hen you tell people you’re shopping for a place to rent, you’ll find almost everyone will want to share their own experience with you. Some will offer you their own personal advice and suggestions, while others will frighten you with details about a “friend’s” disastrous rental experience. With so many variables, it can be hard to figure out what’s necessarily good advice. It’s always best to get advice from the experts, especially when it comes to renting a big-ticket item like an apartment. No matter what Uncle Joe says, when you’re equipped with the right expert advice for your situation, you can move forward by making confident decisions that are right for you and your family. Much of what you’ll want to know about the road to finding the perfect place is right here in this magazine. acancy rates are low right now. It’s a ‘landlord’s market.’ They hold all the cards because of supply and demand. Supply is low and demand is high. It may be daunting to apartment hunt in the environment, but there’s no need to live in the wrong space for fear of the hunt! You will find the perfect place – just make yourself a good candidate for renting. I’ve seen people get creative – everything from gifts and bribes to negotiating higher rent. While these tactics may work with some landlords, the better choice is to look for a reputable landlord/property management company that plays by the books, and prepare yourself for meeting with them. First impressions mean a lot. When you meet, treat it like you would any business meeting – this is their business after all. Have all your paperwork in order. Go prepared with all the info you need, from references to banking info and a cheque. Get a letter of reference from your landlord. They are the ones who know you as a tenant, their say-so carries weight. Take recent pay stubs as proof of employment. Obtain your credit report and repair or correct anything that works against you. Take a copy of your credit report with you too – it’s part of the deciding factor. The more you take, the less legwork the landlord will have to do, making you an easy choice – both organized and proactive. A little bit of preparation will go a long way in making you the best candidate when there is stiff competition for a new apartment. We’ll keep you informed. Canada’s national rental vacancy rate is stable WITH REGIONAL VARIATIONS
ACCORDING TO THE SPRING RENTAL MARKET SURVEY released recently by Canada Mortgage and Housing Corporation (CMHC), the average vacancy rate for primary purpose-built apartments in Canada’s 35 major centres was 2.9 per cent in April 2015, compared to 2.7 per cent in April 2014. This difference is not statistically significant, indicating stability in the overall vacancy rate. “The stability of the national vacancy rate is due to offsetting regional trends that reflect the negative impact of lower oil prices on rental demand leading to higher vacancy rates in oilproducing provinces, particularly Alberta and Saskatchewan,” said Bob Dugan, Chief Economist at CMHC’s Market Analysis Centre. “However, vacancy rates decreased in most of the major centres of Ontario and British Columbia, reflecting stronger economic conditions. The CMAs with the highest vacancy rates were Moncton (8.8 per cent), Saint John (8.4 per cent), and Gatineau (6.2 per cent). Average rent for a two-bedroom unit in Canada, including new and existing structures, was $949 in April 2015. Highest average monthly rent for a two-bedroom apartment was recorded in Vancouver ($1,345), followed by Calgary ($1,319) and Toronto ($1,269). Lowest average monthly rent for a two-bedroom apartment was recorded in Trois-Rivières ($571), followed by Saguenay ($583) and Sherbrooke ($607). CMHC’s Rental Market Survey is conducted twice a year in April and October, to provide vacancy, availability and rent information on privately initiated structures in all centres with populations of 10,000 and more across Canada. Reports are released in June and December. Note that there are differences between the fall and spring surveys. The spring survey covers apartment and row structures containing at least three rental units, and, unlike the fall survey, does not report information on: a) Smaller geographic zones within centres; b) Secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments). Major centres are based on Statistics Canada Census Metropolitan Areas (CMAs) with the exception of the Ottawa-Gatineau CMA, which is treated as two centres for Rental Market Survey purposes and Charlottetown, which is a Census Agglomeration (CA). As Canada’s authority on housing, CMHC contributes to the stability of the housing market and financial system, provides support for Canadians in housing need, and offers objective housing research and information to Canadian governments, consumers and the housing industry.

SHOULD YOU GET INSURANCE WHEN YOU MOVE INTO A PROPERTY? When many renters move into their first property, there are many things that go through their mind. Meeting their roommates, finding ypnexthome.ca their way around a new part of town or newfound independence. The thing that is usually forgotten is insurance for the Unit. It is usually not a priority ypnexthome.ca when moving into a new place and many renters feel insurance is something they can do without. ypnexthome.ca

According to the Insurance Bureau of Canada, about half of all renters do not have insurance. This is even more prevalent amongst young people. However, insurance can save you a lot of headache and heartbreaks when moving into a new property. Tenant insurance can be broken down into two main areas: 1. Contents insurance 2. Liability insurance CONTENTS INSURANCE Contents insurance protects your personal belongings, such as your clothing, furniture or digital devices. This type of insurance usually costs a few hundred dollars and covers your belongings in cases of theft, fires, flooding, freezing or windstorms. It may even bail you out of a simple mistake. For example, you could go on a trip and decide to turn off the heat for a few days. However, while you are away, the temperature drops and the pipes freeze, causing flood damage to all your clothing, furniture and electronic or digital devices. Contents insurance could really ease the cost of replacing your valuables. Be careful, however, as you need to understand the exclusions and limitations in any policy you obtain. LIABILITY INSURANCE Liability insurance can be even more important than contents insurance. For example, in our flood example above, the flood could leak through the floor and damage the unit and its contents beside or under yours. Even if the landlord has insurance, the insurance company, tenant below, or landlord could go after you for the cost of the damages. Here is another possible scenario: standing on your balcony overlooking the park, sipping a glass of wine, your phone rings; startled you reach for it, dropping the glass, it bounces on the balcony railing and sails into the night. Below a father of eight is walking his dog when the glass smashes him in the head, killing him instantly. The dog runs onto the street and is hit by a car. You face potential litigation of impossible magnitude… Liability insurance will protect you to the extent of the insurance, should these issues occur. Do not believe that the landlord’s insurance will cover your damages. First, the landlord’s insurance only protects the landlord’s own property and personal liability. Your possessions will never be covered by the landlord’s insurance unless the damage was caused by the landlord. Second, if your neighbour’s property is damaged due to a fire or flood originating from your unit, the landlord could sue you for the damages caused to the neighbouring property. This is evidenced in the case Taylor v Allard , where the tenant was 50 per cent liable for the damages caused to the neighbouring property. Third, landlords are not responsible for providing alternative accommodation should your unit be involved in some accident. Therefore, having a Tenants Insurance policy that will ease the financial burden of moving and staying in a ypnexthome.ca new place while repairs are being made on the rental property (provided you bought that coverage).

Lastly, there is case law which shows a landlord can demand that their tenant has insurance. In the 2005 case of Stanbar Properties Limited v. Brooke, the Ontario Superior Court of Justice upheld that tenant insurance coverage, if required in the lease, is enforceable and can be grounds for eviction. Make sure to read the lease to see if the requirement for having tenant insurance is written in the contract. Insurance may or may not be required when signing a lease, however, it is always a good thing to have. Perhaps the most difficult part of writing these articles relates not the actual writing, but thinking of a topic to address. So help us!!! Five things to do in your apartment NOW THAT IT’S SUMMER

IS IT JUST ME, OR IS EVERYTHING ACTUALLY BETTER IN THE SUMMER? Besides the obvious summer indulgences like a tan, ice cream and Frappuccinos, even non-summer related activities just seem more enjoyable. Family gatherings are more lively, shopping is more fun and, heck, even exercising is more enjoyable – or at least as enjoyable as it can get. I also feel like the same applies to my rental. Not only can I do more in my rental now that it’s summer, but everything I do just seems better. Like winter, summer is going to be over before you know it. Take advantage of it now and don’t miss out on these five things to do in your rental now that summer has finally arrived: 1. MAKE USE OF THE BALCONY: Having a balcony was a serious priority while hunting for a rental, but how many times do you actually get to use it? Make sure you use it every chance you get this summer by enjoying the little things on it like morning coffee and reading time. 2. DIY: Your Pinterest board is filled with cool DIY projects you never got around to doing this winter. Fortunately, they’re even more fun to do in the summer. Pick a project and get DIY crazy, ypnexthome.ca all while enjoying the fresh air from your open window and while catching afternoon sun rays (wearing that SPF, of course!). 3. Waste not – AND YOU’LL HELP THE ENVIRONMENT

THE PHRASE MAY BE DECADES OLD, but “reduce, reuse, recycle” will stand forever as a mantra for consumer environmental conscientiousness. Having effective waste management practices in place for apartment residents to use and follow is a mainstay of the Living Green Together (LGT) standards of practice recently added to the Certified Rental Building Program (CRBP). The LGT guidelines include mandatory compliance requirements with municipal guidelines as well as providing residents with information on how to effectively recycle bulks items (eg. mattresses, old couches, etc.), old electronic items, hazardous waste, and more. If we all recycle effectively we reduce actual harmful garbage going to our landfills and provide the opportunity for reuse of old and redundant items. More importantly, you are contributing to a healthier and better environmental footprint for your apartment community. Living Green Together in a Certified Rental Building enhances the quality of life for all residents. Remember that providing “separating and recycling” programs for residents of apartment buildings is mandatory in Ontario. So if you are not living in a CRBP-approved building make sure your property manager is providing you with this opportunity. In a CRBP apartment building, consumers can rest assured that recycling will be made as easy as possible, with property managers who will provide you with the appropriate information. In addition to placing recycle bins in handy places such as amenity spaces and close to exits, these professionals will encourage and enable participation from all residents, even those who have mobility issues. As an apartment resident, you should take an active part in the “reduce, reuse, recycle” process in every way possible. Ask about documentation on what can and cannot be recycled and how to dispose of items such as CFL light bulbs, batteries, old electronics, and other hazardous waste. CRBP member building owners/property managers can do ypnexthome.ca their part to ease the way, but the actual practice of recycling is mostly up to tenants. In 2013, the Conference Board of Canada determined that Canadians throw away more garbage per capita than ypnexthome.ca anywhere else in the world. Late last year, the Value Chain

Management Centre estimated that Canadians throw away approximately $13.4 billion worth of food each year, or $384 per person annually. This level of waste is taking its toll on our environment. Everyday practices that may seem minor are, in fact, important when you consider that hundreds of thousands of people live in apartment buildings in Ontario. Every bit you do is a step forward. Paper, plastic containers, jars, cans and the like can all be recycled. Remember, too, the “reduce” and “reuse” portions of the phrase. Do you actually need all of the paper and goods you bring into your home? Are there items you can use differently, such as turning shawls into window treatments or vases into flower pots? Apartment-dwellers, particularly those in compact spaces, find that less cluttered rooms feel and live better. Maybe it’s time to go through all of your belongings and give, sell or donate the ones you no longer need/want. Check your building’s newsletters and bulletin boards for information on its recycling program and on things like which local not-forprofit organizations accept clothing, toys and household items for reuse or resale. There are fantastic websites for selling and giving away larger items as well, and social networking has opened up new doors for people looking to find good homes for the stuff they no longer want around. In addition, there may be neighbours right in your building who are interested in your items. The main thing to keep in mind is that CRBP buildings, and their residents, are already predisposed to efficient and effective waste management practices. If you’re moving to a CRBP-approved building, please do your part to be a “reduce, reuse, recycle” participant and make your apartment community greener.
