According to a new survey released by BMO, more than half of Canadians plan to take a staycation and travel within their home province this summer. If you’ve ever considered doing a renovation project in your home, you’ll not want to miss the opportunity to hear from one of Canada’s celebrity experts on the topic when he comes to Calgary this fall. Bryan Baeumler, host of the hit HGTV show Leave it to Bryan, will be a guest speaker at the Calgary Home + Design Show, which runs Sept. 18-21 at the BMO Centre. Prior to his appearance at the show we had a chance to ask Bryan for his thoughts on renovation projects, his show and more.
Q: On your show, Leave it to Bryan, you have to choose between three different reno projects the homeowners want. What criteria do you use to help you make your final decision? A: I always have to balance the wants of the Family with the needs of the house itself (i.e. structural, mechanical, etc), how long they plan to stay in the house, what the neighbourhood/area trends are, and of course their budget! Q: What are the most asked for renovation projects on the show and why? A: Usually it’s kitchens, bathrooms and basements — I think most people assume that these renovations will add the most value.
Q: Do you see any new style trends that people want for their home reno projects? A: The beach house theme seems to come up a lot — people want light and airy finishes. The days of the dark floors and heavy furniture may be numbered. Q: What are the most popular reno projects to tackle during the summer? A: The summer always opens the door to exterior renovations, but nothing is off-limits. Q: You’ve done a ton of renovation projects — which one do you think gives you the best return on the investment? A: That’s a tough one to answer — I think it’s really specific to each house. I wish more people would start seeing the value in a well built, efficient and healthy home over a well decorated home — to me that’s way more valuable. Q: You’re a guest speaker at the Calgary Home + Design Show. What are you speaking on? A: I’ll be talking about some of my experiences working both on and off the show, how I got started in the business (both construction and television), how to avoid getting yourself in over your head when tackling a renovation at home, and taking a lot of questions. My topics often vary depending on the crowd! Q: Have you filmed a Leave it to Bryan show in Calgary or done any renovation projects in Calgary? A: I haven’t yet, but I’d love to one day! As much as it may be considered by some as a marketing ploy, trends are a cycle and one we can embrace or simply sit back and watch. In terms of home dĂŠcor, there are some exciting new design elements to watch for in plumbing fixtures, lighting and fabric that can simply be added to any space in varying degrees. Recently I met with Byron Vandekraats, the Operations Manager at Cartwright Lighting. We discussed the trends, the mistakes to avoid and what we are really paying for in a fixture. TRENDS
Currently in the lighting industry the crystal and chrome combination has a very luxurious feel and appeals to the transitional style of many homes. Think of an elegant chandelier above a free standing tub. The bronze and black finishes are still strong and used frequently in traditional spaces. A new look is the softness of warm gold tones. Not the harsh polished brass of years past, but a softer more muted look. The warmth of the metal is great for a dining room fixture where generally you are close to the fixture. Clean lines, modern looks and historical looking lights with exposed bulbs are also popular for this season. 20 HOME DECOR AND RENOVATIONS AUG - SEP 2014
EXPERT ADVICE
According to Byron, the kitchen and dining room are where to spend money on fixtures if your budget is limited. Those areas are where you typically spend the most time and also are the gathering spots for others. In many homes the light fixtures are often selected near the end of the project when budgets have already been stretched. When renovating, these can be easily changed out. It’s a matter of which ones first! I like to always change out the master bedroom because typically it is a standard, boring light and by simply replacing the fixture it creates interest and character in the space. If you are lucky enough to select all your lights try not to go with a family of lights, meaning a set of all the same fixtures in varying sizes. Use the same finish or shape but differ in the style. Byron mentioned that it’s helpful to know your ceiling height, as well as the other finishes in the space before you source out lights. Take pictures of the rooms, measure and feel free to book an appointment for full lighting selections or bring your designer with you who understands the space and the look you want to achieve. MISTAKES TO AVOID
Under lighting a space is a big mistake when planning or renovating a home. I see it frequently in many homes I work on and it negatively impacts the look and feel of the space. People will spend on granite, hardwood, beautiful mill work and then light it with only pot lights. Lighting should be layered and pot lights are just the start. Add pendants and other sources of light such as under cabinet in a kitchen or a hanging fixture over the island. A few portables, such a

floor and table lamps are also a nice touch and can break up harsh shadows. Lighting is a decorative component but it also provides mood as well functionality to a space.

What exactly are we paying for when shelling out money for a fixture that looks very similar to one at a big box store? Well design is often first, and you will pay for the look and the quality according to Byron. You may also be paying for the finish as it is often done by hand. Some materials are more costly, and often a square glass is more expensive than round. Once all those details are covered another factory will often knock off the original at a reduced price and sometimes lower quality. Look at fitness wear as an example. Dawn is the guru of the plumbing fixture world and if you’re not passionate about your sink tap, she will convert you! As a member of the Blanco Kitchen and Design Council she is privy to what’s really hot right now and she shared with me what we can expect to see for this fall. Lighter wood cabinetry is big, with a trend towards the natural look, birch, tile, stone - all very nature inspired elements. Grey is still strong and I also heard this with fabric so that’s great. White sinks are also a trend we will see. Clean crisp lines, nothing fussy. If you have the old “marble” seashell sink it’s time to trade up! Metallic, as well as copper and bronze, are very rich and elegant finishes making a statement this year. A great place to incorporate those trends would be a powder room. Perhaps an entire ensuite is not the place to experiment with a trend but a small space has high impact so try something new.

Ahh… the sexy world of plumbing… well not exactly, but after speaking with Dawn Fahr the Account Manager at Allan Forrest, plumbing fixtures have really glammed up.
Being cheap is a mistake on many levels but in terms of design and plumbing this is not a place you want to cut corners. If you have an overall vision for your home and

I recently attended a fabric launch at Whittaker Designs where a professional fabric buyer discussed the trends for this fall which include plaids in soft “wool’ like fabric and muted plaids, not the bold prints like we used to see. Colours to look for are spicy oranges, reds plums, rich dark bold prints, lots of the Chevron. Ikat prints are going to be big for this fall according to Carmel Patterson the Design and Sales Representative for Whittaker Designs, a furniture factory in Calgary. MISTAKES TO AVOID

replace the plumbing fixtures one bathroom at a time with quality pieces you will save more in the long run. Yes, it’s expensive, but when you are spending quite a few thousand on a kitchen or bathroom, you should spend more on a faucet that gets daily use. While speaking with Dawn we discussed how we will spend a lot of money on cars but flinch at the cost of luxurious shower head that the entire family uses daily. It may be a small piece in the overall design but a faucet that ties in nicely with an updated kitchen can really make a statement. A frequently asked question in the plumbing design world is whether or not all the finishes should match. If you have a chrome fixture in your shower do you go with chrome in the sink faucets? According to Dawn, yes, as it creates a seamless look. One way to help solve this issue it to have a split finish, which has two types of finishes so then you’re safe. While in the showroom I saw a leather faucet with chrome, very sharp! COST FACTOR
Technology, engineering, design and style are what affect pricing. It takes 18 months from inception to market for a faucet to reach the shelves. In that time, countless professionals are working on design elements, and spray patterns, how the water falls to ensure the faucet works as it should. Some faucets are just plated, while others are solid or cast. That too affects the cost of the product when it reaches us. Where the product is manufactured also has a bearing on cost. Again knock off companies that just reproduce the look without the quality and testing behind it can sell the look for much less because it’s simply a copy not the real article. 22 HOME DECOR AND RENOVATIONS AUG - SEP 2014
Emerald green for colour and pattern are on their way out, but aside from that a mistake to avoid with fabric is playing it too safe. Go for a vibrant pattern on a chair or a headboard; try something a little less conservative on a smaller piece like reupholstering the seats of your dining room chairs. Also avoid the all over leather look. Even though leather is comfortable, soft and practical, too much in one space really lacks punch. If you must have leather do it one piece and add fabric for the rest of the furniture to create warmth and texture. Layering prints and colours can really update a room and it is a great way to experiment with a trend by adding a few cushions in a current trendy fabric. It’s a small investment and a quick way to experiment with a fresh look. COST FACTOR
Quality fabric can range anywhere from $50 a yard to upwards of $400 a yard. Design and material and where it’s produced influence the cost. A good quality fabric should have a high rub count upwards of 15,000 rubs. That means that in a factory, a machine has tested the fabric by repeatedly rubbing it until there is wear. A high rub count means it will hold up in your home, with kids, dirt and pets. Look for a tight weave and patterns that are woven into the fabric rather than just printed on it. Whether you embrace trends or abhor them, or are somewhere in the middle like me, it’s fun to see what’s coming for fall. Working with an expert or doing a bit of research ahead of time can help you navigate where and what to spend money on. A trend is something that is fleeting, but quality and taste are here to stay.

TAKING ON A HOME RENOVATION PROJECT CAN BE
an enjoyable and financially rewarding experience – if it’s done properly, that is. But a renovation gone wrong can be stressful, both emotionally and financially. And while some home renovations are easier than others, more often than not, it’s best left to the professionals like a RenoMark renovator. Founded by BILD in 2001, RenoMark is a program that raises the bar, and consumers can easily identify professional renovators and contractors who have committed to the program’s requirements and standards. The program has now been embraced coast to coast in nine provinces and more than 40 communities. Another reason BILD started the program was to educate consumers and help combat the underground economy. It is estimated that the average government revenue losses from underground activity in home renovations across Ontario between 2007 and 2009 ranged from $1.4 to $2.4 billion per year.
THE NATIONAL HOME BUILDERS’ ASSOCIATION HAS BEEN ADVOCATING FOR A PERMANENT FEDERAL HOME RENOVATION TAX CREDIT EQUAL TO 2.5 PER CENT OF THE TOTAL COST OF THE RENOVATION. Across the nation, the renovation industry is a $66billion industry, according to an Altus Group report. The national home builders’ association has been advocating for a permanent federal home renovation tax credit equal to 2.5 per cent of the total cost of the renovation. It will benefit homeowners in the existing stock of homes in the GTA, which are ripe for renovation, and part of our job as the local home builders’ association is to advocate for consumers. A federal tax credit that encourages consumers to use professional contractors and get everything in writing will also protect consumers from illegitimate operators looking to do cash deals and evade paying tax. 28 HOME DECOR AND RENOVATIONS AUG - SEP 2014
It’s important that you and your family are protected and working with a professional who has a solid reputation with proof of proper business practices and insists on a written contract outlining the job is a good place to start. Here in the GTA, more than 250 RenoMark contractors have agreed to a 10-point renovationspecific Code of Conduct that includes returning all telephone calls within two business days, offering a minimum two-year warranty on all work, carrying a minimum of $2 million in liability insurance, and providing a detailed written contract or scope of work for all jobs. DETACHED GARAGE FOUNDATION REQUIREMENTS by VANESSA GASH common residential improvement permits that we issue here at The City’s Planning Services Centre. In addition to the typical questions about construction drawing requirements to obtain a garage permit, sometimes applicants will have questions about when a foundation or substructure is required below a garage. Anyone who has experienced weather in Calgary is aware of the dramatic nature of our climate. A winter day that begins with -30 degree Celsius temperatures could end with temperatures above freezing when a Chinook blows in. Alternatively the temperature is just as likely to plummet in the same fashion without warning. This freezing and thawing of the soil can cause the ground to heave and sink, affecting any structures built on top of it. For this reason, construction of houses and buildings in Calgary are required to have foundations that are on top of solid packed soil a minimum of 1.2 metres (approximately 4 feet) below top of finished grade (level of grass or lawn) or below the frost line. When structures are supported by foundations they are no longer negatively affected by the movement of the ground during

the freeze-thaw cycle. This prevents cracking of concrete, structural damage and deterioration of finishes due to differential movement. The Alberta Building Code 2006 allows small single story garages, those less than 55m² (approximately 592 ft²), to be built on wood mud sills or a 100mm (4 inch) thick concrete floor slab provided they are not built of masonry construction. This size will accommodate most typical double garages (typically sized at 24’x24’). Since detached garages are independent of other structures, the size restriction of 55m² is determined to be less susceptible to cracking or damage caused from differential movement. If you wish to build a detached garage larger than 55m², more than one story in height or with heavy construction materials like brick, you will be required to provide a foundation or alternative measure of frost protection. Frost protection for detached garages is generally achieved in one of two ways, frost walls or an engineered slab design. Frost walls are concrete foundation walls supported on footings 1.2 metres (or 4 feet) below ground level. They are installed beneath the entire perimeter of the building to allow
the structure to remain stable as the ground heaves and falls around it. The second method achieves frost protection for the building by creating a slab that will move together as one unit during freeze and thaw, preventing damage to the garage structure. Although designs vary between engineers, typically the slab will be reinforced with rebar and incorporate a thickened slab edge to reduce stress on the concrete during temperature change. Both methods require a cross section construction drawing provided with your building permit application to show how frost protection will be achieved. The engineered slab solution also requires the drawings are stamped and signed by a structural engineer registered in the province of Alberta. Garages greater than 55m² may be built on wood mud sills or a 100mm (4”) thick concrete slab provided the larger garage is compartmentalized into sections of less than 55m² each. This means that each compartment is structurally separated and therefore may move independently to reduce stress on the slab and prevent cracking or damage to the structure supported on it. This is achieved with an entirely separated slab at the defined perimeter. At this perimeter a separation is also required between all structural members, including top and bottom plates, studs, beams and sheathing. Within the slab, rebar must not span from one compartment to another. On the exterior of the garage, products like stucco and manufactured stone require control joints along the
compartment separations. Certain building materials are permitted to cross the compartment perimeter provided they have the ability to allow some movement without damage. These types of products would include asphalt roofing, soffit materials, vinyl siding and wood siding. With this information in mind, you may now determine which of the three options is best suited to your construction needs. With two copies of the appropriate construction drawings in hand, a permit is often able to be issued during your visit. To download a detached garage brochure or checklists please visit calgary.ca. Having so many choices can make the choice difficult, but customers can get help narrowing their selection by using Door View on the Overhead Door’s website. Door View allows a customer to upload a digital photo of their home and click the various options to see what the garage door will look like in order to choose the best style, type and colour. “Our sales people can also take a photo of the garage as they walk up to your home and then sit down with you and show you the various options and provide advice,” Watson says. Overhead Door engineers its own products and has its own testing facility. CREATING AN OUTDOOR OASIS IN A

oasis! Sometimes simplicity in a small space can create the best outdoor escape you have ever had! I learned this many years ago when I went from our very large family home, built on a lot that was approximately a hundred feet by two hundred, to a narrow Victorian two storey built on a twenty-five foot wide lot that was one hundred and twenty feet deep. Don’t get me wrong, I loved our big old home with its sweeping wrap around verandas, brick walk ways, a new deck in the rear and its traditional gardens. But, once the carpenter finished my entertaining size deck in my tiny back yard, my daughter and I created gardens front and back in one day! Living in that small house with its two small outdoor oases, one in the front, one in the rear, was one of the easiest, most relaxing times of my life! in a smaller space, indoors and out. In Calgary these homes and lots tend to be in trendy, closer to downtown neighbourhoods and hence much more expensive than a larger home on a large lot in a newer area! spaces surrounded, if there is enough room, with shade loving shrubs such as Hydrangea ‘Annebelle’ or ‘PeeGee’ and perennials such as Brunner macrophylla or hosts. If there is a fence or if you can attach it to the house a wall hung water feature is a bonus! I have a friend with a fairly deep jog in the side of her house in which she created a courtyard. Her closed in area with a wooden wall, and filled with a fountain and potted plants, is one of my favourite places to relax in! We can also create closed in courtyards in the front, especially in areas where the front outdoor space is quite small. We build a garden wall down the side and across the front, I like to leave a planting area in front of the wall or at least room for a hedge, formal or informal, fill the interior with a precast or stone floor, add furniture and potted plant material and it truly becomes an extension of your home creating another outdoor living room! Another great outdoor oasis is a spa room. We generally do this by building a patio, with either pavers or natural stone, and building a pergola over it. By furnishing it with loungers or a hot tub you create a spa area. If you are not wanting a spa the patio/pergola area makes a great entertaining or lounging area by adding outdoor living room furniture. My own is very small with two Muskoka or Adirondack chairs. I had a couple of cigar smoking friends years ago and called it the smoking room. Today it is an area I like to go to at night with a glass of wine and look down over my gardens. Never think your spaces are too small for an outdoor oasis, and if you have a larger property, look for cozy little missed spots where you too can create another great outdoor living space! Uniting a courtyard into your outdoor living space by JACKIE SWARTZ
COURTYARDS ARE A FANTASTIC WAY TO DESCRIBE AN
outdoor living space. Courtyards are aesthetically pleasing as well as reflecting the beauty of the surrounding environment. A courtyard can transform the shape of your surroundings and add value to your home. Courtyards can be built directly off the home structure or be created as an entity unto itself. Courtyards pleasantly connect your home to the natural surroundings enhancing the everyday enjoyment of relaxation, entertaining or simple solitude. They also give you a sense of privacy and relaxation. The beauty of this contained space is that it still enables one to enjoy privacy without sacrificing the pleasure of seeing cerulean skies. A courtyard area can be surrounded by natural stone, concrete stone, wrought iron fencing or a combination of these things. Historically, stated in the ‘Wikipedia encyclopedia’, the earliest known courtyards were built in Iran and China and date back as far as 3000 BC.
Nowadays, courtyards are becoming trendier, mainly because people want peacefulness and privacy. Courtyards can serve many purposes including an outdoor cooking area, a fireplace area, an outdoor hot tub area or an area that is used just for relaxing and reading. Many people entertain in their courtyard area and use comfortable outdoor furniture. You can also add outdoor lighting, containers filled with colourful flowers, a water feature or you can add a garden bed to the outside of the courtyard for additional privacy and aesthetics. To construct a courtyard that expresses your personality, and meets your visual requirements and saves you money, a well thought out design plan is necessary. A good quality design plan will include size and shape and will incorporate features such as entry way, pillars, lighting, seating arrangement, water feature, fire place, plant material, and statuary. Before building a courtyard, you need to determine what size you will need. For example; if you entertain around 4-6 persons and would also like to have an outdoor fireplace as well, then you would need a minimum area of 10’ x 10’ square or 12’ x 12’ round. Add an extra foot if you are building a surrounding wall. Pillars are usually a minimum 20” x 20” and up to 2’ x 2’. and how much space you will lose on each side of your patio. After your courtyard wall is built, you can also install a wrought iron or wood fencing on top of the wall. Another way to build a wall is to begin with the pillars and build a wood or iron fence in-between the pillars. This procedure will give you a more airy feeling and not so concrete look. Courtyards can differ in all shapes and sizes and they can be formal or informal. A formal courtyard will be symmetrical where an informal courtyard will be asymmetrical. Once you have decided what the purpose is of your courtyard and how you will be using it, then you will be able to decide the look or theme that you would like to have. Some courtyards will have natural stone flooring while others will have cobblestone flooring. Just like garden design, courtyards have a design-style as well, such as Roman, Islamic, Medieval, Renaissance, Japanese, Colonial, Arts & Crafts, Latin, English, and Contemporary. Among the myriad of styles to choose from one may discern what genre would be most appropriate by viewing pictures in various magazines thereby making an aesthetic choice that is most appropriate. A good way to initiate the design of your courtyard would be by obtaining a piece of art work or statuary that inspires and fosters making a choice that will best reflect your space. After choosing your feature piece you will be ready to personalize what the courtyard space will actually look like. For example, some courtyards are constructed out of manufactured stone that resembles an old world appearance. To soften this look a garden bed would be installed around the perimeter of the courtyard. There are many types of stone available. For example, Alan Block courtyard stone is really appealing because of its versatility and ease of building. The blocks are manufactured and are made of a high-quality concrete that are easy to assemble and long-lasting. There are several colours available to accent your home. The courtyard collection stone includes two distinctive wall textures. It is available in a classic look (also known as ‘Courtyard’) or an aged, old-word appearance that captures the rustic look of hand-laid stone (also known as ‘Old Country Courtyard’). 44 HOME DECOR AND RENOVATIONS AUG - SEP 2014
The Alan Block courtyard stone can be built surrounding and existing brick or concrete patio. Courtyards can be square or round shaped. If you plan to build a square courtyard, you may want to soften the linear lines inside of the courtyard by building a circular patio in the center. Also, you can ad pillars to your courtyard. The pillars can have capstones, low voltage lights or planting containers on top of them. Another high-quality manufactured stone is from Expocrete Concrete Products Ltd. They also sell a courtyard stone. It’s called StackStone and it is a tapered garden stone that is selfaligning with a structural interlock. Both sides of the stone are rock faced to give freestanding walls an attractive appearance from any angle. This product gives you everything you need to make straight walls, curves and corners. Maximum allowable height is (0.61 m) 2.0 ft., however, pillars can go as high as (1 m) 3’3”. ExpoCrete has another stone for courtyards called RomanStack stone. It has an aged appearance resembling real stone. RomanStack is manufactured by putting a typical StackStone unit

through a specialized process that rounds off the edges and corners, and gouges the face. This gives the wall a worn cobble appearance that looks like real stone, not concrete. Maximum allowable height is (0.61 m) 2.0 feet, however, pillars can go as high as (1 m) 3’3”. Courtyards can be used in the front and back yard of a house. Many homes already have poured concrete patios that are underneath a raised deck in the back yard. You can build a courtyard as an extension off your poured concrete patio. Your new patio inside the courtyard does not have to be poured concrete as well. You can build a brick patio that joins to your existing concrete patio and will look just like an added extension. The courtyard can be round or square. If you have a small back yard and need that space for children, then building a courtyard in the front yard would be more practical. Courtyards have many benefits. The most notable elements of a courtyard are privacy, relaxation and a great place for entertaining. Surrounding yourself with traditional stone walls creates a peaceful setting and a place for contemplation. Another great asset is that courtyards inspire one to spend more time outdoors especially if you incorporate gardening in your courtyard. Courtyards add grace and beauty while uniting the sacredness of natural space with our living area adding value to both our home and lives.

I had an interesting question whether stages, tents and other festival-type structures require a building permit?

Many will remember the severe weather system that caused the collapse of the main stage at the Big Valley Jamboree in Camrose, Alberta on August 1, 2009 Approximately 60 people were injured in the event and one person was killed as a result. As the summer festival season in Alberta gets into full swing, it’s important for all permit issuers, festival organizers, event planners and equipment rental companies across the province to be aware of the requirements for permits and safety inspections for events and festivals. The 2006 Alberta Building Code considers stages, tents and other festival-type structures to be buildings as defined by the Code. With this in mind, owners and event organizers are required to apply for a building permit any time a stage, tent or other festival-type structure is constructed, installed or erected, regardless of the duration or timing of the event. While local authorities have the flexibility to require selective code compliance for temporary structures, they have a responsibility to take all reasonable steps to issue permits and inspections for compliance. In particular, stages, tents and other festival-type structures of larger size, that 50 HOME DECOR AND RENOVATIONS AUG - SEP 2014
are adjacent to other structures, have a high occupant load, or involve activities that carry a fire or explosive risk, such as housing commercial cooking equipment, should be permitted and inspected. While severe weather events cannot be predicted or controlled, everyone can do their part to minimize the risk of harm to the public. COLOUR TRENDS COME AND GO with dramatic frequency. Every year Pantone declares a “colour of the year” which is often a vibrant and dynamic shade (eg 2014 Radiant Orchid , 2013 Emerald, 2012 Tangerine Tango) - and which is subsequently seen everywhere in fashion and design. It is no coincidence that, when walking through the mall, all the vendors seem to have similar colours in their windows. This is planned years in advance by a committee of experts and the choice reflects social and global circumstance. In the background, however, there are colours that seem to be timeless. They are the ultimate neutrals that will live happily alongside the ebb and flow of trends. Shades of “beige” ruled the previous decade – warm, comforting shades of brown that seemed to coordinate easily with most other colours.
THIS DECADE WE HAVE SHIFTED INTO THE WONDERFULLY VERSATILE WORLD OF GREY. A COLOUR THAT WAS DEEMED COLD AND SOULLESS NOW IS DE RIGUER AND SEEN RANGING FROM THE DARKEST CHARCOAL TO THE PALEST HINT IN WHITE.
This decade we have shifted into the wonderfully versatile world of grey. A colour that was deemed cold and soulless now is de riguer and seen ranging from the darkest charcoal to the palest hint in white. It blends effortlessly with any other colour provided attention is given to shades and undertones. It is sophisticated, elegant and peaceful. We are currently shifting away from incandescent lighting which is a yellow light that brings out the warm shades in colours and suppresses the cooler shades. It is the most flattering light for skin tones. Initially, fluorescent light became the environmentally favoured replacement. However, this is a cool bluish light which flattens warmer shades and makes them dull and lifeless (which is why change rooms in department stores are never the greatest experience!!). They have since evolved and are produced in warmer tones, but these tend to be pink rather than yellow. Halogen lamps are also an alternative, but they generate a great deal of heat and as such are not energy efficient. The light they produce is similar to daylight – crisp and clear and showing true colours. The light source of choice now has moved to LED, which is a great improvement on fluorescent light, but still not quite as warm as incandescent light. The cooler light sources are wonderful when we work with cooler colours in our interiors. Blues and greens become rich and vibrant, and greys are clean and clear. I suspect that this shift in lighting has some role in the current love affair with grey. Incidentally – the colour is commonly referred to as “grey” or gray” and the debate continues about spelling. According to my sources, “grey” is generally the British and Commonwealth (ie Canadian) version and “gray” is used predominantly in the USA. Initially as we moved from beige tones we shifted to the warm greys – taupe became the go to colour, and greige (grey-beige, the colour of raw unprocessed
silk)) crept into our colour fan decks. With our frigid winters we still sought warm tones and these continue to meet that need. Taupe is the most perfectly neutral colour as it sits perfectly between all the different colours in the colour wheel with no particular undertone. There currently is a shift towards blue, a colour we have not seen strongly represented for a while. Navy blue is reappearing in interiors and is classic and strong. There is a simultaneous shift with cooler greys becoming more popular. At the same time, we are seeing a resurgence in light, white interiors which again work seamlessly with grey. A number of my clients have raised the concern that grey feels cold – they are correct to a degree. If you stand in an empty room painted a cool grey tone it will indeed feel cool. However, once you add a charcoal sofa and some warm yellow throw pillows, gold or muted brass metallic tones on picture frames, lamps and accessories and a cream rug, the room will look rich and inviting. The contrast with the cooler background makes the warmer pieces glow. Similarly if you have a sandy beige toned interior, add some greys and silvers to shift it away from a boring “brown” room. You can create that exquisite colour scheme we are all privileged to enjoy outside in our prairie winters – the colours of the white snow, blue/grey skies and the yellow/brown vegetation. Soft, peaceful and so very beautiful.

It is necessary to be open minded when it comes to colour. Every hue can be quite lovely in the right tones and in the right environment. Even the colours we instinctively dislike have their merits in a fresh setting. For the longest time orange was my least favourite, but once the tangerine shades started appearing it caught my attention and is a fabulous choice for smaller accent pieces or powder room walls! Flattering to skin tones (gives you a healthy glow when you look in the mirror) and the space looks intriguing and inviting when the door is open. Never look at a colour in isolation, but rather consider it a team player – with the right colours around it every shade can be absolutely fabulous. The dreary cold grey that people fear is a perfect backdrop for vibrant colour and also makes warm colours really glow by contrast. Grey is proving itself to be a winner as it continues to survive long after other trends have come and gone.

With the warm weather here at last, it’s only natural to want to enjoy the summer indoors as well. Apply my design tips, and you can to start to enjoy the great outdoors immediately! BRANCH OUT » Florals have become a huge returned trend, updated from the overly fussy patterns we associate with granny’s curtains, to become contemporary, organic touches of natural beauty. In this dining room space, I used an elegant, leafy wallpaper to draw a connection to the outdoors, and then continued it into the kitchen to visually link the two rooms as well. SING THE BLUES » I chose a fresh blue hue to accent this space (left), which turned out to be a huge 2014 trend ahead of its time! This goes to show the importance of choosing a shade which speaks to you and to the space – you’ll still love it later even as trends come and go. However, if you do want to add a similar colour, try Benjamin Moore’s #806 Breath of Fresh Air (either for walls or a reference for accents), and pair it with either my favourite fresh white (#2121-70 Chantilly Lace) or my go-to neutral (#OC-23 Classic Gray). » Blue and green (which is half blue) are both natural hues that we are used to seeing in the world in a toneon-tone effect, so they make great near-neutrals and work especially well when combined in multiple shades. This makes it especially easy to slowly add up an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match” - if you stick to the blues, you won’t have a worry in the world.

STAGING A PROPERTY IN PREPARATION FOR THE CURRENT
real estate market is more important than ever. Potential buyers are very savvy and have very high expectations when they are purchasing a property. They can research any property from anywhere: sitting in the comfort of their living room to riding public transportation home from the office. Recently I was out for dinner with my husband at the local dinner theatre and the couple sitting in the booth beside us were actually looking at and discussing properties while having their dinner. Information is available 24/7 and if you look around you wherever you are we are all on our phone or tablet. Let’s begin with only having “stuff” you love surrounding you in a daily basis. This applies whether you are selling or staying in your home. I visit so many homes in which one or another of its occupants does not like a particular piece or pieces of furniture in their home. Often it is painfully obvious to an objective outsider like me because it is the one thing that

looks nothing like all the other things in the space. Sometimes it is a dining room suite complete with china cabinet that came from Grandma Gertrude or a futon the husband had when he was a bachelor and can’t let go of (this is very common although not always a futon). Often the client is so accustomed to having the offending furniture that they no longer “see” it anymore. They just never go into that room. I suggest the best way to eliminate these pieces is to offer them to another family member that may actually like the piece or pieces and, if they don’t exist, donate to charity. There are a couple of charities that will actually pick up large furniture; Habitat

for Humanity and Women in Need will, though they need some notice. Value Village will pick up smaller household items and all will take clothing, etc. And, it feels great to donate to charity. Having a professional stager come in for an hour consultation can give you a starting point to begin the selling process. We offer suggestions about editing and eliminating excess furniture, artwork and accessories from each room, allowing the property to show to its best potential. Beginning with the exterior, stand at the curb and actually look at your home and yard. Are the flower beds weeded? No dead branches on the bushes and trees? Are the Christmas lights still up? Does the house need to be pressure washed or the trim painted? Remove the mat at the front door if it says “Welcome to Our Home” or has the family name on it. I even went to a property whose front door mat said “Go Away”. I thought it was hilarious but I was not there to purchase the property. Okay, so now we are inside the front door. It is imperative the house smells great and there are no offending odours from cooking, smoking or pets that assault the buyer when they enter. Having too many fruity smelling room fresheners is also not ideal as sometimes they just cover up the odour and do not eliminate it. There is an awesome product available called “Air Sponge” that comes in a small plastic container, you simply remove the lid and hide it and it will absorb odours instead of masking them. It may take several but they are amazing. The property must smell clean and fresh because we really want the buyer to linger, maybe have a seat in the dining room and imagine themselves living there. If they are offended by the smell they will never offer to purchase the property. Paint… Touching up any paint chips and minor cracks is very important. If they are left untouched it gives the house a feeling of neglect. Walk around each room with post-it notes or painters tape looking at the walls, trim and ceilings. Bathrooms sometimes need the ceiling painted as they discolour from stream with showering. Neutralize any rooms on the main floor that may have colours specific to your taste. A dark painted powder room on the main floor can be a great thing as it will allow a buyer something to remember about AUG - SEP 2014 HOME DECOR AND RENOVATIONS 61
your property and if they do not actually like it is an easy thing to change. Selling a home is an emotionally charged venture. Hiring a professional stager will help with the transition of letting go. Packing up and editing “stuff” is very helpful to begin this process and don’t forget to involve the kids. Most of the time they want to help too…

Read the fine print by SHELL BUSEY when you cannot take anything for granted and I mean that literally. Where am I going with this? Well, right now on news broadcasts and in printed media there has been a backlash of negative reports on “Service Trades” taking advantage of customers (home owners). I am sure that at some point you have read or heard how important it is to have a signed contract with any and all details of any home improvement project you are planning to do. “BUT” did you read all of the fine print? This is a grey area where you the customer will find that the responsibility lies on your shoulders. You may be planning various types of renovations around your home such as a kitchen, bathroom, new windows and or doors or perhaps a new roof just to name a few of the common upgrades. No matter what the project, big or small you need to be aware of certain items.

›› How did you find your service trade,
by a referral or by word of mouth? If so who is responsible for the job supervision, are all sub trades licensed, insured, WCB protected and who is the person you call in the event of a problem or question? Are you responsible in any way for purchasing product? e. Ask for a minimum of three testimonials (and check them). Do not take things for granted. f. Who do you call if there are any concerns? g. If you are using a referral service trade do not call them directly for future services until you check with the original referral source to be sure they are still in good standing. ›› Most of all, remember fine print is there to be read, don’t be rushed into signing a contract until you have checked everything.
