FALL IN LOVE WITH A NEW HOME Though summer is fun and all, sometimes it’s great to put on a cozy sweater, take a walk through the colourful foliage, pour a glass of cabernet and get back to a routine. Okay, I may be trying to convince myself, but summer ends whether we like it or not. And this fall may not be your average back-to-school, back to the commute season that we are used to, but it certainly is a great time to get into your amazing new home. In the Metro Vancouver market, there’s a new home for everyone, from starter homes, to investment properties to large single-family estate homes and everything in between. Homebuilders have responded quickly and responsibly to the pandemic, making shopping for a home safe and pleasant, whether you are doing it in person or online. NightShift Street MiNiStrieS Charity golf ClaSSiC It was a beautiful day for NightShift’s 13th Annual Charity Golf Classic, on August 18th, at Redwoods Golf Course. Dozens of participants and volunteers, including New Home + Condo Guide’s own Dave Bird and Ricardo Hernandez, came out for a day of fun and generosity. NightShift provides vital outreach, counselling and education to people on the streets in Surrey and the Fraser Valley.

SFU City Conversations – The Pandemic and the City Thirty years ago, a group of Vancouverites wrote Clouds of Change, perhaps the first civic study of global warming. It was adopted by the Vancouver City Council in June 1990 and helped shape some public policies. Then it was forgotten. But some of its creators are still around. SFU celebrated two of them on June 17th; the urbanist and former Vancouver City Councillor Gord Price and economist/entrepreneur Michael Brown. and immediate, they’ve been thinking about how we might respond to climate change as a public health issue. Also speaking were two of the new generation of activists who will have to deal with the life-threatening impacts of climate change well into the future: Adriana Laurent-Seibt, the project administrator for UBC Climate Hub, and Rebecca Hamilton, a core organizer of Sustainabiliteens. i heart Port Moody Campaign energizes local Businesses In June, the 50 Electronic Ave team at Panatch Group launched the “I Heart Port Moody” campaign which aimed to support local businesses, retailers and restaurants by purchasing gift cards in large amounts and doing weekly draws on social media. Each purchaser at 50 Electronic Avenue received $1,000 in gift cards, $100 to each of ten local partner businesses. These businesses include Rocky Point Kayak, Taps and Tacos, Rocky Point Ice Cream, Twin

Sails Brewing, Vivio Flowers, Gabi & Jules, Yellow Dog Brewing, Pizzeria Spacca Napoli, Black Sugar Coffee, and Rosa’s Cucina. Nearly $100,000 has been put back into Port Moody businesses through the campaign’s gift cards. As the campaign is coming to a close, the next two weeks will be a grand giveaway, where two lucky winners will receive $100 gift card to 10 local businesses. The Exciting New Plan for Richmond Centre Shape Properties has announced that it is joining Cadillac Fairview as the residential development partner on CF Richmond Centre — the transformation of a worldclass shopping centre into a world-class master-planned destination. On Monday, August 24th, Bosa’s Jeff Skinner, SVP of Property Development, and Daryl Simpson, EVP of Marketing, took interested UDI Members on a tour of their impressive Cardero project in Coal Harbour. Designed by the award-winning Vancouver-based architecture firm Henriquez Partners Architects, the unique building was envisioned to establish a gateway into the downtown core. The slender 26-storey residential building located at the corner of Georgia and Cardero street, features distinctive screens and a collection of just 119 luxury condominiums. THE ETERNAL MORTGAGE DILEMMA… SHOULD YOU GO FOR A FIXED OR VARIABLE INTEREST RATE?

Fixed and variable mortgage rates are quite different in terms of how they are funded. Fixed mortgages rates follow the patterns of Canada Bond Yields, plus a spread, where the bond yield is driven by economic factors such as inflation, unemployment, and exports. The bonds are purchased by a mortgage lender 24  New Home + Condo Guide  |   Sept. 5–19, 2020

and are sold as a mortgage to a borrower and then re-sold as an income-based security back to the financial market. Variable mortgage rate products are based on the prime lending rate. This is a fluctuating yard stick used by the Bank of Canada to determine borrowing rates on all loans in Canada. The rates are driven by the same economic factors, except variable rates fluctuate with the movements in the prime lending rate, the rate at which banks lend to their lower credit risk clients. When inflation is high, the Bank of Canada will

increase the prime rate to make the borrowing of money more expensive and when inflation is low, the Bank of Canada will decrease the prime rate to stimulate the economy and encourage borrowing of money. What is the difference between a fixed and a variable rate? FIXED RATE:

The fixed rate is generally higher than a variable rate. The interest rate will remain constant or fixed for the term of the mortgage which means your mortgage payments will remain the same throughout the term.


VARIABLE RATE:

A variable rate can change during the term of the mortgage which means your actual mortgage payments can either increase or decreased during the term of the mortgage. The great thing about a variable rate is that you have the option to lock into a fixed rate at any time if you are starting to feel that you are not comfortable with an increase. While your interest rate will not double overnight, (and even if it did go up by 0.25 per cent) the savings you would have already earned would put you on a level playing field, or you could possibly still be ahead. If you decide to switch from a variable to a fixed rate, the fixed rate will be determined based on what the fixed rate is at that time for the remainder of your term. Variable rates are offered based on the prime rate and either at a premium or at a discount. While the discount remains the same during the term of the mortgage, the prime rate may go up or down. Which means that variable rates are based on the Bank of Canada who sets the benchmark for interest rates, based on inflation. Currently the benchmark rate for the Bank of Canada is 2.45 per cent. For example, a lender might offer you Prime -0.40% (2.45% - 0.50% = 1.95%) which means that if the Bank of Canada or the lender increased their prime rate your discount will remain constant yet your mortgage payments will increase. It is good to know that Bank of Canada reviews its benchmark rate about eight times

a year. The Bank of Canada has made a second unscheduled cut to its benchmark interest rate due to the COVID-19 crisis. Another big difference between a fixed and a variable rate is how the penalty is calculated should you get out of the mortgage early and the lender that holds your mortgage. If you have a variable rate, the maximum you would most likely pay a three-month penalty interest. However, if it is a fixed mortgage, you will pay the greater of either the Interest Rate Differential (IRD) or three-month interest. The IRD is calculated by determining the difference between the mortgage rate in effect and the rate available at the time of the pre-payment, multiplied by the term remaining on the mortgage. The interest rate differential is meant to compensate the lender for having

the mortgage paid early. Most lenders have different ways of calculating their pre-payment penalties, therefore, it is critical that you find out how they will be calculated upfront before signing your mortgage, even more so if you think you might need to get out early. Small space living can be wonderful, but it does require some creative thinking. While you may feel that you have compromised on your square footage, this doesn’t mean you need to compromise on style, comfort or the functionality of your home. Our clients reached out to us shortly after moving into their new condo in the heart of the city. Falling in love with the unit’s massive amount of natural light and a fantastic location was easy, but making this small space feel inviting and functional proved to be a bit of a challenge. There are many tricks of the trade that can be implemented when designing for small space living. We started with a calm colour on all the walls, Benjamin Moore’s Silver Satin, which is very light and airy, nowhere near as stark as a white can be. Keeping the rooms consistent and even toned can trick the eye into believing they are actually more spacious, while adding punches of colour and texture keeps it from appearing flat and ordinary. We accented the small, open concept living room with a simple, wellscaled, sofa and introduced these small, but beautiful caned chairs for extra seating and great texture.

A glass waterfall coffee table was the perfect piece to complement this space. I love using glass in small spaces, especially when you are afforded so much natural light. It’s a great way to keep the light moving throughout and emphasize the spaciousness of your room. In the adjacent dining room, we repurposed the client’s existing dining table, adding some freshness to it with new upholstered dining chairs. We designed a custom built-in bar which not only provided much needed extra storage, but also camouflaged an unsightly wall of oddly positioned bulkheads and alcoves that at first glance made the space appear much smaller than it really was.

We continued the soft shades of blues and greys into the kitchen, highlighting the simple white cabinetry with a beautiful eye-catching, yet calm, marble backsplash and then punching it up with black pendant lights. Another little space-saving trick for small spaces is to use pocket doors instead of swing doors. In this condo, we opted to further enhancing the space by adding a barn door. Not only did it afford us much needed space for storage in the master bedroom, it also created a great focal point in a rather long, narrow and uninspiring hallway. Small space living can be fabulous, stylish and inviting. However, the key is to have a welldesigned plan, well curated pieces that complement the space and functional storage to avoid clutter. With this in mind, you are on your way to creating the “small space” home of your dreams.

Some tips to get you started: • Edit and de-clutter, one of the first things that makes a space appear small is clutter. Make sure you have functional storage and a proper space for everything. • Multi-functional furniture is a great asset in a small space, a coffee table that converts to a desk, or shelving with a hidden desk for example; select wisely and make every piece count. • Think vertically to maximize storage and not lose valuable square footage on the floor. • Don’t clutter the floor space with a mish-mash of small furniture pieces, selecting a few well-scaled pieces or even an oversized piece can actually make the room feel larger.

ConspIraCIEs Galore! MEtro VanCouVEr experiences posItIVE growth despite doom and Gloom prophecies

According to Alison Meek, a history professor at Western University, uncertainty around the scientific process, combined with mounting frustrations with lockdown measures, and a struggling economy, has created a perfect storm in which conspiracy theories can flourish. The CBC recently reported that the most popular theory of late pertains to the notion that the coronavirus escaped from a lab in Wuhan, China. Another prevalent theory is that the COVID-19 pandemic is 30  New Home + Condo Guide  |   Sept. 5–19, 2020

a way for billionaire Bill Gates to microchip people. Other conspiracies are more fringe: only six per cent of Canadians believe the pharmaceutical industry is involved in the spread of the virus, while four per cent of Canadians believe in the link between 5G technology and the virus, or that the US military developed the coronavirus as a bio-weapon. On July 20th, comedian/actor John Oliver waded in one the topic with an episode of his popular satirical HBO show “Last Week Tonight”. “The only difference now is that our current pandemic is coming in the age of the Internet, when it’s not only easier for people to do bad research and spread

their results, but it’s also possible for them to make material look startlingly authoritative,” said Oliver. Sadly, people across all levels of education, across age groupings, across political ideas, all are susceptible to online misinformation. However, research suggests the political profiles of COVID conspiracy believers differ from non-believers. Findings also noted that people who do not receive COVID-19 related news on social media platforms like Facebook, Twitter, YouTube, Reddit and others, are less likely to believe conspiracy theories than those who get considerable amount of news this way. So, what can be done? John Oliver provides


practical direction, listing three expert-approved questions for guarding against slipping into conspiracy: Is there a rational non-conspiracy explanation? Has this been held up to scrutiny by experts? And how plausible is this theory as a practical matter? I do think another key to the prevalence of conspiracy theories could be directly correlated to the growing mistrust of leaders and institutions. In Canada, this mistrust is fueled by the latest conflict of interest challenges the governing federal Liberal party is facing. Some would argue that recent and proposed housing policy is aimed at just that. Now, what could a real estate conspiracy theory be? How about the one about the government wanting to create a nation of renters? Some would argue that recent and proposed housing policy is aimed at just that. Then there is the story that CMHC has commissioned a quarter-million study into taxing capital gains on principal residences or creating a federal property tax. Is this to expected as the feds look to pay for COVID-19 relief? It was small comfort hearing that Finance Minister Morneau

confirmed recently that the federal government was not considering taxing any or all of the gain in value on the principal residences of Canadians. Despite all this negative hearsay and the obvious slowdown in the first month and a half of the pandemic in BC, including lock down conditions, a lack of open houses, and sales centres being closed to the public, within weeks of the reopening, Metro Vancouver experienced

accelerated new homes sales activity for both new and re-sale product. In fact, sales in June and July have outperformed in sales and pricing from the same time period in COVID-19- and flu conspiracy- free 2019. It appears real estate demand in the BC and the Metro Vancouver market has demonstrated its resilience once again and provided further evidence that our industry’s under-supply arguments are not a conspiracy theory, but the truth. Clearly, we are now feeling the results of COVID related pent-up demand. Like the concerns about a second wave this fall, time will tell if this a short-term gain or a sustained market trend. For Michelle and Trevor, East Clayton is far more than a dynamic, inviting neighbourhood in Surrey. It’s the neighbourhood where their love story began. The couple met five years ago at the popular Dublin Pub. In no time, they’d fallen head over heels in love. They moved in together and got married — much to the delight of Michelle’s son, Nick, who on first meeting Trevor immediately decided he would call him “Uncle.” And they began searching for their forever home, the first home they would own together. “We definitely wanted to stay here in East Clayton because this is where our love story is,” Michelle says. “We looked for a long time, but nothing felt right.” She laughs. “Okay, we were picky. But I’m in my forties and Trevor’s in his fifties. We didn’t want things like wire shelving in the closets: we wanted everything to be really nice.” On opening weekend, Michelle

and Trevor were among the first to check out Elston just down the road. After months of searching, it ticked every box on their MHL — Must Have List. They went back several times together, although Michelle admits she visited by herself a “few” more times than Trevor did. “I was trying to be objective, trying to find things I didn’t like… and I couldn’t see any. The attention to detail and all the beautiful features show how the developer is really thinking about people’s needs are amazing.” Wow factors that clinched the deal were plentiful: a fourth bedroom they could turn into a gym, an actual laundry room with side-by-side washer/dryer plus counterspace, an extra-thick glass door on the ensuite shower, and storage… lots of storage. “The master has two closets which is definitely a win for me,” Michelle says with a mischievous

twinkle in her eye. “The closet in the front entry is huge, and there’s even a linen closet which you don’t usually get in a townhouse.” And so, on July 31st, five years to the day that they met, Michelle and Trevor signed the sales contract for their dream home. “It was serendipity for sure,” Michelle says. When they move in later this fall, Michelle says the first item on the agenda is to crack open the champagne that was a wedding gift they’d been saving for another special milestone in their lives together. Next up? Transform Nick’s bedroom into a Canucks den in honour of his favourite hockey team. “It’s the best feeling in the world when you just know everything has fallen into place. Little Touches that make a huge difference by lisa rogers

Decorating a small space

isn’t actually that different than decorating a large one: It just requires a bit of ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same. I’ve taken this challenge to task with a recent property development I’m working on in conjunction with Dunpar Homes – the Kingsway Village Square. This luxury building offers upscale condominium living in a carefullycrafted boutique rental residence, and as creative designer, it’s my job to decorate our first two model suites – with all the right interiors and finishes. It’s proven to be a really fun project to manage because it’s made me look at design differently. finishes and lighting in a way that works for a smaller space. Whether you’re looking to update a condominium, studio apartment or small home, check out these tips on ways to optimize your space. FinD the right light

First, if you have plenty of natural light, let it shine through! Keep window treatments airy with sheer fabrics so light can come through easily, and you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add “bulk” – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate. mirror, mirror on the wall

If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the

feeling of additional space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout. try ‘Floating’ pieces

Shelves and nightstands that are built into the walls can keep your floor clear of any cluttering obstacles and free up some extra space as well. the bigger the rug, the better

Believe it or not, you don’t want to skimp on size with


your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s large enough so most of the furniture will sit on it, or go wall-to-wall. avoiD heavy Furniture

When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy block of a coffee table, opt for a piece that has legs on it. Why? It helps carry the eye in and around your space, which gives the impression of a bigger room.

Keep colours neutral

This seems fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use both of them in design. use Furniture that is multi-purpose

For the Kingsway Village Square, I also picked pieces that are multi-purpose, such as a high top table that I put in the kitchen area that acts as a work station as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor. aDD some colour

Yes, you can! Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns of palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

I often write about condominium shoppers creating a spreadsheet or list of important items to consider. The number one thing is always location. The phrase “location, location, location” may seem trite, but in fact, it is based on solid truth. For most purchasers, the big picture is paramount in their final decision. Fortunately, in Toronto and the GTA, you will find a myriad of amazing choices, locations and designs available offered by some of the world’s finest developers and architects. One of the first things to look at regarding location is whether the buildings are in established or up and coming neighbourhoods. You may feel that you prefer and can afford a residence in the midst of established amenities and mature trees and greenery. On the other hand, if price is a major factor for you, selecting a growing area with new amenities planned in the future might be more economically feasible. Again, you have numerous wonderful choices of both types. Where do you work? Even with the pandemic-fueled workfrom-home scenario, there are still thousands and thousands of people across the GTA who have to go somewhere for their jobs. When you consider your commute

from a new condominium, be sure to avoid the mistake of estimating times by the as-the-crow-flies method. You are wise to actually do the commute during rush hour, whether by driving or using public transit, to be realistic. And speaking of public transit, are the condos you are considering close to transportation access? In addition to making your life easier, they will hold their appeal more when you go to sell someday. Our transportation infrastructure continues to grow and expand, which is a wonderful boon to residents everywhere. Transportation aside, what about walkability? Most condo owners want to live where they can shop, dine out, run errands and the like within a quick stroll. Visit walkscore.com, plug in the address of a condo, and you can find out what amenities and services are within walking distance. How about the places and people you visit often – family and friends, and any clubs and associations you belong to? Will they be easy to get to from the new locales you are looking at? If you are a member of a yacht club or keep a boat on Lake Ontario, you might want to live right by the water. Of course, price, architecture, building amenities, features and finishes and builder reputation and track record should all have prominent places in your comparison list or spreadsheet. Wherever and whatever you buy, keep in mind that when you purchase new, you benefit from

the latest design and construction standards, as Ontario Building Code is regularly amended to increase quality and energy efficiency. New-home buyers in the GTA are among the luckiest in the world. So, enjoy your shopping, consider the details and remember the big picture. Then take your place in it in a beautiful new condo! Make your outdoor space a destination oasis by Lisa RogeRs We Canadians love our backyards, and no wonder. We have been spending so much time at home with COVID-19 that we love to spend more time outside. And stay out there – listening to the birds, the burble of a water feature, watching the sun set, connecting with friends and family, even at a distance. As the pace of life quickens and our homes shrink in size, the outdoors is literally the last frontier – and the reason why we’re spending so much more on making the backyard, or deck or balcony a destination oasis. Out with the white plastic chairs and plexiglass tables, in with the fire pits and heaters giving us a much longer outdoor season, deep-seated sectional sofas, teak dining tables and chairs, and strings of lights. Outdoor furniture manufacturers have been eager to meet our need to linger outside with a wider range of furniture, with longer lasting frames, fabrics that retain their shape and water resistance, and cushion foam that stays comfortable. 44  New Home + Condo Guide  |   Sept. 5–19, 2020


HeRe’S wHAT yOu Need TO kNOw: 1) Plan out your space according to how you intend to use the deck. If you are a big reader or sun worshipper, but don’t like eating al fresco, set up your space with more living room type furnishings, and tuck a small dining table off to the side and out of the way.

10) An umbrella will shade the table from the sun and rain; one with a tilt arm that can be adjusted to follow the sun all day. The new pergolas do the same and more, especially when fitted with a retractable canopy system or screen to protect against bugs.

2) Check materials carefully. There’s teak, treated pine, metal mixed with wood, solid aluminum, stainless and wrought iron. Of these, teak and aluminum last the longest, and are probably the most expensive. Teak you need to baby a bit, while aluminum just wipes clean.

11) For privacy, especially on a condo balcony, you can create a privacy wall by positioning a row of evergreens in matching containers along the edges of your deck. Erect lattice or bamboo screening, then add wall mounted planters and a water feature for an instant retreat.

3) Consider modular furniture – pieces that fit together as a sectional or stand alone as chairs – for flexibility. You can change the seating arrangement to suit the occasion or your mood. 4) Decks aren’t just for daytime. Small white lights are magical when strung from house to tree. Add candles around the edges of your deck or patio – flameless ones are safer. An ethanol fire pit not only creates mood, but keeps feet warm and can easily be moved around. 5) Music really adds to the ambience – not so loud that your guests can’t hear each other or the neighbours complain, but as background. 6) As for styles, the sky’s the limit, and they can reflect your dream destinations, or they can reflect the decor of your home. Fancy a week in the Hamptons? Check out sectionals in whitewashed and weathered greys – made from resin wicker – with East Coast fabrics such as navy and white stripes (in water repellant fabrics). Prefer life in a Park Avenue brownstone? Then wrought iron with deep charcoal cushions set amidst a row of boxwoods might be better for you. 7) Don’t forget the floor – wood flooring tiles are easy to install, and create an immediate room setting, especially with the concrete of a condo balcony. Add an outdoor rug to pull it all together. 8) There’s nothing like dining al fresco, and if you’re the type who likes tons of people over, an expandable table might be the best choice. Classic wrought iron tables look great and last forever but are pricey. There’s always teak, but it’s pricey, too, so check out budget-friendly teak alternatives that work equally well. If your deck is on the small side, go for stackable dining chairs. 9) Stow outdoor dining essentials – bright coloured table mats and napkins, covered lanterns or candle holders – near the back door or in a waterproof storage bench. Make sure to keep throws handy to ward off the evening chill.

12) Depending on the space you have, hammocks are well worthwhile for the downtime they afford – snoozing or watching the stars. Add colourful pillows and a sea of planters for a cosy destination. 13) Containers are the way to go for gardening. They come in all shapes and sizes and materials (remember that resin is lighter and therefore easier to move). Depending on the direction they face, condo balconies are ideal for herbs and tomatoes, but they need a lot of water, so make sure you have proper drainage. Tropical plants love sun and add a festive air to your deck – you can also bring them in come fall. If you have less direct sunlight, fill tall tapered containers with ornamental grasses for a clean, modern and minimalist look. 14) Just like inside, the deck is made livelier with the addition of some artwork, such as wrought iron grills, architectural salvage, window frames (with or without mirrored glass).
