Expect the unexpected University feels like a lifetime ago, but this time of year always reminds me of what it was like to be there; from the plethora of school supplies that line the entryway of every big box store, to the sea of students who congregate by the bus stop in the morning. While I didn’t move away for school given the proximity of my university to my childhood home, a number of my friends did. I remember the thought and care they put into looking for their home-away-fromhome — and I also recall the panic that set in when they realized they had miscalculated their expenses for the year because of hidden

costs they hadn’t anticipated. Often, things like budgeting and bills are overlooked, never mind lifestyle inflation now that you’re on your own and don’t have mom and dad to take care of you. Take a look at the article on page 12 and discover other hidden expenses you should be aware of before you sign a lease. You can always mitigate these unexpected extra costs by finding a roommate — just make sure it’s the right one. Check out page 16 to learn about how you can find the right match. Why university students need tenant insurance BETWEEN MOVING to their new place,

choosing courses, and making new friends, post-secondary students should never forget about tenant insurance, say advisors in this field. Many tenants know that landlords have insurance on their building and they assume it’s enough. They may be surprised to learn how risky it really is going without tenant insurance. “A landlord’s insurance won’t cover a tenant’s personal belongings if they are lost in a disaster,” says John Jenner, vice-president of marketing and communications at Western Financial Group. “Tenants also need to understand that they will be responsible for damages that they might cause accidentally to any part of the building, or to another tenants’ possessions. For example, if your toaster malfunctions and causes a fire in the building, you are responsible to pay for both the damages to the building and for any possessions that your fellow tenants lost.” Tenant insurance covers two main areas: Contents and liability. Here are a few more details: Contents

possessions and cover the cost of the damage you caused to others’ property. Liability

Did you know you could be held legally responsible if someone gets hurt in your apartment? For example, if someone slips on your wet floor, they might choose to sue you. Tenant insurance will protect you against legal fees and will pay potential losses. This section of the insurance policy will also protect you if one of your guests damages the building. “Tenant insurance is not expensive, but going without it might be,” says Jenner. “It is important for renters to know their options to make sure they are protected in case of an incident.” More information is available online at westernfinancialgroup.ca.

It’s your first apartment and you think you’ve found the perfect place at right price. But before you sign on the dotted line, consider these added expenses you may need to budget for.

1. All Inclusive

Your monthly rent guarantees a roof over your head – and what else? Not all rentals are allinclusive, and you’ll have to pay for supplementary charges like heating, air conditioning, water, electricity, Internet, phone and cable services. What’s more, there could be initial installation fees for certain services like cable, and possibly even large deposits for these utilities if you’re a new customer or your credit isn’t perfect.


a fire, flood (yes, pipes do leak) or theft, you’ll be happy you had renters’ insurance. Generally, this is an annual fee and it’s dependent on the value of your belongings. If you think you can get away with no renters’ insurance, think again. Your landlord may deem it mandatory. 4. Deposits

Landlords have the right to ask for a last month’s rent deposit. This rent deposit holds the apartment for you from the time you sign on the dotted line and can only be applied to the last month’s rent. Landlords can also ask for a deposit on keys, pass cards and more (though only to their replacement value). Deposits can come as a surprise to first-time renters and are a hefty added cost when first settling in. Make sure you get a receipt for all deposits as proof of payment. 5. More Bills 2. It’s Getting Hot In Here

Unless your rent includes utilities, a heating bill is unavoidable. Determining how high that bill will be is dependent on the type of heating your rental has – forced air, gas, oil or electric baseboard heat. 3. Renters’ Insurance

IF YOU’RE SHARING a space with someone else, how can you ensure that cool-seeming stranger who answered your ad won’t become your new worst enemy once the lease is signed? These five questions can guide your roommate compatibility testing before you go making any year-long commitments.

1. Are you a lark, or an owl?

If you’ve just hit the sack at 3 a.m. and your roomie rises at 4:45 a.m., it’s never going to work unless you’ve got an extremely soundproof kitchen and bathroom. Better to find someone who keeps similar hours. 2. How do you play the social game?

How’s your social life? A single introvert who studies at home may not pair up well with somebody who hosts a party every month and has friends “drop by” at random. 3. Where are your boundaries?

Can I borrow your boots? Do you mind if I use some of this soy sauce? Boundaries around everything from the food in the kitchen to the contents of your closet need to be clearly defined. 4. Who’s a bathroom hog?

When two people share one bathroom, how long they take to get ready can become a matter of some urgency. Talk to your potential roomie about their personal habits, especially if you both leave for work around the same time. 5. Housekeeping expectations?

When was the last time you cleaned your bathtub? If your answer is, “This morning, right after my shower,” and your prospective roommate responds incredulously, “You clean your bathtub?” it’s not a match. Be upfront about housekeeping standards, or one of you might end up feeling like the other one’s mom.

As a student, you may not want to sink a fortune into your rental. However, there are many decorating solutions that you can take with you when you go, and still make your place feel like home for the time being. 26  STUDENT RENTERS GUIDE  |  FALL/WINTER 2018

Paint

Ask your landlord if you can paint, even if it’s only one feature wall (if you promise to paint it back when you leave it may help). Art

If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wallhung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floor-standing mirrors. Mirrors are a great way to make a room look larger. Your second


option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. A wide range of sizes and styles are available that will suit your undressed-walls’ needs. Visual interest

Create some visual interest in your rental unit by placing a large, floor-to-ceiling, bookcase or free-standing shelves to cover an empty wall and to make use of your vertical space. This is a great place to put your belongings. Make sure whatever you place on the shelves are at varying heights. You can dedicate a shelf for your books, favourite mementos, family photos and souvenirs from home. You can also place baskets on a couple of shelves to serve as storage and a place to organize school supplies and hide clutter. Colours, Patterns and Textures

Liven up the space with different colours, patterns and textures. For example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through. You may feel frustrated at first when it comes to decorating your rental unit but these few tips will help you make it an inviting, warm and cosy place to call home.
