A BRYAN BAEUMLER AFFAIR By Salina Yara Halabi

8 YPNEXTHOME.CA

IT’S NOT DIFFICULT TO SEE WHY BRYAN BAEUMLER is such a titan in the world of home renovations. His charismatic charm and unwavering expertise has landed him three hit HGTV shows and a fan following that can’t get enough of him. Whether he’s entertaining and educating viewers on House of Bryan, Disaster DIY, and Leave it to Bryan; sharing his

Q You’ve become a definite favourite at home renovation shows across the country -and we’re looking forward to your upcoming Edmonton appearance! Over the years, have you noticed any changes with the type of questions you are asked at reno shows? Do people seem to be getting

29 31

bolder with their DIY renovating?

A I always have a great time in Edmonton – it’s a great city, and the folks that come down to the home show have a genuine interest in taking care of their homes. It’s also always great to meet so many people that appreciate the things I’m excited about! I tend to get a lot of the same questions - the #1 being ‘When are you coming over!?’ But I’ve also noticed that people are getting a little bolder, whether it’s because times are a little tougher lately for a lot of us and we want to save some dollars, or perhaps it’s that people are starting to realize that their homes are the biggest assets they have and we need to take care of them and grow our investment.

Q In 2015, we saw you release your first book, Measure Twice. Has writing a book always been something you wanted to accomplish? And, do you see yourself writing more in the future?

A I never saw myself as an author, and it took about two and a half years to get ‘Measure Twice’ out of my head! It was a really rewarding experience, and maybe one day I’ll put together another one, but I don’t have any plans in the near future. My schedule’s pretty packed these days, so if it came down to writing a book, making TV or putting on my tool belt and banging in nails, my tool belt will always win!

Q You’re fairly active on your Twitter and Instagram accounts, and regularly engage with fans and followers. Do you see social media as way to connect and inspire a new generation of DIY renovators or handymen/ women?

A Definitely - I have a theory that we’re slowly becoming the Borg - you will be assimilated, resistance is futile! I really think social media is a great platform for people to connect not only with people they watch on TV or listen to on the radio, but also with other people and professionals. Whenever I have a few spare minutes, I try to help people with their reno questions, and hopefully put a smile on their faces or a giggle in their throats occasionally. There’s always been a stigma attached to the trades, and I hope I’m helping to change that - I absolutely love doing what I do, and being able to share that with people and show them that not only are the trades a great career path, it’s a lot of fun too!

Q With all your TV renovating success and decades of personal experience in the reno world, is there any renovation golden rule that you used to industry knowledge through his new book; chatting

client’s best interests. With over three decades of experience, Innovation Plus has grown to become a leading custom contractor in Edmonton, dedicated to a harmonious design and construction approach. Specializing in the designbuild process, the Innovation Plus team is lead by owner Ian Roth, who strives

for an unparalleled customer experience that will allow customers to execute onbudget and unique designs. The Innovation Plus team was founded by Ian’s father, who was at the forefront of the design-build movement in our city. There was a need in the Edmonton market for an

all-encompassing renovator and home builder who was able to work with the client from the design process and throughout the construction phase. Clients desired a more hands-on approach, where their needs and budgets were taken into account from the start of their home project - and Innovation Plus delivered on that need. With their true custom process, each customer has the opportunity to work with Ian from the initial steps of the renovation journey. As Ian describes, the owners “are involved in every aspect of work, which provides the strongest accountability towards quality. We work personally with each customer to understand the project expectations and guide the development process.” This unwavering customer focus and attention to detail is what sets Innovation Plus apart from others in the industry. Strong relationships that have been formed over the past 30 years with trades workers and suppliers ensure that each component of the project is completed to the highest standard and by the most qualified individuals for the job. A confident and professional team leads to clear communication that is kept throughout the entirety of each project, and customers are kept updated and informed on the progress of their home. Each project begins with an initial owner meeting. At this point project scope and budget expectations are outlined. As Ian explains, “I meet with the customer to understand what their goals are from the start.” Having a clear understanding of the client’s goals is Innovation Plus’s key to success, and it allows their team to make strategic decisions on renovation spending and planning. Investing in the quality of a home is integral to maintaining and increasing property values, and Ian describes “the home is the best investment an individual can make – a renovation is guaranteed to add equity to your home, even when the economy is going through a slower phase”. Many may turn away from a home renovation because the economy is in a downturn; however, Ian states there are is a unique opportunity to take advantage JAN - FEB, 2016  |  HOME DECOR AND RENOVATIONS  13

of industry professional’s availability. The stresses of a booming market are at bay, and the demand for qualified and top-rate trades workers are not at a peak; therefore, customers will see shortened timelines and cost savings on their project. There is also an opportunity to have a home renovation or building project begin sooner rather than later, so the home of your dreams can happen quicker than you expected! Innovation Plus Developments Limited offers a boutique builder and renovator experience where quality reigns supreme. Three decades of successful projects and hundreds of happy cliwents provide Innovation Plus with an outstanding foundation of customer service; ultimately, securing Ian and his team’s position as an unquestionable choice for all renovation and custom home building needs. FLORIDA GRAPEFRUIT SUPERFOOD SALAD (NC) THE NEW YEAR IS A TIME TO REFLECT ON THE YEAR BEHIND US and plan for exciting months ahead. For many of us, it’s a chance to re-evaluate our food choices and set new healthy goals. To help you kick start your resolutions and refuel after a season of indulgence, try adding superfoods to your everyday recipes. “Creating a salad bursting with superfoods is one of the easiest ways to recharge after a hectic and sweets-filled season,” says Chef Cory Vitiello, a restaurateur and star in Food Network Canada’s Chef in Your Ear. “Combine your superfoods with a homemade dressing that uses nutrient-rich Florida grapefruit to boost your salad’s taste. Florida grapefruit is the juiciest at this time of year, so I try to add its bold flavour to every dish I can.” The salad recipe below created by Chef Vitiello is the perfect way to add superfoods and refreshing taste to your lunch or dinner, while keeping your New Year aspirations on track. INGREDIENTS | SERVES 4, PREP TIME: 35 MINUTES • 1 butternut squash • 1 cup organic red quinoa • 2 Florida grapefruit • 1/2 small Napa cabbage • 2 cups baby romaine leaves • 1 cucumber • ½ cup goji berries • ½ cup hemp hearts • ¼ avocado

16 YPNEXTHOME.CA

DRESSING: • 1 small carrot • 2 green onions • 2 tablespoons white miso • 100 mL fresh Florida grapefruit juice • 1 inch piece of peeled ginger • 1 tablespoon lemon juice • 1 teaspoon salt • 75 mL olive oil • 75 mL canola oil

DIRECTIONS: 1. Peel and cut the butternut squash into 1 inch pieces. Blanch in boiling water for about 4 minutes or until just tender. Drain, pat dry and set it aside until ready to use. 2. In a small pot, bring 2 cups of lightly salted water to boil. Add the quinoa and turn heat down to medium. Cook the quinoa for 20 minutes or until the quinoa triples in size and becomes tender. Drain and set aside to cool. 3. Combine all of the dressing ingredients in a blender and puree on the highest speed for several minutes until very smooth. This can be done a day in advance and held in the refrigerator. 4. Using a sharp paring knife, cut the ends off of the Florida grapefruit so it sits flat on the cutting board. Carefully run the paring knife under the peel and trim away all of the pith, leaving just the grapefruit flesh. Slice the grapefruit into 8 even segments. 5. Cut the Napa cabbage into quarters and remove the core. Cut the cabbage crosswise into thin shavings. Hold this in a large salad bowl suitable for serving. 6. Cut the baby romaine leaves into bite sized pieces and add them to the salad bowl. Slice the cucumber lengthwise and remove the seeds. Cut the cucumber on an angle into very thin slices and transfer to the salad bowl. 7. Combine the squash, Florida grapefruit slices, hemp hearts, goji berries, avocado and quinoa into the salad bowl and toss liberally with dressing.

OUTDOOR LIVING IN A WINTER CITY

18窶ズPNEXTHOME.CA

FOR MOST EDMONTON RESIDENTS, outdoor living is relegated to five months or so from late spring to early fall. With patio heaters it might be possible to stretch that out a few weeks on either end but even if you find a way to increase the number of weathersuitable days to enjoy a meal outside or just relax, how do you contend with mosquitoes? When you hear the word “sunroom” most of us imagine the glassed-in porch of yesteryear that was smelly, leaky, too hot in the summer and too cold in the winter. Who wants that? Most people are surprised that a well-built, well-designed sunroom can create a space that allows you to truly enjoy the outdoors – year round – with no concern for bugs, wind, rain, temperature fluctuations or lack of security. Architecturally pleasing to any home style, these structures can be fully integrated into the living space of your home. “The variety and scope of sunroom projects is far greater than most people imagine,” says Andy Banack, owner of Apollo Sunrooms. “Through the use of advancements in technology, sound building practices and aestheticallypleasing design, we can create a personal solarium that often becomes the focal point of a home.” But beware. Not all sunrooms are created equal. One of the major considerations when making a decision about a sunroom addition is the type of glass that is used. ConservaGlass Select ™, available exclusively through Apollo Sunrooms as a dealer of Four Seasons Sunrooms, was designed specifically for the extreme demands of glass rooms and utilizes the most advanced glazing technology available. Blocking the summer heat but using the solar heat in the winter keeps your sunroom comfortable, regardless of the outside temperature. Another feature of ConservaGlass Select ™ is its ability to clean itself. Magic? Not quite, but with the use of a patented coating process, the JAN - FEB, 2016  |  HOME DECOR AND RENOVATIONS  19

exterior finish of the glass is so smooth it reduces the accumulation of dust and dirt, so water (think melting snow or rain) simply rinses the glass clean. AREN’T SUNROOMS UNATTRACTIVE? Well, they used to be. Today a sunroom can be designed to complement any home. While prefab structures that simply attach to the home are available, Apollo is a general contractor that specializes in full-size functional conservatories and sunrooms that allow the true feeling of a glass-roof addition. “Clients want the sunroom addition to look like it was always there,” explains Banack. “Our design consultants work with homeowners through a step-by-step process focused on capturing the client’s vision for their home.

20 YPNEXTHOME.CA

Combined with a wide selection of options and our desire to educate our clients on the special requirements of sunrooms, we ensure that our clients make wellinformed decisions on their project.” SO, HOW MUCH DO THEY COST? “It depends,” says Banack. “The variety of options available, level of craftsmanship, features and function of the sunroom all contribute to the cost. If you think of these sunrooms as an actual addition that can be fully integrated into your home, the return on investment needs to be factored in. We work with clients directly to design a space they envision and budget accordingly. Our goal is to create a glass roof living space that becomes your favourite room in the house.”

A Valued Neighbourhood

WINS AGAIN! by Marie Soprovich Owner Aquarian Renovations HOME OWNERS STEVE AND ALISON had a clear vision of where they wanted to live, what they wanted to create for themselves within their renovation and embarked thoughtfully to make it so. These two savvy homeowners considered a few options but with clear reason and intent, selected this particular home in this particular neighbourhood. Steve says, “We considered an infill house in an older neighbourhood, but it was this particular neighbourhood that we really loved and always came back to during our home search. We would ride our bikes, pulling the kids in the Chariot, through numerous neighbourhoods during our search. This neighbourhood hit everything on our wish list: quiet neighbourhood with wide streets, large lots with big trees, close to the river valley and Terwillegar Dog Park, close to schools for the kids, close to many amenities such as doctors’ offices,

grocery stores, library and restaurants. These are all important things for us.” Steve is also a business man who needs to have quick access in and around the city. He recognized that location is an important element in a purchase and renovation decision. “Access to central Edmonton and the Anthony Henday were important to us and that was an added appeal to this location.” Practicality about the structure and the basic elements of this home were also recognized as key ingredients in not only the purchase but also the renovation. Steve recognized that, “Homes in this area were built in the 80s, so the ‘bones’ or foundational aspects of the homes in this neighbourhood are good, and they are estate size lots, so in terms of value it makes more sense to do a renovation. When we purchased the home, it was literally ‘frozen in time.’ The home was

built in 1984 and all of the finishings were of that vintage: so much brass and glass and mirrors. Our previous home was built in 2005, so it was very hard to get past the décor of our “new” house. It wasn’t just the aesthetics however, the furnaces were at the end of their life cycle, the windows needed to be replaced, the carpets were old and dirty and ‘crunched’ under your feet, and the lighting was very poor so that this north-facing house was very dark. When we were planning the renovation, we wanted to bring the interior of our new home into 2015. Our idea was to create a home that was very family friendly for our children and our dog, easy to clean, had a big kitchen and island, a mudroom area in the laundry room and a kennel space for our dog. Those were the most important aspects we wanted addressed in our renovation. We recognized that it was better value for our dollar to renovate. JAN - FEB, 2016  |  HOME DECOR AND RENOVATIONS  23

BEFORE

BEFORE

We were also fortunate to be able to stay in our old house while the renovation was completed. Thank goodness as we have two young children so living in the house during renovation would have been a nightmare!" 24 YPNEXTHOME.CA

Essentials in this renovation were prioritized based on needs and with tremendous clarity for the long range family goals that Steve and Alison had. They both described their thinking, “Considering this would be our family

home for at least the next 25 years and that it was a time capsule from 1984, we wanted to ensure the ‘guts’ of the house were replaced and made more efficient. There were very few structural issues, except for our request for an open concept kitchen with an island. To do this, one wall needed to be removed. The home also has several large windows to the south, however the home lacked light on the north side and considering this is where the kitchen was, we put another window in the west wall. The extra window combined with removing the wall between the kitchen and formal dining room had the most dramatic effect on the renovation. We also wanted mudroom cabinetry in the laundry room which necessitated the removal of one linen closet. In the basement, we wanted to reclaim some wasted space by the bathroom, so a storage closet was created." When discussing how these careful thinking home owners found and selected a renovation contractor, here too, they had put a great deal of thought into the process. “We really wanted a design-build renovation company to simplify the process and also a company that was Reno Mark certified. Accreditation by an external body increased our confidence that a company was reputable. We’ve heard too many renovation horror stories from our friends. We do not profess to be knowledgeable about renovations AT ALL, so we did our homework up front. Aquarian’s website was comprehensive, the before/after pictures looked stunning, and there were many CURRENT projects that showed the company was well established and busy in many communities throughout Edmonton. Once we started working with Aquarian we loved the initial conceptual design. All of the items that we had asked to be included in the design were met. A big part of this was our request to keep the design relatively ‘simple,’ meaning that we liked the original layout of the house with only a few exceptions like the open kitchen, mudroom cabinetry, basement storage area. The staff were also extremely personable and friendly, which gave us a good ‘vibe.’ When we checked references, all of the feedback

BEFORE

was very positive. And of course, we felt the estimated cost was appropriate for the scope and extent of our renovation.” When asked about the design, these homeowners were delighted. “The design process was actually a HIGHLIGHT of the process as the initial design hit all of the marks right out of the gate. The initial 3D design was excellent and the only revision we did originally was to add the basement storage area which Jason did right there during our meeting using the 3D design program. Marsha was so easy to work with and did a great job of keeping us on budget when we were picking our finishing products, while keeping in mind that we had a lofty goal of a family-friendly home that was also beautiful and tasteful.” Renovations are always customized for each homeowner. That is a very unique and attractive quality about the renovation process. In this renovation one of the most unique features included a built-in dog kennel for the family’s beloved and somewhat anxious dog. Steve shares, “We kennel our dog when we are not home, so we really wanted a special space for him. Michael was able to remove a cabinet door and build a box that gave a separate space for Rue. We then had a metal door custom built by a metal fabricator. It turned out great and Rue loves the space.” Alison goes on to describe many delightful elements in their home and the enthusiasm to see that their diligent work and powerful visualization has really paid off. “As for delightful elements of our home, there are many but the most appreciated and wellutilized is the kitchen. Removing the

wall to the dining room opened the space dramatically and allowed for the creation of an 11 foot island. By adding the window to the west wall of the dining room, we’ve significantly added more light. The addition of the door to the bay window in the kitchen is also a lifesaver, as it is much easier to let our dog out to the backyard. It is also better access for our children to the backyard and for barbequing in the spring/summer. The breakfast bar is also a great feature, as we added USB access which will be well-utilized when the kids get older and are doing their school homework. We were also delighted to salvage an old bar area in the basement. Michael was able to build out the wall and retrofit the bar cabinetry. With a fresh coat of paint, new hardware, and some floating shelves – it is now a feature area of our basement. Being a family with young kids, we LOVE our mudroom. We have added counter space for doing laundry, we replaced the old washer/dryer with front-load appliances and added a quartz counter over top. The added mudroom cabinetry is so functional: we have multiple hooks for coats/backpacks, bench space for sitting, and space for baskets on top and shoes below. Another feature we love is the glass shower in the master ensuite bathroom. It opened up the shower space significantly and feels like a spa!” Steve adds, “The make-up counter for Alison is excellent as well and makes the ensuite space more efficient. We love the way the floor tile that wraps up and around the tub as it

not only very functional but it looks beautiful and makes the entire ensuite look magazine gorgeous.” Managing the time and stress of this or any renovation is always a real concern for homeowners. Alison and Steve had a solution for this too. “We made frequent trips to the house to see the progress and also scheduled weekly meetings with Michael. This helped us to get to know the staff better and put us at ease with the entire process. We definitely felt comfortable enough to leave the renovation in capable hands. It was such a positive, stress-free process.” Now that the home is all complete and the family is tickled pink to be settled in they are delighted to share their story with others. “Our friends and family are amazed at the transformation and we love to entertain. It is quite a change from the original home and are looking forward to even more gatherings and parties. This has been an amazing journey and we highly recommend Aquarian to anyone considering a renovation. We have heard several awful stories of renovations gone wrong and can honestly say that our journey was enjoyable and stress free as it can be for a construction project of this magnitude.”

Why Homeowners choose to renovate in a downturn economy Photos courtesy of Aquarian Renovations

OUR HOME IS OUR SAFE HAVEN and when

everything feels like it is going south in the economy, spending money renovating our home is a very comforting thing to do. The money we invested in this renovation was well spent because no matter how shaky things get out in the work world 30 YPNEXTHOME.CA

when we come home at the end of the day we have a beautiful space to relax in and enjoy our time with family. We appreciate our newly renovated home every day. It was a good decision and the right thing to do. Home is a place where we can rejuvenate, find our solace and get back out there in the morning.” Explains a homeowner who recently renovated. Statistics show that more people choose to renovate their homes rather than buy new in a downturn economy. During the last housing market downturn of 2007 – 09 most

Renovators associated with Canadian Home Builders Edmonton Region Reno Mark reported that the numbers of renovations they completed actually increased stating that a primary reason was that homeowners recognized the need to protect and enhance the safe space they call home. “Putting capital into the home I own really is a smart move during the best of times but when we are faced with external challenges, in particular with the economy, our homes become the place where we spend more of our time. Having a beautiful place to come home to at the end of the day is worth every penny,” shares another homeowner about her reasons for renovating. Homeowners choose to renovate for all kinds of different reasons. A primary reason to renovate is associated with maintenance needs - windows, flooring, doors, shingles, bathrooms, kitchens all wear out over time and need to be replaced. The carpet and paint become tired and a fresh new look on a familiar space breathes new life into a home’s living space. Another reason homeowners renovate is that their personal and family needs change. A first time home buyer often starts as a young working couple and now growing children are added in the equation and they need more space! More space for bedrooms, bathrooms, mud rooms, main floor laundry, pet washing stations, playrooms and better access in and out of the house are also very common reasons why home owners choose to renovate. On the other end of the spectrum there are also the families who are now empty nesters and are looking to comfortably and realistically age in place. These homeowners may be choosing to install an elevator to ensure that mobility is never an issue in their home. They are often looking for barrier free or visitor access ability for the front entry, bathrooms and kitchens. These homeowners have worked hard all their lives and really love their home and the feeling of comfort and familiarity. They want to be able to stay in their home and still enjoy the comfort, style and peace of mind along with having access to all the amenities they have become accustom to over the years. For these needs renovations are the perfect solution and an honest conversation with a reputable renovation company will soon lead to solutions that are tailored to their needs, perfect for their dwelling and accommodating to their budget. Finding a reputable contractor for your renovation is essential at all times and during an economic downturn it is even MORE important. A reputable contractor will get your contract in writing and provide you with the confidence that you deserve before, during and after your renovations. Decoding

THE CODE By Michael Nyikes

Q A

I received an email from an individual who was considering the possibility of installing a solar powered hot water system and wanted to know what plumbing code requirements there are for this?

The 2010 National Plumbing Code has a dedicated section with a quite a bit of information around the requirements for installation of solar domestic hot water systems. Each of the provinces subscribe to National Plumbing Code article 2.6.1.8. and therefore items pertaining to materials, piping, allowa-ble pressures, water temperature and protection from contamination relating to the application of so-lar domestic heating systems are consistent across the country. Systems for solar heating of potable water shall be installed in conformance with CAN/ CSA-F383-87, “Installation Code for Solar Domestic Hot Water Systems.” and shall be certified to CAN/CSA-F379.1-88, “Solar Domestic Hot Water Systems - Liquid to Liquid Heat Transfers)”. In addition: » All piping, fittings, heat exchangers used for domestic hot water, must be made of approved mate-rials and suitable for use with potable water. » Operation of a water system at pressures above 550 kPa (80 psi) will accelerate deterioration of the system and could create a health risk due to splashing and potential scalding. » If the solar domestic heating water system contains water with a temperature in excess of 60°C (140°F), a mixing valve or other means shall be installed in the potable hot water supply to temper the water to reduce scald hazard potential. » Do not introduce toxic chemicals such as those used for freezing protection or boiler treatment. Potable water systems must be

32 YPNEXTHOME.CA

protected from all sources of contamination to reduce the probabil-ity of creating an unsafe potable water supply. » Required protection to prevent cross connection and back-flow must be provided. It is also important to note that the authority having jurisdiction may consider a properly submitted alternate solution with the permit application for systems that are not certified. The alternate solution shall be complete with supporting documentation from a professional engineer licensed to practice in the province of Alberta and the alternate solution shall contain evidence of compliance with the re-quirements of CAN/CSA 379.1-88 or CAN/CSA 379.1-09. These installations would fall under the plumbing code regulation and require a plumbing permit, in-stallation by a plumber and inspected by an SCO in the plumbing discipline. Future Decoding the Code columns will continue to answer readers’ questions about how the provin-cial safety codes affect their projects. Email your questions to me at decodingthecode@gmail.com. Be sure to include which city you live in, as well as your phone number in case I need to follow up with you.

Get your home on the right foot: Is the footing of your home healthy? by Shell Busey

HOW WOULD YOU LIKE TO BE A NEW HOMEBUYER TAPPED out with your

new mortgage payments, only to find that you have a musty, damp crawlspace or basement? Then you find that your perimeter drainage requires more than just cleaning, but instead requires digging around your home to replace or repair un-serviced drainage tiles costing in the thousands of dollars. When completed you gain a fresh smelling crawlspace or basement but nothing that is aesthetically pleasing.

DID YOU HAVE A HOME INSPECTION DONE WHEN YOU BOUGHT YOUR LAST HOUSE? Folks, I don’t mean to scare you, but I have to write with your best interests in mind. Ask yourself, did you have a home inspection done when you bought your last

34 YPNEXTHOME.CA

house? Did they address anything to do with drainage, odours, white powder on concrete walls or floors in the crawlspace or basement? This is about as far as home inspectors can go, they do not have x-ray eyes to see into the ground. In fact, in some homes they can’t even see the concrete catch basin sump the drainage tiles run into before the water is taken to the city storm sewer system. Does this topic interest you now? This is just the beginning. This is what I would like you to get from this article regarding drainage: It is the feet of your home, and you know how you would function if your feet were wet all the time. If your home is 10 years of age or older, you know the history of your home, and nothing has been done regarding drainage maintenance; your drainage requires, if nothing else, an inspection by a qualified drainage contractor.

Here are some points that should be addressed. If you are buying or selling a home be prepared to answer these questions, as this information is as important as any other inspections item. So do not forget in your subject options on an offer of purchase to include “subject to perimeter drainage inspection”. It’s just that easy!

1. How long have you lived in your home? 2. Where is the collector catchment sump? (If there is one, some homes don’t have one) 3. How close are the trees, shrubs, and back fill settlement to the home? 4. Is itThe a level, sloping or common is there a swale on the lot? do I have a lot of moss on TWO: second most question is why my duroid, cedar or tile roof, and what should I do about it? 5.
