I don’t know about you, but I’m hearing more and more about “Millennials” and “Baby Boomers” in the context of prospective homebuyers. And I can see why – while we are all unique, we are still connected by universal experiences. For example, according to a recent survey by Royal LePage, many Millennials across Canada are living with their parents for longer periods of time. The number of BC Boomers who expect their children to move out after the age of 35 is triple that of the number in any other market surveyed. This is changing how Baby Boomers approach their real estate goals, too. Some are planning to downsize once their kids do move out, which is part of the reason why Royal LePage predicts as many as 1.4+ million Baby Boomers will be searching for new homes in the next five years. Baby Boomers are also in the news for their activity in the recreational property market; according to RE/MAX, Boomers are flocking to these properties, which is driving up the price of these dreamy homes (page 40). 1.4+ MILLION BOOMERS TO BUY HOMES IN FIVE YEARS Desired lifestyle plays a big role in homebuying decisions, and our desired lifestyle tends to shift as we get older. The Royal LePage Boomer Trends Survey, released this month, seems to support that premise: It found that 17 per cent of Canadian Baby Boomers (born between 1946 to 1964) plan to purchase a new home in the next five years. “Baby Boomers will impact Canada’s housing market in a big way in the coming years,” says Phil Soper, president and CEO, Royal LePage. “Another 1.4 million of this large demographic are expected to sell and buy real estate between now and 2023.” REAL ESTATE FUNDING RETIREMENT
Affordability is an issue for Boomers in BC, where they are banking on real estate to fund their retirement. Seventy per cent of British Columbians between the ages of 54 and 72 own their home, the lowest percentage among all regions surveyed. And of the respondents who own their home, 26 per cent say more than half of their retirement savings are tied to real estate – the highest rate of all provinces. DOWNSIZING
With so many Boomers relying on their homes to fund their retirement, 43 per cent say they are planning to eventually downsize their principal residence and almost half (42 per cent) will consider purchasing a 28 NextHome.ca
condominium for their next home. Thirty-seven per cent will be willing to move to a new area in search of affordability. “More and more we’re seeing Baby Boomers in British Columbia downsizing from a detached home to a condominium,” says Michael Trites, managing broker, Royal LePage Northstar Realty.
“Increasingly they are transitioning into condos to unlock some of the equity they have built up in their homes, while gaining more flexibility as their health and lifestyle preferences change.” CHILDREN LIVING AT HOME
A vast majority (88 per cent) of Boomers in BC believe that real
estate is a good investment, and 42 per cent of respondents with children say they would be willing to subsidize the purchase of their children’s homes. The survey found 44 per cent of respondents across Canada with children living at home expect them to move out between the ages of 21 and 25; 21 per cent expect to leave between the ages 26 and 30; 18 per cent anticipate their children will move out after the age of 30; and nine per cent expect them out after the age of 35. This last number nearly triples in BC, where 24 per cent of respondents with children living at home expect them to move out after the age of 35. “Our 2017 research into
the largest group of first-time homebuyers in Canada, which we call the Peak Millennials, showed many were roosting in the family nest well beyond the traditional age of exit,” says Soper of Royal LePage’s Peak Millennial Survey, which showed 14 per cent of Peak Millennials surveyed are living with their parents. “With this work, we have confirmed that Boomers are allowing children to reside at home well into adulthood. Yet they won’t stay forever, and when they go, the folks are going condo shopping.” TYPES OF HOMES
Currently across Canada, according to the survey, more
than three quarters (77 per cent) of Boomers own a home, nearly one in five (19 per cent) rent, while a very small number (one per cent) live with family. When zooming in on current dwellings, the largest number (61 per cent) of Boomers across Canada live in a detached home, followed by condominiums (21 per cent) and semi-detached/townhomes (12 per cent). Of Boomer respondents planning to purchase a home in the next five years, 45 per cent are most likely to purchase a detached home, 32 per cent are most likely to purchase a condominium, 10 per cent note the strongest interest in a semidetached/townhome and five per cent say a recreational property. RETIREMENT PLANS
“Our research does indicate that smaller cities and recreational areas will attract more investment than major cities,” continues Soper. “This large segment of the population views our big cities as generally unaffordable for retirement purposes.” More than half (56 per cent) of Boomers polled nationally say they consider the housing market in their city or region to be unaffordable. This number jumps to 78 per cent of respondents in British Columbia. When asked about their willingness to relocate, more than one-third (34 per cent) of respondents nationally stated they are open to moving to another city or suburb where property prices are more affordable. Of respondents willing to move for improved affordability, 35 per cent prefer to stay within one hour of their current residence, 30 per cent are willing to venture further out (one hour or more away), while 20 per cent say that they are open to living anywhere. Designer Jo Alcorn shares tips to make the inside of your cabin as desirable as the outside LOVING THE LIVING ROOM
When the rain is pouring, or the bugs are buzzing, you want to escape to an indoor retreat. When it comes to creating a cosy cabin living room, remember, seating is a priority. Make sure there is enough room for everyone to sit comfortably. Look for durable, easy-to-clean options. You also need storage. In this space, I included a shelf behind the sofa. It’s ideal for cottage living: It offers easy storage for throws, board games or great reads. It also doubles as extra counter space when entertaining. 38

a gorgeous five-ft.-long, woodtopped raw table, a perfect fit for cottage decor, plus it’s longlasting. CABIN-CAVE
This cabin has access to a walkout basement, a wonderful underused space that was naturally cool because the cabin is built into the Canadian Shield. Instead of covering up the natural rock, I kept it exposed and it became part of the decor. I added a great, durable sofa from Urban Barn (urbanbarn. com), which fit the space perfectly, and side chairs that could be moved around. Again, we selected a raw-edge table to really enhance the cosy ambiance. Accessories were added from Bouclair (bouclair.com) to really top off the woodsy feel. OUTSIDE ENTERTAINING
BREAKFAST NOOK
Even in this five-by-eight-ft. space, I created a huge impact. The secret was to use every square inch, including the vertical space. I used amazing artwork from an online store called Posterjack
(posterjack.ca), and I enhanced the feature wall with cottage-inspired decor such as stag heads from HomeSense (homesense.ca). The most important piece of all is the table – it’s where you gather and make lasting memories. I chose

I used EON Deck and Patio Tiles from The Home Depot (homedepot.ca) that the homeowners simply clicked into place. To have a great dinner party, you need a great table; this table from The Home Depot seats six, has a sleek and stunning design, is comfortable for long conversations and fits the space perfectly. The chairs even stack for easy winter storage and have removable bottom cushions. No outdoor party would be complete without a barbecue. The homeowners love to cook so I chose this stunning gas grill from Weber (weber.com), which is ideal for entertaining; it has a multitude of features and a fuel gauge so you never run out middinner party. boomers drive up cost of recreational properties A recent survey of RE/MAX brokers and agents found that recreational properties are experiencing a surge in pricing, with 78 per cent of regions surveyed showing a higher median price in 2018 compared to 2017. The survey, conducted in the spring, showed that 91 per cent of popular Canadian recreational markets are being driven by retirees and, with seniors outnumbering children in Canada for the first time as reported last year, retirees as a population are also driving up prices. Compared to 2018, the median price of recreational properties, including waterfront, nonwaterfront, water access and ski-in properties, has increased by 13 per cent across Canada. Median price information was calculated for the periods of July 2016 to June 2017, and July 2017 to June 2018. Overall, British Columbia saw an increase of 19 per cent, with the median price in areas such as Tofino increasing by as much as 112 per cent. Lack of inventory in the small region drove prices higher. Sun Peaks , one of Canada’s largest ski areas, saw an increase of 34 per cent, due to its available services and schooling attracting retirees as well as families. FOreCAST

With estate prices rising, families are getting creative and moving into smaller spaces. Condos were once seen as a place for young professionals or retired couples, but in recent years, condo residents have diversified; families and young children across Canada call condos “home.” Going compact can be daunting for some, says Marie Potter, marketing director for Professional Organizers in Canada. “One way to approach small space condo living is to enjoy the benefits. Simply put, less space means less things, less mess, less stress and more time.” Here are some tips for transitioning into a compact home: OFFICE
If you need a home office (or, at least, a workspace) it’s essential to have a filing system versus a piling system. Invest in a decent, compact filing cabinet on wheels that tucks under the desk. You’ll have every file at your fingertips if you set it up with hanging file folders and tabs in alphabetical order. If you don’t have a desk, use floating shelves and magazine holders, or a wall organizer to manage papers vertically. Stack and label clear bins with supplies on a shelf. KITCHEN

“rogue mover” scam Moving season is in full swing. Families want to settle into new homes before the school year starts. College and university students are moving into residences and apartments. Wherever you’re headed, beware of the “rogue movers” scam, which is a real threat! Typically, rogue movers will find victims through ads on popular classified postings websites, quote a low price, claiming “no surprise fees” or that “everything is included.” The fraudsters will deal with you by phone, insisting that a verbal contract is enough and that the paper copy can be signed on the day of the move. However, when they arrive at your doorstep, they present you with a very different contract, containing unexpected clauses and extra charges, such as warehousing and pick-up fees. They pressure you to sign the contract or be left in the lurch. In some instances, the fraudsters will hold your possessions hostage until you pay what they want for their delivery. You’re left scrambling to find the money, hoping that you will get everything back in one piece. Moving is stressful enough without these unpleasant surprises. Follow these tips to make sure that your move goes off without a hitch.

OVERCOMING MORTGAGE AFFORDABILITY HURDLES

Over the last several years, it’s become harder and harder to afford a mortgage in Canada. Housing prices have gone up substantially in major markets. And even in places where real estate has begun to cool off, prices are still more than double what they were 10 years ago. To address the massive run-up in prices, governments took steps to protect against a crash. Among the measures were several waves of new rules that made it harder to qualify for a mortgage. The theory is that those who do qualify will have wiggle room in their budgets for when interest rates go up. These protective measures may be for the greater good, but for homebuyers in Canada, it’s never been harder to afford a mortgage. Fortunately, it’s not an impossible task and there are ways to overcome some of the biggest hurdles to affording a mortgage. MORTGAGE AFFORDABILITY: THE MAGIC FORMULA
To determine whether you can afford or qualify for a mortgage, lenders use a simple formula called your debt service ratio. Your debt service ratio is your income divided by all of your housing costs. The total cost of your mortgage (principal and interest), property tax, heating and 50 per cent of condo fees can be no more than 39 per cent of your
pre-tax income. This is known as your gross debt service ratio. A separate calculation, your total debt service ratio, adds your other debts, such as credit cards and car loans, to the equation. Your housing costs plus all other debt can be no more than 44 per cent of your income. These formulae contain the biggest hurdles Canadians have when it comes to affording a mortgage. Let’s look at a key one: INCOME
Your mortgage affordability is a percentage of your income, so making more money should equal approval for a bigger mortgage. But if making more money were easy, we all would have done it by now. Assuming you can’t go to your boss and demand a massive raise, there are two ways to increase your income: Taking on a side hustle or becoming a landlord. A side hustle is a part-time gig you do in addition to your normal job. You could work retail on weekends, start freelancing or
start a business. Self-employment income is harder to get credit for on a mortgage application than full-time work, but it may help your case. The other option is to look for a property with a second unit you can rent out. If the second unit is already tenanted when you buy the home, you can usually count half the rent as income for your mortgage application. There are lots of extra rules when you’re using rental income to qualify for a mortgage, so make sure your realtor and mortgage broker are on the same page about your expectations.
