WHY SHOULD YOU BUY AN APARTMENT CONDO IN CALGARY?

Many first-time homebuyers often look to condominiums in Calgary because they’re usually a more affordable option versus single-family or semi-detached dwellings. But what other reasons are there for buying an apartment condo in Calgary?
As a team of experienced Realtors® who have been helping people buy and sell condominiums since 2004, here are the most common reasons why some of our clients have leaned towards buying an apartment-style condo.
#1 LOCK-AND-LEAVE LIFESTYLE
Condos offer convenience unlike most other property types, allowing you to live a lock-and-leave lifestyle. But what does such a lifestyle entail, you might ask?
The concept is centred around the fact that it’s easy to lock up and leave at an instant without being worried about your home’s security or landscaping.
Living in a condo is especially convenient for young urbanites who may find themselves in and out multiple times a day. Empty nesters also can enjoy apartments to the fullest with fewer security concerns.
#2 IN-HOUSE AMENITIES
Many new Calgary condos are home to an impressive list of inhouse amenities meant to provide convenience and attract buyers. Typically the more in-house amenities there are in a condo, the more convenient it is for residents to live in.
For example, in Calgary’s City Centre district, you’ll find several
condominiums with a rooftop patio, large fitness facility, common lounge area, and sometimes even an outdoor hot tub like at Mark on 10th.
In many instances, condos are also built above ground-level retail spaces. Therefore, getting a quick list of groceries before dinner or grabbing a coffee on the way to work (to name a few examples) takes little to no time.
#3 WALKABLE LOCATION
Walkability is another huge reason why many turn their eyes towards condo living in Calgary. Depending on the area of the city, a condo can offer you quick-and-easy access to a full spectrum of amenities within just a few minutes on foot.
The Beltline, for example, is a particularly walkable area where you’ll find several condo buildings of all shapes and sizes. Eau Claire, East Village, Mission, Bankview, Sunalta and Lower Mount Royal are other highly walkable communities located in the City Centre offering residents exceptional access to restaurants, shops and services.
But condo walkability isn’t just limited to the central part of town. Today, mixed-use areas like the University District, Seton, Currie Barracks and Quarry Park are popping up around town, where accessing day-to-day amenities on foot is also convenient.
#4 INVESTMENT PROPERTY
Condos can be a great investment opportunity for investors looking for free cash flow. Investors in larger metropolitan areas such as Toronto and Vancouver are typically interested in condominiums in Calgary because of how affordable they are versus other urban centres.
Before buying an investment condo, however, it’s important to ask an experienced Realtor® in Calgary about market conditions and how they may be good or bad for you when considering your real estate goals.
