STREETSIDE CLIMBS TO THE TOP! StreetSide Developments is Number One for 2021. Qualico Communities’ award-winning, multi-family development arm topped the charts as Calgary’s best-selling townhome builder last year. According to the Zonda Urban Sales by Developer Report (Q4-2021), StreetSide sold 265 homes in 2021, including 206 townhomes. This equates to a total market share of 11 percent in townhomes for StreetSide, the report says. “We are very proud and excited about this achievement!” says StreetSide Developments VicePresident, Richard Daley. This is the first time StreetSide has taken the top spot and Daley says it’s testament to the strong teamwork. “I want to thank our team who worked extremely hard last year in order for StreetSide to be ranked number one. I would also like

to thank Calgary and our new homeowners for trusting StreetSide and giving us the privilege of constructing their dream home.” StreetSide Marketing and Digital Sales Manager, Max Conrad, tells Calgary New Home + Condo Guide their varied line of townhome plans was key in their success, giving many homebuyers plenty of opportunities to find one that fits their budget and their dreams. “We have a wide variety of projects that appeal to many targets from firsttime homebuyers looking to get out of the rental market to empty nesters looking for a maintenance free home to downsize to,” he says. “In addition, our ability to adapt to the buyer’s changing needs quickly has served us well in this hectic market. For the longest time, Chestermere was thought of merely as Calgary’s lakeside playground, but it has since grown up to be its own city with a unique personality and lifestyle that isn’t just about water fun. If you haven’t been to this lakeside city just east of Calgary in the past few years, you will certainly be in for a surprise. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts. Its call to fame remains Chestermere Lake, as the 750-acre lake and the four-season recreational fun it offers remains a big draw. But it is so much more than that today. More people are finding Chestermere an appealing community to set roots in with at least four new developments offering a varied range of housing options. According to a city census, Chestermere has been growing steadily at 34 percent since 2011 and has a population today of 20,732. That’s just going to go higher as the young communities of Chelsea, and Dawson’s Landing continue to progress, and the new developments of South Shore and Waterford commence. Jenny Cawthorn, junior marketing manager at Anthem United, the developers of Chelsea, says despite its growth, Chestermere still has that small town vibe. “Living in Chestermere is like living in a large community. People are friendly, the city is clean and there are multiple activations that happen throughout the year including Canada Day Celebration and Water Festival in the Summer and the Pond Hockey Tournament in the Winter,” she says. Adam Oruclar of General Development Services of the new South Shore community says Chestermere has dozens of unique year-round festivals for the family.

“From the annual Music Festival, Bulls at the Beach, Annual Country Fair, and so many more. Chestermere also has its own waterfront dog park. What a great way to get outdoors and have fun with your pet!” And there is still more to love in this young city just 10 minutes east of Calgary. RECREATIONAL HAVEN
There is of course the Lakeside Golf Club in town, a semiprivate beautifully manicured 18-hole Championship Golf Course. The Calgary Yacht Club is on the shores of Chestermere Lake, and Anniversary Park is the lakeside park where many of the young city’s social and cultural life happens. and Grill is located, and it has opened its marina for recreational activities in the summer and winter. Visitors to the young city are encouraged to make a stop at Crazy Pasta at 320 Westcreek Dr. to shop for authentic, fresh-made pasta, bread, and an assortment of imported Italian foods. They also have a small kitchen that offers ear-in and take-out Italian food “all made from scratch,” it says. The massive East Hills shopping centre is right on the border between Calgary and Chestermere, and its cinemas, big box stores and boutique diners have provided a ton of convenience to residents along the 17th Avenue SE - Chestermere Blvd. corridor. But what attracts people to Chestermere today isn’t solely its resort town charm, but its total family-oriented, ease-of-living package. Not to mention the wide range of housing options available in its vibrant, new communities.

“Dawson’s Landing is a great community with so many existing and future amenities,” says Emily Smith, marketing manager for Qualico Communities, Dawson’s Landing’s developer. “Existing restaurants, grocery, daycares and professional offices are within a few minutes’ drive. There are a number of established schools within Chestermere, and two school sites planned for the community.” It’s no wonder Dawson’s Landing has been as successful as it was, and growth continues as Phase 3 was just released. “This phase will see a brand new showhome parade in Fall 2022,” Smith says. Over 350 homes have been sold in the community with just under 150 occupants currently living in the community, she says. Big spring ahead for Cedarglen Homes
Cedarglen Homes is gearing for a huge spring as the renowned homebuilder is set to launch showhomes in two new communities: Aspen Spring Estates in the southwest and Glacier Ridge in the northwest. “We have officially launched sales for the new community of Aspen
Spring Estates,” says Allison Harvie, Sales & Marketing Manager at Cedarglen Homes. “This community was just launched this February and there are a limited number of lots available (56 total).” Cedarglen will open the Glenbow 26 showhome here this spring and offer homes starting from the $800,000s. Homes by Dream opens new showhome in Alpine Park Alpine Park in the southwest continues to flourish and the opening a new showhome from Homes by Dream underscores the young community’s family-oriented appeal. The Engler showhome is planned to open February 26th and it will be the first park-oriented show home in Alpine Park, says Anu Henke, Marketing Specialist, Alberta Development, Dream Development. “It is very unique. The Engler is a 2,400 square-foot home that features a wrap-around porch and ample windows, two-storey living room and a floating staircase. IDEAS 2022 The new year is all about decorating with personality, and designer Bilha Kangethe breaks down what we can expect

he year 2021 was certainly an interesting one in interior design. I saw a focus on balance and functionality, as we spent more time in our homes. In 2022, things are going to change. Off the heels of Milan Design Week, exhibitions showcased refined spaces that were skillfully combined with bold colours and geometric forms. In effect, we anticipate 2022 trends to dial into personality and expect to see inspiring spaces that honor the fullness of living, telling a story of sustainability and nostalgia, mixed with an artful blend of colour choices and positivity about the future. THE YYC INNER-CITY DIFFERENCE by PEPPER RODRIGUEZ There is a lot to love about living in Calgary’s inner-city. The commute to work downtown is much shorter compared to the new suburbs, there are plenty of established amenities ready to be enjoyed, and of course there is the prestige of living in a made-for-you home. Building new infill homes in the inner-city has become more popular, as more young families rediscover the charms of living in an already established neighbourhood. Recent City of Calgary’s community profiles reveal that there are more Calgarians under the age of 14 living in inner-city communities. Calgary’s total is at about 19 percent of that age group, but in Altadore it is at 20 percent, in West Hillhurst it is at 17 percent, and in Hillhurst it is at 15 percent. That means more young families are moving to these neighbourhoods, and more are coming in. 22

With the demand has come an increase in competition in the market, which has effectively brought some prices down. NEW VOICE
There is a fledgling group of infill builders in Calgary that have banded together to bring a bigger voice to the industry’s concerns. The Calgary Inner City Builders Association (CICBA) is a non-profit organization that aims to give a bigger voice to infill builders and developers. They are a relatively new voice founded in fall 2020, but they are working to improve Calgary’s already established communities, promote the benefits of redevelopment, create affordability in the industry and establish credibility and accountability. Sheldon Appave, principal of Saville Homes, and cofounder of the Calgary Inner City Builders Association
(CICBA), says the group can create affordability in infills by cutting red tape in the processing of applications. “The City has been constantly changing the bylaws and code requirements for all types of products, especially in the multifamily sector. Fees are becoming increasingly high, and the cost has to be passed onto the consumer.” Appave says CICBA wants to make a positive difference and promote healthy inner-city development and that members have been heavily involved even before the organization was even formed. “The city needed a collective voice who specifically represented the inner-city so we stepped up. We are heavily involved with the city and the planning department. We have been included in a number of committees that the city has created with regards to planning. Our goal is to have a direct line to the city with concerns,

questions, process changes and to represent the small to medium size builders who would otherwise have voices that fall on deaf ears.” Appave says he is seeing the growth of the industry with increasing membership for CICBA and tighter competition in the inner-city. “We are seeing more builders come in the inner-city market and we want to ensure standards are being met for all home buyers,” he tells Calgary New Home + Condo Guide. APPEALING LIFESTYLE
The infill lifestyle continues to attract a very specific crowd. Darren Polanski, Senior Associate at Sturgess Architecture, says most of their buyers building infill homes are already aware that prices will be higher than building in the suburbs, but they are after a specific way of life that innercity living fulfills. “Cost of land is the biggest difference between building in the suburbs and the inner-city,” he says. “You can build something starting at $250 – $300 per square foot in the inner-city. The main factors in cost escalation in the inner-city has to do with land value. But many of our buyers are already aware of this and have it worked in their budget.”
But living closer to Calgary’s core does have an appeal. Polanski says he is seeing more new families move to the inner-city, but downsizers and empty-nesters who no longer want large properties to maintain are also integral to the market. For many individuals, couples, families, and downsizers, infills present the best of both worlds. Developed communities have more school options, community centers, retail and business centers, parks, and mature trees that most new communities lack. While new communities on the outer edges of the city have longer commute times, with less public transit options, and often, fewer options for urban comforts like meal deliveries and ride sharing services. Polanski says the development of the Green Line will open up inner-city communities like Ramsey and Ogden to more infill development. The new C-Train service – which incidentally Sturgess Architecture is designing – will bring new connections and accessibility to those older neighbourhoods. STYLISH LIFESTYLE
Another key appeal in building in the inner-city is the opportunity to build a home suited to one’s own tastes and
style. “Buyers are not limited to the cookie-cutter home designs in the suburbs,” Appave says. Polanski agrees, saying his outfit doesn’t really follow trends. “We’re more interested in getting to know the buyer first and then designing a home based on their needs. Although we don’t follow trends, there are some features for smart floorplans that we always follow, like taller windows, accessibility and connection to the outdoors.” Appave says Saville Homes stays ahead of the competition by building relationships with their buyers and focusing on quality rather than quantity. “By accepting a limited number of custom homes to build for clients, Saville Homes is able to deliver the exceptional level of service our clients have come to expect.” MULTI-FAMILY OPTIONS

ATTACHED & DETACHED INFILLS: 3 CONSIDERATIONS

If you’re looking to buy an infill home, you’ll want to know what the difference is between attached and detached styles. Here are a few important facts regarding these types of infill homes to consider before starting your next inner city property search. #1 – COMMON WALL
The most obvious difference between detached and attached infills is that the latter is typically constructed in pairs that share a wall. While not common, noise transference can be a concern with a shared wall. Therefore, you’ll want to ask the infill builder what type of common wall construction was used and determine if you and your family are satisfied with the details. On the other hand, detached infills are built on lots of all shapes and sizes and have no-shared wall with a neighbour, something for you to consider when browsing inner city properties in Calgary. #2 – FLOORPLAN WIDTH
Another important consideration when buying an infill is that the two styles of homes will have different floorplans depending on the size of the lot. For example, attached infills built on a 50-foot-wide lot will have a floorplan with roughly 21 feet of width, while two detached infills built 26

on the same lot will have a floorplan with about 17 feet of width. This all boils down to setback requirements from the property line as per city bylaws, which are in place for a variety of safety reasons. Not all infill homes are built on 50-foot-wide lots either, something to keep in mind if you’re looking for an even larger home with more space to go around. #3 – TOWNHOMES
Many infill homebuilders are now buying two or more adjacent lots then constructing anything from three up to several attached units. These types of units could be considered as attached, or in many instances a townhome complex. With larger projects like these, you’ll want to consider who the builder is (check online reviews), how much the condo fees are (and what they cover), how many garage parking stalls there are (usually just one), and overall privacy. Owning a home comes with big responsibilities – one of the biggest being monthly utility bills. With this winter’s bitter cold snap, your upcoming bill might come with a bit of sticker shock. Outright electrocution in some cases. Even more worrisome is that electricity prices have been going up for some time. According to energy comparison website energyrates.ca, Alberta’s energy prices have increased by 34 per cent between November 2020 and 2021.

Homebuilders have noticed and are taking initiatives to help consumers in the fight against rising energy bills while saving the environment as well. Many have taken up the Built Green program, and some are taking the next level to Net Zero homes. Built Green Canada is an industry-driven, national, nonprofit organization committed to working with builders interested in responsible sustainability practices in the residential building sector. It uses a certification program that promotes healthy building measures, such as no or low volatile organic compounds, heat recovery ventilators for fresh air and high efficiency features. It also serves to underline the economic and health benefits of building “green.” This year, Built Green Canada launched its Net Zero Energy+ program for single family new homes, which it calls “a new level of achievement within the organization’s long-held, industry friendly green building program.” They’ve created a labelling program which provides the industry and consumers with clear and precise technical requirements for two levels of labelling: Net Zero and Net Zero Ready Homes. The initiative will help in achieving the Government of Canada’s 2030 target to have all provinces and territories adopt a net zero energy ready building code. Today, there are Canadian builders reaching this target, while many more have a ways to go. In Calgary, Avalon Master Builder and Excel Homes are among those who have embraced the program to give their homeowners an edge in the energy wars. BUILDING NET ZERO MULTI-FAMILY HOMES
Chris Williams, Vice-President at Avalon Master Builder, says building green homes has been part of their culture for the last two decades. The developer – best known for their line of ZEN townhomes – takes their biggest leap in environmentally sustainable homebuilding yet when they unveil their first mid-density Net Zero townhomes in March In partnership with the Canadian Home Builders’ Association and Natural Resources Canada, Avalon has built one of the first Multi-Unit Residential Buildings (MURBs) qualified under the CHBA Net Zero Home Labelling Program, at ZEN Sequel, in Seton. “As part of this pilot project, we are one of only six builders across Canada that have come together to raise awareness of affordable Net Zero and apply proven technologies, design and practices to mid-density Net Zero Energy buildings,” he says. Williams says the project helps advance technology that will help the home building industry to reduce
costs, increase energy-efficiency, performance, and productivity. “The result is an energy-efficient, airtight home with an exceptional living experience for our homeowners. They will save on their utility bills, be protected from energy price increases, and live in a healthier, quieter, more durable and comfortable home.” Avalon has been preparing for this moment for the last 20 years. “In 2002, when we set off to work towards Building all homes to Net Zero, we really had no idea what we were in for,” Williams tells Calgary New Home + Condo Guide. “Fast forward 20 years, we have built multiple Net Zero demonstration homes, Avalon leadership has attended, lead, and founded multiple industry Net Zero groups, and we have acted as subject matter experts municipally, provincially, federally, and globally. It is not that Net Zero is important to Avalon, it is our passion.” EQUIPPING NET ZERO HOMES
Avalon’s homes can come with such Net Zero features like a fresh air system (HRV), double-coated triple-pane windows, solar panels, energy-efficient appliances, and LED lighting, not to mention an airtight exterior envelope that locks in the temperature. Cooler in summer, warmer in the winter and unbelievably quiet all the time with the tamping down of outside noise. One of the biggest challenges is surmounting the perception that building energy-efficient homes is more expensive. Although building better-insulated, air-tight homes does come with higher upfront costs, the savings one can get in utility costs down the road will balance it out. “The upfront cost is three percent more for our Net Zero Ready flats, and 8 percent higher for our three storey Net Zero townhomes. The financing of the increase (on your mortgage) is covered by the utility savings. Further to this, you get 25 percent of your CMHC premium back after you move in, and electrical rate shifting allows you to cover even more in the summer when you are over producing power with your solar panels. All in all, you can make money by building a Net Zero home.” EXCEL’S GREEN HOMES

hether you define yourself as a gardener or not, we hope you find the following suggestions helpful. These are our top four ideas for making your yard, which is an integral part of the community around you, an environmentally better place for all:

Hang your laundry Every year, Canadians use an average of 100 kilowatt-hours of energy using the clothes dryer. Your clothes dryer uses as much power as 225 lightbulbs. In total, for all Canadians, this is roughly equivalent to the output of three coal-fired power plants per year. It’s important to note that you can save up to $250 a year by drying your clothes outside.
Buy a rake This suggestion is a not-so-subtle way of saying that you should not buy a gas-powered leaf blower. And if you have one, ignore it and let it hang in the garage until it rots. Giving it away means that someone else might use it, and that would defeat the purpose. If everyone who uses a leaf blower instead used a fan rake (on the lawn) or a broom (on hard surfaces), imagine how much quieter our neighbourhoods would be. And how much more satisfying yard cleaning could be. There is more

Some of our favourites include bee balm (Monarda spp.), purple coneflower (Echinacea spp.), Canadian ginger (Asarum canadense) and Joe Pye weed (Eupatorium spp.).
