hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

Most of us are still struggling with the end of summer, and the thought of winter is frightening, with a capital F. But some people take advantage of this time of year to look ahead – all the way to February and tax time. The deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 1, 2015, and April 30 for filing your 2014 income tax return – still many months away. But it’s not too early. Indeed, financial and tax experts say it’s never too early. They stress that

“tax time” should not strictly be tied to contribution and filing deadlines, but rather should be a 12-month activity – so you can take advantage of tax saving opportunities through the year. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Use sturdy, flatbottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first.

STORE YOUR SEASONAL CLOTHING SAFELY. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area.

Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently. KEEPING TR ACK OF IT ALL. Whether you are moving this busy autumn season or maybe a little further down the road, I recommend the following 15-point checklist to help you complete your move in a stress free way:

1. Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. 2. Carry important documents, money and jewelry with you. 3. Pack toys, games or special items for the kids to keep them busy during the move. 4. Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off the truck at your new home. 5. Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials. 6. Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. 7. Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from. 8. Avoid loading more than 50 pounds into one box. 9. Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. 10. Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. 11. Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the

pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. 12. Check the weather forecast for your move day, so you can plan ahead for bad weather. 15. Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Shopping for a new condominium is an exciting process. But, as with all substantial purchases, there are important considerations to be weighed before making your final decision. With this column, I hope to give you a framework for making a wise and informed purchase. Firstly, if you don’t need to move into a new home immediately, you should know that there are significant advantages to buying your condo during a development’s planning stages. In order for a builder to receive construction financing, that builder typically needs to show that 65 to 75 per cent of the suites have been sold. To reach this goal, it’s in the builder’s best interest to offer better prices earlier on in the sales process. Buying early can result in substantial savings, and offers the greatest equity growth potential. It also allows you a much wider selection of floorplans and locations within the building. Consider where you want to live. While the most important factor influencing price in real estate is location, this doesn’t mean that the priciest section of town is necessarily the best for your personal lifestyle. Consider proximity to your workplace, and to the kinds of amenities you feel are important, whether that means shopping, restaurants, greenspace or recreational centres. Once you’ve zeroed in on a particular condominium development, it’s equally important to consider the location of the unit itself within that development. Examine proximity to

the elevator, street noise levels and the quality of the view; often, the higher the floor, the higher the price. This raises the question: how much do you want to pay? Your personal budget may not allow you to buy the penthouse of your dreams; again, weigh what’s most important to you. Some factors to consider when selecting your suite include functionality of the layout; exposure to natural light; ceiling heights; and access to a balcony or other outdoor space. A development’s curb appeal will affect both your enjoyment of your home and its resale value. The same applies to density; the fewer people sharing your development’s facilities, the better. All condos are not created equal. What’s behind the walls – mechanical systems, for example – is just as important as those things you can see, though admittedly more difficult for a homebuyer to judge. That’s why choosing a builder with a good reputation is crucial. Research builders by asking your realtor for information; by visiting previous developments; by speaking with current owners; and by researching the equity growth of their homes as compared to others. Be sure to check the builder’s Tarion Warranty Corp. rating. Tarion is a government regulated organization which licenses all new home builders in Ontario, and provides safeguards to all new home purchasers. Finally, make sure that the builder has a strong customer service team with extended hours. There’s no denying that buying a home is an emotional process. All warranties come with limitations and rules, and your new home’s warranty is no exception. The purpose of the warranty is to provide homeowners with protection against defective workmanship and materials. But if you make significant changes to your home through renovations or repairs, you may be forfeiting your warranty rights. The scenario usually goes something like this: A homeowner notices an issue with his new home and submits a statutory warranty form. Not wanting to wait the 120-day builder repair period, the homeowner completes the repairs. However, any alterations, deletions or additions made by the homeowner are excluded from your warranty, and Tarion cannot cover such defects. In addition to performing their own renovations or repairs, there are a few ways homeowners can forfeit their warranty rights, such as failing to properly maintain their home and not submitting their forms on time. These are the most common ways to jeopardize your warranty rights.

WAIT TO MAKE RENOVATIONS

Owning a new home comes with a responsibility to manage and maintain it. By conducting regular and proper maintenance, you will help to ensure that your statutory warranty rights are protected. Your Homeowner Information Package, provided by your builder and available on Tarion’s website, includes a complete home maintenance checklist that can ensure your home stays healthy. Finally, one of the simplest ways to preserve your warranty rights is to file your statutory forms on time. Register for MyHome by visiting tarion.com. You will receive email alerts with personalized warranty timelines, including key due dates for form submission and inspection requests.

Most homeowners can’t wait to put their mark on their new home by decorating and renovating. Before making any renovations to a new home, read your Agreement of Purchase and Sale. Builders often include a clause that states you should not finish your basement within the first two years of possession – when you should be watching for foundation cracks or water leaks. If there is water penetration, unless the builder finished the basement, they’re not responsible for the damage. If renovations damage an item under warranty, the item will no longer be

JEOPARDIZING YOUR WARRANTY

Health and safety concerns can cause panic in any homeowner. This can include issues with heating, plumbing, electricity and your water supply. Homeowners often feel they must take matters into their own hands if the situation is urgent. This could involve calling a plumber or electrician to get an immediate repair. However, you may forfeit your warranty if you hire a contractor to fix a system that is under warranty. Once the repair is complete, your builder may not be able to assess if the issue was caused by a defect in construction or installation – both warrantable. Both your builder and Tarion have emergency contact information and procedures in place to handle these situations, and Tarion has technical representatives available. So, before you attempt to fix the issue yourself, contact your builder’s emergency number and then Tarion. Only if you cannot reach your builder or Tarion should the emergency condition be corrected. Homeowners should obtain a detailed written report of the problem, and an invoice that sets out the repair methods used by the contractor, as soon as possible after completing the repair. In these cases, limit the repair to the emergency condition and not subsequent damage that may have been caused. MAINTAIN YOUR HOME
