her mark in the design world – to say the least! With a resume of hit shows, including Sarah 101, Sarah’s House, and Real Potential, this design darling has shown us that even the most unsalvageable looking spaces can be transformed into something beautiful. Sarah took some time away from her busy schedule to solve some interior design dilemmas and provide us with her oh-so-coveted advice. We can look forward to hearing more from Sarah at her upcoming appearance at the Edmonton Home and Garden Show this March.

What is your favourite 2014 spring trend and what are a few ways to incorporate it into a home’s interior? A Irregular faceted shapes are very popular right now. I’m seeing them in a variety of accessories, from table lamps to candles and vases, bowls and even just decorative objects. Gold continues to be a big inspiration in both fashion and home so the combination of these faceted shapes and gilded finishes allows you to add a hit of lustre and a metallic finish to any room with ease. Add it to your mantel in a grouping, down the centre

of your dining table (as votives), or as a grouping on the coffee table. Many homes now feature hardwood and tiled flooring in living spaces. What are the do’s and don’ts for choosing the perfect area rug? A As a general rule when placing furniture, make sure the front legs of your furniture are sitting on the carpet by at least 6”. If your carpet sits in the middle of the room and all furniture sits around it, the carpet will look like an island (or a postage stamp). I find 6’ x 9’ carpets are almost always too small for any room, unless you are using it in a foyer. To measure the ideal size, leave a perimeter all around the room of about 14” and you’ll be left with the right sized carpet. It’s better to buy the right sized carpet from an affordable source, rather than buy a pricey one that is too small. For many colour is a scary thing, leaving them to go with neutral, and sometimes less exciting, tones. How do you decide which colour(s) work best in a space and how much colour to inject? A No matter how much you love colour, using it everywhere is just too much. I always advise starting with a foundation of neutrals for all the big pieces (such as sofas and chairs), and then sprinkle in colour as desired. Pillows, artwork, accessories, and even carpets can be brought home and tested in place before making a big commitment, so you can experiment and decide what your colour comfort level is. Focus on which pieces will create impact, and leave some breathing areas where the eye can rest - it shouldn’t be a visual assault.

AVOID BUYING A SUITE - IT DOESN’T HAVE ANY PERSONALITY. CHOOSE COMPLIMENTARY ELEMENTS THAT HAVE A SIMILAR PROPORTION BUT A DIFFERENT PROFILE, AND YOU’LL BE ABLE TO CREATE A UNIFIED GROUPING. Open concept living spaces have the benefit of providing a modern and spacious environment; however, it can be challenging to split a space into multiple living areas. What are some inventive ways to create space partitions? A Instead of creating partitions, I’d recommend delineating zones within the room. The reason for buying an open concept space is to be able to benefit from long sight lines and large areas. If you have a large room, don’t feel that you can only do a single seating area. Break the room up and create distinct zones tailored to specific activities, and keep all seating tight enough together that you can have a conversation - if everything is pushed to the outer corners, you’ll have to yell to have a conversation. Shopping for new living/family room seating often leaves individuals choosing a set of matching sofas and chairs. What are some tips to mixing and matching pieces to create a unique and personalized living room set? A Avoid buying a suite - it doesn’t have any personality. Choose complimentary elements that have a similar proportion but a different profile, and you’ll be able to create a unified grouping. Also think about 10 HOME DÉCOR AND RENOVATIONS MAR - APR 2014

what each area is best suited to - of course, you’ll want the sofa to be deep and comfortable if you’re kicking back and watching a movie, but do all the pieces need to serve the same purpose, or can some of the chairs be more sculptural and tailored (and perhaps suited to enjoying the fire, or being used by guests). Family pictures are a great way to add a personal touch to a space. What are your favourite off-the-mantle ways to showcase a collection of photos? A Photos are best when hung on a wall so you can get up close and really look at them. I think upper hallways and stairwells, or large basement walls are ideally suited to a collection of family photos installed as a gallery wall. They are personal photos and work best when hung in your personal space instead of in the principal rooms. You just can’t go wrong with buying a collection of frames in the same finish in varying sizes. Try to find an option with ready cut mats so your photos will have a professional look when done. And hang them all with even spacing in between for a low cost/high impact install. Don’t forget to catch Sarah at the Edmonton Home and Garden Show March 20-23 at the Edmonton Expo Centre.

That’s what Mark and Karen Koen did when they contracted with Aquarian Renovations to take their already comfortable but somewhat dated 1970’s bungalow and turn it into the show stopper they were dreaming of. The “wow” factor of a modernized interior came in second to the functionality and ease of flow that the renovation provided for their family and the living space they share every day. From the start, Mark and Karen had an idea that they wanted to open up their kitchen so they could experience more natural light, increased working space and a connection to the rest of the family in the living space beyond those closed-in walls. The sunshine ceiling also contributed to the claustrophobia and dated the house so it had to go! “While you are at it…” became a bit of a theme as the renovation grew to include design solutions for refurbishing the brassy 70’s fireplace, the unused dining room and the boxed off stairwell. In the beginning homeowners Karen and Mark had no clear picture about how to accomplish all the items on their wish list. As they worked with the design team at Aquarian, they discovered that not only did the dream about their new space unfold but that they could participate in the plan and know that the structure and efficiency within the house including heating, electrical and plumbing were also being looked after. “We were so impressed with the time and attention to detail that went into the renovation before a single board was removed,” commented Mark. “The planning was so thorough there were only two change orders in the whole project - that was less than 1%! The fixed quote was something we really appreciated as well,” Mark 26 HOME DÉCOR AND RENOVATIONS MAR - APR 2014

continued, “because we knew exactly what we were getting and there were no surprises. We appreciated how things were brought to our attention. For example, your guys checked for asbestos and it was comforting to know there wasn’t any for us to contend with. They looked in the attic and found things that needed repair. The design team also suggested ways to improve traffic flow and boot storage at our back door and in the mudroom area. These ideas were all added into the final design and made for a great renovation. We are totally glad we did this process. ” Homeowners Karen and Mark beamed as they spoke about their project, “Ours was an investment that will pay off for many years to come. We love our neighbourhood and where we live and we plan to be here for a very long time to come.” As the design team investigated

opening the wall between the kitchen and the living room to create that light filled family space, they soon discovered that this load-bearing wall was also a main stack for mechanicals with the chimney smack in the middle. Also discovered was some improper roof framing in the attic and point loads that were insufficient causing the ceiling to sag. Some of the floors were also sloping and were in need of leveling. To top all this off, the design team, and ultimately the carpenters would have to work around two pristinely renovated washrooms and a family who planned on staying in the house during the renovations. “It really wasn’t so bad” smiled Karen,” we booked a two week vacation, sent our nanny home to the Philippines and enjoyed the basement and microwave cooking! Besides that, we knew the schedule of who would be in the house from our account on the Builder Trend website and we truly enjoyed getting to know the whole crew. They were great!” There were a few design challenges in Mark and Karen’s renovation that required thoughtful planning and proper engineering. As beam work was designed to replace the load bearing wall in the kitchen, Mark and Karen also considered the replacement of their furnace and hot water tank with new high efficiency technology that can be vented using a smaller system and thereby making the old brick chimney obsolete. With the freedom to take down the chimney, the mechanical stack became much easier to move. The engineered beam reinforced the roof trusses and effectively distributed the load and this design solution brought homeowners to consider another post on the edge of a dated stairwell as a possible candidate for the “get rid of” list. “We didn’t even think that we could replace the post on the stairwell but when it became apparent that we could we were delighted to think that the dated glass block wall could also come down. We are so happy with the modern, open look that the new glass and stainless steel railings provided. This is the whole new look we were wanting to create and we got it! We even replaced the interior doors, baseboards and flooring. The renovation came together so nicely and it looks so good,” Karen continued, “… as you can see we are pretty happy.” The spectacular glass-walled staircase with the stainless steel handrail and hardware creates an ultra-modern and majestic focal point for the home. The whole place is spacious and inviting. The main floor hand-scraped engineered Oak hardwood along with refaced slate glacier wood burning fireplace has an exciting

look of crispness and contemporary freshness that defines the house and creates and ideal center piece for the built in shelving and cabinetry. Quietly detailed, this home is now timeless and elegant and a favourite gathering spot for family and friends. Mark and Karen are thrilled with the results they created with the Aquarian team. Their classy new look of a refreshed and expanded kitchen space has an inviting appeal with more room for good food, flowers and socializing. Mark and Karen did an admirable job of living thorough the renovation, the bathrooms survived completely intact and the Koens are now a family happily reclaiming the place they call home.

In real life, professional renovations take time, money, and a whole lot of attention to detail to get the results homeowners want. Renovators who build beautiful homes do so by building excellent relationships with clients and making sure that small details are properly attended to.

We recently renovated a 101 year old residence in the Old Strathcona area. The homeowners had actually delivered two of their three children at home, so this certainly was a special place! Our clients wanted to maintain the integrity and heritage of their old house, and also preserve the memories that they made there. One of the children’s bedroom walls was lovingly decorated with colourful handprints made by the family. The room needed new paint but these memories were a detail that could not be painted over. After talking it over with the clients, we decided to have our painter paint carefully around them, thereby framing them as artwork and preserving them for years to come. Another fabulous feature of this old home was the original red brick chimney in the centre of the house. After uncovering and restoring the old chimney, our site manager scoured antique shops for just the right cover for a hole in the chimney for a stove. A striking piece was found that made the chimney a beautiful feature that catches your attention upon entering the home. Antique heating vents were also located, cleaned and powder coated, and installed in order to keep that ‘old house’ atmosphere. A barn door… in your house? Another homeowner loves all things country and western. She had a dream of having a sliding barn door in her home. She sketched her vision on paper and presented her plan. She had researched and obtained the door hardware from various locations; the sliding mechanism was found online and the handle and clavos were purchased on vacation in Arizona. We had our cabinet maker custom design and build the door, using the pieces supplied by the owner. As a result, this beautiful door stands like a piece of art in the entry of the home. It is a gorgeous

focal point in the foyer and gets many compliments from visitors. The owner is thrilled with the result and pleased that memories of her Arizona vacation are forever preserved in her barn door. The same owner collects chicken salt and pepper shakers, both antique and new, from her travels. We designed a delightful chicken coop, complete with chicken wire doors, in which these pieces now reside. A beautiful touch for a country kitchen! Although the look and quality of the finished product is extremely important when considering which renovator to trust with your project, of equal importance is finding a contractor who not only knows how to build, but can focus on the processes of each aspect of construction. When there is meticulous focus on the process, a predictable outcome will follow.

Details such as the budget, contracts, deadlines, alternate living arrangements, pets, children, and more are important things to discuss with your contractor up front. How much does your contractor care – not only about the job, but about your family and your needs? When Derek and Alexandra Truscott hired us to work on their old Belgravia home for a second time, it was because they knew that the owner of Home Style, Cal Tebb, was a stickler for detail. Derek recalled one day in particular: “Neil (finishing carpenter) was standing in a pile of wood shavings looking pleased with his efforts. He had carefully planed and fitted the baseboards in our master bedroom to fit the walls and the floor of the room. In our old house, the walls aren’t straight and the floors aren’t level, so he had to really sweat the details to get a proper fit. Now when you walk into the room you don’t notice that the baseboards are straight, you just see a beautiful room. But you would sure notice if they were ill-fitting or crooked.” The room isn’t beautiful because of the baseboards—it is beautiful because of the meticulous process that went into the finished product. “The details are not the details. THE TRANSPARENCY TREND Homeowners in the market for windows search for walls of glass

buildings are created with glass walls and expansive views. The “transparency trend” is gathering momentum, as technology improves to create the best insulating windows to date. In the past, glass walls were not typical, since they were culprits of significant energy loss. Now, with the advent of less conductive frames, advanced insulating glass, and warm-edge spacers, glass walls are not only viable, but very popular in new construction and major renovations. Home owners can achieve exceptional views with a surprising level of comfort at times of extreme cold or heat.

DESIGN EVOLUTION Fifteen to twenty years ago, windows were a design statement in and of themselves. Millwork details, rich colours, and ornate casing were the norm. Now, instead of being the picture, a window is purely the frame; the less noticeable, the better. Studies show that views of the outdoors and exposure to natural sunlight are both calming and cheering. Make the frames disappear, and look at the trees! Simultaneously, the choice of colour frame has evolved. In the era of wood windows, the natural woodgrain was enhanced with a stain. With the advent of vinyl windows, the colour transitioned into white. However, white, particularly in a retrofit, can be very stark against an otherwise harmonious colour scheme. Fiberglass, invented in Canada as modern framing material, offers prime characteristics to allow for colour flexibility. In new construction, colours veer more towards greys, blacks, dark browns, and even metallics. Homeowners can create exactly the colour scheme they want, inside and out. The windows then complement the décor without standing out, which means the view of the outdoors doesn’t have to compete with its frame. COMPONENTS THAT AFFECT CLEAR VIEWS The desire for clear views has

encouraged the development of slimmer frames. Vinyl, by nature of being flexible, sometimes require bulkier, thicker frames and steel reinforcement. In contrast, stronger materials can achieve surprisingly slim frames. Fiberglass, used in the automotive industry for its strength-to-weight ratio, is also used in window framing for its slim sightlines and ability to support triple pane glass in extra-large openings.

“To our clients, a modern and unique look is quite often the most important factor of their new home. Inspired by the appeal of warm-weather vacation homes, with expansive views and blurred indoor/outdoor spaces, we utilize fibreglass windows and doors to span greater widths and heights with minimal glazing interruption.” Derek McDonald, Usonia Homes Insulating glass units (IGUs) can also have a significant impact on the view. With essentially a lighter coating of Low-E, you can increase your “Visible Light Transmittance” (VLT) and appreciate more vivid colours of the outdoors. As a benchmark, a dual-pane with no Low-E coating has a VLT of 82% (not 100% as some may expect). Most manufacturers offer IGUs with Visible Light Transmittance in the 60s range – but if natural lighting and the clearest view is desired, IGUs with higher transmittance are available, with equally good insulation values. Typically, these IGUs are accompanied with higher heat gain, which needs to be considered due to our hot summer season.

NEWEST PRODUCTS TO TACKLE TRANSPARENCY & FRESH AIR “Bringing the outside in” typically means three

things: Enjoy the outdoor scenery, use natural lighting, and breathe fresh air. Access to extra-large views and natural lighting is achievable with a robust frame system, and oversized tempered insulating glass units. But fresh air, on the other hand, is harder to obtain without interrupting the view. Window manufacturers are now facing the challenge of making extremely large operable units that can support triple pane units that weight 150 to 200 pounds! Again, window systems and enhanced technology are responding to consumer demands. More commercial hardware, multipoint locks, and even stronger frames are making oversized casements and awnings achievable. Similarly, there are some swinging doors on the market that can be coupled to windows for practical mobility purposes. The effect is best achieved with the use of a door with a full glass cut-out. Multi-point locking hardware and tempered glass ensure good security levels, while an allglass door continues the streamlined effect of the windows. “The best results in modern design begin with careful site analysis of sun exposure, views, natural shading, and other factors. WHEN BUYING A HOME, IT’S GOOD TO BE MINDFUL OF

the expression “out of sight, out of mind”, as this can sometimes refer to items that might be costly down the road. This may be the case if a home is an older resale property and the buyer has had an inspection report indicating that while the basement or crawl space is dry, there are signs of moisture. This is indicated by a white efflorescent powder along the foundation walls and the footing area. I would treat this as a red flag. The concern is that this may indicate a seepage concern during the high water time of the year in the late fall, spring or after a snow melt. These conditions may cause excessive groundwater or a high water table, due to water not flowing away to the catchment sump - the large round concrete lid in your front or back garden - next to the foundation. This catchment sump is where all the water from the perimeter drains (weeping tiles) around the outside of the foundation’s footings drains. Groundwater and surface grade water finds its way to the perimeter drainage system, into the catchment sump and then the storm sewer system.

If, for any reason, the perimeter drain water does not make its way to the catchment sump and storm sewer, it will build up hydraulic pressure against the foundation wall. Plugged perimeter drains will then cause water to seep under the footings and into your home. This can be very costly to repair. A home inspector should be aware of perimeter drain and collector sumps, and if there are any issues you should be advised to have it addressed by a drain inspection service. Perimeter drains should be flushed every three to five years to ensure there is no debris from gutter down pipes or silting ground dirt from the home’s backfill, clogging the drains so they can’t accept excess water during a heavy rain or snow melt. Does the recently announced mandatory new home warranty protection act include renovation projects?

A

As of February 1, 2014 Alberta has the most stringent new home warranty protection legislation in the country. Every new home built in the province is now protected under warranty, thanks to Alberta’s New Home Buyer Protection Act which can be viewed at http://homewarranty. alberta.ca. New home construction (single detached family homes/duplexes/multi-family homes/ condominiums/manufactured homes/recreational properties) include, at minimum, a warranty for: ›› One year labour and materials (workmanship and products); ›› Two years for defects in labour and materials related to delivery and distribution systems (heating, plumbing, electrical, etc); ›› Five years building envelope protection (physical components of the outer shell such as foundation, roof, walls, doors, windows, etc), with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and, ›› 10 years coverage for major structural components (structurally significant components of the building such as foundation, roof, walls, interior beams, teleposts, etc). Renovations are not included in this recently announced legislation mainly because new products, systems and components are being retro-fitted to pre-existing ones in a renovation project. Therefore the line is blurred between what can be covered by warranty and its difficult to assess who assumes liability for what. Even given substantial renovations such as adding a second storey to a bungalow home, it is challenging to effectively warranty because the

new addition may be relying on existing furnace systems, plumbing lines, basement foundations, main floor framing, etc. However, it should be noted that a number of well established and reputable renovation companies have been voluntarily offering warranty protection on their work to their customers for quite a few years. These companies specifically list what is and is not covered by their warranty based on the scope of the project, and receive third party credibility and coverage by partnering with warranty providers such as: ›› National Home Warranty Group Inc http://nationalhomewarranty.com
