New home experience Make wise choices and enjoy the process

W

hen only a new home will do, those in the market will be pleasantly surprised by the value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping; » Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the homebuying process.

Infrastructure’s big boost

Ontario needs better transit options, and the provincial government is increasingly on board

N

ow that spring has sprung, get ready for the season that naturally follows – construction. Indeed, there is an old joke that we have only two seasons in Ontario – winter and construction. Now that the former is finally over, the latter may well begin in earnest. It’s not a new development that Hamilton and other cities in Southwestern Ontario – like most in the province – has prioritized building new roads and transit systems, and trying to figure out how to pay for it all. Thankfully, though, the provincial government is increasingly waking up to the need. Case in point, the most recent provincial budget which included more transit and transportation infrastructure investments. “People need better transit options,” says Ontario Home Builders’ Association President Vince Molinaro. “The province’s massive transit investment should support the creation of transit-supported communities across Ontario. Building complete communities along those transit lines makes sense and will provide new housing and employment options and choice where people can live, work and play.” It’s good to know our governments are fully on board.

Fortunately, most of us have come to realize that it’s not just our fast food portion sizes or our behemoth SUVs that could use some slimming down. Wastefulness and excessiveness are in steady decline, with growing numbers examining where in their lives they can cut back in order to save time, money and effort. This shift in perspective has been quite apparent in today’s real estate market. As baby-boomers seek simplicity in smaller, uncluttered spaces, and young up-and-comers seek affordable living in minimalist condos and lofts, smaller spaces have become the dominant trend in new homes. Not so long ago, the idea of a smaller home used to elicit images of being cramped and inconvenienced, with no place to entertain guests or even enjoy a bit of privacy. All that has changed over the past decade as architects and designers have devised and implemented proven techniques to maximize the functionality and flow of today’s living spaces. Housing is typically the largest expense most people will ever assume. Miscalculating just how much home you require can cost you thousands of dollars over the life of your mortgage. Try to imagine the myriad of benefits that go along with your smaller space and even smaller mortgage and all of a sudden the idea of less being more takes on a whole new meaning. For starters, spending less on the actual home permits the homebuyers to redirect their money towards personalizing their living spaces with finer materials and superior craftsmanship, making it distinctively charming and livable. Also keep in mind that quality flooring, finishes, fixtures and furniture are all much more affordable when dealing with a smaller space. Another major factor driving the smaller spaces trend is a rapid rise in eco-consciousness. The ideal of an enormous house filled with specialized, rarely used rooms is purely a North American one. If you are sincere about contributing to a sustainable future and reducing your carbon footprint a

smaller home can make the biggest difference. No matter how many Green materials a large home has, its sheer size, unutilized space, and sometimes dysfunctional design make for a very inefficient living space. Proper Green living almost always results in substantial long-term savings, which is why the positives of living in a smaller habitat continue giving for the entire lifetime of the house, as every room must be furnished, heated, cooled, and so forth. The environmental positives of a smaller living space are even greater than the financial benefits that you reap. A smaller home means a smaller footprint on the earth, in every measurable way – fewer trees cut down, less earth bulldozed, less petroleum burned, less steel mined – essentially less usage of every resource. So a smaller living space is an eco home, and using Green materials, appliances and building methods can make it even Greener. Canadian homebuyers are realizing that a home that expresses your values and that’s a joy to live is not a function of square footage. Most of today’s larger homes are designed to overwhelm rather than welcome. Homes with cavernous spaces just aren’t as intimate and comfortable as those that are properly scaled down to the homeowner’s life. Think of your house as a tailored suit, just big enough to fit you perfectly. People who are able to make smaller living spaces work, often find themselves with a surplus of time and resources to direct towards other areas of their life such as family, health, career and leisure. Perhaps a smaller home can create a more balanced and enjoyable life for you – one that will keep you connected to the things that truly matter.

W

hen it comes to real estate, community development and new home building, one of the best opportunities homebuyers can hope for is an area in transition – a place with a strong natural location, good value and significant improvement underway through local and regional initiatives. Time it right, and purchasing in such an area could be priceless. Welcome to Binbrook, a small but fast-growing community of about 15,000 in the southeastern part of Hamilton. It may not be as well known – at least not yet – as some of its neighbouring communities such as Stoney Creek, Grimsby and Ancaster, but there is no question Binbrook is a town on the upswing.

As that old real estate adage goes, it’s all about location, location, location – and Binbrook has all that going for it, and more. Part of the Regional Municipality of Hamilton Wentworth, Binbrook was formerly known as Halls’ Corners, after Squire Hall, whose store housed the local post office. The name was later changed to Binbrook after a village in England. Amalgamated as part of the City of Hamilton in 2001, Binbrook has since benefited from the expansive development and economic improvement in the region. Hundreds of millions of dollars have been spent in recent years on infrastructure in and around Hamilton, facilitating easier access to and from the city and neighbouring communities like Binbrook, as well as to other major destinations. Close to the QEW, Binbrook residents and businesses benefit from proximity to St. Catharines, Niagara Falls, Hamilton, Brantford, Cambridge and of course east into Toronto. Indeed, the recent opening of the Red Hill Expressway made it easier than ever to travel to Toronto or Windsor or Niagara Falls and anywhere in between. The highway runs through Hamilton, connecting the Lincoln M. Alexander Parkway to the QEW near Hamilton Harbour. Just as this infrastructure facilitates growth and prosperity in the area, so too is it part of important local history. The $245-million expressway was built through the Red Hill


Valley by the City of Hamilton after a decades-long battle with opponents. It was first proposed in the 1950s and was cancelled and resurrected several times over the years. Finally, it was built during the 2000s and opened in 2007. Today, the highway is quite literally a lifeline for Binbrook, leading to commercial and industrial growth and expanding residential population who can now live and work locally, rather than face long commutes to neighboring cities for employment. So, with such growth and development, Binbrook is primed for prosperity, with a perfect combination of old and new, where city meets country. The area has attracted new business such as big box stores, groceries, auto dealerships and other industry to cater to the growing community. Indeed, considered something of an island suburb of Hamilton, separated by conservation and agricultural lands, Binbrook is now seeing hundreds of new homes being built in the area. Builders such as Branthaven Homes, Losani Homes and

Binbrook is primed for prosperity, with a perfect combination of old and new, where city meets country Empire Communities have a variety of new-home offerings, from detached homes and bungalows, product that appeals to first-time buyers, families and even empty nesters. Affordability is the keyword in Binbrook, with average new-home prices much less than those seen in the GTA and even other areas in the region. Branthaven’s The Fairgrounds community, for example, offers luxury singles from the high $300’s, while Losani Homes has detached homes at various price points. Besides location, history and value, buyers are also attracted to Binbrook due to the new amenities in the area. This growing community offers new conveniences that busy families appreciate, from new stores, services and state-of-the-art schools, to a 19-acre park which includes a sports field, running track, soccer pitch and wooded trail system where residents can jog, walk their dog, push the stroller or just meet up with friendly new neighbours. Local farmers produce everything from fruits to vegetables, grains and livestock, and many stage Farmers Markets or “pick your own” opportunities, further building residents’ relationships with the community and its natural surroundings. If golf is what you’re after, there are plenty of top courses nearby, including the 18-hole Southbrook Golf and Country Club, located on Hwy. 56 in Binbrook. There is also the Binbrook Conservation Area, a 396-hectare (978 acre) tract of land owned and operated by the Niagara Peninsula Conservation Authority, with 174 hectares (430 acres) covered by the picturesque Lake Niapenco. The lake is surrounded by open meadows, hardwood forests and reforested areas, as well as a network of hiking trails. And like many small towns in Ontario, Binbrook also boasts its own annual fair – the Binbrook Fair – which is approaching its 161st anniversary.

Annual BILD Awards RECOGNIZE THE BEST IN THE GTA’S BUILDING AND DEVELOPMENT INDUSTRY More than 1,100 members of the Building Industry and Land Development Association (BILD) gathered to celebrate the industry’s best on April 24. The 35th annual BILD Awards recognize the GTA’s best new-home communities, builders, developers and sales and marketing professionals in 36 unique categories. This year’s competition saw close to 1,000 submissions, which were evaluated by a panel of international judges. Mattamy Homes took home the evening’s biggest event – Home Builder of the Year – for the second year in a row. This is the sixth time that Mattamy has received this award. The Home Builder of the Year award recognizes the builder who sets the standard for the rest of the industry by their leadership in improving the overall image of building and development in the GTA. Each nominee is required to submit a list of 75 recent home occupants who are asked to submit a customer satisfaction survey – a key component in this category’s judging process. “The continued satisfaction of Mattamy’s home purchasers is a true testament to the quality of the communities they create across the GTA,” says BILD president and CEO Bryan Tuckey. The Green Builder of the Year, Highrise award was presented to Tridel for the sixth time in nine years. The company delivered almost 2,000 Green condominium homes in 2014, and currently has an additional 3,200 under construction. Tridel’s sites now divert 85 to 90 per cent of construction waste from landfills to recycling facilities. On the lowrise side, the Green Builder of the Year title was awarded to Sean. builder’s commitment to sustainability starts with the marketing campaign, which featured only digital brochures and floor plans to minimize paper. YC Condos, a condominium development in downtown Toronto by Canderel Residential Inc., was selected Highrise Project of the Year. Meanwhile Mattamy Homes won the Project of the Year award in the lowrise category for The Preserve in Oakville. The People’s Choice Award was presented to T he Academy by LeMine Investment Group and Devron Developments. The award saw industry professionals and the general public vote for their favourite entry among Project of the Year finalists from highrise and lowrise categories. More than 85,000 votes were recorded. In a special presentation, Colin J. Parsons was honoured with the prestigious Lifetime Achievement Award. The award is the Association’s highest honour, recognizing and celebrating excellence within the building and development industry. We’ve been seeing more and more of this independence in the real estate world. Whether single or divorced, young or older, women are making an impact as they make more real estate purchases than their single male counterparts. It’s always been accepted that the woman is the most influential in the homebuying decisions made by couples. It’s only logical that women would make these same decisions and commitments on their own, and we’ve been seeing it for many years. Low interest rates, great selection of homes, and an ever-growing condo market are providing increased opportunities for women to buy real estate as an investment or their principal residence. Ipsos-Reid conducted a poll among women 20 to 45 who have purchased a condo or home independently. It revealed that 29 was the average age when purchasing their first home. Additionally, 82 per cent were single, 80 per cent had no children, 49 per cent have a university degree, and 86 per cent still live in the last home they purchased. Further results revealed: 71 per cent felt buying a condo or home was a good investment; 61 per cent said they did not want to pay rent anymore; and 54 per cent had a desire to get into the housing market. Purchasing a home provides security, a roof over their heads and a chance to build equity for the future. One of my clients needed a home with a yard as she had two dogs. Looking for a rental, she started looking at townhomes but many prohibited pets. Both townhomes and detached rentals were very costly, so she turned her sights to the resale market. With the low interest rates, she discovered she could buy a house with a yard and carry it (principal, interest, taxes and insurance) for considerably less than a rental property – and make her own rules and build equity. She couldn’t afford not to buy. And, if it’s on realty TV, it must be true. A new HGTV Canada show called Buy Herself shows how single women have shifted from being a niche portion of the real estate market to a significant part of the housing equation. The tag line is “No man. No dual income. No problem.” TD Canada Trust also weighs in on this trend. Its poll reports that the desire to live in a secure, maintenance-free home is high on the list of reasons for condo or townhome ownership. Nationally, 40 per cent of women polled pointed

to maintenance costs as the main reason they did not buy a detached home. But buying an apartment condo or townhouse is a different matter. Maintenance in the form of snow removal, lawn care and exterior repairs are generally covered by condo or co-op fees. Buying new has the obvious appeal of new finishes, with the additions of proximity to transit, shopping and dining – it’s a packaged lifestyle, a new lifestyle for someone finally finished school and embarking on a new career, or someone building a new life at the end of a marriage or relationship. Plus, condo ownership enables you to control monthly expenses. As an example, in downtown Guelph you can purchase a one-bedroom plus den condo, about 950 sq. ft. for $280,000. Monthly condo fees of about 30 cents per sq. ft. include heat, central air, water, maintenance and reserve fund and building insurance. Often, the mortgage will include a tax component paid on the property owner’s behalf to the mortgage holder/ bank, leaving the homeowner with just hydro and cable expenses. Several new condo projects have made buying easier. One deposit of $20,000 will firm up your commitment to your suite, and you pay nothing more for two years until it is complete. The investment grows as you build equity because suites in a finished building will be priced higher than those purchased at pre-construction prices. You can continue to put money aside while you await occupancy. If you are selling a property, that property will continue to rise in value until it’s time to sell. Have you bought, or are considering buying, a new home and want to build a fence, shed or deck or otherwise spruce up your residence? Here’s why you might want to check your property boundary fi rst. A recent analysis conducted by Krcmar Surveyors Ltd. showed that about 49 per cent of residential properties in the Greater Toronto Area, for example, have boundary discrepancies with significant potential to cause disputes between neighbours. Horror stories of feuding neighbours, litigation nightmares and tens of thousands of dollars in legal costs are not just the stuff of Hollywood movies – it really does happen. And yes, even with new homes. Sometimes, it’s just difficult to tell where one property ends and another begins. “It’s not as easy as one would think, in a muddy construction zone with no fences and rudimentary driveways, curbs and roads to delineate land parcels,” says Sasa Krcmar, executive director of Krcmar Surveyors Ltd., whose company has helped launch protectyourboundaries.ca, a site designed to help homeowners prevent and resolve property boundary issues. Although legal iron bars are set to mark out each lot prior to construction, they often get knocked out, moved or buried during the building phase. “Many homeowners naturally, and incorrectly, assume that the wooden stakes that dot the perimeter of their property represent the boundary, and use them as a guide to start planting a

hedge or put up a fence,” Krcmar told New Home & Condo Guide. “However, these wooden stakes are generally used for site grading. And while they are likely located near the property line, they can’t be relied upon to determine the legal boundary.” Here, then, are a few tips for new-home owners to avoid property boundary issues. GET THE SURVEYORS REAL PROPERTY REPORT:

Your property boundary will be recorded in the Surveyors Real Property Report (SRPR) that is performed after the foundation walls are poured (approximately a foot above grade) and the soil is backfi lled around the home. The SRPR is your official documentation of your building location and the property boundary lines. Builders typically provide this plan when you close the deal. Be sure you receive a copy and keep it in a safe place for future reference. MARK THE FOUR BOUNDARY CORNERS OF YOUR PROPERTY: Ask the builder to have the surveyor mark the

four boundary corners of your property with iron survey bars as a condition of closing. Even if the builder charges a nominal fee for this service, it is a cost-effective practice that will allow you to add structures and landscaping with confidence and peace of mind in years to come. PROTECT THE IRON SURVEY BARS THAT DEFINE YOUR PROPERTY: Protect the iron survey bars that define

the corners of the property. They are legal monuments that provide the most important evidence of your property boundaries. Don’t remove or move them, or allow others to. BE A GOOD NEIGHBOUR: Be a good neighbour, while at the same time ensuring that your neighbours don’t establish a pattern of using part of your property for their routine activities. AND, IF ALL ELSE FAILS: Visit protectyourboundaries.ca, where, for a cost that varies depending on the surveyor (usually $200 to $300), homeowners can find their exact property boundaries.
