Pemberton’s SkyCity2 in Richmond Hill RECENTLY, SKYCITY2 CONDOMINIUM

and not sure where to begin? Here are six homebuying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to each withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home.

3. Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a

mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. OAKWOOD-VAUGHAN is named

for the neighbourhood’s central intersection and is bordered by Eglinton Avenue to the north, Winnett and Arlington avenues to the east, St. Clair Avenue West to the south and Dufferin Street to the west. Lifestyle Oakwood-Vaughan is largely residential with commercial strips on its bordering streets and namesake roads. Plenty of schools and parks offer recreational and educational options for families. Five things every investor should know about occupancy fees By Andrew la Fleur

“phantom mortgage?” Phantom mortgage is another name for occupancy fees, which are payable from the date that you take occupancy of your condo unit until final registration of the building when your mortgage kicks in. You pay for the right to occupy your unit but you don’t have a mortgage yet. There is a lot of misinformation out there about occupancy fees. Before you decide that occupancy fees are something to fear as a condo investor, here are five things to know: 1 | Occupancy fees are unavoidable (with one exception...)

Occupancy fees will have to be paid to the developer every time you purchase a new condo. There is no way around it, except if you pay the full balance owing to the developer on your occupancy date. Since you can’t get a mortgage on an unregistered building, the only way to do this is with cash or other non-registered loans. If you want to do this, make sure you include a clause in your agreement to allow for full payment of balance owning on occupancy.

Ignat “Iggy” Kaneff honoured with Lifetime Achievement Award A STRONG BELIEVER in building

communities and a generous philanthropist, Ignat “Iggy” Kaneff has helped to improve the lives of many around the world over the last 65 years. For this and much more, Mr. Kaneff received the Building Industry and Land Development Association’s (BILD) highest honour this year — the Lifetime Achievement Award. Builder and land developer, Mr. Kaneff received the accolade at the 36th annual BILD Awards surrounded by his family, friends and more than 1,100 industry colleagues. “It is my privilege to present Mr. Kaneff with this award recognizing his lifetime of achievement,” said BILD President and CEO Bryan Tuckey. “He has made an immense contribution to the lives of people in the GTA and in his hometown in Bulgaria by building places where people can live, work and play.” Born in Gorno Ablanovo, Bulgaria in 1926, Mr. Kaneff came to Canada in 1951 and founded Kaneff Properties Limited in 1956. He has been a BILD member since 1959 and is currently CEO and chairman of the Kanefff Group of Companies. He has built thousands of family homes, highrise residential apartment units, as well as retail commercial plazas and office buildings in the GTA. An avid golfer, Mr. Kaneff has also created six golf course properties, including the first-class Lionhead, Royal Ontario and Royal Niagara golf clubs. For 45 years, he has hosted an annual golf tournament that has raised more than $1.5 million for Community Living, an organization supporting children with intellectual disabilities in Peel Region.

Aim for a safe, secure move By Chuck Resnick

WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving with or without a professional mover. For example, items that are being transferred to and from the truck or vehicles. How can you ensure that nothing will go missing while all of the movers are in the house or apartment? At Two Men and a Truck Canada, we dispatch movers in teams of three so that one person can be with the truck at all times, supervising the job and keeping an eye on your belongings. When moving with friends and family, make sure you don’t get too caught up in carrying items in and out that you leave vehicles unattended. This is particularly important when moving in or out of an apartment building or condominium, as elevator trips may mean that those carrying the items are away from the moving vehicle for extended periods of time. Another safety aspect is ensuring that no one gets hurt during your move. Professional movers are trained to lift correctly and have strapping and other aides that help to move bulky items. We also understand fragility and treat delicate items with the care they deserve. Untrained people who

help you may inadvertently cause damage because they don’t know how to move certain items. Movers have special packing materials, labels and loading/unloading techniques in place to protect these cherished pieces. If you are planning a business move, it is wise to hire a professional mover and sit down with the move consultant to develop a plan. For example, long before the actual move, begin shredding unneeded documents to save time and money, and to avoid unwanted confusion at either end. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving to a new home or office, it’s a good idea to have specific items appraised and insured personally to protect them. Be sure to create an inventory of

these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but do they have the skills, experience or training to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. You can DIY, but in the end, is it worth it?

AT THE CLOSING OF a new residential

real estate transaction there are usually three groups who get paid: the builder, the government, and the lawyer. Each group receives payment based on fairly specific items, and the builder and your lawyer will collect from you for the government remittance. Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. You will need certified cheques, bank drafts or cash because of your lawyer’s trust account requirements. Here’s how the builder gets paid, and where all the money your lawyer wants, needs to go. The builder will get paid the purchase price of the property less the deposit, plus certain other things. You may even get a credit for items called “adjustments.” The adjustments will be reflected on a document called the Statement of Adjustments which contains a multitude of details, all related to your original agreement. The Statement of Adjustments will include the HST payable (the rebate will be broken out), the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. This document is incredibly important. Review it carefully and get everything explained to you, so you understand all the charges that you are required to

It is at this point that you find out the final number you are paying to the builder for your new home. The Ontario government and the City of Toronto will get paid a Land Transfer Tax, unless you are entitled to the rebate or exemption, and sales tax on goods (if applicable). There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Okay, now what about that lawyer? First of all, you are going to pay the legal fee, whatever amount the two of you agreed to. You did of course have a pre-agreed fee, didn’t you? Then there is a list of disbursements. Disbursements are those monies expended by your lawyer on your behalf necessary to properly search and close the transaction. Be careful

— it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Disbursements include registration charges, title insurance, couriers, searches of all kinds, and many other items necessary to close your transaction. Remember, a large part of your closing costs is based on what you negotiate at the beginning of your purchase, and is outlined in your Agreement of Purchase and Sale. Please remember, only a lawyer can provide legal service — that is the law!

The developers, Mattamy Homes and Biddington Group, recently topped off the highly anticipated development consisting of one boutique condominium and one highrise tower. WHEN I STARTED in the new condominium industry decades ago, seniors and empty nesters were the market pretty well exclusively. Now, for a variety of reasons, people of all ages are choosing to buy new condos. The great thing about this trend is that condominium developers have risen to the challenge of providing styles, sizes and designs that satisfy every market niche. Generally speaking, condos offer something everyone covets in today’s frantic world: freedom from spending time with exterior upkeep. The condo lifestyle involves the condominium corporation handling snow removal, grounds keeping and even the cleaning, repair and maintenance of the common areas in the building. This luxury helps residents balance their hectic work, parenting and school schedules. The market today is diverse and exciting. Women are buying suites in droves because of the sense of community they offer, and whatever their age, gender or family configuration, condominium dwellers appreciate the security they enjoy in their residences. Empty nesters and seniors still gravitate to condos when they are ready to right-size to accommodate their changing life circumstances. And of course, nowadays with the prices of low-rise homes skyrocketing out of the financial reach of first-time buyers moving from their parents’ homes or rental apartments, condos are the logical choice for them. Even parents

of young children are opting for the condo lifestyle in order to spend more quality time with their kids. The choice of raising kids in condos in urban areas has been common in other countries for decades. All of the above appreciate being able to build equity for the future by owning a home. Another aspect they all love is having beautiful amenities right under their roof. For many, the condo lifestyle includes being able to exercise and work out at home, without having to join, pay for and travel to a fitness club. Again, precious time is saved when you do not have to travel to and from an outside gym. In addition, there is no need to use up space in your condo suite for exercise equipment, when the fitness area is just an elevator ride away. This leads me to the fact that condominium amenities are essentially extensions of your living space, from stylish lobbies to rooftop

terraces with breathtaking views. Hosting a baby shower, birthday or anniversary party, or any other large gathering is a breeze when you can book the party room right in your residence. Keep in mind that all of this is possible because of the monthly condo maintenance fee. When you shop for a condo, be sure to ask what your condo fees cover. In some condominiums, they include heat, hydro and water. Know where you stand — and be realistic. Think about the lifestyle the amenities offer you, and consider what it would cost to pay separately for the space and services if you didn’t live in a condo. A condo is a vertical community, which fosters a sense of belonging in many ways, and your maintenance fees go toward the common good. Your volunteer board of directors makes decisions on your behalf, similar to our governments making decisions on the behalf of citizens. In a condo, policy decisions are made to protect the comfort of suite owners and their families, as well as your investment. My advice is to read all of the condominium documents you are asked to sign, and to consult a lawyer as well. A great resource for finding out what the condominium lifestyle is all about is CMHC’s Condominium Buyer’s Guide (www.cmhc-schl. gc.ca/odpub/pdf/63100.pdf), which includes a checklist section called “Is condominium ownership right for me?” Chances are, your answer will be “yes.”

What Toronto can offer that New York can’t — an accessible condo market By Ben Myers

THE MEDIA LOVES the phrase “the Manhattanization of Toronto,” but what New York needs is a Torontofication of their highrise condominium apartment market. Here’s why: I recently read an article that indicated that new condominium sales in New York City were down 25 per cent this year, and there exists a nine-year supply of new condos in the city priced above $4 million. I was shocked by this data. New York is one of the most desirable cities in the world, new-home sales are slumping because they only cater to the rich; there is no market for first-time buyers. In my latest 75-page Market Manuscript research report, available to download for free on the Fortress website, I show that New Yorkers make almost 30 per cent more than Torontonians on average, but have to pay 71 per cent more for housing! People continue to complain that we’re building too many condos, but that massive supply is providing firsttime buyers with access to relatively affordable housing, the construction of those towers is creating thousands of jobs and spin-off spending. Plus, the increased property taxes and development charges are putting needed funds in the hands of GTA municipal governments. In comparison to New York, yes Toronto is very cheap, but many folks just starting out still find the Toronto condo market difficult to get into. According to Altus Data Solutions,

the average new condominium was priced at $454,000 in February, an increase of 2.6 per cent annually. The Toronto Real Estate Board (TREB) indicated that the average resale condo sold for just under $394,000 in Q1-2016, an increase of 8.1 per cent year over year. Many new Toronto residents don’t have the required down payment to get into the condo market and are choosing to rent. There is no relief on that front either, as Urbanation Inc. reported that the average condo was leased in the first quarter at a rate that was 6.8 per cent more than in Q1-2015. You still have a little time before new condos reach $4 million in Toronto, or one-bedroom rents hit $4,000 a month as they have in New York City. However, the above data shows that despite the construction boom in the GTA and the greater abundance of smaller units targeting first-time buyers, prices and rents are still rising rapidly.

I would never suggest that someone buy a condo they can’t afford, or buy before they’re 100 per cent ready, but if you’re in a good place financially and have been thinking about taking the plunge, 2016 should be your year. I hear countless stories that start out, “If I had only bought…” that involve people missing out on living in a great building or missing out on the price appreciation in the market. If you’re trying to time the market, or waiting for the prices to fall, you might be waiting a very long time. Buy a suite that fits your budget, that you can see yourself in five years from now, and do your research. Happy condo hunting! Because the fourth floor rooftop terrace will eventually sit between two residential towers, NAK had the design challenge of creating privacy between both the residential units and the terrace itself. “People inside their suite do not want to feel as if anyone can see them, so we created what we call ‘buffer green spaces’ to ensure privacy,” said Ng. “This is done by adding in generous trees and greenery which act as fences in separating the outdoor terrace from the adjacent residential units so that these are distinctive areas within the development.” The location of Sonic Condominiums also played a role in the design of its outdoor spaces. Adjacent to Sunnybrook Park and its many trails, Flemingdon Park Golf Course and the greenery of the nearby Don Valley, NAK’s thought process was to link the surrounding ravines and parks at ground level to the upper terrace within the development itself. A highlight of Sonic Condominiums was the creation of a large landscaped outdoor public park, complete with a figure eight-shaped walking path, fitness stations, a children’s playground and intimate and secluded seating alcoves. “This was a rare opportunity in a city of sidewalks and concrete such as Toronto,” said Ng. “This is called ‘POPS’, or privately owned public spaces — owned by the developer but made available for public use and access. BC AND ONTARIO aren’t just superstars in residential property, they rock in the commercial real estate world as well — home to the 10 top malls in Canada. It’s well documented that these two provinces are home to Canada’s most expensive and most active housing markets. Now, a new study from commercial real estate services firm Avison Young shows they are also the top performers in retail sales. What’s the correlation? We’ll get to that in a minute. The study shows that BC and Vancouver were the leading province and city for retail sales growth in 2015, at 6.6 per cent and 9.9 per cent, respectively, followed by Ontario at 4.5 per cent and Toronto at 5.4 per cent. Toronto’s Yorkdale Shopping Centre was Canada’s most productive mall, with retail sales of $1,610 per square foot, displacing Vancouver’s Pacific Centre, which topped the list in 2014. Five of the 10 top-performing malls are in Ontario, and four of those are

sure you do your homework. Here are five helpful suggestions when choosing a new place to call home. Get your money in order Get your mortgage pre-approved before checking out model suites so you have a better idea what your budget will allow. Don’t just take the lowest rate either. “Keep the completion date in mind,” says Realtor Warren Berg. “Independent brokers can usually only hold your rate for 90 days. Banks can lock in a rate for much longer. If your home won’t be ready in 90 days or less, you may be better off dealing with your bank.” Find the right area Location, location, location are still the three most important things in real estate. “While design trends will come and go, location is forever,” says Berg. Look for amenities like parks, shopping, and entertainment that are either in place or planned for your area. But also think of future resale value. “There are negative factors like overhead power lines and external noise that could discourage potential buyers.” Look past the lipstick “Just as you shouldn’t choose your spouse based solely on appearance, you shouldn’t choose your home without looking beneath the surface,” says Berg. Looking past the granite countertops and hardwood floors may

lead to more important discoveries. Does the heating system meet your needs? Is there a parking spot? Don’t let your wants distract you from the needs of day-to-day living. Rome wasn’t built in a day Good builders rely on quality tradespeople. The problem, especially in a booming market, is that good tradespeople are in high demand so it may take longer to get to your home, but it is well worth the wait. “A reputable builder knows taking extra time to do the job right will save you headaches and themselves money in warranty and service costs,” says Berg.

Cheapest may not be best “Price and value are completely different concepts,” says Berg. “When I was a kid, buying the cheapest bubble gum seemed like a no-brainer. I saved 10 cents on every pack of gum. At the time, 10 cents was enough for me to choose gum that tasted a lot like soap.” Taking the cheap option in your home may lead to doling out more cash in replacement costs down the road. AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) as

well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding waterrelated damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/ agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days take one of the

following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service

To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it.

This year, my wife and I would like to get into our first home. We have saved almost $65,000 for a down payment. This was three years of eating mac and cheese, and no vacations. Is now the right time to buy? - Steve and Kathy, North York

First-time homebuyers should not try to time the market, but buy when they are ready and able. Remember: a home used as your primary residence is always a great investment. First of all, in Canada, the sale of a family home is tax-free. When you sell your principal residence at a profit, that income is tax-exempt. Secondly, through home ownership, you pay yourself first — not a landlord! Mortgage payments are sort of “forced savings.” Thirdly, you can decorate and enjoy the home as you please. No money saved, but gratifying to the soul. Before venturing into the land of homeownership, do some homework: » Buy what you can afford. Many times, the heart is bigger than the pocketbook. Know what price range is comfortable and try not to deviate. » Get the best interest rate and terms. Shop for the best rate and terms. A half point rate differential can cost you thousands. So can a mortgage that is closed or not portable. » Put down as much as possible to avoid a high-ratio mortgage. » Ensure your monthly mortgage payments are manageable and will

continue to be so even if interest rates rise as early as next year and payments increase. » Consider closing costs. Set aside an additional two to three per cent of the purchase price of the home to cover closing costs like Land Transfer Tax, legal costs and moving expenses. You do not want to end up short several thousand dollars on closing day. Speak to a real estate lawyer and he or she will give you some ideas. » Don’t forget about HST and Land Transfer Tax. Under certain circumstances, first-time homebuyers can qualify for Toronto Land Transfer Tax and HST rebates. Remember, you pay 13 per cent HST on new homes, not resale. If you’re buying a new home, check if HST is included in the price quoted. What happens to the HST rebate? Who gets it?

» Use your RRSP as part of the down payment. Under the federal government’s Home Buyers’ Plan (HBP), an individual and their spouse, provided they qualify, may withdraw up to $25,000 each, taxfree, from their RRSPs. You then have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. THE BEST OF THE GTA’S HOME BUILDING and land

development industry including top builders, communities, designs and campaigns were recognized at the 36th annual BILD Awards on April 28. Awards for excellence in sales, marketing, design and construction of new homes in the GTA were handed out by the Building Industry and Land Development Association (BILD) in 47 categories. A group of expert judges from across North America determined the winners from more than 900 submitted entries. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of mid-rise developments within several awards. For the first time ever, two Home Builders of the Year were recognized, Great Gulf Homes for low-rise and Tridel for mid and high-rise. The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to Friday Harbour by Geranium Corporation and Pemberton Group. The resort-style development in Innisfil will feature walkable streets and inviting public spaces where residents will enjoy amenities like an 18-hole championship golf course, a nature preserve and a vibrant marina. “This is a special award because it is completely decided by the public,” said BILD President and CEO Bryan Tuckey. “The eight projects vying for the title this year were all unique and show how the industry is providing a wide range of choices to new home buyers across the GTA.” In addition to the Home Builder of the Year title, Tridel was named Green Builder of the Year for its outstanding

leadership in green building practices, and the company also won the inaugural Best Customer Care award for its many customer service initiatives. The award for the Best New Community currently planned or under development was presented to Aspen Ridge Homes, CountryWide Homes and Lakeview Homes for Queensville – a new community just north of Newmarket. This award recognizes a community that embodies the smart growth principles of the provincial Growth Plan. The inaugural award for Best New Community – Built was presented to Hullmark Developments and Tridel for Hullmark Centre in North York. This new award, the only one given out for a constructed project, honours the best existing “complete community” that embodies provincial smart growth principles. Completed in 2015, Hullmark Centre features residential, office and retail space with direct access to the Yonge-Sheppard subway station. Two outstanding new GTA developments, one low-rise and one mid/highrise, were crowned Project of the Year. This distinction recognizes projects that best combine excellence in design and marketing while exemplifying quality and innovation. IT’S TIME TO DISPEL some organizing myths that may be keeping you stuck in your mess:

1 | Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2 | Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. On the flip side, visual types lose focus when there is too much to look at, so they need products that allow them to contain their belongings to minimize the visual clutter. For example, a literature

sorter allows them to contain their papers while still keeping them within view. 3 | You have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.

4 | If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

Make your condo unique By Jennylyn Pringle

CONDO LIVING, for the most part, is small-space living. Take the time to really think about your space, your needs and how you live so you can make sure that your furniture and accessories work for you. Smart planning is the key to smallspace living, and having pieces that are multifunctional is essential. Measure, measure, measure. Make sure your furniture fits not only in the space but through doorways, stairwells, hallways and in the elevator. Smaller-scale furniture is a fantastic option for small spaces and nowadays many stores cater to condo living with fabulous style. Upcycling isn’t just a trend, it’s quite practical when looking for something “new.” Look for pieces in vintage and antique shops, or even your parents’ basement, as the scale of older furniture is generally smaller and ideal for condo living. Don’t think

of vintage pieces as a downgrade — older furniture is often much more solidly constructed and is made out of quality materials you just can’t find at affordable prices today. As a bonus, your furniture will be unique and something you won’t see in the condo above or below you. If your vintage pieces are looking a bit outdated, refreshing them with Fusion Mineral Paint is a great way to alter the character of your piece. You can make something old fashioned look modern and create a burst of colour to accent your space, or you can take something average and add layers of paint, antiquing and distressing it to make it look like a rare antique find. Condo living does not often afford the luxury of prepping and painting your furniture outside. When working in smaller spaces, you want to minimize your exposure to harsh

chemicals. Fortunately, Fusion is a zero volatile organic compound (VOC) paint and offers exceptional adhesion requiring minimal prep, meaning that it is safe to use inside without dealing with harsh chemicals or smells. Choose a paint palette for your space that includes walls, furniture and fabric. If you’re trying to unite a bunch of mix and match pieces, consider a monochromatic colour scheme. Opt for several shades of white and cream or even greys for a subtle, sophisticated and elegant effect. Painting can often be intimidating, but can be as simple as a one-step process using a paint with a built-in top coat. This chair was outdated, upholstered and dark looking. We lightened it up with a coat of Fusion paint using the colour Champlain, a perfect off-white with just a hint of yellow and grey. A neutral fabric replaced the floral pattern and gave this outdated chair a completely new look, perfectly modern vintage chic. Try painting some interesting lamps you find at a bargain store. The paint will give something mass produced a more unique artisanal quality as lighting in condos tends to be boring and standard. Paint is a great way to transform a condo kitchen too — if you’re downsizing, say from a historic home to a modern ‘box in the sky’ condo, you may miss some of the homey touches you’re leaving behind. Why not paint and glaze the dark outdated cabinets in your kitchen to create a farmhouse feel or something coastal or French country instead? It will really make the kitchen feel like the heart of the home and help your condo stand out from the rest!

Keep your options open » Sometimes the best way to introduce fresh, fun colour in a space is to start with none at all — keeping your fixed elements neutral gives you a flexible backdrop for ever-changing accents to suit your moods. However, that doesn’t mean I let these spaces be boring: introducing variety through patterns, textures, and different materials (such as a wood table and clear plastic chairs) gives even a neutral palette lots of depth and visual interest year round. » Once you have this beautiful neutral canvas, introduce colour through accessories. Live plants add a friendly infusion of green to liven up your dining table or countertop. Removing the doors from a standard cupboard creates an open shelving display for colourful dishes and glassware — just keep the doors stashed away for later. Sing the blues » Blue and green (which is half blue) are both natural hues that we are

used to seeing in the world in a tone-on-tone effect, so they make great near-neutrals and work especially well when combined in multiple shades. This makes it especially easy to slowly add an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match.” If you stick to the blues, you won’t have a worry in the world.
