How much will it cost to repair your condo in case of a flood or fire? Can you pony up all that cash to cover replacement costs? Not likely, which is why most lenders require that your home is insured on closing day. Read your condo declaration for details on what is covered by the condo corporation’s insurance. But there are other types of insurance to consider that are related to home ownership. Is your down payment less than 20 per cent of the value of the condo you intend to purchase? If so, you’ll also require

mortgage loan insurance, which protects the lender against mortgage default. The lender pays the insurance premium and passes that cost on to you, payable up-front or, more commonly, added on to your mortgage. So, the mortgage lender in the equation is covered, but what about your loved ones? Mortgage life insurance is a great peace-of-mind product that would protect your family and home in the event of critical illness, accident or death of the policy holder. Should the unthinkable happen, the policy would pay out the sum required to pay off the mortgage. As with any of life’s major milestones, a home purchase sets the gears turning for a slew of issues you may have never considered before. Be prepared and plan ahead.

You want to design for the future, for people to be able to afford to maintain their homes.” Designing for the future also means Carrington homes need to be built to last, too. “We actually use some of the same suppliers we’ve used for 30 to 35 years, everything from concrete, windows, flooring and framers. The people on the construction sites are good people and are proud of the work they do. And because we know who’s working on our homes, we can work together to rectify any problems quickly, should anything come up.” So while some of the faces and names Ferchoff works with haven’t changed, the needs of the community—and how we function and consume information—certainly have. “In terms of building, things are so dramatically different today with the
speed of everything. Thanks to technology, you can talk to someone on the job site like he’s right next to you.” Ferchoff says that in the past they’d tell the buyer that they could change a few things and that’s what they’d build. “Today, your world is your oyster. The designs are on the drawing board, and you can make modifications, go online and change things, and see what it’ll look like before you even build.” And those younger generations are changing the way Carrington does business, not only in terms of how they build. “Today, now we have a marketing department that’s on FB and Twitter, because the company has to be there—it’s the way of the future. We have more stuff on the website; so much information because the consumer wants that.”

Ferchoff says it’s exciting today to see the young people getting involved, changing things and making things green. People were lining up for lots and sleeping on the City Hall steps for their chance to qualify. I was the sixth guy in line for a lot in Millwoods, and I decided instead of hiring a builder, I thought with some help and guidance, I could do it myself. I built my first home in Lee Ridge and it’s still there. I did ninety percent of the work, drew the plans, submitted them to the City and did my own excavation. It was lots of physical work to get it done, but it was very rewarding.”

After that first house, he realized that he could make more building and selling one house than he’d make sweeping floors and selling furniture for a whole year. “Of course, the first number of years I worked lots of hours.” And after working hard and expanding into commercial developments, and multi-family housing, golf courses, car dealerships and developing bare land, “Now, I don’t have to work as much,” laughs Ferchoff. “Looking back, it’s been quite the ride, but I’ve never really found it to be a job. It’s just been interesting and fulfilling. I think if you really like what you do it’s not really a job the way people think of a job.” A lot of that attitude has to do with the people who make up the Carrington Group of Companies. “To be honest, no company is a good company with one person in the lead. Carrington has been successful simply because of our employees. We have 600 people who work here; good, caring people in every department. Everywhere throughout the company there are amazing people. Really, I have to give credit to the people around me; the employees make the big difference around this company.” They also make a big difference in the community through their employee-led program called “Hope Builders”, where employees raise money and volunteer their time to give back and increase awareness about participation in community initiatives. Those people have also led Carrington to become a leading philanthropic homebuilder in the Greater Edmonton Area. “One charity that’s closest to our hearts today is Changing Futures Foundation whose goal it is to extend a helping hand by building housing and creating partnerships and opportunities to support underprivileged individuals and families as they work towards building brighter futures. Our first such project, Project Touchdown, is a fourplex that we’re donating to meet the needs of teen parents who deserve a second chance to create the future they deserve. This project is in partnership with Terra Centre, and is being built by our Bedrock division. Ground breaking took place in early August. Along with taking care of the community, after 40 years in business, what’s one of the biggest lessons Ferchoff has learned? “Forty years in business has taught me to have a lot of respect for my competitors in Edmonton. We’ve gone from big and basic to smaller, functional, energy efficient homes. “We’re in a great city. all can be a busy moving season, with folks trying to get into their new homes before the first snow hits the ground. Use this 15-point checklist to make your move stress-free: 01 Double-check all closets, drawers and shelves to ensure they are emptied of contents. 02 Don’t pack important documents, medications, money or jewelry. 03 Have toys on hand to keep the kids occupied during the move. 04 Pack a box of basics you’ll need on move-in day (tools, paper products, all-purpose household cleaners, etc.). 05 Don’t pack paint, bottles of bleach, gas cans or other flammables. 06 Use strong boxes and containers that can be secured tightly.
Purchase special boxes for dishes, wardrobes and other special items. 07 Pack audio-video equipment in original boxes. Label cables and tighten transit screws. Before removing cables, take photos of the unit so you can hook everything back up the same way quickly and easily. 08 Avoid loading more than 50 pounds into one box. 09 Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. 10 Cushion contents with packing materials such as bubble wrap. 11 Pack books tightly on end in small boxes. 12 Have rugs and draperies cleaned before moving and leave them in wrappings for the move.
13 Pack medicines in a plastic re-sealable zipper storage bag. 14 Check the weather forecast. If it’s going to be rainy, as it often is in the fall, be sure to have the proper gear. 15 Call your moving company the day before your move to get a contact number for the crew in case you need to call them en route.

As a designer, it’s my job to see beyond the basics, and look to pieces that don’t just serve an obvious function, but solve design dilemmas while adding true beauty, and a sense of surprise. When you really open your eyes – and know where to look – you can find some unexpected answers to design questions and take your space to a whole new standard of living.
1 LigHten UP › Adding layers of light to a room is key to beautiful design. Harsh shadows from one lonely lamp drag down any décor, so you should always include as many types of lighting as possible (sconces, floor lamps, table lights, pendants, etc). However, the lighting source doesn’t have to be strictly functional. Consider choosing a piece that makes its own statement – after all, it’ll be under the spotlight. › Simple white shades are timeless (the modern trend being non-tapered cylinders and squares), but even more trendy is the bare Edison-style bulb. This touch of industrial style plays well against traditional or modern furnishings because of the raw, elemental nature of the exposed filament.

tables, extra seating, or cocktail tables (especially when clustered together), and tuck away or move easily to suit so many uses. If you see a form you love, reaching 16 to 18 inches high, perhaps it can double as seat and table. Hard stools are great if you prioritize the table space (pulled up to seats to hold a drink), and soft stools make for plusher seating (but can still hold a serving tray). Either way, use this as a chance to add a new texture, like faux fur, cowhide, rich wood or natural stone. 3 Hit the bench › Often associated with pianos or parks, the humble bench is a powerful piece of seating. I like to use one in long or awkward floor plans for its ability to connect spaces. In a room too big for one seating group, break the space into multiple areas with a bench in the middle to serve both seating areas. It creates a visual line, while serving double duty. › A bench also makes a stylish seat for your dining table (just stick to a two-seater so nobody is trapped in the middle), or an extra cocktail table option for standing-room-only occasions. 4 get seated: › While most homes will have a standby sofa or sectional for everyday lounging, don’t underestimate the value of a full-sized, singleseat chair. You’ll want something that will cocoon you when you just need some alone time. A pair of matching sofas can be a great look, but don’t be afraid of asymmetry (and different periods). The best groupings include some variety to suit all different seating situations. › Upholstered furniture does not have to use the same material on the front and back, which gives you another great chance to embrace a highimpact look in a smaller dose. A bold fabric or finish on just one side gives a touch of drama without sacrificing any practicality. Then use accent pillows in a relating fabric to connect it back to your sofa for harmony. 5 Looking Back › A mirror is often thought of as a fashion accessory – one full-length mirror in the bedroom for getting dressed, and one in the foyer for a quick look as you leave. However, mirrors are also a décor accessory that double the visual space and bring beauty all on their own. DIY I recently designed a custom aged glass mirror for a client, but you can simulate this look in a fun do-it-yourself project by picking up a stripping or antiquing kit, some gold spray paint, and a budget mirror. Make sure to read the directions carefully (and wear protective gear), and once the antiquing is finished, a few tiny spurts of the spray paint will give it an extra level of dimension. Now that you’ve got some great new ideas for decorating musthaves, you should can take your décor from simply practical to its full potential. And if you’re worried about mixing the pieces together, you’ve got a good start to that, too – all of these pieces can work together to start your cool condo look. So, you’ve finally purchased a new home. Saved your pennies until they were dollars. Did the appropriate research to find an ideal neighbourhood with the right amenities. Worked through dozens of floorplans with a litany of builders. Negotiated the best deal possible. Borrowed enough money to get a queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which is now approved and then – nothing. First nothing for days, then weeks and maybe a month or two.
Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is...
After all that hard work by the buyer, there is kind of a natural expectation your builder will put every one of his staff and resources into building your home. After all, it’s a big deal - right! Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is, but generally they follow similar steps. Those days and weeks when apparently nothing is going on with your house are indeed a busy time, in which the lot is being secured from the developer and registered if in fact the builder did not own the lot. I break the process down as follows and it might help in understanding why building a home can seem so slow, when in fact it’s probably not.
Stage 1 - The Paperwork The first part of building a home is preparation to build. This includes finalizing details of the home structurally and aesthetically. The home plan needs to be plotted onto the lot, a permit needs to be obtained from the city and all the trades need to be scheduled in advance to make sure they are available in an organized and cohesive manner. One major issue that happens here is obtaining the city permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work can begin.
for a week or two. Eventually they will pour footings and foundation walls and then – you guessed it – you wait for the concrete to set. This could be two weeks or more. The next sign of life is a framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun experience as your home rises from the ground (phoenix like) and becomes real. It is a time of tremendous pride for the owners. At this time you want to visit the site every day to watch the progress, but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers, furnace installers, insulators and drywallers. You may have to wait a bit on each of them as they’re in high demand and depending on the timing and scheduling proficiency of previous steps they may be double booked by this point in construction.
Stage 3 - The Finish Following structural work, comes the interior and exterior finishing. Again, handled by specialists. Painters, flooring installers, carpet installers, tile setters, cabinet and countertop people, and finishing carpenters. Each follow the other in a timeline often impacted by some inconveniences that may add a day or even week to the finishing of your home. The point of this article is to allay fears that “no activity” on your home for a few days or even weeks, is not something to stress about. It’s almost predictable. Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it is in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate stress during those endless waiting periods.

New-home about to get warranties even better
Jim Rivait is Executive Officer of CHBA Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.
T
he Alberta government is set to launch its program requiring warranties for new homes built in the province on Feb. 1, 2014, but that doesn’t mean buyers have to put their plans on hold until then. The mandatory program will standardize and expand coverage limits, but the reality is most new homes sold these days have warranty protection. The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) estimates that 90 per cent of homes built today are covered by existing warranty programs. We have long believed that figure should be 100 per cent. All members of CHBA – Alberta provide warranty protection as a condition of membership. The Association was a pioneer in this area of consumer protection, offering the first new-home warranty program in Canada starting in 1974.
It made sense to our members back then to ensure the most expensive purchase most people will likely ever make is covered by a warranty. It makes even more sense now with the average price of a new home in Edmonton topping the half-million dollar mark and coming equipped with high-tech systems not even dreamed of back in the year when the first products with bar codes first hit grocery store shelves. Innovative thinking on warranties is just one example of how CHBA – Alberta members are leaders in the residential construction industry. As you evaluate prospective builders, it is worth considering whether you want to put your faith in an industry leader or a followers. Our members abide by the CHBA’s Code of Ethics, which is based on principles of fairness, integrity and consumer satisfaction. They have access to resources that help them stay informed about technological advances, regulations, products, materials, financing and design innovations. Many of our members at our recent BUILD 2013 conference took advantage of the opportunity to be briefed on the details of regulations for the new mandatory warranty program. That’s because they have an ongoing commitment to understanding how new programs will affect homebuyers – their customers. The new mandatory program provides 10 years of coverage on the major structural components of a new home, five years of protection on the building envelope with the option to add another five years of coverage, two years on defective materials and labour related to delivery and distribution systems, and one year on labour and materials. It will apply to homes built under a building permit applied for after the legislation takes effect on February 1. More information is available at the Alberta Municipal Affairs website. The builder you choose will need to harness the skills and expertise of many suppliers and trades. Builders who belong to the CHBA have access to a network of professional companies and individuals providing services to the residential construction industry. Membership in CHBA – Alberta is a key indicator that a new-home builder is a professional who is in the business for the long term. These companies will work hard to satisfy their customers because they have a stake in this community and know their future success depends on their reputation. Building a new home is a complex business. Changes to warranty programs are just one example of how builders must continually upgrade their skills to meet the demands of their customers. Dealing with an inexperienced builder – or trying to build your own home – could be the most expensive mistake of a lifetime. Even so, healthy gains in the goods sector will make up for an anticipated slowdown in the services sector. After growing by 4.3 per cent in 2012, real GDP in Calgary will increase by 3.3 per cent this year and improve slightly to 3.4 per cent next year. Real GDP in Vancouver is expected to increase by only 2.2 per cent this year, due to slowdowns in both the manufacturing and construction sectors. Edmonton ranks as one of the fastest growing
census metropolitan area (CMA) economies in Canada this year, along with Saskatoon and Regina which topped the list, according to the Conference Board of Canada’s Metropolitan Outlook, Autumn 2013. Energy-related investment in Alberta continues to drive gains in Edmonton’s construction, primary and manufacturing sectors. Edmonton’s economic growth is expected to come in at a solid 4.2 per cent in 2013. “Saskatoon and Regina continue to sizzle. In 2013, both economies are expected to grow about three times as fast as the overall Canadian economy,” says Mario Lefebvre, director, Centre for Municipal Studies. “Vibrant job markets in Saskatoon and Regina are attracting newcomers from all over Canada and abroad, boosting population growth and spurring demand for housing.” Thanks to strength in the goods-production sector, Saskatoon’s economy will expand by a significant 5.2 per cent in 2013, before easing to a still-strong 3.5 per cent in 2014. The city’s employment, which rose a robust 4.7 per cent in 2012, is expected to grow by an even stronger 6.1 per cent this year. Following real gross domestic product (GDP) growth above five per cent in two of the last three years, Regina’s economy will also continue to expand at a brisk pace. Are all Insulations created equal? A
s the temperature outside gets lower, we all start to spend more time indoors. We assume that the great indoors will protect us from the cold weather outside. How well your home does this depends mostly on your building envelope; and it’s not quite as simple as you think. Your building envelope is your only line of defense against the weather outside. It’s a multi-layered system that, when done correctly, will protect you and your family from the elements for years. Your envelope is a complex interlocking structure of barriers (Weather, Moisture, Air and Vapor), insulation and framing. Now I could write on for quite a while on all of the components and their interactions, but I thought we’d just tackle one: insulation. Insulation is familiar to most of us, but the real ins and outs of it are not. We are told that R-value is the way to buy insulation and that higher is better. This is not necessarily the case. Let’s start with batt insulation. Batt has been a staple in the homebuilding industry for years. Your standard batt insulation is rated based on a perfect installation and a variety of other variables in place. A perfect installation means that all the edges are flush with the studs, nothing tucked in (this causes compression and reduces the effectiveness of the insulation); also anything else in the cavity has been cut around (this too avoids compression). Ask your builder to see a home at insulation stage and look for these signs of a less than perfect installation. Each mistake could potentially cost you money & comfort. Batt insulation is also subject to air infiltration which can make it lose a substantial amount of effectiveness. This is easily handled by a properly installed exterior air barrier, ask to see it. Properly installed air barriers are as monolithic as possible & joints should be taped. Even with all this done, batt insulation will lose some of its value at low temperatures due to convective loops of air moving within the insulation itself. Cellulose insulation has been around for years as well. It is primarily recycled newspaper with some additives to resist fire & mold. Cellulose is denser than batt insulation and
is less susceptible to the internal convective currents that affect batt insulation. It still requires a good exterior air barrier to help it retain its insulation value. Cellulose does have a tendency to compact. This reduces its insulation value. Both cellulose & batt insulation is subject to any kind of moisture reducing their effectiveness as well. Foam insulations are the latest newcomers to the insulation field. These come in two main types: board stock and spray applied. Foam insulation is also the most expensive of the insulations available, so it is up to you to decide if it’s worth it. Board stock foam is quite common. We see this very often in exterior applications. Foam board insulation can help cellulose & batt perform better by providing a pretty decent air barrier while also reducing the effect of the internal convective currents. The issue with outboard foam is that some can also be a vapour barrier and can trap moisture within your walls causing mold & rot. This should be calculated out by a professional. Spray applied polyurethane is rising in popularity. We’ve all seen it on TV and that’s because it provides a high insulation value, seals the air out (which can be as much as 25% of your heating bill) and handle moisture very well. It is also the most expensive of all common insulations. As it becomes more popular, the cost is expected to drop. This is also a product that can be installed incorrectly. This product should only be installed by a certified technician. As you can see, there’s more to comfort than meets the eye. Discuss with your builder their process for ensuring you and your family are getting the comfort you deserve. Stay warm.

What is mortgage default insurance? Mortgage default means the borrower has not done everything required under the mortgage agreement. The most common reason for a default is not making payments. Mortgage default insurance (“mortgage insurance”) is an insurance policy that compensates a mortgage lender (a bank) for losses caused by a mortgage default. Under the Bank Act, banks may lend up to 80 per cent of the purchase price of a residential property or its appraised value (often called the loan-to-value ratio), whichever is lower, without requiring the mortgage to be insured by a mortgage default insurance company (“mortgage insurer”). This type of mortgage is generally referred to as a conventional mortgage. If the principal amount of a mortgage results in a loan-to-value ratio that is greater than 80 per cent, the mortgage must be insured by a mortgage insurer. A bank may also require mortgage insurance on conventional mortgages that have unique risks, regardless of the loan-to-value ratio. These can include properties in remote locations with limited or poor marketability, and properties in communities supported by a single industry. Mortgage insurance allows homebuyers to buy a home with a down payment of less than 20 per cent, provided they meet the bank’s lending qualifications and the mortgage insurer’s underwriting standards. Mortgage insurance protects the bank only. It does not protect a borrower or the borrower’s interest in the property. Mortgage insurance is not a type of insurance that pays the mortgage payment if the borrower can’t pay it or the borrower dies. How mortgage insurance works If a borrower stops making mortgage payments or breaches the mortgage contract, the bank may “enforce” its mortgage. Normally this means taking legal action to sell the property to recover what the

If the borrower doesn’t have enough money to pay the insurance premium, it is added to the mortgage amount. borrower owes. If the lender does not recover the full amount owing to it, the mortgage insurer will pay the lender the amount of the shortfall, subject to any limits put in place by the insurer. The mortgage insurer may then take legal action to collect the shortfall from the borrower, if permitted under applicable law. Mortgage insurance premium The mortgage insurance premium (“insurance premium”) is calculated as a percentage of the amount borrowed. The insurance premium amount is dependent on a number of factors, including the size of the down payment. The higher the loan-to-value ratio is, the higher the insurance premium will be. Other factors, such as the mortgage amortization period (how long it will take to pay off the entire amount borrowed), the property value and the owner’s employment status, influence the premium’s calculation. The mortgage insurer determines the factors that are used in the calculation and the amount of the insurance premium. The bank collects the insurance premium from the borrower, and it is paid to the mortgage insurer. Once the mortgage is funded, the bank sends the insurance premium to the mortgage insurer, and the remaining mortgage funds are given to the borrower or the borrower’s lawyer/notary. If the insurance premium is added to the mortgage amount, the borrower will pay interest on the total amount borrowed, including the insurance premium. Example: Insurance premium calculation
The purchase of a property with a selling price of $200,000 and a down payment of $10,000 will result in a loan-to-value ratio of 95 per cent. With an amortization of 25 years, the default insurance premium rate will be 2.75 per cent. Insurance premium

How does mortgage insurance work? Banks can purchase mortgage insurance from a private mortgage insurer approved by the Office of the Superintendent of Financial Institutions or from a federal Crown corporation authorized to provide mortgage insurance. The decision as to whether a mortgage can be insured is not made by the bank. Each mortgage insurer has its own criteria for evaluating the borrower and the property, and it decides whether or not a mortgage can be insured. As part of the mortgage insurer’s evaluation process, a borrower’s credit reports are obtained from credit reporting agencies. The bank, not the borrower, selects the mortgage insurer. A bank may approve a mortgage application, but the application for mortgage insurance may be declined by the mortgage insurer. If this happens, the bank will not be able to make the loan unless another mortgage insurer is prepared to insure the mortgage.

oday’s condominium shoppers are an educated bunch. At Baker Real Estate Inc., we see that most purchasers do their “homework” before signing on the bottom line, which is wonderful. It is important to know where you stand on all aspects of your purchase, including insurance, which is sometimes misunderstood in the condominium world. Of course, people are used to thinking of home insurance with lowrise residences, but the parameters are different for condo ownership. Sometimes condominium buyers assume that their monthly maintenance fees include insurance for their individual suites, when in fact, those fees include the insurance that the condominium corporation takes out on the building itself. Usually, the amount is calculated at two per cent of the condo budget. Your declaration will explain what this insurance covers. Read it carefully. This can differ among buildings.
The rule of thumb is that condominium corporations insure from the walls out. In other words, the roof, exterior, driveway, underground garage, amenities and other common areas are covered. I remind you again, however, that coverage is not standard, so it is important to double-check. You can confirm with the condominium corporation as to whether you are responsible for the deductible on the policy that applies to the building, which can be substantial. Now, as to what you have to insure yourself, think about your suite from the walls in. And this goes beyond contents insurance. As an owner, you are different from an apartment renter. Of course you want to insure your belongings such as clothing and furnishings, but you also have to insure items such as counters, cupboards, vanities and the like. These are considered “attached” elements of the suite, so if anything happens to them, as the owner you are responsible for repairing or replacing them. This includes what insurance companies call “betterments” – the upgrades or improvements you may make to these items.
Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy owning your beautiful condominium suite even more My advice is to deal with an insurance company that has experience with condominiums. Your condo suite insurance takes effect when your unit legally closes, but get of a copy of the condominium declaration as early as you can. Show it to your insurance agent, who can help you determine exactly what kinds of coverage you need. Neglecting the coverage of the “attached” parts of your suite to save money can backfire if a flood or fire takes place. Take some time to make a list of your belongings, including what you will place in your storage locker, as you need to insure the contents of that as well. You may be surprised at the value of your items. You can add a rider to your insurance to cover things like costly jewelry or rare antiques. Ask your agent about specially designed Condominium Owners policies and additional riders for considerations such as additional living expenses if your suite becomes uninhabitable because of a loss. In addition, you should be looking at personal liability insurance to cover your legal liability should someone visiting your suite suffer an injury or loss to his or her property. If you are an investor and will be renting out your suite, check as to your responsibilities in this scenario. At the very least, your tenant should purchase contents insurance. Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy owning your beautiful condominium suite even more. The important thing is to feel comfortable both physically and emotionally in your new surroundings. Insure to ensure your peace of mind!

hether you have a sprawling home with plenty of room or a cosy place with little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. Whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute.”. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to find them when you need them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!

You’ll also need good lighting, a comfortable chair, and a functional filing system. ›› Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the “Edit” drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer. ›› Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms. ›› Everything needs a home. Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. ›› What did I do with that manual? Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. ›› Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys.” It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you get home. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing. Now, where’s that beeper...

This is the money you will have to borrow.
