Well that was quite something, wasn’t it? For better, and for worse, this year is almost done, and with vaccines around the corner, we can also see a gradual return to normalcy in the future. Not in time for the holidays, unfortunately, but by this time next year we will be able to hug, raise glasses and celebrate together once again, and we will appreciate it so much more because of what we have collectively been through. We also learned a lot this year! We learned that we can cope, more or less, with massive changes in our everyday lives. We can connect with each other virtually, and we can connect through creativity and kindness, and by banging pots and cheering at seven in the evening. I’m very proud of the new home and development community, who reacted to the lockdown with alacrity, providing brand-new, safe, often virtual ways for the significant amount of people who decided that they want to buy a new home to be able to do that. We have also learned about the importance of flexibility and space in our homes, and developers are responding to those needs as well, with innovative new designs and technologies. We learned the government and Bank of Canada will support the economy through CERB cheques and recordlow interest rates. 2021 is on the horizon, and it’s looking promising! Hopefully it will be the year you find your perfect new home, and the year we say goodbye to scheduling a Zoom meeting to drink wine with our friends.

StreetSide Developments Metro Vancouver has broken ground on its largest-ever townhome development, which will feature an exciting mix of homes and amenities once completed. The Boroughs, located in the Grandview Heights neighbourhood in South Surrey, will offer easy access to the Morgan Heights Crossing retail centre, as well as Vancouver, Richmond, the Vancouver International Airport, the Canada/US border, and Seattle, via Highway 99. LOOKING BACK ON 2020 AND LOOKING AHEAD TO 2021

Looking ahead to our next edition of the Fifth Avenue’s complimentary, quarterly, new multifamily Metro Vancouver market report, The Fifth Dimension, I realize this will be our 40th. For over a decade now, we have been sharing facts and opinions on the market with consumers, realtors and developers.

Our concluding section of each edition is entitled “Looking Back & Ahead”. In this section, we share our most recent projections – what we got right and what we didn’t – and outline what we expect to see in the future. Now seems like a good time to look ahead to 2021 and look back on 2020. Looking back to the outset of 2020, I recall our plans to celebrate Fifth Avenue Real Estate Marketing Limited (Fifth Avenue)’s 40th anniversary with a staff and client reunion. As the global pandemic became 2020’s

grand narrative in late winter/ early spring, our team quickly adapted, shelving the majority of our plans, and together with our developer partner/clients deferring launches to wait and see what would transpire. Our initial projections for 2020 included a recovery from 2019 (you may recall, this was the lowest annual total number of sales in over a decade) and a quick start to the year, with 2,500+ units sold First Quarter result. This almost occurred, even with the March lockdown. We were also quoted at that time as

saying “…there are likely to be ups and downs in 2020”, and we forewarned greater volatility. That almost prophetic now. The re-sale market recovered, to exceed year prior results in many regards, and the new multi-family market followed suit. Now looking ahead to 2021, we do so with both optimism

and caution. There is still much to celebrate about life and to be grateful for. There are also social, economic and market realities to be considered and navigated. I for one, will not bet against the strength of the underlying fundamentals of this market area. This market rebounded from 2008 faster than nearly any other major world market. Of course, this is not 2008, 2020 has far broader implications. We do expect a slower start to 2021, as concerns about the state of the pandemic continue, yet as the hope of a vaccine trends toward a reality. We do expect sales growth in areas to the east of the more expensive and central areas within the Metro area, and places that offer product in desirable and accessible locations including: concrete offerings in Burnaby, New Westminster, Coquitlam and Surrey City Centre near Skytrain; wood frame offerings in Burnaby, Port Moody, Coquitlam, Surrey, North Delta, Langley, Maple Ridge and Abbotsford; and townhomes throughout all suburban market areas. Townhome absorptions lead the way out of the downturn and represented nearly 50 per

cent of all sales in a recent 90-day period. This will continue, provided needed supply is introduced. Finally, I consider 2021 a year of return. A return to more social and market normalcy. Here’s hoping this time next year my hindsight was 20/20. Fifth Avenue is a full service, suburban market focussed, residential real estate sales and project marketing organization. It’s been a year of weirdness and a year of fear. “Unprecedented” became the most overused, and abused, word in the English language, while handshakes and hugs became increasingly hazy, nostalgic memories. As 2020 draws to a close, it seems the whole world is heaving a collective sigh of relief. Promising vaccines are nearing approval, masks are now elevated to the status of a fashion statement, and we’re once again proving humanity can adapt to the most unanticipated challenges. And the 2020 housing market was no exception. Presentation centres went virtual while sales teams “zoomed” their way through the marketing process.

Then an astonishing thing happened. Despite dire predictions of a total housing market collapse, people began buying homes. Not only were they buying, they were buying at a record-setting pace. MLS listings for August, September, October, and November all posted numbers significantly above the previous year, and many industry watchers are suggesting the latter part of 2020 has turned into the hottest market in almost two decades. Presales, which had previously suffered a slowdown in 2019, were booming again. In West Coquitlam, SOCO by Anthem wrote more than 200 contracts in four months. In Surrey Central, the newest phase of King George

WHY GET PRE-APPROVED

FOR A MORTGAGE? ALISA ARAGON

Getting a pre-approved for a mortgage before you start home shopping might take a bit of work, but it’s relatively easy. You just have to call a Mortgage Expert, and they will sit down with you to explain the entire process, and get the required information and documentation, in order to provide you with a clear picture on what numbers you have to work with. As a Mortgage Expert, when I work with my clients, I let them know what they can qualify for based on their application, credit report and supporting documentation. Together, you and your Mortgage Expert can determine what you can realistically afford to pay for a home, remembering that there are a myriad of costs that you probably haven’t even considered. Factor in the closing costs, for example; the lender requires you to have 1.5 per cent of the purchase price for closing costs. You don’t need to spend that money necessarily, but you do need to have the funds available at completion time. Some of these costs include legal costs, the property transfer tax (PTT), property tax adjustments, interest adjustment, strata fees adjustments (if applicable), title insurance, appraisal, inspection, and a few other things.

When purchasing your primary residence, it can be an emotional and time-consuming process, since you want to make sure you find the right home to suit your needs. Knowing what you qualify for is critical when you start working with your real estate agent, as it signals to the agent that you are a well-qualified buyer who is serious about purchasing a home. In fact, some agents won’t even show properties to buyers who haven’t talked to a Mortgage Expert or bank. It is important to remember that getting pre-approved doesn’t mean that your mortgage has been approved. The final approval is given once you have an accepted offer, your application has been submitted to the lender,

and the lender has received and approved all the outstanding financing conditions outlined in a commitment letter.
