WHEN IT COMES TO HOW WE VIEW OUR CITY, Winnipeggers have had a reputation for being overly modest and a bit on the self-deprecating side. However, that attitude does appear to be vanishing and is quickly being replaced with a sense of pride and excitement. In recent years, we have seen a tremendous amount of new development and neighborhood rejuvenation. Last year, National Geographic Travel published their top 20 best places to visit on earth. Surprising to many, Winnipeg made the list. That’s right, New York City and Winnipeg shared the same short list of best places to visit. In May, Doors Open Winnipeg held their annual weekend of walking tours along with opportunities to explore a long list of breathtaking heritage buildings. The stories are fascinating. The buildings are ornate and full of character. As a fan of architecture and history, attending this event was very much like being a kid in a candy store. As new development continues, we are seeing a marvelous mix of the old and new coexisting side by side. This makes for a dynamic and interesting urban landscape. The fact of the matter is that we live in a pretty amazing place. Feeling confident in where we live has a lot to do with pride of home ownership and how we care for our abodes. Winnipeggers are continuing to reinvest in their homes which is in part due to our healthy economy, increasing home equity and strong sense of community. What kind of projects are your neighbors spending their renovation dollars on? We are certainly seeing a wide range of activity across the city. These projects include basement development, additions and exteriors. Kitchen and bathroom renovations continue to be very popular as these rooms have a significant impact on the home and provide a high return on investment. Interestingly, the amount spent on the average kitchen or bathroom renovation has jumped significantly. Homeowners are eager to have much more than just the basics. Function and design is paramount. Whatever renovation project you have on the horizon, make sure to do it right and hire professionals. The end result will be just what you were hoping for… to live in a house that you love in a city that has so much to offer.

Advice from RENOVATORS WHEN A GROUP OF PROFESSIONAL renovators were asked what design and planning advice they most often give to their customers, here is what they said. » Know why you want to renovate. What problems are you trying to solve? Most renovations begin with practical issues. For instance, your bathroom may be cramped, you need more storage space in the kitchen, or there is nowhere for the children to play or do homework under your supervision. » Evaluate the structure, systems and general condition of your house. With your renovator, list the repairs and replacements likely to be required over the next two, five and 10 years. If necessary, be prepared to make tradeoffs between lifestyle improvements and work needed to keep your home in good shape. » Work with the strengths of your home. And save money at the same time. Check under existing carpeting and sheet flooring for old hardwood flooring. Refinish old trim and molding rather than replace it. Resurface cabinets rather than installing new ones. Turn a large landing into a child’s play area, a quiet reading area or a small home office. » Keep it simple. A complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals. » Don’t just focus on the upfront cost. Renovation is a further investment in your home. Consider the time, energy and cost required on 12 YPNEXTHOME.CA

ongoing maintenance and possible replacement down the road. A wellplanned renovation can reduce these future costs. » Don’t cut corners to save a few dollars, or you may not get the results you want. There may be ways to stretch a limited budget or you may be able to scale down your project or alternatively, do it in phases over time. But don’t compromise on quality — it’s always better to do less and do it well. » Check local bylaws. Before you get too involved in a particular design for adding to or substantially altering your home, you or your renovator need to know the local regulations — for instance, lot-line setbacks or septic tank requirements.

» Look at your neighbourhood. Exterior changes or additions that blend with the existing streetscape will probably add the most value to your home, and they will usually be appreciated the most by your neighbours. If you do want a design with a difference, think about ways of complementing neighbouring homes. » Don’t worry about trends. Design trends come and go. First and foremost, plan for comfort, ease of living and personal satisfaction. Enjoy exploring options and possibilities — then design the renovation that is uniquely right for you and your family. The colour scheme was inspired by the wall hung glass plates. The shape of the shower follows the existing skylight above. Decorative grab bars provide security in shower while still looking great. Indirect lighting provides general, soft lighting. Lots of storage from the tall pullout, to kick space drawers, to tall armoire with shelves, provides multi-forms of storage for all the bathroom gear. 6. At each His & Her vanities, custom LED mirrors provide functional lighting and decorative lighting to accent the tile behind. 7. The decorative glass undercount sinks are glamorous yet functional. 8. MOVING FROM A FARMYARD TO A HOUSE IN WHYTE RIDGE was a big change for Anita and Curtis who were used to enjoying the spacious views that rural living provides. Fortunately, their new home, bought from son Wesley, was ideally suited to the couple. “Most city lots are only 100’ deep,” says Wesley,” but this one is 140’ deep and there are no houses beyond the fence, so it gives them a view of the wide open spaces they’re used to.” But there was an important feature missing. Their former farmhouse had a sunroom that the couple had so enjoyed, so when they made the move to the city, adding this feature to their bungalow was top of mind. It was left to Wesley to do the necessary legwork on sourcing a company that would provide the best in product, service and price. Fortunately, Wesley’s background is in the manufacturing industry so he was more than up to the task. 18 YPNEXTHOME.CA

Anita and Curtis decided on a spacious 14’ by 18’ sunroom. The slope roof was tucked underneath the eaves to create an integrative profile with the bungalow style.


After procuring some quotes, Wesley identified Glastar Sunrooms as a frontrunner. He says, “I toured their factory and got to know owner, Steve Sarens. I’m a manufacturing person myself, so to see how they fabricated parts, and to witness their processes was very reassuring. I was sold on their quality and how they delivered their product.” Anita and Curtis decided on a spacious 14’ by 18’ sunroom. The slope roof was attached to the existing eaves to create an integrative profile with the bungalow style. Floor to ceiling windows on all sides provide a seamless, panoramic effect. Anita is especially happy with the angled corner windows that are natural spots to place plants. Wes appreciates that the angled corner windows were less expensive than the square ones. “There’s less material used because they actually cut the corners plus it lends itself to a nice looking flow.” Sliding doors provide easy access to the newly constructed deck where the BBQ is located. The installation itself, except for a few weather delays, went along without a

hitch and was completed in just two weeks. Anita was impressed with the foundation crew who put the spiral piles down with “such precision and care” and the Glastar team who erected the sunroom. “They were absolutely wonderful! We have nothing but praise.” The Whyte Ridge project was nothing too complicated according to Steve Sarens. “We did have to demolish an old deck that had clearly reached its expiry date. Other adjustments included re-routing a dryer vent as well as reinforcing the rafters on TOP IMAGE

But other than that, things rolled out smoothly.” Anita and Curtis have had a full year to enjoy their Glastar sunroom and it has more than lived up to expectations. “We had it installed last April 2016, so we’ve had a full year of seasons to experience. It’s been great! We had friends here in February and when the sun beamed in, we were able to entertain them in the sunroom. It makes for a more casual style of entertaining, which is very nice.” Anita adds, “It’s one of those things in life; you wonder how you did without it. RENOVATORS RECOGNIZED AT AWARDS NIGHT By Mike Moore

THERE WAS CAUSE FOR CELEBRATION on May 4 as the Renovation of the Year awards were presented at the Victoria Inn. All of the entries were on display and the crowd spent a great deal of time admiring the outstanding work that had been done by the various renovators in the past year. The best of the best in the renovation industry were being presented to everyone in attendance. This years’ competition featured 31 entries. There were 7 categories for entries; Kitchens, Bathrooms, Exteriors, Additions, Basements, Outdoor Structures and Whole Houses. Within each major category, there were a variety of subcategories grouped according to dollar value in order to keep the competition equitable. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package. Judging was done by a panel of professionally qualified judges who reviewed every entry in every category. This was a detailed and exhaustive process that took a number of days to complete. Scoring was extremely close with many recipients being separated by only a few points. To even qualify for entry, one had to be a Manitoba Home Builders Association RenoMark renovator, the benchmark for excellence. Only the

most professional renovators adhere to the RenoMark standards and Code of Ethics, the highest in the industry. The original builder grade kitchen in this 1980’s St Vital home was drab, boring, and inefficient in its layout. To better utilize the available space the U shaped kitchen was transformed to an L design with a large island that added both preparation space and room for casual dining. All lower cabinets feature drawers instead of doors to maximize storage. New flooring, LED lighting, and glass backsplash help to frame the contemporary, full height, shaker cabinets and clean white quartz countertops. A slide in range completes the clean look.

The homeowners wanted an open concept in their home but could not visualize it; and considered moving out of their favorite neighborhood to find it. We removed a non-loadbearing wall between the kitchen and dining room to create a large space, re-introducing the dining area to the family. The homeowners were especially pleased with a central island, a feature they didn’t have before. The 9’-0 x 3’-0 island comfortably seats four. The sleek cabinet profile extends into the dining area with a built-in buffet and a frosted glass upper display unit.

This home had outlived its classic Oak mid-80’s theme so these homeowners were more than happy to remove all those design elements and update and modernize the whole main floor, starting in the kitchen. A 2’ cantilever and several structural modifications allowed for a dramatic ‘opening up’ of the available existing space across the back of the house. New cabinets, quartz counters, new lighting, new hardwood and many other exciting design ideas were implemented to enhance the beauty and function of the kitchen and adjoining spaces within the main floor of this home.

Our client required a wheelchair accessible shower. The original home builder failed at this request. We installed a tile floor that was flush with the rest of the house and transitioned into a barrier free shower, allowing the client to roll in and out freely. To achieve this, the floor joists needed to be sistered to accommodate flush floor sheeting. The entire shower and washroom floor was fully waterproofed and decoupled. A linear drain sits in the center of the V shaped shower pan and allows a wheelchair to smoothly roll over top.

This project had the clients wanting to update their tired, old, dated 1980’s bathroom. We fully gutted the space, re-insulated all walls, upgraded all plumbing and electrical, and re-designed with modern, yet classic touches. White subway tile throughout, with a beautiful accent tile strip, chrome fixtures, custom floating vanity, new exhaust fan, high-end toilet, and modern glass shower doors. We utilized our CAPS certification by installing wood backing in walls where required for future grab bars, and installed a chrome grab bar by the tub as per the client’s request.

This ensuite bathroom started with an oversized tub which was located as part of the bedroom. The remainder of the bathroom was enclosed and cramped with a neo-angled acrylic shower, small vanity and toilet. We transformed this space into one large bathroom by removing the wall that separated the spaces. This ensuite boasts a large custom vanity with granite countertop and his/her vessel sinks. Along with a freestanding bathtub, we have provided a spa-like walk-in shower featuring: seamless entry, head-to-toe tiles with built-in niches and heated bench, 8” LED Rainhead plus handheld shower, a digital sound system and steam unit.

Our clients wanted to upgrade their dated master suite to better suit their current life style. Engineered oak flooring and heated tile set the tone, while a series of geometric bulkheads above allowed for the use of indirect lighting throughout. Custom oak cabinets, complete with fully automated doors and clothing rods set this space apart as something truly special! Quartz counter tops, and frosted glass barn doors, create a calm, tranquil atmosphere. Hand crafted glass accents, back lit vanity mirrors, and one of kind hand crafted end tables complete the space, and offer the perfect finishing touch!

The focus of the renovation was an update of the second floor bathrooms, and a reconfiguration of four existing bedrooms into three, so that we could accommodate a large walk-in-closet off the master bedroom. We accomplished this by blocking off existing entryways and creating a new doorway for the closet through the master bedroom. This also resulted in a larger shower space. Removal of the existing carpet and installation of vinyl plank throughout the second floor was also a high priority of the homeowners.

This was an extensive full house renovation on a unique 1962 bungalow in an established neighbourhood for a growing family. The client gravitated towards a Scandinavian stylized design and had a definitive vision that ICAN Construction helped implement and facilitate throughout the renovation. The ceiling beams were a definite architectural feature and only enhance the overall look and feel of the home. Panelling was removed and walls were opened up to unify the dining room and kitchen to allow for a more spacious environment. Areas were reframed to enhance the integrity of the overall structure. Premium finishes that would last such as quartz countertops, durable white washed laminate flooring and glass backsplash were also installed.

This Bungalow in Wildwood Park was completely reconfigured with a 24’ x 24’ second story addition and 3.5’ x 14’ main floor addition. Main floor plan changes included repositioned kitchen with Caesarstone counters and Shaker Style cabinetry. Existing bathroom and bedrooms have been fully renovated. A new open staircase reaches up to the new second floor. A vaulted addition increases the living space. Second story addition was developed as an open plan studio with full bathroom and vaulted stair opening. Work includes all new electrical, plumbing, heating, insulation, windows, flooring and finishes.

More space was required for a growing family, but the home had been in the customer’s family for many years. Rather than move, they decided to fully transform their home. An addition that matched perfectly with the existing home’s details was added with 800 sq. ft. of additional living space and a 700 sq. ft. heated garage. A new larger kitchen, new bathrooms (including steam shower), and a new bedroom were added. The second story was renovated, and the entire home’s exterior was retrofitted to include a high performance air barrier, polyiso insulation, a rainscreen, and new high performance windows.

This 2 story home in River Heights was given a new lease on life with an addition and extensive renovations. The original kitchen, mudroom and garage were demolished. The new added spaces included doubling the kitchen floor plan, adding a main floor bathroom, adding a sunroom, adding a mudroom and closet as well as a double garage. The wall between the kitchen and dining room was removed. This completely opened up the new kitchen which features new custom cabinet, counters, appliances, windows and flooring. The new hall to the addition also was opened to the living room.

The objective of this project was to update the tired exterior of this home. The vision was to create a warm, traditional feel to this home. Starting with a complete tear down and rebuild of the front porch, and finishing up with custom fabricated, architectural house numbers, no detail was overlooked with this expansive exterior remodel. From textured composite siding, rich stone veneer, and new custom windows and doors, to glass railings, heated tile floors, and solid fir gussets, with this project, we took a house, and turned it into a home!

This homeowner wanted to update the basement and add a spacious bathroom. We revamped the layout to provide much more efficient use of the space. The bathroom was up graded from a half bath to a full bath and moved closer to the utility room. This allowed more space for the new bar which consisted of a spectacular solid wood raised countertop. All the materials are meant to melt into one another, for a soft modern look. The cedar plank walls were sanded down and stained to complement the other finishes!

This previously finished basement suffered from significant structural issues, as the result of an improperly installed weeping system. Before we were able to begin the process of transforming this 3000 square foot lower level, we had to fix the underlying problem. With the new weeping system installed, the transformation could begin! Quartz counter tops, heated tile floors, and stunning carpet tile throughout were just the start. A fully tiled ensuite bathroom, custom cedar sauna, wet bar, and exercise room with a full glass wall, all help make this incredible basement truly one of a kind!

Our goal with this project was to create an extended 3 season living space, providing a panoramic view of the pristine back yard. Piles were installed, and the impressive timber frame structure was constructed. Pine siding was installed throughout, creating a warm, traditional feel to the space. Realstone accents, a Weather Wall window system, and an extended BBQ canopy provided the perfect finishing touch to this one of a kind sun room.

Our client wanted a screen room for their hot tub and an open deck built above the screen room that would be additional outdoor living space from their 2nd floor kitchen. A spiral staircase can later be added between the 3rd and 2nd floor decks. Weather master windows were used to maximize the air flow in the screen room. Glass and aluminum railing systems and composite decking were also used to blend with the existing 3rd floor deck. LED pot lights were used on the ceiling of the screen room and color LED lights were used on the stairs. The lower level was weatherproofed. The renovation gained the client both sheltered and exterior spaces to lounge and dine.

What is Design Build? WE ARE SEEING MORE and more contractors offering design build services, yet it seems through all the inquiries we receive that there are many who still do not understand how the Design Build project delivery method works. Basically, design build offers a one stop shop for your renovation project. Your Design Build contractor becomes part of the project development team right from the onset and instead of having an adversarial contractor/client relationship, they become your advocate and team member, working with you to deliver a project which meets both your wish list and more importantly, your budget expectations. Traditionally, you would retain the services of a qualified and certified interior designer to design your project. They would define your scope of work, prepare your plans and bid documents, which would go to market for the best pricing, and hope it meets with your expectations. Furthermore, that the contract bid and contractor you select is everything you need them to be to complete the project. There is nothing wrong with this method other than it’s a lot of pieces to organize and at times the symmetry of designers, engineers, contractors etc. is hard to coordinate. What has evolved in the design build approach is that all the above is handled under a one stop design build firm who looks out for your best interests on all fronts. They have their own designers or great working relationships with design professionals and engineers, they can provide cost control during the design process, consider and point out all potential problems from a builders point of view during the design process and if done properly, provide an open book policy on all estimates and costs incurred for the project so that what you pay is all negotiated up front. Another great advantage to design build is we don’t need to know what color the carpet is going to be before we start building the structure which saves so much time on 36 YPNEXTHOME.CA

a project and allows the project to be well under way while finishes may still be undecided. Design builders should be selected based on their experience, qualifications and reputations with your type of project. This allows you to know that the firm working on your project is the right one and not just the lowest price one, who constantly looks for extras and change orders to make up for the money they lost being the low bid - usually because they forgot to include something in the original bid. Design build is nothing new. Large commercial projects have been administered this way for years as industry professionals in the development business could see the advantages of working with a design build team. I brought the design build model to the renovation market in Winnipeg about 15 years ago and at that time we were one of the only contractors offering it. However, now if you look through the

ads everyone is saying they are design build and I think that’s fantastic, as I truly believe it’s the best way to develop and deliver a successful project on all fronts. Just be sure if you go this route, it’s with a true and experienced design builder working with qualified design professionals, with a good history and reputation. Because like anything else, if not handled correctly, with open and honest communication, design build has the potential to create more problems than it’s worth.

HERITAGE HOME RENOVATION Design Considerations for Replacing Windows & Doors in a 100 year old heritage home By Aynsley Dueck, Marketing Manager, & Al Dueck, President

THE OWNERS OF THIS HERITAGE HOME have always been an interesting couple; world travelers, greyhound dog lovers, and historic architecture experts. When they selected a home to purchase in 1998, naturally it was one built in 1913, with so much character and history. Over the years, they have renovated both interior and exterior, always with an eye for historic detail and a respect for the original design.

Architects and designers would agree – one of the key features of a building includes the windows and doors. In this case, the existing windows and doors had distinct features, but they were worn with age, and were no longer very functional. The original wood double hung sashes had broken cords, limiting access to fresh air, and they also didn’t seal very well, creating drafts and heat loss through some single-pane pieces of glass.

A Meticulously Crafted Feature Window Among the first windows to be replaced in 2000 included a feature double hung window with leaded glass, located on the front of the house. It was very important keep the same style of window – vertically sliding double hung – to keep the same sight lines. Further, it was important to match exterior and interior colours, including the warm oak interior, as well as the decorative design in the upper sash. To maintain the historic

Lastly, the homeowners wanted to use a good quality, durable product. Knowing that PVC is not a structural material, nor the most durable due to its expansion and contraction, they narrowed it down to either wood or fiberglass, ultimately choosing fiberglass for the low-maintenance benefit. A Modernized Addition In the back of the house, there was a seasonal shed attachment which was converted into a dinette in the 1980’s. The windows were the more current-day wood fixed/casement combinations, which offer the benefit of a compression seal, and a clearer view, with no mullion across the middle. However, the windows were not very well constructed, the glass was starting to fog, and the installation was lacking proper seals and foam insulation. Because the kitchen/sunroom area was more modern in feel, the homeowners kept the fixed/casement style windows, but changed to a white fiberglass frame and white casing, rather than stained oak. It now feels bright, open, and more comfortable. The homeowners almost immediately noticed that the room felt warmer, and the draft had disappeared, thanks to the careful caulking and insulating by the installers. The approximately 24” wide door leading onto the deck was a particular challenge. Fiberglass door panels only come as narrow as 28” at best, so the homeowners needed a creative solution. A Grand Entrance Last but certainly not least, the homeowners wanted to replace the entrance door. Care and attention went to every detail. First, they wanted to keep the full glass on the sidelites, and they chose to have a larger piece of glass in the door as well, to bring in more natural light into a small entrance area. The colours were very carefully selected. The homeowners wanted a pop of colour, as the exterior of the house is mostly taupe, and the entrance way is quite shaded, so a custom red was a nice touch. The interior has a custom colour stain, to match the existing wood trims. The handle is a bright brass colour, with decorative door hinges on the interior. The new entrance door has had an amazing impact on the home’s appearance, even at a distance. For guests, it’s a memorable, unique, and welcoming entrance into a special home with plenty of design details to appreciate. Chocolate Banana Bread Pudding Makes 9 servings

YOU NEED 4 eggs 2 cups (500 mL) milk 1 cup (250 mL) sugar 1 tablespoon (15 mL) vanilla extract 6 cups (220 g) bread, cut into cubes, divided 2 bananas, sliced ½ cup (125 mL) chocolate chips CHOCOLATE DRIZZLE ¼ cup (50 mL) chocolate chips for drizzle topping 1 ½ tsp (7 mL) oil

1. Preheat oven to 350°F (175° C). 2. Grease an 8 x 8-inch (20 x 20 cm) pan. 3. In a large mixing bowl, mix eggs, milk, sugar and vanilla until smooth. 4. In the prepared pan, layer half the bread, then the banana slices and ¼ cup (50 mL) of the chocolate chips. 5. Top with remaining bread cubes and sprinkle the remaining chocolate chips over top. 6. Pour egg mixture over bread layers. 7. Let rest 10 – 15 minutes for bread to soak up egg mixture. 8. Bake in preheated oven for 1 hour, or until a knife inserted in the centre comes out clean. CHOCOLATE DRIZZLE 9. In a small bowl, microwave ¼ cup (50 mL) chocolate chips and oil for 20 second intervals, stirring at each interval until chocolate has melted. WALLPAPER: FROM HAN TO ETERNITY By Jane Lockhart

IT’S QUITE POSSIBLE that our love-hate relationship with wallpaper began when paper was invented. In 105 AD, a Han dynasty Chinese court official named Ts’ai Lun dried a mix of macerated tree bark, hemp, old rags and fishnet to make paper. Until then, all printing was on cloth made of pure silk. So, we’re talking a few or more centuries of divisive opinion. Meant to mimic the expensive tapestries hanging on the walls in homes of the very rich during the Renaissance period, wallpaper was hung loose or pasted on, to add colour and style to a room. The highest quality, hand-painted papers of the time came from China, but there was no end of designs coming from Europe. As patterns come and go and come back again, like those from 18thand 19th-Century Europe, history shows us that a good motif can stand the test of time. When it comes to installation, I can’t help but wonder how many divorces over the centuries started as arguments while couples hung wallpaper – never mind trying to take it all down. At least as it comes in and out of fashion, the quality continues to improve. Today’s vinyl-coated wallpaper is easier to hang. We’ve gone backward in time, applying paste to the wall and attaching paper, rather than soaking it to activate the paste. No more trough-kicking spills! Today’s wallpaper is also more easily strippable than its predecessors. The days of scratching away at walls with a putty knife are done. Simply start in one corner and strip it off in long sheets. It’s very gratifying! But why wallpaper and not paint? If you have old plaster walls, they may have unsightly dents, cracks or uneven surfaces that paint can’t hide. Coat it with wallpaper and most of the imperfections can be hidden. Even if your walls are in good shape, think about the advantages. Wallpaper is a great way to give your room colour, texture and style. While in the past, colour schemes and patterns were very limited, today there is a much wider selection. With photo-technology, you can add lots of texture (or faux texture) to your walls. Full-sized wall murals can resemble everything from aged barn-board to marble tile or even industrial concrete.


There are many whimsical choices available, like library shelves lined with books, full lush draperies and industrial file cabinets that can cover whole walls. A little whimsy can go a long way and these murals make a great statement as a focal wall. Wallpaper can be a cost-effective option, too. It’s a durable product and when applied properly, it can last for years. Try it on one wall to save money and add a punch of style. When it comes to stamping your personality on your home, don’t be afraid to do what some may view as “unconventional.” Making your walls original and memorable is a great way to explore your creative side.
