If there is one lesson every landlord wants residents to remember is to not let strangers into the building. Don’t open the front door for people you don’t know, don’t answer the intercom or Enterphone to unlock the lobby door. Notify your superintendent when you see canvassers going door-to-door. You can never be too cautious.
We recommend that residents lock their doors even when they’re inside their apartment. It’s too easy for people to just walk right in. It is amazing how many people walk into an apartment because they got off on the wrong floor or simply because they weren’t paying attention. It can be an innocent enough mistake but it can also be awkward and embarrassing.
Stop newspaper delivery when you’re going away for even a few days. Nothing says ‘noone’s home’ louder than a pile of newspapers sitting outside the door.
Another thing to consider is tenants’ insurance, which generally costs about $250 per year. The landlord’s insurance doesn’t cover the contents of a unit, only the floors and walls – basically the shell of your suite. They are not responsible for your personal effects. Many landlords make having tenants’ insurance a requirement for signing a lease, but some residents choose to ignore it. Keep in mind if you cause a flood or a fire, then you could be held responsible for all resulting damage including any to the walls and floors. What’s $250 when you’re talking about peace of mind?
