When considering your home’s features, look beyond the four walls of your suite. If you enjoy working out at the gym or doing some laps in the pool, choosing a condo with these amenities built right in will save you travel time and membership fees, not to mention boosting the resale value of your home, should you ever choose to sell it. Canadian Home Builders’ Association - Edmonton Region hosted its 34th Annual Awards of Excellence in Housing awards gala, formerly known as the Sam Awards, to a sold-out crowd of more than 1,600 people. The Awards of Excellence in Housing pay tribute to the best in sales and marketing ideas, outstanding products, superior home building, and exceptional neighbourhoods. Established in 1954, the Canadian Home Builders’ Association – Edmonton Region, represents more than 400 member companies comprised of builders, developers, renovators, trade contractors, manufacturers, suppliers, designers, engineers, financial institutions, and a host of allied professionals. dmonton is in an exclusive Canadian club. Along with Calgary, we’re the only major centre in the country where the residential vacancy rate is less than 1.5 per cent. The law of supply and demand means landlords can call the shots when vacancies are scarce, but the outlook for renters is not so sweet. A recent report by CIBC made the case that rents are on the rise by six per cent per year in tight markets such as Edmonton – three times more than the soft markets in many other parts of Canada. The good news for renters who are considering home ownership is that despite the strong economy, homes here remain among the most affordable in Canada.

RBC Economics regularly compares home prices to incomes to determine how much of a household’s cash is needed to pay for a home, including mortgage payments, utilities and property taxes. The conclusion? Alberta remains one of Canada’s most affordable markets and its future prospects remain bright. “In the final months of 2013, Alberta’s housing market cooled a little and owning a home in the province became slightly more affordable, continuing to compare favourably against both national and provincial historical averages,” says Craig Wright, RBC’s senior vice-president and chief economist. “Looking ahead this year, we expect that constructive affordability conditions, a booming provincial economy and strong population growth will continue to fuel homebuyer demand in the province,” Wright adds. RBC pegs the cost of owning a bungalow in Edmonton at 33 per cent of income. Homebuyers in Toronto are seeing more than half of their income go to home ownership, while Vancouverites shell out an astounding 81 per cent of their incomes to own the same type of home. Most economic forecasters see Edmonton’s energy-fueled economy continuing to grow strongly, attracting more people to the city. The region grew by almost 48,000 people in a year, according to StatsCan estimates. That’s the equivalent of almost eight neighbourhoods the size of Ottewell in southeast Edmonton. With rapid growth, it’s no surprise that home builders are busy, starting work on more than 14,500 homes last year – up 14 per cent in the strongest year since 2007. That guarantees there’s a wide range of choices for Edmonton homebuyers, whether they are just starting out or are moving up in the market. Most of those homes are built by CHBA members, long-time leaders in providing home warranties that have demonstrated their commitment to excellence and customer service over the long haul. Check the CHBA Edmonton website for a list of local builders. Despite strong activity, Edmonton homebuyers have also been cushioned against the sharp price increases seen in Calgary, where the new home price index jumped by more than five per cent compared to just four-tenths of a per cent in the Capital region. With mortgage interest rates still at historically low levels, it may well be time to take the big step from renter to owner. And when you consider that the average two-bedroom apartment in Edmonton will cost close to $14,000 in rent per year, this is a move that only your landlord is likely to regret. f you’re a first-time homebuyer, you’re hearing a lot of talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then what I know now…” more and more – which got me thinking about the next wave of first-time homebuyers, and what pearls of wisdom I could bestow upon them. I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed to me a story of a friend who bought a house on the west side of Vancouver in the mid1990s, which is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, “What will people be saying 20 to 25 years from now?” Is it quite possible that a young, 25-year-old couple today might, in the year 2034, look back and say “If only we had bought that house back in 2014? Why didn’t we? Oh ya, global uncertainty….”

Just give it time. 2 Time is your ally. Time can turn any bad real estate decision into a good one. 3 Equity is your safety net. It can supplement a pension and give you financial options in later years. 4 Your mortgage is a forced savings program. So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things: › I’m sure glad I bought that first house, or › I wish I had just bought something back in 2014. A lot of people are in this situation today and paralyzed by all the noise around them. And, in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today? mortgage rules Yes, there are new mortgage rules that have been implemented over the past few years, but in some respects, this could be to your advantage. Many first-time homebuyers are unaware that they can still buy a home with as little as five per cent down. The main rule change that impacts your ability to afford a home is that you can no longer access a 30-year amortization. Your payments will now be determined based on you paying off that mortgage over a maximum 25-year period. Although this does make your payments a little higher in the beginning, it increases the amount of equity you build with each payment (remember that forced savings plan). In addition, the rule changes imposed by the government have had the effect they were aiming to accomplish, which was to slow what was becoming an overheated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within their range. global uncertainty There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in 44 NEW CONDO GUIDE | VOLUME 22 ISSUE 04 | NewCondoGuide.com
Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options and your own employment future. The key to creating long-term wealth in real estate through equity is your ability to afford your monthly mortgage payments and making them consistently over a long period of time – regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: 1 Your mortgage is paid off, and 2 Your house is worth more now than the day you bought it, regardless of what happened during the years in between. So, if you’re a first-time homebuyer in 2014, here’s my advice to you: create a budget that you can afford and be comfortable with. Buy a home that does not put a strain on your budget. Focus on taking baby steps and don’t get overwhelmed by the big picture. Make the monthly payments into that forced savings program called a mortgage, and then let time be your friend and real estate will do what it has done for many generations before – eventually go up as your mortgage goes down. That is what we call “creating equity.” And then maybe, just maybe, as you’re about to celebrate your first half century on this planet, you‘ll look back and say, “I’m glad I got started in 2014.”

to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.
❏ Label boxes containing fragile items with large red lettering.
❏ Collect cushioning material such as bubble wrap, foam pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
❏ Place china in plastic bags and stack plates upright on their sides, not flat.
❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.
❏ Pack your TV, stereo and computer in their original boxes whenever possible. ❏ Keep boxes to 50 pounds or less.
❏ Reinforce the bottom of boxes with extra tape for added strength.
❏ Pack heavy items into their own smaller boxes and place lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)
❏ Label each box with the name of the room in your new home where it should be placed.
❏ Don’t move flammable, combustible, corrosive or explosive items such as paint, gasoline and ammunition.
❏ List the contents of the box on the side of it.
❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place when you pack.

The hotel is designed by the hospitality mavens at Rottet Studio. The expansive property’s interiors carry the intimacy of a boutique hotel, achieved through the attention to detail, exquisite materials and a healthy collection of unique artwork. Despite offering nearly 400 rooms, every one of them feels like a personal oasis. Re-branded as part of The James hotel family in November 2012, the freshly renovated spaces draw from Art Deco roots and Miami culture to create a friendly, relaxing and breathtaking luxury getaway that could not be more “now.” Follow these inspirational tips to bring South Beach style to the Great White North.
01 White from the start White and cream create an airy atmosphere and won’t absorb heat, lending a cooler look and feel. This palette lets you emphasize elements like the view, framed by white sheers. Ceilings, walls, columns and window mullions are all white on white, making the bright blue sky the focal point. 02 Miami spice Too much white can be sterile, so spice it up with light-hearted Miami hues like bright teal, pastel pink and lime green. (CMHC) will increase its mortgage loan insurance premiums effective May 1, 2014. The increase applies to mortgage loan insurance premiums for owner-occupied, self-employed, and one- to four-unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC. CMHC’s capital management framework is consistent with international practices and Canadian guidelines for mortgage insurers. international industry trends and makes the financial system more stable and resilient. “The higher premiums reflect CMHC’s higher capital targets,” says Steven Mennill, CMHC’s vice-president, insurance operations. “CMHC’s capital holdings reduce Canadian taxpayers’ exposure to the housing market and contribute to the long-term stability of the financial system.” For the average Canadian homebuyer requiring CMHC-insured financing, the higher premium will result in an increase of approximately $5 to their monthly mortgage payment, CMHC says. This is not expected to have a material impact on the housing market. Effective May 1, CMHC mortgage insurance premiums will increase by approximately 15 per cent, on average, for all loan-to-value ranges. CMHC reviews its premiums on an annual basis and, going forward, plans to announce decisions on premiums in the first quarter of each year. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope?
ne of the life events that will have the biggest impact on your finances is the arrival of a new baby, and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full pay cheque. Yes, there are companies that offer a “top up,” but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year. For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3,333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch! On top of that pain is the fact that the first two weeks of your leave are unpaid, so your income calculation won’t start until the third week. And since it’ll take between four and six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food. Moms aren’t the only ones who can take time off with their new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time. Adoptive parents also get to take parental benefits and fall under the same rules as dads. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope? Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb! With a new long-term expense – a child – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked. Just because Canadians are guaranteed a year of parental leave from work doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan for it, and have the money we’ll need to make ends meet without going into debt. The best way to see the implication of that income drop-off is to live on the equivalent of your parental leave income for the duration of your pregnancy.
