5 TIps

for sEllIng Your HomE in the Fall or WInTEr

Are you planning on selling your home during the colder seasons? While sales activity in Calgary is typically higher in the spring and summer, selling your home in the fall or winter isn’t too much different. You can do a lot to help your home feel warm, welcoming and bright to a potential buyer. So, if you are thinking about selling this fall or winter, read on for some easy tips to help make your transaction a success!

#1 - “Summer” Photo Album

Showcase all that your home has to offer by providing potential buyers with the opportunity to see how it looks during the warmer seasons. Include a photo album or digital slideshow of your home’s exterior in the spring and summer. Highlight patios, decks and outdoor furniture so buyers can envision themselves living in your home year-round. Nearby parks and ravines should also be photographed during the “green” seasons to let potential buyers know what the local area has to offer as well.

#2 - FirSt imPreSSionS

Leaf and snow-covered driveways/ walkways can make a beautiful home look sloppy and poorly maintained, so it’s in your best interests to keep all these clear and free of debris. Patios, balconies and any other outdoor living spaces should also be kept clean so that potential buyers can explore them and get a good feel for these areas. Bringing attention to the features of your home used during the spring or summer will help spark visitors’ interest.

#3 - light, light, light

Opening all blinds and curtains will make your windows look bigger and encourage natural light to flow into your home. Change out dim lightbulbs and replace them with brighter options. Use hardwood to your advantage and remove unnecessary area rugs to have daylight bounce off your floors. Consider digging out some old floor lamps and add them to rooms with dark corners to create a warmer setting. Landscape lighting also helps add flare to your home colder the colder seasons, especially when potential buyers may be visiting after dusk. Outdoor lighting will amplify your home’s appeal while also making for a safer environment by helping guide potential buyers safely to and from your home.

#4 - WArmth iS good

Check your home’s windows and doors for drafts and seal any leaks wherever necessary. Ensure your home’s heating system is well-maintained and operating as intended. Consider turning up the heat just a bit more than you would on a regular day to help your space feel warm and inviting for potential buyers. Perform standard home maintenance and swap out your furnace filters to reduce dust and allergens. If you have a fireplace, utilize its warmth and leave it on for showings if possible.

#5 – CleAn uP betWeen ShoWingS

Shoe trays will help reduce the amount of slush and muck bring tracked into your home during seasons. Keep a wet mop handy and vacuum area rugs, entranceway mats and hardwood often. Don’t lose focus on the outside walkways; ensure they are de-iced and cleared often.
