you that your $100,000 home would be worth more than $300,000 in 2015, you might have thought that they were dreaming. After all, prices saw very little gain in the decade prior to that. However, that is precisely what has happened. The Winnipeg real estate market has seen a steady rise in prices. The pressure of living up to the expectations of a renowned and highly acclaimed industry leader may seem like a daunting task. Not so for Mike Holmes Jr. His father, Mike Holmes, has established himself as a home renovations expert and celebrated reno-disaster savior, and Mike Jr. is keeping true to the Holmes reputation. With his Red Seal of carpentry at hand, 10 years of site experience, and trademark Holmes values, it’s evident that the Holmes dynasty has a strong future ahead. We caught up with Mike Jr. to get his thoughts on the reno-world.

What is the greatest industry lesson your father has taught you?

Respect. Respect for your trade—for all of our trades—and the people behind them. But you can’t ask for respect. You have to earn it, and the way most people learn is by knowing what’s involved to do the job properly; how much time and commitment it takes to learn a skill, a trade, and to really get good at it. For me it took seeing it for myself and doing the work myself to really know what it means to respect the trades.

Was there anytime you felt that you were going to pursue a different career path or has working in this industry always been a dream of yours? When I was young I wanted to be a firefighter—my dad practically bribed me to get into contracting. But what made me want to be a firefighter is the same thing I get from being a contractor— helping people, and using all the tools I’ve got to do that. Now, this is what I want to do. I’m lucky to have a huge set of tools to help people, and it would be wrong not to use them the best way I know how.

What defining quality do you feel you bring to the Make It Right team?

Everyone on the team has a strong set of skills, but for myself I have to say that I have strong leadership skills—been on site for over 10 years. I also stay positive because having a good attitude on the job site spreads like wild fire, and a negative attitude can kill everyone’s drive and motivation.

Have you ever seen a disaster renovation project that you thought was unsalvageable?

Where do you think the homeowners went wrong in the process? I’ve seen plenty! It’s not always clear where the homeowners went wrong—sometimes they didn’t. But what often happens is that when people start seeing signs that something’s not right, they wait too long to stop it. They usually let it drag on until it’s a complete nightmare. There’s a process to getting the job done right, and it usually involves a detailed payment schedule—the contractor does part of the work; it passes inspection and then they get paid. And you repeat that until the project is done, so if something’s not right it gets dealt with then and there.

Where do you think the biggest oversight happens with homeowners when beginning a renovation project? When homeowners don’t really know what they want and haven’t done enough research, and then once the work starts they’re not happy. Or they don’t understand why you’re doing something a certain way, or why we’re using a premium product on something that no one will see. If they did their homework and learned what’s involved in doing the job right it’s a lot easier, so then we can concentrate on getting the details right for them instead of explaining why we need to get an electrical permit, or use a moisture resistant underlayment.

No. 1: Insurance, with liability coverage. No. 2: A long list of references, at least 20. And check them out! Go see the work and talk to the homeowners yourself. No. 3: Do not start any reno until the contractor gives you a proposal that includes every single detail of the job. Review it, make sure you understand everything about it, and that it has a quote with a payment schedule.

My dream project is to design and build my own home. I would love to one day live in the mountains away from the city, possibly in Canada, or maybe even somewhere in Europe. I dream of a house with a wrap-around porch; a separate work shop from the house; a big garage, a gym; balconies off of every bedroom; a master bedroom with an ensuite bathroom, and many acres to roam free.

A room, rooms or the whole house By Mike Moore THE RENOVATION industry in Winnipeg

and throughout Manitoba continues to be strong. After all, 58% of us have indicated in a survey that we have a renovation project planned for the coming year. I’m a full participant in that 58% group. In the past two weeks, I have had three renovation projects going in our home. We replaced a front picture window, did some foundation sealing and some work in the basement recreation room. At the same time, I was reading some industry journals (just like this one) and admiring all of the tremendous projects being highlighted. These projects ranged from focusing on one room to the expansion or consolidation of a number of rooms to an entire house being redone. Probably the most frequent is the one room job. When we hear of a one room renovation project, the first thoughts 12

that come to mind are kitchens and bathrooms. It is very easy for these two rooms to get outdated fast. There always seems to be something new and exciting happening in kitchen and bathroom décor. Showers, tubs, sinks, faucets, toilets and other amenities can change the appearance and the function of any bathroom. Something as simple as his and hers sinks, mirrors and counter space can change the room considerably. When entertaining guests, we have a lot of activity in the kitchen. People see this room and its utility becomes quickly evident. Food preparation areas can become closed-in. Diners are going in one direction to get their food and then reversing course to sit and eat. Partiers tend to gather in the kitchen. The person in the kitchen is often removed from conversation

with the guests. All of these situations become problematic. One solution is a revamping of the kitchen. Another popular solution is thinking beyond the kitchen and involving a number of rooms. Some homes have very distinct kitchens, eating nooks and dining rooms; all separated by walls, counters or dividers. Beyond these areas are the living room and the family room. In talking with some friends, they say that they eat all of their meals in the kitchen nook and watch television or read in the family room. So, what do they use their dining room and living rooms for? If you’re going to maximize the functionality of all of the space in your home, two rooms can’t stay separate and unused. Many homeowners are moving and eliminating existing walls to incorporate the dining room as a natural extension of the kitchen. Some are combining the traditional living room and family room into a great room. A more open environment allows for greater mobility and the opportunity for everyone to be involved in hosting, preparing and entertaining. How can you make better use of the space that you have in your home? Of course, the final alternative to be considered is a whole home renovation; essentially, building a new home from the ground up. Some people have the perfect lot, the perfect location and the perfect neighbourhood. They just have the wrong house. A whole home renovation allows you to create your home, your way in your current location. Granted, the whole home renovation is going to take a little longer and cost a little more but, if you plan to stay in this home for a significant time period, why not consider this option? Whether you want to change one room, a series of rooms or your entire home, it’s always the right time to start thinking about a renovation project. PROJECT: To finish the unfinished lower level of this modern home. Inspired by the curved stairwell from the main floor and the modern aesthetic of the upper level, this basement is now an extension of main living space.

As there was no room for a swinging or pocket door at the base of the stairs, the solution was a frosted glass barn door that slides and closes off the bottom of the stair. When open the glass panel accents the curved end of the bar.

MOLLY MAID

SIMPLIFY YOUR CLEANING PRODUCTS CUPBOARD.

Limit spring cleaning products to a quality window/glass cleaner, all-purpose cleaner, tile/grout cleaner and a toilet bowl cleaner.

Clean from the top level of your house to the bottom. In each room, clean from the top to bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly spring clean your home.

ALWAYS USE THE MOLLY MAID SYSTEM OF SPRING CLEANING.

ALWAYS DUST THE ROOM FIRST AND THEN VACUUM. That way any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner.

THE BEST DUST CLOTH IS A DAMP, CLEAN, MICROFIBRE CLOTH.

To dampen, hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.

IF THERE’S PET HAIR ON UPHOLSTERY...

a damp microfibre cloth or rubber glove will easily remove it.

BEFORE DAMP MOPPING... sweep or vacuum floors first to collect crumbs and dirt. Then, always start washing the floor in the farthest corner of the room and work your way towards the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances. This will also help to get rid of cobwebs.

TO SOFTEN SPLATTERS...

inside the microwave, fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked-on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot.

DISH CLOTHS AND SPONGES CAN BE INCUBATORS FOR GERMS.

Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs.

USE A TOOTHBRUSH FOR... hard-to-reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain).

STREAKS ON WINDOWS ARE TRICKY TO ELIMINATE

When spring cleaning windows, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.

ARE THERE COBWEBS...

in hard-to-get-to corners and crevices? Get rid of them quickly and easily with a feather duster, which can reach into difficult places to dislodge cobwebs and dust. Another tip: use the feather duster on lampshades, which can look a bit grey and dust-ridden in the brighter light of spring.

HERE’S A SIMPLE WAY TO DE-SCALE THE KETTLE.

Fill the kettle half-and-half with white vinegar and water and leave it to soak overnight. Using an old toothbrush, dislodge any stubborn bits of lime scale. Rinse out thoroughly a couple of times and then boil some water to eliminate any odour of vinegar.

ABOUT LIGHTING By Tracy Fortin

POP QUIZ: what’s the single quickest way to make your space pop without taking on an extensive renovation? You might think it’s paint… or accessories… or a bold piece of artwork. You’d be wrong. All those things contribute to a beautiful home, and there’s a lot of satisfaction to be found in implementing them thoughtfully. But each of those things is more complicated than a quick trip to the hardware store, and sometimes, that’s all we have time for. The next time you have no more than an afternoon in which to improve your space, head 18

straight to the lighting aisle, and keep these three simple things in mind:

are three kinds of lighting… 1.There All the different lighting options become a lot less overwhelming once we know that they’re not all created equal. There are three categories: general, task, and accent. General lighting is your overhead stuff: ceiling fixtures, chandeliers, and track lighting. They’re what you turn on by default when you walk into a room. Task lighting is what you turn on when you need to do something specific: a lamp to read by, for example, or your under-cabinet lighting for dinner prep. Accent lighting adds drama and intrigue to a space: these are the lights aimed at your artwork, or maybe at some architectural detail of the home.

When you layer all three lighting types, the effect is warm, sparkly, and nearly magical. It’s one of the surest ways to propel your space from “house” to “home”.

... And you need all three.

Your room probably has at least one of the three lighting types in it already, so focus on adding the other two for a quick upgrade. A bold lamp can bring new life to a dark corner, and a little accent lighting can really highlight a built-in bookcase. If you’re in the market for new overhead lighting, consider something that bounces light around the room and off of the other lighting fixtures around it. One of our favourite ways to upgrade overhead lighting at Flawless is with the Boxie Ceiling Light by Tech.

3.Bulbs make all the difference.

Once you’ve chosen which category of lighting to add to your space, spend some time looking carefully for just the right bulb. The variety can seem endless, so start by considering how you want the room to feel, and go from there. Bedrooms and bathrooms are best suited to LED bulbs while compact fluorescent bulbs better serve living rooms and kitchens. Some retailers even offer retro-style bulbs that add a warm, Edison-type character of their own to a room. But be careful with these, as they don’t always give off a ton of light. Beyond that, consider colours, brightness, and price to arrive at the right bulb for you. Pro tip: soft pink bulbs in a powder room will make your guests’ skin look flawless! Lighting really is an easy thing to implement throughout your home once you’ve mastered the categories and functions, and its effect is as immediate as flicking a switch. You won’t even get paint on your hands!

We’re entertaining the thought of starting a major home renovation. There seems to be so many options on how to proceed with a project of this nature. Our experience with reading and understanding blue prints is very limited and we feel it’s a bit of a daunting task. Ideally, we’d like the opportunity to visualize the end product. PARKHILL HOMES RECENTLY took on a renovation project in an established area of Winnipeg known for its estate style homes. Built in the 1980’s, the R2000 bungalow was designed and built in a traditional style with liberal use of honey oak woodwork that was typical of the times. The treed lot, premium location and established neighbourhood were inherent advantages that the owners wanted to continue to enjoy. They sought out Derek Thorsteinson, President and

General Manager of Parkhill Homes, for a consultation with the objective to lift the home’s décor to a new and outstanding level. with it comes the panic for getting those last home renovations done before winter comes. You’re far from alone in this panic, which means that contractor schedules are going to fill up pretty quickly. This 36

will put stress on you as you attempt to find a contractor to do the work before the snow falls; but even in this period of rush, you still need to be aware of the risks that come with hiring any company. These risks include those we’re all familiar with – someone who may leave

in the middle of a job or perform shoddy workmanship that needs to be re-done; but there’s another layer that needs to come into consideration for renovations on your home: safety. Whether they are attempting to complete as many jobs as possible before winter strikes, or have not instituted


proper protocols for ensuring worker safety, companies may be putting their employees and even you at risk without proper training, and the result could be an injury taking place in your home.

Referencing When choosing a company to work with, you are more than welcome to inquire about a prospective contractor’s safety program, much the same way you’d ask about a portfolio of their service or references; but even before you begin asking questions, you can start to get a read on a company’s safety by checking for COR™ certification. COR™ or SECOR™ (for small companies of less than 10 employees) certification is a national program that provides companies across the construction industry and subtrades with effective safety and health management systems, with a target of reducing jobsite injuries and incidents. Nearly 700 companies in Manitoba alone are currently COR™ or SECOR™ certified through the Construction Safety Association of Manitoba (CSAM) offices. Certified companies carry a letter of good standing so don’t be afraid to ask for it, and in your research for a company to work with, be sure to check their websites for the COR™ or SECOR™ logo, or visit the CSAM website for a full list of certified companies. The steps to receiving COR™ or SECOR™ certification that a company goes through include the completion of courses conducted by CSAM, the development of a safety manual and program and passing internal and independent safety audits. Along the way, the company will consult with CSAM safety advisors to ensure they are hitting the mark on setting up their If a company is not COR™ or SECOR™ certified, it is not a strike against them. Many companies will still choose to create their safety programs without certification, and function extremely well with a self-created program, while consulting with an organization like CSAM or having a nationally certified safety officer on staff.

Approximately 100 construction professionals attended and received specialized training at the event on topics such as fall protection, scaffolding and multiple-site management. The conference will be held again in the spring of 2016.

program in place, however, is only half the battle. For anyone who has ever done any home project, you’ll know that the first thing you do when getting started on any renovation is to review the work area and, wherever possible, remove any obstacles in the work, including anything that are safety risks (say a rug that you may catch your foot on). The same courtesy is expected before a worker comes onto your property for a project. While they themselves may make extra precautionary moves based on their spatial requirements for equipment, the more you can do in advance will only serve to help keep them safe. But what about those we can’t change before work begins? We all have existing conditions that due to wear and tear aren’t holding up and need to be considered for safety before a project begins. Let’s say, for example, that a contractor has been called to replace your garage door frame. It becomes your obligation to warn the company of uneven concrete paving slabs on your driveway, so that there are no trips while work is being done. In fact, there are specific legal guidelines in this respect. As dictated in the Workplace Safety and Health Act (7.5(5)), the owner of a facility (residential, commercial or other) is required to provide any necessary information on the work site: “… if a workplace is a construction project site where work is performed on a construction project that is required to have a prime contractor, an owner of that workplace shall provide, so far as is reasonably practicable, all required information that he or she knows may reasonably be expected to know only to the prime contractor.”

So what does this mean for a homeowner? If there are any potential unsafe work conditions, the owner must provide information to the prime contractor. The legal advice website allnow.com provides such a scenario: “For example, imagine a homeowner hires workers to paint a house. Due to a crumbling foundation, a worker is injured when a portion of the porch collapses while the worker was standing on it. The worker might be able to sue the homeowner.” It is important to note that this section of the act, as outlined, requires communication with the prime contractor (i.e. the contractor you are directly hiring). If the company brings on subcontractors (say a driller or electrician for large projects), it is their legal responsibility to inform said company employees of any obstacles in their work. Ultimately, the best way to ensure that a project completes without injury comes down to proper site communication. Ensuring that you are aware of the safety of the company you’re hiring – and that they know the environment they are working in before they start – will result in a project that has a much better chance of being completed injury free.

Back then, the house was equipped with a fully customized kitchen that matched the couple’s preferences to a ‘T.’ “It was simply magnificent! It had all the features we wanted,” says Lois. But nonetheless, it was clearly time to say good bye to the dated kitchen along with the fifties era kitchen appliances (that still work!) and make some lifestyle modifications that reflect the next stage of this couple’s desire to age in place. Lois was determined that the best features she enjoyed in her old kitchen would be replicated in the new one and then some. “I didn’t want any compromises,” she says. A sense of space and reflected light was important to Lois. As a result, she chose a contrast of light and dark in the kitchen cabinet uppers and lowers. Highgloss white thermofoil uppers exude a sophisticated sparkle while the lower cabinets in Driftwood offer a striated, multi-tonal texture in shades of taupe and brown. “I wanted the uppers to feel airy and light as well as creating a continuous flow from the kitchen window to the back panel of cupboards.” Textures are alive in this kitchen from the backsplash of oversize 10” by 4” Italian ceramic tiles displaying a subtle, embossed look, to the vinyl flooring set at right angles for variation against the linear patterned lower cabinets. Smoked salmon pinwheels YOU NEED

Crepes Makes 8 crepes

4 eggs 2 cups (500 mL) milk ¼ cup (50 mL) melted butter 2 cups (500 mL) all-purpose flour ¼ tsp (1 mL) salt 2 tbsp (25 mL) fresh dill, chopped Cooking spray

1. Combine eggs, milk and melted butter in a large bowl. Beat well. 2. Add dill, flour and salt. Beat again until mixture is smooth. 3. Refrigerate batter for one hour. Stir. 4. Spray a 9-inch (23 cm) non-stick frying pan with cooking spray and heat pan over medium heat. 5. Pour 1/3 cup (75 mL) batter into heated pan and immediately tilt the pan so the batter covers the entire bottom of the pan. 6. Cook for 2-3 minutes until top is set 7. Flip. Cook 1-2 minutes until golden in colour. Remove to a plate. 8. Repeat with remaining batter. (Stack crepes, divide with waxed paper so they do not stick together). Spray pan with cooking spray as needed.

YOU NEED 8 oz. (250 g) smoked salmon, finely chopped

1. Combine all six ingredients in a medium bowl. 2. Place two crepes, overlapping, 2 inches (5 cm), on work surface. 3. Spread about 3 tbsp (45 mL) filling mixture over the two crepes. 4. Roll crepes up tightly, jelly roll style, from the short side. 54

5. Repeat with remaining crepes and filling mixture. 6. Wrap each roll in plastic wrap and refrigerate approximately 3 hours. 7. Trim ends and slice rolls into ½ inch (1.5 cm) sized pieces. 8. Serve immediately.

1. In a small bowl, combine tomato, yellow pepper and onion. 2. In a small non-stick frying pan, heat 2 tsp (10 mL) oil over medium-high heat. Add pork and stir fry for 3 minutes. Add garlic and cook 30 seconds longer. Stir in vegetables, fish sauce, and soy sauce. Cook and stir for 5-6 minutes longer, until pork is fully cooked and mixture thickens slightly. Stir in cilantro and chili pepper. 3. Heat a small non-stick skillet over medium-high heat. Spray with cooking spray. In a small bowl, whisk 1 egg and pour into skillet. Rotate skillet so egg mixture coats bottom of skillet. Cook until egg sets. Slide omelette onto plate and keep warm. Repeat to make three more omelettes. 4. For each omelette, spoon 1/4 of pork mixture into centre; fold two opposite sides of omelette to the center, then fold in the two remaining sides to form a square. Place omelettes on individual plates and garnish with cilantro.

stock,’ has constant and extensive opportunities for renovation. Needless to say, a few creative and energetic entrepreneurs recognize and step into these opportunities. In the case of Areté Builders, the creative energy quickly becomes obvious, beginning with the name. The Greek word ‘areté,’ in its most basic sense, means excellence of any kind. More finitely, it signifies moral virtue, and is bound up in the notion of the 62

You could probably say that founder and designer Zoé Austin immediately strikes one as having selected the name for several reasons. A life begun with extensive experience in live theatre and travel to many locations has developed and refined a unique and worldly sense of design, while honing a wise-beyond-years sense of confidence. “In theatre,” says Zoé, “we endeavor to


study every period in order to deliver the correct performance. It is that sense of detail that we like to bring to our clients’ projects every time.” It would seem that Zoé has used a keen sense of observation to refine her design capabilities. Areté Builders, true to its very name, connects with its clients from the initial meeting in a frank and open assessment of opportunities – typically in an existing residence, be it a condo or single family dwelling, but also by way of completely custom new home builds. “There’s a trend today toward too much ‘blind’ modernization without consideration of the effect to the specific space,” says Zoé. “We simply will not take on a project if it just doesn’t fit with what we believe in.” Most proposals begin with a very personal approach of providing some free hand sketches of ideas that might fit both the property and the client. THANK GOODNESS FOR CANADA Builds (canadabuilds.ca), the country’s leading supplier of modular off-site built homes. On the recommendation of friends (who’d booked the pre-fabricators to build a cottage in Muskoka) we hired the team to create the guest annex at our own lakeside bolthole. They listened intently as we described our perfect bunkie: we definitely needed two bedrooms, a compact living area and sufficient space for breakfast or card games to take place. But we also hoped for sloped ceilings, a wooden floor and a stone finish fireplace. Dion and Roy, the hard working team behind Canada Builds, assured us they could deliver precisely what we had requested. So we worked through drawings, in conjunction with the local township, and held our breath. Just three short months later, our bunkie – a 48-by-10-ft. structure – arrived on the back of a flat bed truck and was craned on to pre-poured concrete foundations. To set a gentle tone inside the space, soft cream walls were painted, while a Boral composite stone fireplace commands visual attention in the main living area. Next, we used a large area carpet from Ikea, having fallen in love with its Mid-Century Modern feel. As a great kick off point for the rest of our scheme, it provided all the inspiration required to choose a grey sofa and complementary chartreuse chairs – ample seating for guests. To suffuse the space with a whiff of Canadiana, we clustered three gnarled wood stools in the centre; a little different from a standard coffee table, sure, but functional nevertheless! To the side of the living area we positioned a black dining set from Ikea. To amplify drama, we lavished the chairs with creamy textural sheepskins and dressed the table with white ceramic forms. Each of the sleep zones is compact – but perfectly formed. Beds are crisply attired in white linen with acres of touchy-feely throws and pillows. We addressed storage issues by hanging hooks and wire racks on the back of sliding wooden barn doors. Just enough function to accommodate needs!

Guests attest that it’s a welcoming space and a triumph of form and function. We’re thrilled with the work Canada Builds did to bring our vision alive. So thrilled, in fact, that we hired them again for Colin and Justin’s Cabin Pressure, Season Two. And this time, the space we build is reduced in size by 50 per cent. Yet we managed to squeeze in accommodation for four guests. Let’s just say that “bunks” were the order of the day. Tune in for the skinny, on our skinniest space yet. WHEN THE WARM WEATHER arrives and you move your dinner parties outside, having an outdoor oasis is every entertainer’s dream. While you might think a successful dinner party requires sophisticated settings and multi-course meals, just the opposite is true. All that’s required to create an enjoyable evening is appealing food, good company and a welcoming setting. While I leave the recipes and guest list to you, I can certainly help with the hospitable setting. I recently enjoyed working on a client’s cottage patio, designing the perfect space for a summer full of fun dinner parties. 68

First thing first – you need a good floor. When we began, my client’s patio was covered in kitchen porcelain tiles, which were slippery, ugly and impractical for our weather. I turned to EON Deck and Patio Tiles from The Home Depot. They are super simple to lay-down and click together easily in a variety of patterns. They are an easy solution to update any space, large or small. They can cover up existing mistakes or be the new ground under your feet. These tiles completely transformed my client’s space and gave it a clean and inviting place to begin the makeover design plan.


Fresh paint works wonders to update any space. The existing paint here was distracting and dated so we applied fresh paint. Exterior paint from Para has longevity and instantly brightened up the area. Go the extra mile and paint all the trim work too – that additional effort will complete the fresh new look and feel. With your space in good shape, it’s time to add in the key components. To have a great dinner party, you need a great table to gather around. This table is a find from The Home Depot which seats six, has a sleek design and is comfortable for long conversations. This set has stunning appeal and fits

the space perfectly. The chairs even stack for easy winter storage, and have removable bottom cushions. Every great table needs a great umbrella. An umbrella not only has the obvious task of providing shade, it also helps define your outdoor dining room. I found these colourful lanterns from PC Home at the Real Canadian Superstore; hung on the umbrella pillars, they provide warm mood lighting, and even a touch of romance. Tip: Be sure to add a hook and a stopper to the location of where you want the lanterns to hang under the umbrella, otherwise they will move around as the wind catches them. Wheel it back to the kitchen if you run low on supplies, or, in the case of this cart, carry the top tray into the kitchen to refresh if you don’t need the whole unit. The bar cart is an essential for a good party hostess. For the finishing touch on your patio oasis, including plants in different elevated planters completes the overall feel and sets the mood for many meals and conversations spent with family and friends during the glorious outdoor season. CURB APPEAL UPDATES By Carson Arthur EVERY SINGLE HOMEOWNER shares one thing in common: Whether planning to sell your home today, tomorrow or even in five years, we all want to get top dollar for our largest investments. For years, there has been a lot of focus on raising your home’s value by improving the interior, but what about outside of your home? With more studies coming out every day about the value of curb appeal and first impression, renovating the outdoors is paying some huge returns!

Here are the top five ways to make the best first impression: 1. STAGE THE FRONT YARD! Get a bench

or some seating into the front yard of your home. Even if it’s under a tree or on the side of your flowerbed, having seating in the front yard is so important to creating an inviting first impression. 2. CLEAN THE OUTSIDE OF YOUR HOUSE. Buyers will pre-judge the quality of the inside of your home based on what they see outside. Get out the vinegar and wash the outside windows and for the tough imbedded mold stains try something stronger like scrubfree Concrobium Mold Stain Eraser; it’s perfect for removing the toughest stains without harmful chemicals and it’s bleach-free! 3. ADD A NEW FRONT DOOR. The front door is the first tangible item that buyers actually touch when coming into your home. A solid front door signals that the home is well built and cared for. This may seem like a big investment, but according to the research, a new front door is the only home renovation that has an ROI of more than 100 per cent. This means that if you spend two thousand on a new front door, you will get more than the full amount back. 4. MULCH THE FRONT FLOWERBEDS. Even if you

only have a few green shrubs growing under the front window, adding a few bags of rich brown mulch makes the gardens look like they are full of promise. Just beware of using red. Red mulch never compliments the home and it always draws the eye, causing a buyer to focus on the empty spaces instead of your great home. 5. ADD STONE VENEERS. Stone veneers on the

foundation of a home have one of the highest ROI’s of all home renovations. Buyers love the look of stone, but more importantly, stone is perceived as being solid and long lasting. According to Rinox.ca, homes with stone on the front are described as being stylish, classic and more durable. The front yard definitely deserves some of your renovation dollars. Not only is the curb appeal so important at setting the right first impression, it’s also the last thing buyers see when leaving your home.

➻ Kitchen Lately we’ve been noticing a trend toward ‘furniture’ in the kitchen. Built in cabinetry isn’t altogether gone by any means but designers have been adding tables, antique shelving, consoles, butcher blocks and various creative alternatives to the allbuilt in look. This is a look that’s extremely well suited to the casual, ‘assembled’ look of recent years. Think Brooklyn hipster.

➻ Great room Family rooms are getting formal! Crystal chandeliers, fine antiques and blue chip artwork have been creeping into our most comfy, casual rooms. I attribute this to the collective realization that we spend all of our time in the family room. If we’re there a lot, why not enjoy a few of You can watch Tommy on Sarah’s our ‘better’ pieces? speakers. It’s the information age and we don’t want to miss a thing - even ‘where the magic happens’!

➻ Ensuite bath In the ensuite we’re getting down to brass taps! The warm golden hued metal of the moment has made the trip from the living room and kitchen to the principal bath. The chrome and nickel age has given way to a softer more easy-on-the-eye metallic tone. Proceed with caution though – the bright, shiny version can look... well, ‘brassy’. Instead opt for a brushed or matte version or an authentic ‘unlacquered’ finish for a more on-trend result.

➻ Outdoor living Outdoor living is all about the mix. We seem to be over the look of garden ‘sets’ or suites of furniture. Opting instead for a more modern and sophisticated mix of new items and antique or vintage modern finds. We’ve been doing it inside for years…why not apply the same model to our outdoor living room? There’s magic in the mix – and if you’re patient and tenacious, you can uncover a bargain or two at the local flea or antiques market.
