It’s hard to believe that another summer is coming to an end; and although we may not be ready to say good-bye to the sultry season just yet, there is a feeling of excitement and eagerness that comes along with the anticipation of fall. For those looking to get back indoors to update, decorate and renovate their home, we have plenty of inspiration in this issue to help get you started! Our cover story features Canadian design expert and television personality Yanic Simard. In the feature article, “Neutral Territory” he shares how he captured the South Beach spirit when designing his Miami retreat. He has tips for achieving the perfect white-on-white palette to keep a space feeling open and fresh. Plus, he notes not to be afraid of mixing metals, or a combination of wood and metal, especially in a neutral space. Fall also means back to school, back to work and back indoors. The shift back to a regular schedule can be made easier when your home is in order. In this issue we bring you Hellen Buttigieg’s article “A Dose of Reality”, which stresses that being organized doesn’t happen overnight. Getting organized is a process and you have to learn what works for you, and what doesn’t. Once you have realistic expectations, getting organized will not seem like such a daunting task. PICTURE PERFECT PALETTE Sometimes the best colour scheme is no colour at all! To capture the South Beach spirit and keep this space feeling open and fresh, I used a white-on-white palette based around Benjamin Moore’s #OC-65 Chantilly Lace, and then added pops of other neutrals for variety.

LIVELY LODGINGS Speaking of cool tones, it’s important to add some warmth into a white-onwhite space if you don’t want it to feel too chilly. This is why this space primarily consists of warm woods and beige accents, over cooler grey tones, and comforting accents such as the sheepskin rug in the bedroom (and exposed storage for extra bedding).

A minimal palette puts the focus on texture, so it’s key to have contrast between soft and hard, smooth and rough, and shiny and matte. The sleek glossy floors practically demanded a soft cowhide, but other furnishings use leather, ceramic and fabric upholstery (with mix and match pillows) for tons of tactile sensations.

Finally, to keep the space feeling open, I balanced some of the heavier items with light touches, such as the clear acrylic nesting tables and transparent ghost chairs. Beachy seaglass vases finished off the look for a perfect retreat in paradise!

hair, telephones with long cords, cell phones the size of shoe boxes, Bruce Springsteen, Indiana Jones, Mr. T and colossal sized shoulder pads? Then you probably also remember the sunshine ceilings, sunken living rooms, bay windows, oak - lots of oak and brass along with harvest gold appliances - or perhaps even upscale appliances covered with oak! Popcorn ceilings, hunter green, dusty grey, pink or blue and the south western look with teal, salmon, and peach were all the rage of the day. In the 12 HOME DÉCOR AND RENOVATIONS SEP - OCT 2014

80’s Hollywood lights would greet you in the bathroom along with mirror - lots of mirror, perhaps a little neon and maybe even some floral wall paper to finish the look. These were the days of the 80's and they boldly made a statement. Barb and David had the 80’s time capsule in their spacious, beautifully situated well-built home and they wanted a change. Along with creating a new look there were some functional things that just had to change. The family meal on Sundays is a real tradition where they all have an opportunity to catch up on the week, play with the grandchildren, their pets, and watch a good game of football. The 1980’s kitchen just didn't have the space configuration, the cabinetry, the conveniences or the flow that a decade into the new millennium brought. Barb wanted an open kitchen and create better space usage on the main floor. Raising the floor in the sunken living room and bringing all that unused space into the rest of the house was such a logical request. The renovation was fairly clear in Barb's mind as she recalls, “Half of our house was unused because it was too formal. We wanted a more functional home where we could all hang out together and enjoy

our time together. My kids also bring dogs and I didn't want them to worry about my floors! Our sunroom was starting to leak so that definitely needed repair and the existing design chopped up the spaces in our house. I had been thinking about this renovation for years." When asked about how Barb selected her renovator she replied with a grin, "I stalked Aquarian! My neighbour is a new home builder with CHBA and I watched the Awards of Excellence that come out each year. I got to know who the reputable renovators were and then I went to look at websites. I was really drawn to the kind of projects Aquarian did and the amazing results they created and displayed. I made a few phone calls and I did my homework. I didn't rush into this renovation and I am glad for that because now that it is done I can't imagine it being any better. When I was really ready and actually contacted the Aquarian office I was so impressed with the service, the process and how smoothly everything went." Barb continued to explain how they lived through the renovation. "The upstairs bedrooms were unaffected during the Reno and we had a small office on the main floor where we put our fridge, computers and other essentials. The lead carpenter Michael did such a great job explaining what was being done and cleaning at the end of the day that we were able to be in the house and be quite comfortable throughout the renovation. David works away from the house but I was usually here. I watched, listened and got to know the Aquarian team and sub trades and I can't say enough kind things about them. When the job was done I felt like I was sending my youngest son off to college! I knew I would dearly miss everyone." Barb also stressed how engaged and safe she felt from the design phase, through product selection, and into and through the construction of her spectacular new living space. "When Jeremy, Jessica and Jason came for the initial meeting, I just felt good about it. I knew we were in good hands and that is how we picked Aquarian." Barb smiled and continued, “We are so thrilled with how this has all turned out that David and I want to have a big party. We will invite the whole Aquarian team and the subtrades who worked on this project so that they can all come out and see the final product. I bet they don't get to see how it all looks when a job is finished. We are so pleased and want to host a real celebration!" Barb smiles at the thought. During this renovation a spectacular curved staircase was rebuilt under the artisanship of Sandhills Manufacturing as well as all new curved railing. removed the backside of the curved stairwell was revealed and this time it was not hidden away behind squared off drywall but celebrated by accentuating the curves with a perfectly chosen and masterfully applied rock finish. "I absolutely love how this wall turned out. The craftsmanship of your sub trades is also superb and Jessica searched out just the right product to make the rock wall work. Because of the curve we couldn't use most of the conventional products available but this one was just right." There to greet you at the front door is a spectacular curved stair case, followed by the skilled artisan work of the rock wall, along with the durable Ames Root Cinnamon tile plank flooring supplied and installed by the creative team from Cristal Tile. The design, product and workmanship seamlessly connects everything to the spacious new kitchen cabinets designed by Lina and installed by the Kitchen Craft team. The cabinets are topped with cool Laneshaw Cambria quartz, along with state of the art appliances that are enhanced by superb LED lighting all creating a spectacular, modern new look. The results are truly stunning!

THERE TO GREET YOU AT THE FRONT DOOR IS A SPECTACULAR CURVED STAIR CASE, FOLLOWED BY THE SKILLED ARTISAN WORK OF THE ROCK WALL, ALONG WITH THE DURABLE AMES ROOT CINNAMON TILE PLANK FLOORING SUPPLIED AND INSTALLED BY THE CREATIVE TEAM FROM CRISTAL TILE. Other functional improvements included closing a "never used" side door and opening the back entry into the garage revealing the perfect space for an expanded mud room and laundry area. ”It is so much more practical now. I can't believe we didn't do this sooner!" Barb beamed. The openness between kitchen and great room are supported by an engineered and newly installed 28 ft. beam and bulk head. "This is an area," Barb recalls, “where we had to do some real thinking. Once the wall was opened up we realized we couldn't hide the beam because of the truss structure underneath and all the mechanicals that needed to come into this area. Jason had to redesign the look as the bulkhead changed the frame of reference for the lighting. He came up with the new design for our lighting and I just loved it. The 3D pictures once again helped me to visualize the space and I knew it would work. 14 HOME DÉCOR AND RENOVATIONS SEP - OCT 2014

That set my mind at ease again and the results are here to show for it!" The newly rebuilt and opened sunroom has a spectacular view of the lake and backyard which flows naturally into the family room. The classic new look in the family room sports a linear electric fireplace for ambience replacing the outdated brick fireplace. Here is also the home of a large hitech curved HD TV screen where the family can enjoy more than one football game at a time while not missing a beat on their Sunday family gathering and meal preparation. An email note from Barb says it all, “ I can’t tell you how much we are enjoying our ‘new’ home, I just LOVE everything about it, and have finally taken a few breaks from unpacking the basement and bedrooms to just sit back and take it all in and it feels so great. Words aren’t enough. Can’t wait to get everyone out to show our thanks.” This project has turned into more than just a renovation. As the house was transformed from a compartmentalized and dated home, it opened up creating a warm and inviting space for family and friends. In addition, this renovation turned clients into friends and friends into heartfelt family connections. When you get to “sit back and take it all in”, and know that a homeowner is so pleased as to invite everyone in the company including sub trades to a celebration of beauty - truly, the transformation of an old paradigm about renovations has been made and that is something to celebrate!

FINALISTS ANNOUNCED The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to announce the 69 finalists for the Awards of Excellence in Housing presented by RBC Royal Bank. A record 417 entries were submitted for judging by 156 industry members. Winners in the 23 individual categories plus three prestigious Builder of the Year Awards will be announced September 19 at BUILD 2014 in Jasper. “Many things have changed since the first province-wide housing awards competition was held 30 years ago. Back in 1984 the awards focused on affordable housing with a $39,000 cap on construction costs for single family homes. Today’s awards celebrate the full range of housing options – starting with homes under $245,000 without lot or GST right up to estate homes that top $1,750,000. The best multi-family, green homes, community developments and renovations will also be honoured,” said Stephen Amonson, President, CHBA – Alberta. The Calgary Region leads this year’s competition with 32 finalists, followed closely by the Edmonton Region at 29, and four for both Central Alberta and Lethbridge. In total, 45 companies are in the running for an award. Two companies have a combined total of six homes among the finalists: Albi Homes/Albi Renova and Homes by Avi/ Avi Urban. Two builders have three finalists and another 14 companies have double finalists. The highlight of the event is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The finalists will be revealed at the awards ceremony. “We are delighted to see record participation in the awards and the broad range of companies chosen as finalists. Our industry has come a long way since 1984 when we built about 7,300 new homes – almost all for single families. Over the years consumer demand has shifted. Now we’re building more than 36,000 homes a year but almost half are duplexes, townhomes and apartments. Whatever their needs, buyers will find outstanding choices by visiting the show homes in their community,” said Jim Rivait, CEO, CHBA – Alberta. CHBA – Alberta is also thrilled to announce the finalists for the Safety Leadership Awards. Eight companies are finalists for the awards sponsored by ATCO Gas. The awards will also be presented at BUILD 2014, CHBA – Alberta’s annual conference.

YOU WANT EVERYTHING TO FIT

away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you. Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. 24 HOME DÉCOR AND RENOVATIONS SEP - OCT 2014


IF YOU FIND YOURSELF BACKSLIDING WHEN IT COMES TO MAINTAINING YOUR ORGANIZING SYSTEMS, DON’T BERATE YOURSELF, AS THIS WILL SAP YOUR ENERGY AND PREVENT YOU FROM DOING ANYTHING ABOUT IT. Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Decoding the code by MICHAEL NYIKES

Q

Considering how cold it is in Alberta during the winter, are plumbing pipes allowed to be installed in exterior walls?

A

Great question, and timely too because Albertans will see the temperatures regularly dipping below zero pretty soon. In accordance with the 2010 National Plumbing Code of Canada (2010 NPC), piping in exterior walls shall be protected from frost. Unfortunately, the methods of protection are not specifically described in the 2010 NPC and as we know the climatic conditions vary greatly in Alberta during the winter. To provide guidance on this topic, Alberta Municipal Affairs released Standata P-07-06-NPC 10 (Rev 2) in November 2012 indicating that methods of protection as described in the previous Alberta Plumbing and Private Sewage Codes were suitable on the basis of past performance and shall be established on the basis of local experience. It was determined that no part of a plumbing system, except a dry vent that is adequately insulated from freezing, shall be located in an exterior wall. Adequately insulated means that piping shall be located on the warm side of the

30 HOME DÉCOR AND RENOVATIONS SEP - OCT 2014

insulation and vapour barrier in an enclosed space on the inside of the exterior wall. This means a separate 2x4 or 2x6 wall (depending on piping sizes) must be built inside the insulated exterior wall, and the plumbing would need to be located inside this additional wall. In essence, this adds an entire wall of insulation between the cold outside temperatures and the pipes, safeguarding the pipes from freezing during the winter. It is important to note this will affect the design of some spaces (such as a laundry room), because this additional wall will decrease the interior footprint by 4 to 6 inches of floor space. Read the fine print by SHELL BUSEY when you cannot take anything for granted and I mean that literally. Where am I going with this? Well, right now on news broadcasts and in printed media there has been a backlash of negative reports on “Service Trades” taking advantage of customers (home owners). I am sure that at some point you have read or heard how important it is to have a signed contract with any and all details of any home improvement project you are planning to do. “BUT” did you read all of the fine print? This is a grey area where you the customer will find that the responsibility lies on your shoulders. You may be planning various types of renovations around your home such as a kitchen, bathroom, new windows and or doors or perhaps a new roof just to name a few of the common upgrades. No matter what the project, big or small you need to be aware of certain items.

›› How did you find your service trade,

by a referral or by word of mouth? If so who is responsible for the job supervision, are all sub trades licensed, insured, WCB protected and who is the person you call in the event of a problem or question? It is very important to know who your contract is with, who is the general contractor, who is making sure all the requirements are met and is this the same person who will be collecting advance payments.


›› Deposits can range from 10% to 40%

on average and any special orders such as cabinets or plumbing accessories will most likely be added to the deposit amount. Work in progress payments must be agreed upon in order that you the home owner are aware at all times what to expect. Most important – when is the project to begin and when is it expected to be finished.

Questions to ask your contractor: a. Cost plus: what is the plus percentage? b. Product required: who selects where to buy product? c. Fixed contract: what is the difference – fixed or cost plus? d. Are you responsible in any way for purchasing product? e. Ask for a minimum of three testimonials (and check them). Do not take things for granted. f. Who do you call if there are any concerns? g. If you are using a referral service trade do not call them directly for future services until you check with the original referral source to be sure they are still in good standing.

›› Weather may play a role in the timing

of your project so it is important to ask if any time restraints are expected.

›› Most of all, remember fine print is there to be read, don’t be rushed into signing a contract until you have checked everything.

›› There are different types of contracts

available, the most popular are a fixed price contract or a cost plus contract. You must read each one very carefully and ask questions on any areas that need clarification. Note: Any subsequent additions, deletions or change orders must be recorded and signed by both parties.

And, of course, all of that is affected by installation, especially as we develop higher performance building envelopes and the size of the window and door components keep increasing. “We have encountered two drastically different customer needs in the last several months and always been able to say yes,” say Dave and Poul, owners of Shield Windows & Doors. The first example was a 50’s traditional style home which was in the process of up-dating and could not find the right solution. “She wanted to find a window which would “look like her old windows” BUT deliver air tightness and U value through a triple pane casement,” says Dave. “And, she wanted a a real wood interior. When we said we had a solution for her, she was delighted.” In a second situation, a client had been looking for a very “contemporary look” where it was a glass on glass corner BUT in triple high performance glass. Despite looking high and low for a solution, Shield Windows & Doors proved to be the only source for that combition. Additionally, Shield was the only company that was capable of providing an installed option. Its also interesting to note that the demand has shifted solidly to high performance triple pane windows. “In fact, we are one of the very few companies which has an extensive line of windows and doors available in true triple pane glass INCLUDING a fiberglass sliding door and even swinging doors with transom and sidelight options,” says Poul. The attention to detail in new and renovated housing is rising due to the impact of concepts originating from Passive House, LEED or better yet Net Zero building programs. “For us, the natural and logical starting point is the building envelope,” says Peter Amerongen, President of Habitat Studios. “We look to ensure that we can absolutely minimize heat loss with things like double wall construction and 38 HOME DÉCOR AND RENOVATIONS SEP - OCT 2014

excellent windows. Additionally, we take a very close look at how to optimize the glass configuration to gain as much passive heat as possible while minimizing night time loss.” Habitat Studios is an Edmonton home builder which is a leading Net Zero builder n Canada, having launched that part of the business with the construction of the Riverdale project. Subsequently, Habitat has continued to build near or net zero projects, learning new concepts and technologies every step of the way. In fact, Peter feels that one of his more recent projects in Edmonton is the only real net zero house in Canada, partly due to the special efforts of the home owner. Part of the solution is low heat loss through a tight building envelope (minimal air changes per hour) including pultruded fiberglass windows and doors and part of it is built in passive heat gain – including careful selection of triple pane glass. Dave and Poul also address the installation element in their typical straight forward fashion. “We have learnt our trade from the ground or “two by six” up through framing homes early in our careers,” says Poul. “That process included learning many elements of construction including installing both windows and doors in “new builds” as well as retrofits.” In fact, it is their experience that clients are very happy to hear that they are talking to the business owners who not only discuss their window needs but in fact also complete the installation.” The House Company recently completed something of a home makeover / addition which features some very clean, contemporary lines including a glass on glass corner window. “We really like the effect of the glass corner window,” says Jamie Thomson, co-president of House Company. “We were very fortunate to find this special lot and that unique triple glass corner just puts a finishing touch in place.” If you’re truly looking for a total combination of performance including real hands attention to detail on installation, make sure you’re done your homework on the company that you’ve selected.
