Sometimes it feels like I eat, breathe and sleep real estate. From 9 to 5, I’m engrossed in housing market news and speculation. My free time is often spent browsing “For Sale” listings and attending open houses. My sleep, too, is invaded by visions of dream homes and housing market nightmares. I know I’m not alone here. Indeed, Finance Minister Charles Sousa said in his 2016 Ontario Economic Outlook and Fiscal Review that home ownership has become the key to many people’s long-term financial security. If you’re on the fence about buying a home, there are three things to know. First of all, there’s nothing that beats the feeling of pride of ownership. Enough said.
Second, you have to live somewhere. If you’ve determined that you can afford the downpayment and mortgage payments, why would you fatten a landlord’s pockets when you can invest in your own financial security? Finally, timing is everything. I attended an open house on my street just this past weekend. My interest in real estate, coupled with a touch of ‘nosey-neighbour syndrome’ had me touring the home, which is easily out of my price range – today, anyway. Since buying my house two years ago, I’ve seen prices on my street skyrocket. It’s the same story all across the GTA. Now, I plan to sit back, love my home for now, and hope that my investment pays off in the future.

MANY MILLENNIALS are finding themselves priced out of the housing market as they search for their first homes. Millennials are those born between the early 1980s and the late 1990s and who will have come of age in the new millennium. They are a fastgrowing segment of our population and play an increasingly important role in our housing market. More Millennials are starting families every year, and that is causing a shift in their housing needs. Contrary to popular belief, most Millennials don’t want to raise their children in highrise condominiums. A recent survey by the Toronto Real Estate Board found that 75 per cent of Millennials are looking to buy lowrise detached and semi-detached homes and townhomes. In today’s market, that’s not easy. While demand for lowrise homes is rising, there are far fewer of them 12 YPNEXTHOME.CA
being built. In accordance with provincial growth policy, the GTA’s home building and land development industry is building a lot less groundrelated homes, particularly singlefamily detached homes, than a decade ago. At the beginning of the millennium, about 70 per cent of new homes sold in the GTA were lowrise. This year such homes account for slightly more than 40 per cent of new homes sold so far, according to Altus Group, BILD’s official source for new home market intelligence. Lowrise sales have decreased because there are fewer of them on the market. Over the last decade, we have seen a major decline in the amount of ground-related homes available for purchase in builders’ inventories. There were just 1,604 lowrise homes for sale across the GTA at the end of September, about one-tenth of what was available in June 2006. While supply of lowrise homes has dropped, demand hasn’t and the
result is prices grow every month. In September, the average price of a new lowrise home in the GTA was $992,231. Meanwhile, single-family detached homes reached an average price of $1.19 million. Condos are becoming the only option for a growing number of Millennials. Many new condo developments feature amenities geared toward families and larger suites. The average price of condominiums remained stable for much of the last decade because unit sizes were getting smaller. Now, average condo sizes are increasing and so are the prices. The average price of highrise homes in the GTA reached a record high of $486,605 in September. We need to work together and find a solutions-oriented approach to improving housing supply and affordability so that our communities are home to Millennials. I say this as both an industry professional and a father of Millennial children.

Why condo registration is a milestone for suite owners By Barbara Lawlor

IF YOU ARE SHOPPING for a
condominium suite for the first time and you have owned a lowrise home in the past, you should take time to find out how condo ownership differs. One example is when you receive title and can move in. In a lowrise scenario, those both happen on closing day — when you officially own your home. With a condominium, you can move in before you receive the title to your suite. In order to be considered a condominium, the building has to be complete, and it must pass the approval processes required to register it with the Land Registry Office. At that point, the title to your suite can be transferred to you. This may happen at different times for you and your new neighbours, depending on what floor your suite is located. In a highrise, the lower floors are usually finished well in advance of the upper levels, and the approval process starts as soon as the first suite is occupied. Once the interior is complete, residents of the upper floors can move in as well. I would say the process typically takes up to six months, although sometimes it can be quicker. First, the municipal council has to approve it, then the regional planning department, and after that, the Minister of Consumer and Commercial Affairs. They are all looking at how the building upholds the elements stipulated in the draft plan and Condominium Declaration. 14 YPNEXTHOME.CA
This system of checks and balances exists to protect condominium purchasers. Only after all of the involved parties are satisfied can condo registration be completed. So, what does that mean to your condo ownership? It means that until the condo is registered, even if you have moved in, technically you do not own your suite outright. You are in a situation referred to as “interim occupancy.” This term refers to the time between the occupancy date you were given after roof-topping occurred and when the condo is registered, and when you officially receive title to your suite. During interim occupancy, the vendor still owns your suite. During this time, you pay a fee to the developer until the condo is officially registered. Developers use a formula to determine these fees. They go by the interest portion of the balance owing on the purchase price (usually payable on the registration date), based on a one-year mortgage rate of the Bank of Canada, plus the estimated maintenance fees for the suite, plus its portion of the estimated real estate taxes. The fee you pay is not considered rent, and it is not money you can apply to your mortgage. The builder/developer
receives the money once title is transferred and you take out your mortgage. You have to take into consideration other interim closing costs besides your monthly occupancy fees, such as the funds that will bring all deposits to the required percentage of the purchase price. There are usually adjustments as well, plus enrollment of your suite with Tarion Warranty Corporation. Even though you do not yet own your suite outright, you do need to have homeowners’ insurance in place. You will also have to arrange for utility hook-ups, just as if you do own the home. Keep in mind that both your Tarion and appliance warranties begin on occupancy. What’s in it for you is the opportunity to move in before registration. It is important to understand condominium ownership and all its parameters. Be sure to ask for clarification if anything confuses you. Informed purchasers make the happiest owners.

THERE ARE MANY REASONS to sell
your home this fall. You could be among the throngs of Canadians looking to cash in on Canada’s hot housing market. Or perhaps you’re a neighbour south of the border, considering an escape from Trumpville. And second only to spring time, autumn is the best season to make a sale. All good reasons, in my humble opinion. Regardless of your reasons for selling your home, success starts with a great first impression. Having recently bought and sold my own home, I quickly discovered that smart sellers learn from someone else’s mistakes rather than their own. In my own buying and selling saga, I quickly learned how not to attract buyers. In (and out of) the “dog house” My furbaby, Fred, always held a special place in my heart and home, but not everyone gets the warm and fuzzies when it comes to pets. Some people have allergies, some have phobias. Others just don’t care for them. I visited an open house with a pretty living room, a renovated and updated kitchen, and a large garage – complete with a pair of howling dogs who were making their presence known to everyone within a five-mile radius. Seven minutes of incessant barking had me sprinting for the front door. 16 YPNEXTHOME.CA
Before opening your home to potential buyers, neutralize it of anything questionable. This includes the lingering aroma of last night’s fish fry, the remnants of that do-ityourself cheese-making experiment and every indication of pets. Even seemingly insignificant things can be enough to influence a prospective homebuyer’s decision – consciously or subconsciously. When in doubt, take it out. Our home is your home? It’s not required that the sellers vacate their home for the duration of an open house, but it’s a good idea. You’ve heard that prospective buyers can have trouble picturing themselves living in your house if they see your family photos and collections on display. Well, that goes double for seeing you in the flesh. On touring one open house, I came across the homeowners, drinking tea with their bare feet up on the coffee table. Nope, nope, nope.
Lessons learned A first impression is the only impression. Don’t waste this valuable opportunity by showing your home in a less-than-perfect light. This also applies to photos for your home listing. A quick Google search will reveal the true horrors of unstaged properties for sale. Photos you can’t un-see. While this all seems like common sense, some people need to be told. The funny thing about these three scenarios is, the homeowners were all represented by selling agents who likely advised them on best practices. Do yourself a favour – follow professional advice, and learn by example. Before having your own open house, visit as many as you can, take note of what you liked about them, and what you didn’t. Should we stop building condos in Toronto? By Ben Myers

IN EARLY NOVEMBER, a local
councillor in Toronto wrote a letter to the Toronto and East York Community Council suggesting that the City of Toronto put a moratorium on accepting any more rezoning applications for new tall condominium apartments. The letter implied that there were various reports suggesting that there was an oversupply of Toronto housing. I’m not sure what reports the councillor was referring to, as commentary from market research firms Altus Data Solutions and Urbanation have pointed to less new unit supply as a key driver of house price inflation. CIBC’s chief economist, Benjamin Tal, recently noted that supply is the number one factor influencing the growth in housing values this year. The Toronto Real Estate Board has pointed out that a major lack of listings in both the resale and rental markets has resulted in bidding wars to lease and buy properties. I agree with the councillor’s assessment that we need better and more reliable transit, more parks and more daycare, but putting the brakes on development won’t make those key city-building initiatives more likely to occur. New development projects add millions of dollars for the city’s disposal through development charges, Section 37 fees, new property taxes, and incomes taxes on construction workers. You can put a moratorium on tall buildings, but no one is putting a moratorium
on people having children and immigration into Toronto. Continued high demand coupled with lower supply in the future will result in a much worse housing affordability situation. Real estate developer and blogger Brandon Donnelly recently posted some figures from the New York City condo market, which he noted was priced at just above $600 per sq. ft. in 2002 and now sits closer to $1,800 per sq. ft. Keep in mind that the global financial crisis occurred in that stretch. Urbanation notes that as of Q3-2016, the average resale condominium sold for $667 per sq. ft. in the former City of Toronto, while the average new condo sold for $674 per sq. ft. ($511 and $590 per sq. ft. respectively in the GTA overall). Could Toronto possibly hit such a ridiculous figure of $1,800 per sq. ft. in less than 15 years? If the City of Toronto puts a stop to building tall towers, we might get there sooner than that. Given the choice between a city with a crowded subway and
expensive daycare, versus a city where a 1,000-sq.-ft. condominium costs $1.8 million, I would suspect that most people would choose the former. The condo boom in the region hasn’t benefited everyone, but it has created thousands of jobs, is transforming Regent Park, has helped bring an amazing new park to Toronto (Corktown Common), contributed to the revitalization of our waterfront, brought fantastic new retail and restaurants to town, and helped hundreds of thousands of people find a new home. Let’s hope the City doesn’t take the councillor’s advice. Otherwise, you’d better call the bomb squad, because condo prices are going to explode! 2017 housing forecast: Federal and provincial policy to cool resale market, slow price gains By Lydia McNutt
WITH 2016 DRAWING to a close and
a new year ahead, housing market experts are making their predictions as to what to expect in 2017. According to RBC’s latest Canadian Housing Forecast, it’s cooler resales and curbed price increases, thanks to provincial and federal policy changes aimed at cooling the hot housing market. RBC has downgraded its earlier 2017 forecast, now calling for a national drop of 11.5 per cent in home resales following a 4.4-percent increase in 2016. Resale transactions are expected to reach a record high of 527,900 units nationally by year’s end. While resale transactions are expected to drop across the board, the degree will vary greatly depending on province. Declines could range from three per cent in Manitoba, to 24 per cent in British Columbia. However, benchmark prices are still expected to rise in 2017, though at a much slower pace – up 1.6 per cent, compared to 9.5 per cent in 2016. The rapid price gains this year are being led by British Columbia, which grew 20.5 per cent over 2015, and Ontario where the rate of growth hit a 27-year high of 11.6 per cent. “Overstretched affordability conditions in Canada’s most expensive markets are poised to restrain homebuyer demand, especially if longer-term interest rates rise as we expect – however, we see recent policy action as the bigger factor at play,” said RBC Senior Economist Robert Hogue in his report. “Importantly, we expect rule changes at the federal level will have 24 YPNEXTHOME.CA

a dampening effect on home-buying activity across all provinces, not just for Canada’s hot markets.” New mortgage insurance rules, which took effect on October 17, are expected to reduce 2017 sales activity by eight per cent nationwide. Meanwhile in BC, the new tax on foreign nationals buying property in Vancouver – just one of the province’s policy changes aimed at cooling the hot housing market – is expected to reduce sales activity by 23.8 per cent next year. “While we downgraded our
housing market outlook, we remain of the view that our base case scenario would qualify as a soft landing posing little threat to the stability of the market, even in British Columbia,” Hogue wrote in his report. “There is an unusually high degree of risk around this outlook, however, both on the downside and on the upside. Much of this uncertainty stems from the difficulty to gauge the market’s reaction to the new policy measures, as well as the potential for further policy intervention to cool the market we assume none at the present time.”

FOR THE AVERAGE homebuyer,
there are some legal terms that require translation. The Government of Ontario keeps records of every piece of property in the province. These records are called the “title documents.” The document on file that says who owns the property is called the “transfer,” or “deed.” All of these documents are filed with the government — a process that is called “registering” the document. When a bank lends money and gets a record of this loan on title, the document is called the “mortgage” or the “charge.” When the charge is paid off, a new document is filed with the government office and it is called a “discharge.” If only part of the charge is paid off, a document called a “partial discharge” can be filed. There are many other documents, but these are a good starting point. Usually when a developer/builder starts a new project, he/she will go to a bank or other financial institution and just like you, arrange for a mortgage or charge. The difference, however, is that this can be a huge charge. As an example, the builder/developer may have a $50- or $60-million “blanket” charge applied to enable him/her to create and build the project. The next thing that happens is that the house or condo is built and sold, and it is time for closing. 28 YPNEXTHOME.CA

In the Agreement of Purchase and Sale will be a clause that will relate to the discharge of that part of the blanket charge which affects the property you are buying. The builders’ lawyers (the good ones, in any case) add the clause that the purchaser will accept the promise (undertaking) of the builder’s lawyer to register the partial discharge in a reasonable period of time, but will give on closing two important things: a) a letter (“discharge statement”) from the bank or other financial institution (“mortgagee” or “chargee”) setting out how much money has to be paid to the chargee to obtain the partial discharge; and b) a direction from the builder to the purchaser, telling the purchaser to pay the amount of money needed to obtain the partial discharge directly to the chargee. The clauses I will not accept stop with the purchaser being forced to

My complaint is that it does not cost the builder anything to give this peace of mind and security to the purchaser. It is just usually the fault of a lawyer trying to prove how good he or she can be. Watch for these tricky clauses and consult a lawyer, because only a lawyer can provide legal advice and care enough to catch these kinds of things.

$74,144 FROM KIPLING AVENUE on the west, to the Gardiner Expressway on the north, Lakeshore to the south and to where Lakeshore and Gardiner intersect on the east, this historic community has long been “blue collar.” From the Goodyear factory (1917-87) to Campbell Soup (1930-present), Mimico wears this heritage on its sleeve. It’s been an “area in transition” for decades, but is now showing real progress.
The vibe Mimico shows its age in spots, particularly along Lakeshore, where you will find lowrise rentals mixed with small retailers. But residential development – condos and townhomes on the former Goodyear site and several new highrises on the east, is breathing new life into the area. Though still in transition, Mimico, given its proximity to downtown and higher priced areas, is a comparative bargain. Real estate The majority of residents are working age (25 to 64), with a sizeable seniors population. Condos and townhomes are the most prevalent housing type,
including the new highrises around Lakeshore and Park Lawn Road, as well as lowrise apartments built in the 1950s and ’60s. Head north off Lakeshore into streets around Royal York, and you’ll find character homes, 1940s-era bungalows and some larger all-brick homes. Dollars and sense This is where Mimico proves its mettle. With average prices about $433,000, Mimico is a bargain. Don’t expect huge lots and ultramodern features in existing homes, but you’ll be surprised by the variety and affordability. Combined with new condo and townhome options, buyers can get in the market under the average price. And there’s plenty of affordable options for renters. Planes, trains and automobiles TTC streetcar service along Lakeshore is among the oldest and most established in the city, and GO Transit’s Mimico stop on the Lakeshore West line is at Royal York. For those who drive, QEW/Gardiner is right there, affording quick access into the city or to the burbs. Noted traffic issues permitting, of course.

Province of Ontario doubling LTT rebate for first-time homebuyers By Lydia McNutt
THE PROVINCE OF ONTARIO is giving
first-time homebuyers a bit of a break by doubling the maximum refund of Land Transfer Tax (LTT) from $2,000 to $4,000 starting in the new year. Finance Minister Charles Sousa made the announcement in his 2016 Ontario Economic Outlook and Fiscal Review, presented in the provincial legislature, stating that home ownership has become the key to many people’s long-term financial security. Currently, eligible first-time homebuyers pay no LTT on the first $227,500 of their purchase. Effective Jan. 1, 2017, the untaxed portion of the price will increase by $140,500 to $368,000, making it easier for first-time buyers to get into Ontario’s hot housing market. First-time buyers who pay over $368,000 would get a maximum refund of $4,000. The Ontario Ministry of Finance estimates that, with this new 30 YPNEXTHOME.CA

rebate, more than half of first-time homebuyers would pay no provincial LTT. For example, a qualifying purchaser of a $350,000 home currently pays $1,725 in LTT (including the current maximum refund). With the enhanced refund, the LTT payable is zero. The Province points out that first-time buyers of more expensive homes would also benefit from the increased rebate. For example, a qualifying purchaser of a $600,000 home currently pays $6,475 in LTT (including the current maximum refund). As of January 1, this would decline to $4,475 – a savings of $2,000. “Finding an affordable home has become a struggle for thousands of young couples,” said Ray Ferris, president of the Ontario Real Estate Association, in a press release. “This tax break will reduce a first-time buyer’s closing costs and help them save more for their downpayment.” The current tax rates have not changed since 1989. The tax rebate will only apply to first-time homebuyers who are Canadian citizens and permanent residents. Upon obtaining Canadian citizenship or permanent resident status, first-time buyers would be able to apply for the refund within an 18-month period. At the same time, the tax rate on homes priced over $2 million is being increased from two to 2.5 per cent.

home, listen up: the new mortgage rules that took effect in October will likely make it more difficult for you to get into the housing market.
Here we go again
What does this mean?
The federal government has changed mortgage eligibility rules five times between 2008 and 2015. This latest round was intended to stabilize “overheated” housing markets, mostly in Toronto and Vancouver, slow home price growth and keep mortgage indebtedness under control. All good things. What the changes also do, though, is make it more difficult for young Canadians to take that important first homebuying step. As of Oct. 17, homebuyers who apply for a high-ratio mortgage (meaning, they have less than 20 per cent as a down payment) now have to undergo a mortgage “stress test” by qualifying at a rate they don’t even actually have to pay. Yes, you read that right. This stress test is intended to assure lenders that you, Mr. and Ms. Homebuyer, could still afford the mortgage if interest rates rise. For example, says Alyssa Furtado, founder and CEO of ratehub.ca, a website that compares mortgage rates across Canada, the best mortgage rate in Ontario at time of writing was 2.29 per cent. However, the Bank of Canada’s qualifying rate for applicants is 4.64 per cent.
For example, a couple with a combined income of $100,000 has saved $40,000 for a down payment and they qualify for a mortgage rate of 2.29 per cent. We’ll assume their monthly property taxes will be $400, and their heating costs $150 a month. Using RateHub’s mortgage affordability calculator, they’ll be able to afford a property costing up to $521,041 because of the new mortgage rules. “Under the old rules, however, they would have been able to spend $635,700,” she says. Cha-ching: a difference of $114,659. On average, according to Calgary mortgage broker Jason Eldridge, by having to qualify for mortgage financing using the five-year Canadian benchmark rate, the maximum purchase price will drop by approximately 21 per cent, given existing five-year contract rates. Now imagine the situation in Alberta, where the economy has already been hammered by the prolonged oil and gas slump. If you were looking to buy a home there, your buying power will now take a 20-per-cent hit – on top of the economic uncertainty you may be

feeling. Those in Alberta looking to sell a home, meanwhile, will now be trying to sell to many whose homebuying power has just been reduced. Hello, double-whammy. There were other rule changes that come into effect on Nov. 30. For those looking to restructure or refinance an existing mortgage or purchase a property with at least a 20-per-cent down payment, similar qualifying rules will apply in many cases. Lenders who use portfolio insurance and other discretionary low loan-to-value ratio mortgage insurance will now have to meet the eligibility criteria that previously only applied to high-ratio insured mortgages.
The bottom line The rule changes will make it harder for some first-time buyers to get into the housing market. And they may also face higher mortgage rates. Luxury homes selling like hotcakes By Lydia McNutt HEFTY PRICE TAGS aren’t weighing
down sales of high-end homes in Canada’s priciest markets, according to Re/Max’s 2016 Spotlight on luxury report released recently. Sales of homes over $1 million were up in Toronto, Vancouver, Calgary, Victoria and Oakville, in the first nine months of 2016. While a $1-million price tag may not seem like a big deal in reference to Toronto and Vancouver housing, these markets saw a notable spike in sales of homes priced $3 million and over. And with the price of homes trending ever upward in these cities in particular, surrounding areas are seeing spill-over as buyers seek out selection and value in neighbouring markets. Greater Toronto Area Toronto-area home sales in the $3-million-plus price range were up 86 per cent, which Re/Max attributes to overall price appreciation driven by low inventory and high demand, putting more homes in this price category. “Additionally, significant price appreciation throughout the housing market has allowed move-up buyers to build up enough equity in first or second homes to purchase a high-end home,” according to Re/Max. “Demand for luxury homes remains very strong in the GTA, driven mainly by local move-up buyers, though foreign buyers continue to play a significant role as well,” says Pamela Alexander, CEO and regional owner, North America, Re/Max Integra. “While there has been speculation that Toronto would see an increase in off-shore buyers as a result of the recently implemented foreign-buyer tax in British Columbia, we have not seen this effect to date.” 36 YPNEXTHOME.CA

Vancouver Meanwhile in Vancouver, sales of $1-million homes were up by three per cent, but single-family homes in that price range saw a seven-per-cent drop in sales year-over-year, due to the foreign buyer tax that took effect in August and slowed demand for single-family detached homes from off-shore buyers. “There may be other factors at play as well, such as higher inventory lessening buyers’ sense of urgency,” says Elton Ash, regional executive vice-president, Re/Max of Western Canada. Calgary Calgary’s luxury market could be on the up-swing, with sales of $1-million-plus homes up 13 per cent year-over-year. Luxury inventory is down, as sellers hold back and wait for prices to rebound. Meanwhile, demand is up as buyers try to take advantage of lower prices for luxury properties. If these trends continue, Re/Max expects Calgary’s luxury market to remain stable with properties holding their value for the remainder of the year and into 2017. Luxury in the ‘burbs Victoria saw sales of properties over $1 million increase 82 per cent year-overyear, driven primarily by downsizers relocating from Vancouver for retirement. In Oakville, an affluent suburb to the west of the GTA, sales of homes priced $1-million-plus were up 111 per cent year-over-year, thanks to price appreciation in the market as well as increased interest from foreign buyers. Luxury condo sales High-end condo sales saw significant gains in Toronto and Vancouver, due to increasing demand from downsizers and limited inventory of single-family homes. Re/Max reports condo sales in the $2-million-plus price range were up by 42 per cent in Toronto, and grew 60 per cent in Vancouver over the same period last year. Re/Max expects these trends to continue through the end of 2016.

Toronto housing starts rise after two months in decline

NEW HOME CONSTRUCTION picked up in October following two months of decline, according to the latest figures reported by Canada Mortgage and Housing Corp. (CMHC). Housing starts in the Toronto Census Metropolitan Area (CMA) trended higher at 39,664 units in October compared to 37,948 in September 2016. The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. What’s behind the boost? “Limited resale listings of single-detached homes continue to cause demand to spill over into the new home market, prompting a pick-up in home construction,” says Dana Senagama, CMHC’s principal market analyst for the GTA. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The standalone monthly SAAR was 47,972 units in October, up from 30,228 units in September. The increase was mainly a result of more condo starts. The City of Toronto recorded the highest number of starts within the Toronto CMA primarily due to a large number of apartment starts. This was followed by the City of Brampton, which had higher single-detached starts. Next was the Town of East Gwillimbury that saw construction begin on a number of lowrise homes.

Building communities of the future ON A WET DAY IN OCTOBER, the
Ontario Home Builders’ Association (OHBA) along with 40 delegates from across Ontario embarked on a housing tour which focused on what the future of community building might look like along new and planned transit corridors throughout the Greater Toronto and Hamilton Area. The province of Ontario is investing more than $32 billion on regional transit over the next decade. But building better suburban and regional transit is just the beginning. It is equally important to build better neighbourhoods along these transit lines and around stations. The fullday tour took delegates to three innovative sites along the Lakeshore West GO line – one completed, one in the works and one still in the planning phase – that are forging the path for these complete communities that are transit-friendly, walkable and connect infrastructure projects to the community. These projects give us a crystal ball look at what the future of housing in Ontario could look like. 44 YPNEXTHOME.CA
The tour started with a walking tour of the FRAM Building Group project a short two-minute walk from the Port Credit GO train station. The Port Credit tour led by Fred Serrafero, vice-president of development and construction, and John Giannone, project manager of sales, marketing, and construction, from FRAM Building Group walked participants through the recently completed community which included the construction of midrise buildings, townhomes, livework units, piazzas and commercial spaces. The hosts also showcased how the company integrated a newly built retirement facility into the community, ensuring easy access to
all the amenities included in the community. While exploring the project, Serrafero and Giannone discussed some of the challenges they faced through the approvals process and remediating a former brownfield site to integrate it back into the broader Port Credit community. From there OHBA delegates boarded the GO train and traveled to Burlington to visit The Molinaro Group’s Paradigm Condo site located just steps from the Burlington GO station. The Phase One three-tower project, currently under construction, has sold out its first tower, is 70 per cent sold on its second and is

about to start marketing its third. This project is the first of its kind in Burlington and is focused on meeting the city’s Growth Plan targets for density and intensification. Vince Molinaro, president of the Molinaro Group, along with Linda Davies, Paradigm Condo’s exclusive realtor, discussed how the city of Burlington has a limited number of single-family home lots available and that there is a real need for developing more pedestrianfriendly, easily accessible, higher density projects in order to meet the growing and changing population in the region. Reaffirming this point was Burlington’s chief city
planner, Mary Lou Tanner, who provided invaluable insight into the planning process for these new developments, and offered a sneak peek into some of Burlington’s exciting plans to accommodate new growth in the future. After a lunch sponsored by The Molinaro Group, the tour headed to Hamilton to explore the West Harbour Redevelopment site. Delegates were met by Chris Philips, the senior adviser to the general manager of planning and economic development for the City of Hamilton, who discussed the future of this waterfront site. Philips noted that the project would not have been
realized if not for the stadium and GO train station that had been built for last year’s Pan Am Games. With the investments made into those projects, the potential for this area became very apparent. Since then, the City has been working with planners and designers to develop a template for how they envision this new community hub which would include a combination of lowrise and midrise residential buildings surrounded by parks, restaurants and cafes within an easy walk to downtown Hamilton and the GO train. Despite the dreary day, delegates were able to get a better understanding of how these communities are planned, the approval process and how utilizing transit lines will allow better opportunities to grow the province. 1. First impressions: Place a small tree on the hall console table, such as Restoration Hardware’s faux Norfolk Island pines wrapped in burlap. Also try bare sculptural branches arranged in a large glass vase, and hung with beautiful glass ornaments, or a basket filled with (faux or real) greens, pine cones and berries in the front entryway. 2. Faux is the way to go: The fake evergreen trees today look so real you have to touch them to know for sure and there’s no trail of needles for months and month. Faux garlands have the advantage of going anywhere – on the banister trimmed with ribbons and ornaments, woven into the dining room chandelier, the pot rack above your island, or on bathroom shelves. 3. Illuminate: Fill your home with the twinkle of LED bulbs. Get creative with placement – a strand woven around the buffet table is pretty, or strung over your indoor tropical plants. Candles, too, create gorgeous atmosphere, and to avoid any fire hazard (and mess from wax) try battery-operated ones. They look real – some are even made out of wax – and come with a remote control for instantaneous atmosphere. 4. A roaring fire invites getting cosy. It doesn’t even have to be real wood – the new gas models roar just as nicely. The mantel is an ideal place to pile on the vintage Christmas ornaments suspended from a string of beads, or to weave strands of LEDs through a garland or loose boughs, and around hurricane candle holders filled with glass balls. 5. Riots of colour. Stick with a scheme of red, or anything else you like, but be consistent – table mats, napkins, candles, bowls of red ornaments, pillows and throws.

6. The nose knows: Pomanders and essential oils fill your home with the aroma of the holidays – pine oil, frankincense (great for keeping us calm during the holiday frenzy), or a mix of cinnamon, nutmeg and cloves. 7. Ho-ho-ho at the cottage: Send everyone out to gather pine cones, evergreen boughs, bare branches, birch bark (as long as it’s already off the tree, or on a branch that’s on the ground), and mix with vintage ornaments on the mantel, tree and dinner table. 8. Decking the deck: Looking out on a terrace or deck that’s covered in snow and lit up with evergreens and twinkly lights is magic. Even if you only have enough space for a wrought iron urn, fill it with evergreen bushes, or boughs, wrap with a strand of twinkly white lights and hang colourful ornaments.
ENTERTAINING 1. Keep it simple, good quality and stress-free. At holiday time, people’s party schedules often aren’t flexible enough for lingering over dinner, so keep it simple with a drop-in. Either way, keep menus to an easy prep minimum. For drop-ins, too, a simple menu is best. It’s easier on the host, but it also keeps guests from feeling overwhelmed by food – remember most people have more than one holiday event on their calendars. Fresh oysters and champagne, for example, along with a few seasonal favourites, such as bowls of pears and mandarin oranges, bowls of almonds and cashews. A simple, beautiful cheese tray or charcuterie platter – you don’t need a lot, it just has to be good. The same goes for drinks – stick with minimal offerings to make it easy for you, as in craft beer and two great wines: one red, one white.
2. If it’s a dinner party, go potluck. Short on space? Set up a buffet at the kitchen island and invite guests to eat wherever they can find a spot to perch, and where communication is possible. 3. Just because there’s a little snow outside, doesn’t mean you can’t use the barbecue. I have friends who swear by deep frying turkey – and I’ve tasted the delicious results. Just get the oil really hot and deep fry the turkey, but make sure you don’t stuff the bird and make sure it’s defrosted. 4. As much as I like to keep things simple, especially at holiday time, I still like to make that one special traditional item, like the best ever shortbread from my grandmother’s recipe box. For me, the beauty in cooking is doing a good job, and seeing the effect it has on people. Because when my friends and family are happy I’m happy.

Inspections, which cost up to $700, assess conditions including the foundation, heating, roofing and electrical. Mortgage lenders may require an appraisal to corroborate the value of the property against the amount being borrowed. Expect to pay around $200 for the property valuation. A property survey may also be necessary to verify boundaries and measurements of the land being sold, which can cost $1,000. » Legal fees: Legal representation is needed to ensure that all required documentation is processed in a timely manner. A lawyer will handle mortgage details, conduct a title search to ensure that the seller of the property is the owner, register a new title, and hand over the keys. » Mortgage insurance: Mortgages issued with down payments less than 20 per cent incur a one-time insurance premium against payment default. Canada Mortgage and Housing Corp. mortgage insurance covers the lender and can cost between 1.8 to 3.6 per cent of the mortgage principal. In lieu of a single payment, lenders allow the premium to be added to the mortgage, subject to the same interest rate of the agreement. The premium can cost you thousands of dollars. If a down payment under 20 per cent is unavoidable, try to get the best mortgage rates to maximize savings on interest. » Home insurance: Home insurance protects the property and its contents in case of damage or theft. It also provides liability protection in case of injury. Home insurance isn’t regulated in Canada so it’s important to know what a policy covers. Depending on the provider, premiums can be paid monthly or via a lump sum for the year. » Land transfer tax: A land transfer tax (LTT) is charged whenever a property changes hands. While the amount varies for each province, the LTT is calculated as a percentage of the purchase price of the home. Some municipalities, like Toronto,
» Property taxes: Property taxes can amount to a few thousand dollars. Divide the amount by 12 to gauge the impact of the additional monthly payment. Also consider a probable increase. » Recurring monthly costs, maintenance, and renovations: Monthly charges should be budgeted and can include utilities, condo fees and connections to services such as cable and Internet. A larger new home could cost more to heat and cool. The costs to renovate a kitchen or to repair faulty plumbing can add up quickly. While maintenance may not be necessary in a given year, repairs are inevitable. It’s a good idea to set aside three to five per cent of the home’s purchase price for ongoing maintenance and upgrades. » The bottom line: From an assortment of fees, taxes and insurance to regular maintenance, hidden home-ownership costs can come as a surprise. Set aside extra funds to cover these expenses. The last thing you want is to come up short on unexpected charges and have a deal on a dream home fall through.

seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next home purchase? You might not think that finding the perfect home has much to do with luck and superstition, but for some, it’s on the list. You have to do your research and check out the tangible factors, but it just so happens that the wrong number can stigmatize a property and hurt the price — or add value because of a luck factor. Numerology plays highly into real estate superstition, because it’s so integral — street names, street numbers, floor numbers, suite numbers and even sale prices. Home pricing strategy, says realtor Yan Gurevich, is affected by numerology and personal connections to lucky or unlucky numbers, and to personal and sometimes weird preferences. He notes that you’ll see numbers that add to a specific lucky number, or the inclusion of repeated numbers, like an “888” price point. So what are the lucky — and not so lucky — numbers? 4 UNLUCKY
Tetraphobia. In Chinese it sounds like the word for death so 4, and any number with a digit of 4 is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor. You may find buildings like hotels, apartments and even hospitals without a fourth floor and even without a room number 4. In fact, Vancouver has had an increasing problem with developers wanting to omit the fourth floor, 14th floor and any other floor with the number 4 — even excluding suites with the number 4. According to Chief 56 YPNEXTHOME.CA
Building Officer Pat Ryan, as reported in the Vancouver Sun November 2015, it was becoming a safety issue, and the city issued a bulletin to developers that removing floors for cultural or superstitious reasons would have to stop, citing that, for example, it could pose a danger to firefighters in case of emergency, who would not be able to rely on finding an actual floor by numerical sequence if random numbers were arbitrarily missing in some buildings. 7 LUCKY

Triskaidekaphobia, or the fear of the number 13, has long been a superstition. Paraskevidekatriaphobia is the fear of Friday the 13th. Whether it stems from The Last Supper in the Christian faith, where Judas was the 13th apostle to sit at the table, or from Viking lore, we’ll never know — but it’s among the most famous of superstitions, enough so that a great number of buildings — rentals, condos and office buildings — don’t offer a 13th floor. 17 UNLUCKY
In Italy, 17 is not a welcome number. The Roman numerals for 17 (XVII) are an anagram for VIXI — a term implying you’re dead, similar to the term RIP (Rest In Peace). In Hebrew, the same digits are used for letters and numbers, so every word can be read as a number and every number can be sounded out. The digits for 18 are read as the word “life” which is invested with a belief of luck, especially luck to live a long life. From the book of Revelations, John The Apostle’s reference to ‘The number of the beast’ (chapter 13) is associated with Hexakosioihexekontahexaphobia. Though in Chinese culture, the pronunciation of 666 sounds like “things going smoothly” so the number is favourable. I once had a colleague who lived at 668. Beast.” This one is pretty universal. There are other superstitions and signs of luck in real estate, beyond buying a home with a yard full of four-leaf clovers on St. Patrick’s Day. The colour red is a symbol of luck in Chinese culture and occasionally comes up, from the paint palette to the marketing material of new developments. Some agents and homeowners believe that burying a little statue of St. Joseph will help their home sell. There are a few differing views about how the statue should be buried, though all agree that the statue
should be wrapped to keep it clean as a sign of respect. You can buy a St. Joseph House Selling Statue Kit online. Feng Shui is also given some consideration. If a property has bad energy or no flow, it can be a deterrent for a sale. Feng Shui can even relate to a residence’s placement on a street and how the energy will interact with the flow in the neighbourhood. A home at the T of an intersection can get too much chi too fast, and that’s not good. But for now, may luck be with you for your real estate ventures.

No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. » Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. Three-quarters of Canadians risk missing out on 2016 tax savings: CIBC Poll
NOW IS THE TIME to take advantage
of certain tax-planning opportunities available only until Dec. 31, but more than three-quarters of Canadians won’t even think about their taxes until it’s too late to realize the savings, a new CIBC poll finds. As well, as many as two-thirds of Canadians are in the dark about how to reduce their 2016 tax bill. “Too many Canadians put off thinking about their taxes until the new year, and by then it might be too late,” says Jamie Golombek, managing director, tax and estate planning, Wealth Strategies Group, CIBC. “December 31 is the quiet deadline that many may miss in the 68 YPNEXTHOME.CA

As we enter the final weeks of 2016, now is a particularly good time to sit down with your advisor to see what you can do to reduce your 2016 tax bill.” “The most effective tax planning occurs throughout the year,” says Golombek. “Chances are that you’re leaving money on the table if you don’t know what tax credits and benefits are available to you, or if you miss the year-end deadline for some of them.” Golombek discusses various taxplanning opportunities in his new report, 2016 Year End Tax Tips. He recommends talking to an expert to ensure you’re aware of changes
to federal and provincial tax credits. For example, 2016 is the final year to claim certain federal tax credits for families, children and students, including Children’s Arts & Fitness Tax Credits and Education and Text Book Credits. or cultural activities through the Children’s Arts Tax Credit and up to $500 of expenses on physical activity programs through the Children’s Fitness Tax Credit. 2. Renovate for home accessibility - The new Home Accessibility Tax Credit will permit a claim equal to 15 per cent of up to $10,000 for renovations to assist seniors and those eligible for the disability tax credit to be more mobile or functional in their home. 3. Stock up on school supplies – The new School Supply Tax Credit will help compensate teachers and early educators for school supply expenses they incur in the year. “There may be things you can do now to realize tax savings when you file your 2016 return in the new year. So don’t wait until the last minute. Let a professional advisor help you navigate the tax rules,” says Golombek. The poll also found that 61 per cent of Canadians received a tax refund in 2015. Moreover, half (50 per cent) agreed that getting a refund is a sign of good tax planning and only one quarter (26 per cent) disagreed, highlighting the need to seek financial expertise and advice. 70 YPNEXTHOME.CA

TRENDS COME AND GO, but some things are timeless. Knowing where to make a little extra investment into your condo will help not just with resale value down the road, but also with creating that warm and inviting space that makes it “home.” To kick-start the metamorphosis from cookie-cutter to one-of-a-kind, here are my top 10 upgrade options to consider: 72 YPNEXTHOME.CA
In the kitchen 1. Cabinetry: In an open plan, upgrading the cabinetry means improving the view from every angle. Wood is both a hot trend and an ageless classic, so consider skipping the safe white or nearblack espresso and going with the grain, so to speak, such as a gorgeous, textural walnut stained in a medium grey hue.
2. Hardware: Why invest in new cabinets and settle for standard hardware? Even existing cupboards will benefit from the facelift provided by this relatively inexpensive upgrade. Try pairing sleek pulls for the bottom cabinets, with a contrasting knob for the uppers. Also consider upgrading doorknobs and other oft-forgotten hardware details to achieve true bespoke appeal.
3. Backsplash: A mirrored backsplash dramatically opens the visual space, making 800 sq. ft. feel like 1,600! Plus, there will be no trendy tile patterns that will grow dated in a few years. One of my favourites is a grey glass that gives a warm, smoky character to the reflection for sophisticated elegance, with minimal cuts for a seamless look. 4. Countertop: I love mixing different materials to get a sense of contrast between the island top and the main counters. There’s nothing wrong with pairing clean quartz and rich marble. To save costs, invest in a beautiful material for the island where it will be shown off, and save the standard finish for the back counters where they draw less attention. OPPOSITE PAGE: This kitchen renovation by Toronto Interior Design Group features added lighting to highlight the new island top, and a mirrored backsplash to double the space, as well as upgraded cabinetry and hardware. BOTTOM: A simple focal point gives the
eye the direction it craves. RIGHT: The custom open vanity provides storage for essentials without occupying too much visual space, despite its weighty, masculine appeal.

Tiling: Taking the tile from floor to ceiling creates a polished look essential to a feeling of spa-like luxury – a key to both market value and for your own day-to-day feeling of relaxation. Try a 1/3 offset pattern for subtle movement. 6. Shower: Once you have beautiful tiling in place, show it off with a glass shower panel rather than a curtain. If your space doesn’t already have one, you’ll find it almost essential for resale down the road. Allow for at least a 22-inch opening, or use a glass door for access. 7. Vanity: Storage is important, but so is feeling like you have room to move and breathe. A vanity with legs and plenty of open space will expand your bathroom without knocking down any walls. This custom unit gave my client functional shelving without eating up more of the room than necessary.
In the living room: 8. Lighting: I have worked on many
condo renovations that involved concrete ceilings where no extra lighting could be added – or so you thought! A dropped ceiling panel added over your island will reduce the perception of lofty ceiling height, while allowing for the installation of pot lights or pendants. Adding this extra layer of light avoids harsh shadows and dim spots. 9. Floor: In a small space, avoiding breaks between flooring provides the illusion of greater square footage. Let one hardwood run throughout as much area as possible (even through the kitchen) for a harmonious look that seems to go on forever. 10. Focal point: Last, but not least, create a focal wall to balance the visual weight of built-in features like cabinetry. This may seem like a superficial upgrade, but even just one large mirror will open the space while providing the visual anchor, enhancing the way you and your guests psychologically perceive the rest of your material investments.
