruit all summer long and ‘June-Bearing’ strawberries only produce fruit in early summer.

Two of my favorite raspberry varieties are: ‘Boyne’ and ‘Primocane’. Both types are hardy varieties which produce excellent yields of good sized, juicy, sweet red berries. Raspberries are vigorous growers and they both are self fertile. Vegetables are easily grown in containers like the berries. However, vegetables do well planted in the garden too. My two favorite things to grow are tomatoes and basil. These are two of the required ingredients for making bruschetta. ‘Tiny Tim’ tomatoes are miniature cherry tomatoes. They are dwarf plants that literally grow loads of small, firm red fruit about one inch in diameter. They are extremely early in producing fruit, a surprisingly short fifty five days from transplanting. Herbs are another garden delight that grows well in Calgary. However, many are perennial (come back every year) and some are annual (need to be planted every spring). Good examples of some of our perennial herbs are chives, mint, oregano, tarragon and thyme. And a sample of a few annual herbs would be basil, dill, cilantro, and parsley. Combined, these herbs are the tasty ingredients used to enhance cooking in the warmth of your own kitchen. From the dirt to the table... now that’s fresh. Be creative and embrace your passion for the culinary delights soon to grace your outdoor dining area. With the simple ingredients of passion and patience, the feast grows right before your eyes. Get ready to send out those garden invitations and a memorable signature celebration unfolds.

death, life renewed and all things new! As the little green shoots appear in the garden from our perennials that have survived another tough Canadian winter and the leaf buds swell on the trees, my heart soars! There is heat after cold and everything turns green after being brown or covered in sparkling white snow for months! As Canadians with the short season we get, we get excited about gardening, life out doors and fresh air in our outdoor living spaces! As the temperature rises our thoughts drift to creating new gardens, building new patios or other new outdoor living spaces so I thought we should explore some of the newer items available to us. The plant breeders have once again been doing overtime and I would like to share some of the newest plant material we will have available to us. I have spoken to a couple of my suppliers about what is new and what they are expecting to receive for us this year. Last year I anxiously awaited the golden leaf white flowering Spireas to no avail but Blaine Johnson, store manager for Sunnyside Greenhouses Ltd., assures me they will have both Glow Girl Birchleaf Spirea and Firegold Spirea. Glow Girl is a gold-leaf version of ‘Tor’, hardy to zone 3, growing in a mounding form 36-48” tall and wide with fall interest. It flowers on old wood so prune after flowering if need be. Firegold has yellow leaves maturing to lime green with arching branches that are covered in white flowers in spring. Like Bridal Wreath another Vanhouttei x Firegold is classified hardy to zone 4 and grows to be about the same size. Other interesting new spireas according to Linda Pieper, buyer at Bluegrass Nurseries are Superstar, a dwarf compact form of Frobelii, Big Bang which has both colourful flowers and colourful foliage and also has the largest flowers of all the Spireas. Last, but not least, Linda mentions Mini Sunglo which has attractive yellow foliage which emerges tomato orange and turns an outstanding scarlet in the fall. Like Goldmound it has clusters of hot pink flowers, has a mounding habit and grows 16” tall 24” wide. Linda also mentioned a new Aspen I was unaware of, Prairie Skyrise Trembling Aspen. This new variety is even more compact making it ideal for our smaller lots and leafs out earlier than Swedish Columnar Aspen which is a bonus with our short season. Another ideal tree for smaller lots is Pink Spires Flowering Crab, Escapes has been using them and I am very happy with the results. They have ruby-red flower buds that open to stunning pink fragrant blossoms before they leaf

out. The leaves themselves add interest being dark green with coppery bronze tips but which emerge brick red! For the Rose lovers out there Escapes has been using a new Canadian bred variety Campfire. It was named to honour a painting by the famous Canadian Artist John “Tom” Thompson. The painting, called Campfire, shows a fire burning in front of a tent lit inside by a brilliant yellow light. The Rose, Campfire, depicts the same blends of yellow and reds, looking pink at times in its incredible buds and blooms. It is a true continuous bloomer, being covered in blooms from the time it starts in early summer until hard frost. A favourite flowering shrub at Escapes this year was the Hydrangea Quick Fire. It has red twigs and blooms about a month earlier than other Hydrangea paniculata varieties. The flowers open white and then turn pink darking as the season goes on to a reddish pink in the

fall. It is also a continuous bloomer. As the outdoor living spaces trend continues the manufacturers of precast products continue to develop new and better options for the patios, walls, outdoor fireplaces and kitchens as well as pathways and driveways. My favourite new product we used this year is the travertine slabs from Barkman, a company that originated in Manitoba and has been in business for 65 years although relatively new here. The travertine slabs remind me of something you would see in Italy, ivory in colour with irregular markings. They make beautiful patios and come in various sizes for different patterns. In a contemporary garden Escapes used the 17”x17” square ones to do a patio keeping the indoor/outdoor flow by being similar to the tile inside. One of my favourite projects we did this year was a large circular patio with a wall around it and columns with caps using Barkman’s quarry stone for walls and columns and their Holland paver for the

patio. Barkman products are perfectly suited to our climate and therefore for use in our outdoor kitchens and fireplaces. The outdoor kitchen trend continues with more people choosing to grill year round and therefore the manufacturers of outdoor appliances continue to produce more and more appliances suitable for use in our winter climate. I spoke to Cindy Einarson, manager of Bradlee Distributors Inc., about the increase in outdoor kitchen demands which she says continues to increase every year. Some of the lines of outdoor appliances they carry that we are all familiar with are Wolf and Sub-Zero although she says Asko have an outdoor dishwasher suitable for use here. The most common items in outdoor kitchens here, according to Einarson are of course the grill, then side burners, warming drawers, under the counter refrigerators, sinks and dishwashers. Some have to be taken in and water turned off for our long Canadian winters unfortunately! So if you haven’t already as soon as you feel spring in the air, get out there! Plan how you can better use your outdoor space or call in the professionals to get a plan going for you. The season is short, enjoy it. Bonny.

I WOULD LIKE TO USE THIS OPPORTUNITY TO REVIEW SOME TIPS from professional RenoMark contractors to ensure your project goes as smoothly as possible. The Canadian Home Builders’ Association asked a group of renovators what design and planning advice they most often give to their customers, and their first response was: know why you want to renovate. Ask yourself; what problems are you trying to solve? Most renovations begin with practical issues such as a cramped bathroom, a need for additional storage space or a change in household formation that requires children’s playrooms or studies. It’s also important to evaluate the structure, systems and general condition of your house. With your renovator, list the repairs and replacements likely to be required over the next two, five and 10 years. If necessary, be prepared to make trade-offs between lifestyle improvements and work needed to keep your home in good shape. You can save money by working with some of your home’s hidden strengths. Check under existing carpeting and sheet flooring for old hardwood flooring or refinish old trim and moulding rather than replace it. Keep in mind that it is more cost-effective to resurface cabinets rather than install new ones. Focus on keeping things simple. You’d be surprised how quickly a complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals but, in a more affordable way. Don’t cut corners and just focus on the upfront costs. Renovation is a further investment in your home. Consider the time, energy and cost required for ongoing maintenance and possible replacement down the road. A well-planned renovation

can reduce these future costs. There may be ways to stretch a limited budget, but don’t compromise on quality as you may end up paying for it later. Most importantly, if a job is too big to handle yourself, hire a professional. Your home is quite likely the largest asset you own, and you are placing it in someone else’s hands. Make sure that this person carries all applicable licenses and permits, carries liability insurance, offers a warranty on all work and provides a detailed, written contract for every job. These are just a few points that distinguish a professional renovator. A good example to go by is the RenoMark Code of Conduct, which every RenoMark member has agreed to abide by. Or, perhaps your goal is to become a non-smoker or have less debt. Most of these objectives are based on excess whether it is weight, food or money. We live in a society of instant gratification and consumerism. Our homes also often reflect these same values with a “keeping up with the Joneses” kind of a philosophy. In my experience, the people with the happiest, least complicated lives are the ones that subscribe to this the least. Every item needs to be looked at objectively and if it has not been worn in the last year it must go. Charities accept all clothing and small household items as well and will even pick it up from your doorstep. That is, unless you are editing your husband's “stuff”. In this case it is better to edit, put the bags in your car and drive them to the charity shop or a donation bin located in most shopping centre parking lots immediately. If your husband is like mine, he will come home and ask about the bags and then proceed to check out everything you have packed

up. I have unloaded 3 large bags of “stuff” from my husbands’ wardrobe and he has never even noticed! The same procedure goes in the kitchen, pantry and linen closet. If the unwanted items are family pieces it is an excellent idea to offer them to other family members that will actually treasure them. We should all love everything we have in our homes or it should have a purpose (I do not really love my coffee maker but it does have a function almost daily in my home). Passing stuff on to family members is fabulous but if that has been done and there is still more stuff ask your friends if they would like anything, have a garage sale or donate to charity. As you have probably figured out the same formula applies in every

room, nook and cranny. Simplify the china cabinet and have only the pretty items in there. It is beautiful to see only crystal or a matching set of china and nothing else. In the family room, put all the family photos that are on the bookcase onto a digital photo frame. This allows many more photos to been shown as they flash by. These frames are also great mixed into a family photo wall. Approach

the garage and the basement with these same techniques and it could be life changing. I can’t wait to try it myself. I know this can sound a little ruthless but holding on to stuff we don’t wear or use or even want is not a good thing. The more clutter we are surrounded by the harder it is to breathe both literally and figuratively. I truly understand how difficult this whole process can be but it just takes a little practice before it becomes easier… happy de-cluttering!

A NEW YEAR IS UPON US AND THAT MEANS IT’S TIME TO LOOK FORWARD

as well as reflect back on all that was. In terms of design, here are a few trends I would like to see disappear and a few common home decor mistakes that could be corrected once and for all. Text Art. You know the stuff, we all own it and it was cute at first and now it’s just annoying. If I see “Keep Calm and…" fill in the blanks, one more time I am going to go into a rage. That phrase has been so over done in everything from artwork to tea cups and pillows that it has totally lost its appeal. Even worse is the take on Keep Calm and, shop on, or chive on, which I clearly don’t understand. When I hear the phrase Keep Calm, it makes me crazy, let alone trying to decorate with it. The text art is pervasive and I use the term art loosely. There are all sorts of family rules or what the family stands for or the basics like, Eat or Manage which of course is in the kitchen because, well, FEB - MAR 2014 HOME DÉCOR AND RENOVATIONS 59

where else would it fit? Or the text art, Always kiss me goodnight, above the bed. Perhaps we should make it interesting and switch the two sayings out. Then there are subway stations listed on canvas, mantras, words of wisdom and the like. I used to enjoy the simplicity of expressions in the home wrapped on canvas, now it is just done and I wish it would go away. Owls are the latest over done cutesy image that has flogged the market as of late. They are everywhere, Christmas decorations, pillows, art, vases, anything and everything can have an owl. While sourcing for clients, I could not walk into a store without tripping over an owl. I have actually seen a real owl and they are spooky to me yet the owl tea towel looked so cute. The owl fad is officially done in my life. Although I have not embraced it, I will certainly not support it any manner. I am publically boycotting all owl merchandise, please do the same. Toss cushions that bury the sofa. I have to agree with a lot of men on the topic of cushions. They often roll their eyes at the mention of cushions or outright request not to have them at all. Yes they look nice, they add a level of comfort and color and fill in the sofa to create a nice inviting space however too much of a good thing is not a good thing. Men generally toss the cushion on the floor or try to sit uncomfortably around them. A few cushions are great but when you see your guest is awkwardly perched on the sofa, you have too many pillows. The same theory holds true

for the bed, if it takes you twenty minutes to unload the bed, you have too many pillows. If your floor is littered with cushions or you need a bench to house them at the end of a day, you have way too many. A few high impact cushions that are down filled can go a long way. Lighting is always a big one for me. Too much light or not enough are the typical issues. Lighting creates atmosphere and sets the mood and with the wrong lighting it can adversely affect the outcome. Over the holidays, I attended a party and all the lights were on full brightness. Overhead lights which provide the worst lighting possible were on throughout the dinner party. No dimmers, no candles, no floor lamps or table lamps just an over lit room. The room felt cold and stark and not very party like. Lighting should be done in layers. Invest in dimmers in key rooms like the dining room, powder room and kitchen. It’s less jarring, more relaxing and conducive to an enjoyable night. This particular party ended right after dinner and I can’t help but think that with a few candles and table lamps going it would have been longer and better. Knick, knack, patty, whack; please stop with little junky items. A china cabinet teeming with stuff or souvenirs from faraway lands, like is not ideal. A client I recently worked with did a lot of traveling and bought the typical snow globe and coffee mug with the names of the cities type-set as a reminder of the trip. The problem is too many small items get lost in a big cabinet and simply collect dust. A piece of art or sculpture or something relevant to the trip is a nicer keepsake then a plate that says New York 2008. Even a coffee table book about the place visited is more interesting to guests then a Disney figurine. Look for high impact pieces that mean something to your trip, if need be write on the bottom where the piece is from and the year. An authentic piece has so much more value monetarily and otherwise. A PIECE OF ART OR SCULPTURE OR SOMETHING RELEVANT TO THE TRIP IS A NICER KEEPSAKE THEN A PLATE THAT SAYS NEW YORK 2008.

Matchy-match living space. You know the room, the sofa and love seat are a set in identical fabric, along with two chairs in a complimentary fabric. Typically, they are bookended by two matching side tables and one identical coffee table, followed by two identical lamps and 4 pillows that came with the sofa. This look has been in production for many years because it’s safe, you don’t have to worry about making the wrong choice and its sells. It is also boring, uninspiring and typically unused because it’s not all that appealing. If you are stuck in the matchy-match rut, add new cushions in an accent color, break up the set, sell off the tables and add an ottoman or some interesting non-matching side tables. Different metals and wood can work well together and create a warm look with some personality. If you see a piece that you like, buy it and incorporate it into the room while you edge the old stuff out for good. Unfitted window treatments. A room can look perfectly put together until the window treatments come into view. Drapes that are either too short, too long, too thin or just plain dated can throw off a great room. This is a quick and easy fix. If the drapes are too short, add another contrasting panel as binding to the bottom portion of the existing drape. This creates a custom look, adds color and makes the drapes the right length. If the panel is too light-weight, a lining fabric attached to the back will create some

weight allowing the panel to fall nicely. A quality seamstress can do this for you at a fraction of the cost of custom drapery. If you still have a flouncy valance or one stuffed with tissue paper, the window treatment is dated. If you are using paper blinds because you are not sure what to do, call someone who is an expert in that field. There are loads of affordable options and selecting the right one can really finish the room off nicely. Neglected Master Bedrooms. I love seeing how people truly live and what they value and nothing says it more than a master bedroom. The entire house can read beautifully and then the room at the end of the hall is neglected to say the least. The reason I often hear is that no one sees that room. True enough but you really owe it to yourself to have a space that greets you at the end of the day. I’m sure Oprah said that at some point but it is true. This is the space that should reflect you and what matters to you. Perhaps, adding nice sheets, candles, soft blankets or artwork that inspires or brings you to another time in your life can complete the room. Maybe you need a fresh coat of paint and new grown up furniture. Whatever it is, work on the space so that you feel comfortable and taken care of. A good room can do that for you and if you can’t do that for yourself, hire a professional who can listen and help you achieve the look you want.

New year, NEW HOME INSPIRATIONS by VANESSA GASH

A NEW YEAR IS A TIME OF NEW BEGINNINGS, making plans and looking to the future. Planning a new home renovation project may be one of those changes you’ve considered. Homes in new communities have the appeal of modern designs and open floor plans. Some of the trade-offs however are a lack of mature trees and landscaping, houses built to the maximum for their lot size and often community schools and centres are not established. If you are the owner of an older home in a developed area, moving to a new community may not be the right solution to your space woes. Additions and interior renovations however can transform a small outdated home into a beautiful space worthy of admiration. The advantage of an addition is that you can tailor the space to your particular needs. Many older areas have quaint yet dated homes situated on beautiful pieces of land. Although it may be tempting to think you need to tear down and start from scratch, it isn’t necessarily the only or best solution. A small footprint is a great starting point. A mud room addition, a dining room expansion or both may satisfy your need for space. If you have a growing family, perhaps a second storey will satisfy all your needs without having to relocate. When undertaking a major project like an addition it is advisable to consult the appropriate professionals experienced in design, the permit process and construction. Researching your choices, getting a contract in writing and checking references will help you protect yourself and be sure to get the end product you desire.

Now that you’ve decided to start a major home improvement project it is time to understand the permits requirements. A wealth of information is available online at www.calgary.ca or by calling 3-1-1. A search of ‘My Property’ on the city website provides valuable information about your property including land use designation. This information can be applied to the interactive version of the current Land Use Bylaw 1P2007 to determine how much of an addition you may build without requiring a development permit. If your addition exceeds the square footage or criteria listed for your area, then a Development Permit is required. Complete Application Requirement Lists (CARLs) are available online to specify all the information required for your development permit. Since major changes to your property impact your neighbours, this process may also include a notice posting on the property and notification in your local newspaper. For this reason a development permit may take 6-10 weeks or longer depending on permit volumes at the City. Once you have an approved Development Permit (DP) or determine that your project falls within the scope of those not requiring a DP, you move to the Building Permit (BP) process. A BP reviews your project to ensure it meets provincial legislation for safety in accordance with the Alberta Building Code. Checklists and brochures for building permit requirement are easily accessible online at the City website. Drawing packages for modifications to older homes typically require a review by a professional engineer licenced to practice in the province of Alberta. This is important to verify that the existing construction is stable and adequate to support the new changes. Older construction was limited by the products and practices available at the time. Recent developments in manufactured products such as joists and trusses open a world of opportunities. Properly implemented these can transform a small, dated home into one of your dreams. An addition or renovation is a major undertaking. Beginning a project early in the year gives you the opportunity to work on the design, engage the appropriate professionals, prepare drawings packages and apply for development permits prior to the start of the construction season. Doing so will allow you to be poised to start construction by the time the winter is over. At a recent speaking engagement I had an audience member ask what mechanisms are in place for building codes to quickly respond to emerging issues?

A

An updated edition of the National Building Code (NBC) is typically released every five years (2000, 2005, 2010, etc). Provinces and territories typically adopt the majority of the NBC, but do make some amendments to suit regional needs before publishing them as provincial codes. This typically occurs within 2 years after the release of the latest NBC. Suggestions for code changes to the NBC are welcome from anyone at any time. A specific “Code Change Request Form” is available online at www.nationalcodes.nrc.gc.ca/ eng/code_change_privacy_notice which can be used to formulate and submit a request. It is not necessary to be an industry “expert” to make this submission, however anyone submitting a code change request should ensure that it is clear and focuses on technical issues that are generic or widespread. The request should include: • • • • • •

the existing Code requirement, if applicable the reasons for the change or addition the proposed revision or new requirement supporting documentation, including cost/benefit data the enforcement implications, and the related Code objectives

If an emerging issue that has large impacts (either positive or negative) arises, there can be an “interim change” of the NBC released. Such was the case in late 2012 when the NBC issued interim changes to accommodate new energy-efficiency requirements for residential construction. A similar situation occurred in Alberta when interim changes to the ABC were issued in 2009 to address concerns regarding the potential spread of high intensity fires between residential structures. COLD WEATHER BRINGS DRY AIR, we humans put on

warmer coats, scarves, hats and mittens. Your home cannot do that so we as the occupants have to help the home out. We cannot instantly replace windows or doors with air leakage or add insulation to the attic or crawl space at the drop of a hat. It takes time to arrange these comfort options in our homes. I would like to explain some other things that you may notice happening in your home during the cold weather. Do you hear loud bangs coming from your homes walls and ceiling? This is caused by the wood super structure of the home drying out as the cold dry air finds its way into the attic area

and outside walls. Drying the super structure, rafters, trusses and walls causes shrinkage and the banging noise is caused by the wood shrinking. How do you address this problem? Have the attic roof area checked for proper roof ventilation. Draft proof the ceiling area to stop air escaping around light fixtures, ceiling exhaust fans, attic accesses, electric wiring and plumbing vent stacks. the home is either too dry or too damp. How do you address this problem? Moisture levels (relative humidity) can move upwards or downwards depending on your home’s scenario. Too much exhaust air or air leakage from your home can allow cold dry air to come in through air make up vents causing the humidity in the home to drop hence the wood products, flooring and furniture to shrink causing the squeaking noises and furniture loosening up. Conversely too much moisture can cause floors to hump up

and condensation to form on windows. It is wise to know what the moisture level is in your home at any time of year especially during the cold dry months as well as the damp rainy days. Proper exhaust ventilation is where you must start in order to control moisture levels in the home. Showering, bathing, cooking, moisture producing areas of the home such as unprotected dirt crawl spaces, aquariums (yes, tropical fish aquariums) can all cause excess moisture in the home. This excess moisture must be controlled by using power exhaust ceiling fans; simply opening the windows is not the answer.
