t’s great to see the experts confirming what our association has been saying for many years. A recently published report by the Centre for Urban Research and Development (CUR) identified the economic consequences of relying on development charges to fund growth-related water and wastewater infrastructure. It compares growth-related infrastructure funding of water and 10 NEW CONDO GUIDE | DEC 6, 2014 - JAN 3, 2015
wastewater with that of other utilities such as natural gas, telecommunications and electricity. While the latter simply price their services to cover all current and capital costs and generate a profit, the former is funded entirely by development charges. The study, written by economist Frank Clayton, found that this funding method adds an additional $26,000 in development charges to the cost of each new home – an amount paid by new-home buyers who are already challenged by record-high prices. Is it fair to expect new neighbours to bear the bulk of the cost of infrastructure by funding water and wastewater providers differently than other similar businesses? A study conducted by the Altus Group for BILD in 2012 showed that government fees and charges on average add up to about 20 per cent of the cost of a home. Development charges make up a considerable part of that amount, and continue to increase in municipalities across the region. BILD has long advocated for fair and reasonable development charges across the GTA, as it is not the new neighbours’ responsibility to fund infrastructure that all residents will use for generations to come. They already do their fair share, contributing more than $1 billion per year in development charges. I applaud CUR for taking a fact-based approach to this report and helping elevate the debate about infrastructure funding in our region. Development charges have played a key role in the increasing cost of new and existing housing across the region, making it difficult for GTA residents to be able to afford a home. They also act as a barrier to growth of local businesses, which are finding it challenging to remain competitive in the marketplace. To ensure that our industry can continue to build homes that people can afford, and to ensure that local businesses can remain competitive, it is important to look into all available sources of revenue and different, proven models to deliver much-needed infrastructure to GTA residents. Clayton concludes that shifting the financing from development charges to user fees over a transitional period of five years would have a number of benefits to the wider community in the GTA. He recommends that these new utilities be administered by a board of directors consisting of members from the business community, with municipal politicians and staff playing a limited role. The report also recommends that the Province appoint an advisory committee to provide advice on the implementation of the change. The committee should include representation from municipalities, the development/ building community, and the broader business and non-business communities. Good opportunities are always available. Toronto is a massive city. We are the largest condo market in North America. Whether the market is going up, down or sideways, it doesn’t matter because there are great investment opportunities in every market. So many people believe the lie that there are only good opportunities when the market is red hot, or you should only buy if the market is severely depressed. Seasoned condo investors know this is not how the market works and they always evaluate every opportunity on it’s own individual merits. Have a system and follow it. In order to be a successful condo investor, you need to have a system and a plan in place that you follow. If you are a seasoned condo investor and you have been doing this for a long time already, you likely have your systems in place and you keep following them because they have made you a lot of money. If you don’t have a system or a plan, or you don’t know where to start, don’t try to re-invent the wheel! Instead, contact a realtor who is a specialist in the pre-construction condo market, someone who works with investors every day and can help you figure out the best spots to invest in the market and how to make the most money over the long term. When you follow the path already laid out by those who have come before you, everything becomes easy.

or my last article of the year, I wanted to take a look back at the 2014 condominium market in the Toronto area, which was another solid year for everyone involved. From January to October there were more than 18,600 new condominium apartment sales in the GTA according to RealNet Canada Inc., an increase of 42 per cent over 2013. With two months of activity left to track, the 2014 sales have already surpassed the forecasts of Will Dunning Inc. (13,950), Urbanation Inc. (15,500), my Fortress forecast (16,250) and Central1 Credit Union (16,400). With the top analysts missing on their forecasts for another year, it begs the question: Why is the Toronto highrise condominium market so hard to predict? I’ve been reading an interesting book called Naked Statistics by Charles Wheelan, which has a great paragraph where he provides his answer to the dilemma of data analysis. “Even in the best of circumstances, statistical analysis rarely unveils ‘the truth.’ We are usually building a circumstantial case based on imperfect data. As a result, here are numerous reasons that intellectually honest individuals may disagree about statistical results or their implications.” Toronto has great real estate data, but not perfect data, and even if it was flawless information, it is often how data is presented and manipulated that can alter the consumer’s opinion on it. For example, as of Q3-2014 there were 16,210 unsold new condominiums in the Toronto CMA, according to Urbanation Inc. Seems like a lot, right? However, on a percentage basis, just 15.7 per cent of the market is unsold – the lowest level in over 25 years! The condominium investment market is booming in the GTA. According to the Toronto Real Estate Board there were nearly 8,000 condominium units leased in Q3-2014, a 20-per-cent increase from a year prior. Despite this major increase in activity, average monthly rental rates declined annually. However, the better way to examine the rental rates is on a per-sq.-ft. basis, which shows rents increasing year over year! There is so much data out there and so many opinions, it is very hard to make an accurate prediction about the Toronto condominium market. The exact same data is often being interpreted negatively or positively, based on the preconceived opinion of the person doing the analysis. I’ll leave you with one piece of data to mull over: the last time fourth-quarter pricing was lower than the year prior in the new condominium market was 1996 (per Urbanation). Index prices have increased 218 per cent since the end of 1996. Forget about trying to predict the market, and just find yourself somewhere great to live. Happy condo hunting and happy new year!

ize does matter, apparently, when it comes to micro condos – specifically, when it comes to mortgaging one of these mini units. Popular in densely populated cities in Japan, and even in New York, these units that measure 500 sq. ft. or less are slowly growing market share in Canada.
MORTGAGING MICRO CONDOS
A micro condo with a mini mortgage may appeal to some buyers, notably young professionals who want to live in the downtown core. Bankers, on the other hand, see the issue a little differently. Lenders such as Scotiabank and TD reportedly have policies that restrict mortgages for units of less than 600 sq. ft. “Lenders are hesitant about these units, as many are not familiar with this type of asset,” says James Laird of CanWise Financial. “They continue to look at the asset and assess each (application) on a case-by-case analysis. For example, if it is a project that has sold out – or is near to selling out – and in a good part of the city, lenders will be more inclined to finance it.” “If a buyer walks into some banks and just asks for a mortgage on a micro condo, without knowing these individual restrictions, they could be denied straight away,” says Laird. “Only an experienced mortgage broker will know which lenders are more open to lending on these units.”
As these condos become more popular, lenders are likely to relax their restrictions, Laird says. The industry is trending in the direction of smaller unit sizes, to address buyer demands for more affordable options. Smaller units mean lower prices. “Ten years ago, the average size of a condo was 800 to 900 sq. ft. Five years ago, the average was 500 to 800 sq. ft. But now those same units cost between $650,000 and $700,000 (in Toronto),” says Roy Bhandari from TalkCondo, a realty firm specializing in pre-construction condos. “Not everyone can afford this size of unit, so developers started building condos to match the budgets and lifestyles of new buyers.” Developers are also being creative with their designs, Bhandari says. Micro condos typically offer features that maximize space, such as built-in closets and integrated appliances like a combination washer and dryer. With some micro condos starting at just $220,000, the price tag appeals to young buyers. Many of them prefer location and proximity to amenities over space. Smaller units also mean lower condo fees, further addressing the affordability concern. “These smaller units are not a passing trend,” says Bhandari, adding that they may soon become the ‘norm’ in major Canadian cities. Consumer demand, then, may cause more lenders to loosen their financing restrictions on micro condos.

dedicated to supporting Toronto’s homeless and at-risk community, was the big winner at this year’s third annual Smashed Charity Ping Pong Tournament and Event. Taking a closer look at this holy trinity of real estate, a recent report by the Pembina Institute and the Royal Bank of Canada (RBC) examined homebuyers’ preferences when it comes to what makes a location desirable in the GTA. The survey asked a series of questions to gauge respondents’ preferences for location-related attributes – such as walkability, commute times, home size, neighbourhood, home prices and transportation costs when making home location choices. The survey found that while detached houses remain a high priority for many homebuyers, their preferences are also strongly driven by location-based attributes: choosing a home is a question of where to live, not just what to live in. The results of the survey show that a large house and spacious lot are not as important as living in a neighbourhood that is walkable, mixed-use, transitconnected and that offers shorter commute times. GTA homebuyers would choose a more modestly sized home to enjoy these attributes, both in suburban and urban locations. In fact, the survey found a clear preference for location-efficient suburbs over those that are car-dependent.

When the cost of housing is not a factor, only 19 per cent of respondents would choose a suburban location with a large home and yard, but where a car is required and commuting takes more than 30 minutes. By contrast, 42 per cent of respondents would choose a modest house, townhouse or condo in an urban or suburban location that is walkable, and where it is possible to commute by rapid transit.

If cost were not an issue, all age groups would prefer to live in a location-efficient city or suburb, with 82 per cent of respondents over 60 and 84 per cent under 35 exhibiting that preference. Seniors and young people would pay a higher price to live in a walkable, transit-friendly neighbourhood, even if it means giving up a larger detached home and yard. The same is true of families with one child or less. Only 40 per cent of families with three or more children would prefer a large house in a cardependent suburb in the 2014 survey, and 51 per cent would choose a location-efficient suburb. 5 | Understanding transportation costs makes homebuyers more likely to choose a walkable, transit-friendly neighbourhood
Homebuyer preferences shift when they are told that they can save a minimum of $200,000 over a 25-year period by giving up one household car and walking, biking or taking transit. When informed of these savings, 60 per cent of respondents would choose to live in an area with easy access to rapid transit, even if they could only afford a smaller home. Only 36 per cent of respondents would choose a larger home in an area without access to rapid transit.

awyers have a tendency to forget that homebuyers typically don’t know what to expect as they move toward their closing date. All the delays are over and your builder has sent a letter to your lawyer and/or yourself, informing you that closing of your newly built condo will occur soon and the closing date is firm. By now, your lawyer has completed all necessary searches and arranged for title insurance. The first thing you need to do is to advise the utility companies and the municipal tax department in writing, of your name, new address, phone number and set up your accounts. Clarify with your lawyer whether he is doing this for you (it is often an extra charge). There are plenty of books and manuals published on this topic, so check around. Set up your accounts and learn who to call in an emergency or when you need service; identify your closest police and fire departments and hospital. Subject to when he receives the adjustments from the builder’s lawyer, your lawyer should call you anywhere from a week to two days before the closing and provide you the exact financial figures you need to close the deal. Your lawyer is as anxious as you to get you the right numbers and receive your money, but sometimes the other side is slow in providing the final figures. Remember, generally, all cheques need to be certified as they go through the lawyer’s trust account. Ensure that your financial institution has provided your lawyer with mortgage instructions at least a week before closing. Your lawyer cannot close your deal without this, and it is your obligation to ensure he has these instructions in a timely manner. So, follow up with your broker, bank, trust or private lender.

Your lawyer delivers the certified cheques to the builder’s lawyer and then both lawyers sign off on the documents through the Government of Ontario’s electronic registry system (Teraview). All documents are registered and you own the condo! What about the keys? Keys are either handed over at the site, through your real estate agent, or your lawyer will have them. Your lawyer should phone you with this information. Now what? ondominium ownership differs from lowrise homes in many ways, especially where fees are concerned. Those entering into condo ownership for the first time will do well to understand exactly what these costs are, and what they cover. One of the most misunderstood expenses is the interim occupancy fee. When your lowrise home closes and you move in, you officially own it. With a condominium, depending on when in the sales/construction process you purchase, you will most likely enjoy occupancy long before you receive the title to your suite. Unless you move in after the condo is registered, you do not own your suite outright. You enter into what is referred to as “interim occupancy.” This is the gap between the occupancy date given to you once roof-topping has occurred, and when the condominium is registered and you receive title. Until that time, the suite is still owned by the vendor.

In Ontario, a “condominium” is not formed until it is completed and passes the approval processes that enable it to be registered with the Land Registry Office. In highrise condos, the lower floors are finished long before the upper levels, but the approvals process begins once the first suite is occupied. It typically takes up to six months, although sometimes it can be quicker. During this time, you will pay an occupancy fee to the developer. This fee encompasses three elements. First, it is determined by the interest portion of the balance owing on the purchase price (usually payable on the registration date) based on a one-year mortgage rate of the Bank of Canada. Second, it includes the estimated maintenance fees for the suite, and third, its portion of the estimated real estate taxes. There are also other fees such as the enrollment of your suite with Tarion Warranty Corp. You may think of this as rent, but it is not considered rent, and it is not money that can be applied toward your mortgage. Once the title is transferred, you take out your mortgage and the builder/developer receives the money. The benefit to the suite owners is that you get to move in more quickly and not have to wait until registration. You have a substantial amount of notice before your occupancy date. Remember that during interim occupancy, you must have your homeowner’s insurance in place, and you have to arrange for utility hook-ups as if you own the home. Your appliance warranties kick in upon occupancy because you are actually using them, and your Tarion warranty is officially in place. Keep in mind that your maintenance fee dollars provide a lot of value. For one thing, they enable exterior and interior elements to be kept looking beautiful and in good repair. To be fair, consider what you would have to spend to receive the same service in a lowrise home. Most condominiums today offer 24/7 concierge service, and these professionals have to be paid. Those who choose to add a security system to their lowrise home pay a monthly fee for monitoring. In a lowrise home, chores such as mowing the lawn, weeding the garden and washing the outside windows have to be done by someone, and hiring professionals is an expense. In addition, the ongoing cleaning and maintenance of things like condominium elevators, the lobby and hallways are covered by your fees. A portion also goes toward the “reserve fund,” which is administered by the condominium board. This fund ensures that essential services can be paid for in the future, should unexpected problems arise after Tarion Warranty coverage is over. In some condominiums, a percentage of maintenance fees covers utilities. Nowadays, many condos provide individual hydro and water metering per suite, which means that buyers pay only for what they use. The important thing is to ask questions about the fees that are expected of you and what they cover, and then make your condo purchase decision accordingly. An educated shopper makes a happier owner.

“The housing market does have a fairly bright outlook,” Bob Dugan, chief economist for Canada Mortgage and Housing Corp., told New Condo Guide. “There are a few risks we have our eye on. One of them relates to the high level of (highrise) units that are under construction.” These are trending slightly above the historic average. “We do expect that the economy is going to be fairly strong, and that’s going to generate job growth and income growth, and that, with low mortgage rates, is going to continue to support housing demand.” Affordability and housing supply are increasingly being tested in the GTA. Generally, single-family homes will be harder to come by in Toronto, and if you want one, you’re best to look beyond the downtown core and further out in the GTA where prices and selection are more palatable. If you’re in the market for a condo, there are plenty of options in Toronto, and increasingly so elsewhere in the GTA, according to Dana Senagama, CMHC’s GTA senior market analyst. “Rising prices and lack of land for low-density construction in the core urban areas will continue to push sales and new construction towards more high-density housing,” she says. “An increasing desire among millennial and baby boomer populations to live an urban life will also fuel higher demand for condominium apartments over the next two years.” PRICE AN INCREASINGLY IMPORTANT DETERMINING FACTOR:
F
irst, the good news. If you’re looking to buy a home in the GTA next year, know that you’re buying in one of the healthiest markets in the country. A strong economy, appreciating housing values and only minor, unlikely risks are combining to produce a bright housing outlook. As for the bad news, well… there really isn’t any, except maybe prices in some categories. But, more on that later. Short of an unforeseen economic shock, the outlook for housing in the GTA and Canada overall is pretty much full steam ahead. 48 NEW CONDO GUIDE | DEC 6, 2014 - JAN 3, 2015
When it comes to pricing, buyers are increasingly making their home type and location decisions based on affordability. “Purely based on price, if you’re looking for a lowrise home, I would say the Durham region, especially Oshawa and Whitby, those are areas where you can get in at a much more affordable price,” says Senagama. If you’re in the market for a condo in the GTA, “you could take your pic from any area. If you want to live within the urban core, yes, you will pay a premium to live downtown, but there are more condos we’re seeing emerging in the 905 region – Markham, Richmond Hill and Vaughan.” As for potential risks to the Canadian housing market – and the GTA, as the country’s largest – overheating and overbuilding continue to be raised as possibilities by some experts. But such concerns are largely unfounded, says Dugan. “We don’t see overheating as being a problem in any of the markets across Canada,” he says. “Some markets are stronger than others, particularly in western Canada.” Canadians’ average household debt is another issue some observers point to as a troublesome sign. This concern as well, says Dugan, is overblown, as real estate accounts for a majority of assets held by Canadians.

Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong – either in the garbage or recycle box or stored elsewhere. If they don’t have a proper home, create one.
By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect ›› DETACHING FROM SENTIMENTAL ATTACHMENT. Things that have a story
attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use.
›› DAILY DE-CLUTTER HABIT. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

›› D etermine what you can afford and stick to that price. All too often, buyers tour several homes and the one they fall in love with happens to be thousands of dollars over their budget. Remember, keep your head out of the clouds. Commit to a mortgage, not a stress asylum. ›› S hop and negotiate with several financial institutions for the best interest rate, terms and conditions. You may be surprised at how competitive the banks are for your mortgage business. Shopping for a mortgage can be as easy as a few clicks of your mouse. ›› S et a formal plan to help save for your first home. Sit down, plan the steps necessary to achieve your goals, and follow through! ›› I mprove/maintain your credit rating by paying all your bills on time. One-day-late payments are still considered late. This could influence your negotiating power for the best mortgage. ›› M ake sure current monthly mortgage payments are manageable and will continue to be so even when interest rates rise in the next several years and your payments increase. ›› P ut down as much as possible to avoid taking out a high-ratio mortgage that incurs additional cost and interest. A five-per-cent down payment on a home leaves little equity. ›› Set aside an additional three per cent of the purchase price of the home for closing costs such as Land Transfer Tax, legal fees and disbursements, moving costs and other incidentals. Speak to your lawyer who will be able to give you the heads up on what to expect. ›› T ake advantage of the first-time Home Buyers Plan (HBP) to use your Registered Retirement Savings Plan (RRSP) as part of the down payment. An individual and spouse, provided they qualify, may withdraw up to $25,000 each from their RRSP, tax-free, for a total of up to $50,000 toward a home and other purchase-related costs. If you have never used the HBP, contribute your savings for the home into your RRSPs and take advantage of the tax deduction. Then, use withdraw savings for a down payment. You will have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. Continue to follow the real estate market trends and buy when you are ready, not when the market is ready for you. Best wishes in the new year!

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. ›› Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move, don’t risk it. ›› Keep cosy. Slipping can lead to dropped boxes, broken possessions and personal injury. ›› Quality movers will use floor runners to protect your floors in high-traffic areas but for extra protection inside, cover your floors to protect them from tracked-in snow, mud and salt. ›› Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets and shovels. Drive slowly with extra caution. ›› B e certain that your heating company for your new home is aware of your move-in day. Wintertime moving doesn’t have to be wet and miserable. PLAZA’S SCOTT MCLELLAN
IN THE LAST FIVE YEARS, PLAZA HAS SOLD
5,000 condominium units in the city of Toronto. Founded in 1982, the company is now one of Toronto’s most experienced and largest residential condominium construction and development organizations and leading the charge has been Scott McLellan, senior vice-president. McLellan’s strategy from the beginning has included a range of tactics including focusing on customer service, building lasting client relationships, courting new Canadians, delivering a zero-deficiency product and revamping the Plaza brand. McLellan exercises a disciplined and innovative approach that can only be explained by his formative years as a pro hockey player for the Boston Bruins and the Peterborough Petes and his 18 formative years at Tridel. In the late 1980s, McLellan was coaching the Thornhill Thunderbirds hockey team, which was owned by the former CEO of Tridel, Tony Moro. Moro saw McLellan’s skill set and personality and hired him to cut his teeth in the marketing department at Tridel.
After 18 years at Tridel, McLellan, who rose to vice-president of marketing and sales, left to join Plaza with the goal of building it into a “leading lifestyle brand” and one of the top five condo builders in the country. His tireless efforts are seen with the success of numerous developments, including King West in Liberty Village, The Tower at King West, Ivory on Adelaide, Musee and 50 at Wellesley Station. His first initiative to revitalize the brand meant that a new name was needed. “In order to launch the profile and the brand we had to come up with a different name that was more consumer-friendly and added a new level of sophistication,” says McLellan. To move away from the company’s corporate image, ‘Corp’ was taken out of the ‘PlazaCorp’ name to become Plaza. More than just a name change, it signaled the importance placed on how customers and business partners would be managed, how Plaza was going to build, how they would deliver product, and how they we were going to be recognized by the public. Complete communication with customers and exceptional customer service became Plaza’s mission statement. “We’re in regular communication with our purchasers through a Plaza Purchaser Liaison, right up until the day they move in and beyond,” says McLellan. “We become like their friend on the inside and they become our partners. We want them to have an incredible experience when they buy from us.” For owners who choose to lease their property there’s Plaza Suite Management, where everything from tenant screening to closing is handled by a team of property managers. Building meaningful, lasting relationships with clients and suppliers became another goal for McLellan. “We knew that business-to-business was important with brokers, agents and consultants so we assisted them in the buying process to be sure they felt comfortable with the company,” says McLellan. Roundtables were held to find out what clients really wanted to see out of a developer. The overwhelming response was communication and early access to developments. “Based on this we started getting our clients involved early by working with them during the pre-launch and design stage. This makes the buying decision much easier for them and the whole process easier for us because they’re involved from the outset.” In addition to making the buying decision easier for homebuyers, McLellan knew that to deliver exceptional customer care they would have to institute zero-deficiency
product on delivery. This means that from the day a new Plaza homeowner moves in, everything is perfect. The policy ensures that when an owner conducts their pre-delivery inspection, Plaza sends in a handyman to touch up anything that might be a little off, even a scratch on a baseboard. McLellan describes the policy as a rigorous delivery process that involves construction, quality control and customer care. “There are four different inspections that happen before a new owner gets through the front door of their new home,” says McLellan. When McLellan joined Plaza he was aware that the GTA was welcoming more than 100,000 new residents each year and that this was another relationship that Plaza should cultivate. “Generally new Canadians try to make sure they have their own piece of Canada and buying real estate is seen as a form of success – that you’ve made it,” says McLellan. He set about actively courting these new residents who were eager to purchase real estate and had connections with family and investors based in foreign markets. “We made it our mission to understand what new Canadians wanted and how we could make it possible for them.” Despite all of the challenges that McLellan has faced, it has not fazed him. Instead, they are a welcome test of his abilities, suggesting that his time on the ice has trained him well. One of this biggest challenges came at the end of 2008 with the King West condominiums in Liberty Village. At the time, the economy was struggling and Plaza had embarked on developing one of the largest developments in the city with 1,200 units in three different buildings. “The finish line seemed far away, but we stuck to our brand commitments and became the number-one selling development over a 14-month period.” McLellan is especially proud of Ivory on Adelaide. At the time, the Adelaide East district was not synonymous with being a liveable neighbourhood to raise a family. “There was nothing else around there when we opened,” says McLellan. “It’s improved the lower east side by changing the feel and face of the neighbourhood. It’s created a benchmark for what a downtown, livable city community can look like.” The challenges that Plaza faced with both Ivory on Adelaide and West Harbour City could have been much more difficult if not for the framework that McLellan put into action. “It built a loyalty and a huge trust factor,” says McLellan. “Brokers and homebuyers knew there was no risk. They knew they could put an umbrella over their heads and not get rained on, so to speak.”

ith the holiday season upon us, our thoughts often turn to opportunities to give back to our community. Getting involved in your new neighbourhood gives you the chance to help out those in need, meet people and make friends with those who have similar interests. At this time of year, as we show our gratitude for friends, family and what we have, it’s a great idea to lend a hand to those less fortunate. Neighbourhood contributions could include getting involved with a soup kitchen or shelter to help feed the homeless and hungry. Volunteering your time with local agencies and/or providing them with monetary assistance can do a lot to make someone’s holiday a little brighter. Another option could be to sponsor a family in your immediate

neighbourhood or city through a trusted charity. Depending on how the organization works, you might be asked to buy gift cards for the families to purchase much-needed staples including food, household supplies and warm clothing. There are also a number of opportunities to buy gifts and toys for the children in a family – things that would otherwise be overlooked in lieu of more essential items. While the holiday season often puts us in a generous mood, charity endeavours don’t have to be limited to this time of year. There are plenty of chances to get involved year-round. Consider donating your time or food to community food banks. Don’t wait for them to announce a food drive – they’re in need of items all the time! The next time you stand in front of your closet and announce that you have nothing to wear, why not take another look at the clothing you know you haven’t worn in ages and donate some? Through events such as April Toronto Clean Up Day, it’s easy to make a difference right outside your front door. As winter snow melts in the spring toward the end of April, the City of Toronto encourages groups to clean up lane ways, parks or any areas in neighbourhoods. You can also do your part in keeping your community clean by choosing to never litter. As builders, we work with the city to give back through participation in public art and park dedications. These endeavours help ensure that the city is made more beautiful, pedestrian-friendly and community-oriented. While participation is mandatory, we work to add elements within a neighbourhood that suit the existing residents and take into consideration the community that we’re transforming. Builders can also choose to sponsor cultural events in the city. For instance, Brandy Lane and The Davies were recently the presenting sponsor of The National Ballet of Canada’s production of Romeo and Juliet, to help maintain the diverse and artistic fabric of our city. If we all do our part to help others and keep our community clean and maintained, these efforts will go a long way to creating world-class places to live. I encourage you to look outside your door and see how you can help out. After all, charity begins at home.

THE MAGIC CARPET GUIDE // BY YANIC SIMARD // PHOTO BY BRANDON BARRE AREA RUGS HAVE BEEN ADDING bold colour and exotic pattern to floors of all
forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your highrise home, here’s my “Magic Carpet” guide.

›H and-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot-count, the denser the weave, and the finer the rug. ›M achine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the
look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. Sisal gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high-traffic areas. I’m particularly a fan of it for a dining room. Nylon is a very practical and cost-effective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high-traffic areas). Polyester is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oil-based stains. Olefin is another synthetic option which is highly resistant to chemical stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. Leather and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug. TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture. DEC 6, 2014 - JAN 3, 2015 | NEW CONDO GUIDE 71
› A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). › Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’. CARPET TILES
YOUR BRAND NEW PAD
›C arpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. ›A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!
› If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size, which you can then replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). › I recommend buying a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.
SELECTING YOUR AREA RUG
The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: ›A s a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. ›A rea rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. › If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. ›Y our area rug should reach the furniture it’s grouping together, rather than float in the middle. CONCERT PROPERTIES PROVIDES SHELTER FOR HOMELESS YOUTH through partnership with Youth Without Shelter referral agency WITH ONE HOME AT A TIME, THE KIP DISTRICT, a master-planned community from Concert Properties, will assist one homeless youth through a partnership with Youth Without Shelter. For every suite sold within The Kip District: One, the first building of the five-tower community, Concert will donate the funds required to provide emergency accommodation for one homeless youth for the equivalent of one month through Youth Without Shelter’s Adopt-ABed program. “We are thrilled to partner with Youth Without Shelter,” says Brian McCauley, president and COO of Concert. “As a developer that prides itself on making a difference within the communities where we live and work, we’re happy to give back to the Etobicoke community in particular by providing shelter and support to some of those who need it most.” Located on Dundas Street West just west of Kipling, The Kip District: One will rise 28 storeys and feature 283 suites, meaning that upon completion of all sales, over $213,000 will be donated by Concert through its partnership with Youth Without Shelter. Youth Without Shelter is the only emergency residence and referral agency in Etobicoke serving homeless youth ages 16 to 24. The Adopt-A-Bed program provides refuge in a safe, warm bed; three nutritious meals and two snacks daily; a dedicated front-line team of Child and Youth Care/Social Service Workers; and personal hygiene products. “This generous partnership ensures that Youth Without Shelter is there as a safe haven where homeless young people can find shelter, support and the opportunity to grow,” says Wendy Horton, executive director, Youth Without Shelter. “Together with Concert Properties, we’re breaking the cycle of homelessness and assisting each youth as they journey to a life of self-sufficiency.” Concert Properties is an award-winning developer committed to building strong, sustainable communities across Canada. The Kip District is their second masterplanned community within Etobicoke – located a kilometre west of Concert’s Village Gate West master-planned rental community – and is set to transform the vibrant and evolving neighbourhood of Kipling and Dundas Street West. Since its inception in 1986, Youth Without Shelter has helped more than 14,000 homeless youth to build their confidence and life skills and to find long-term stable housing and jobs. Youth Without Shelter not only provides shelter, but a full circle of care to over 1,000 homeless youth each year though counselling, an effective life skills program, employment guidance, placement in affordable housing, and support for continued education. The Kip District: One is currently in registration with occupancy anticipated to begin in March 2018.
