Early February and we’re enjoying double-digit plus Celsius temperatures... We often associate this time of year with blahs, but it’s also worth celebrating, given that it’s the shortest month of the year, and March and spring soon follow. And while the deadline for 2015 Registered Retirement Savings Plan contributions isn’t until Feb. 29, and May 2 for filing your 2015 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, our tax content in this issue and on YPNextHome.ca is intended to explore this topic in advance of filing deadlines, to help readers learn about
opportunities to take advantage of while you still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

IN THE GTA, 2015 WAS A YEAR of
strong sales for new homes and condominiums and a year of record-breaking prices. Demand for new homes in the GTA remained strong because the region continues to grow by up to 100,000 people each year. One of the highest volume sales year in the last decade, last year saw 41,295 new homes purchased. Sales were up slightly from 2014 and up 13 per cent from the 10-year average of 36,543. The split between highrise and lowrise purchases was fairly even. Accounting for 52 per cent of the new homes sold, highrise condos just edged out sales of lowrise townhomes and detached and semidetached houses. Prices of new homes in the GTA reached new heights in 2015. Newhome buyers looking for detached homes can now expect to pay close to $1 million. The average price of the much coveted homes reached $991,156 in December, up 18 per cent from a year ago. Overall, lowrise home prices increased by more than $100,000 in the past 12 months. The average price across all types of lowrise homes reached $829,766, a new alltime high. For many new-home buyers, especially first-time buyers, highrise condominiums are becoming the only housing option that is affordable. The home building and development industry continues to innovate and find ways to keep condominium prices within the reach of first-time buyers. In
“Overall, lowrise home prices increased by more than $100,000 in the past 12 months.” the face of escalating land prices and other costs including government fees and changes, they are doing this by maximizing living space and reducing the overall size of suites. So while the average price per square foot of new highrise homes hit an all-time high of $584 in December, the average price of a suite actually decreased slightly. In December the average price of a new highrise condo unit was $453,083, down from $454,476 a year ago. At the same time, the average suite size decreased from 816 to 775 sq. ft. Escalating prices is a function of supply and demand. While demand for lowrise has remained strong, the GTA faces a constrained supply of new lowrise homes coming to market due to a lack of serviced developable land. This
significantly affects housing choice for new-home buyers and has made purchasing lowrise homes increasingly challenging. Some experts believe that the GTA is following in the footsteps of Greater Vancouver. A recent study by the research firm Demographia identified Vancouver as the third-most unaffordable city in the world. The study attributes the erosion of housing affordability in Vancouver to constraints of construction and says the same constraints are at play in the GTA. The research found constrained supply of serviced land designated for development has reduced the supply of new lowrise homes across Vancouver while demand has not disappeared. Therefore, demand for ground related has outpaced supply and prices have surged. Sounds familiar, doesn’t it? 2016 tax tips to save time, stress and money By Wayne Karl
TAXES… HEY, PAY ATTENTION. Try
not to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA, of BDO Canada. 1. DEADLINES, DEADLINES Filing: This year, you get a couple extra days – sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are selfemployed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. GET WITH THE PLAN – A PLAN, ANY PLAN Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective – and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year – more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing
taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. SAVE THE DATE Consider using a tax calendar – yes, a tax calendar – if you have investments such as an income property or you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency, which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time. For a sample tax calendar, visit bdoreinvestor.ca/calendar 4. GET ORGANIZED Early in the new year is the perfect time to ensure you are as organized as possible. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your
CRA filing requirements, you must get your bookkeeping in order. AS THE CREDIT SYSTEM continues
to evolve in Canada, consumers are getting increasingly confused with a greater variety of credit products from a greater variety of financial institutions. In fact, the average Canadian gets more correspondence from financial institutions than they do from family and friends combined (what have we come to?). To further complicate matters, institutions are granting credit to consumers at a pace never seen before. The combination of increasingly sophisticated marketing techniques to consumers coupled with more and more available credit truly becomes too much temptation for many people to bear. Consumer debt is a major issue in North America. The concept of keeping up with the Jones has destroyed both people’s financial health and their personal lives. What I am here to tell you is that you don’t need to fall into this trap! Here are some simple guidelines that will prevent you from becoming yet another consumer credit victim: 1. Control spending by knowing exactly where every dollar goes. Tracking your spending habits in detail periodically will enlighten you in ways that you never considered. While doing this on a monthly basis is not realistic, try to do this in detail for at least one month a year. Helpful tip: If you and your spouse spend $3 per day on coffee, this totals $1,095 per year. Depending on your tax bracket, this amount could represent over $2,000 in pre-tax income. Is the free coffee at your office that bad?

2. Watch your liquidity closely. Liquidity refers to your or your family’s ability to pay its short-term debt obligations. Watching what available funds you have to pay upcoming debt obligations is fundamental to avoiding credit problems. Helpful tip: Think carefully before using purchase programs that require no payments for a set period. If you can’t afford to pay for it now, should you buy it? 3. Develop a realistic budget and live by it always. A good budget must have specific financial goals with a clearly defined time horizon. Be sure to take into account all of your payments,
including loans, utilities and dry cleaning. If you pay for it monthly, it should be allocated in your budget. You can’t be too detailed. Most financially successful people are excellent financial planners. They have investment plans, loan repayment plans and a clear idea of how much time they need before they can purchase big-ticket consumer items. Helpful tip: Also be sure to budget for some kind of treat on a periodic basis. All work and no play often results in failure. While these rules seem fairly simple, they are a little like a diet – easy to start but tough to follow through. Despite popular opinion, material items will not bring you happiness. While it may not seem like it today, forgoing that purchase to save for your child’s education (or your retirement) may make you feel a lot better in the long run (despite what the commercials may lead you to believe). Lowrise prices hit another record high in strong year for GTA new home sales LOWRISE HOME PRICES achieved another record high, as strong demand for GTA new home sales resulted in the third-highest sales year in the past decade, according to the Building Industry and Land Development Association (BILD). In 2015, there were 41,295 new homes purchased in the GTA, according to RealNet Canada Inc., BILD’s official source for new-home market intelligence. This is a two per cent increase over 2014, when 40,324 new homes were purchased. Total new ome sales in 2015 were up 13 per cent from the 10year average of 36,543. Over the last decade, only 2011 and 2007 recorded more new-home sales. In 2011, there were 46,304 new homes purchased, and in 2007 43,391. “This region continues to grow by up to 100,000 people and 50,000 jobs every year,” says BILD president and CEO Bryan Tuckey. “The home building and land development industry supports that growth by building quality complete communities so that people have places to live and work.” There were 21,658 new highrise condominium units purchased in 2015, down two per cent from 22,176 in 2014. However, the 2015

total is 11 per cent above the 10-year average of 19,457 units. On the lowrise side, 19,637 new homes – detached, semi-detached and townhomes – were purchased in 2015. This is up eight per cent from 2014 when 18,148 sales were recorded, and 15 per cent above the 10-year average of 17,085. Prices of new homes in the GTA reached new heights in 2015. The average price per square foot of new highrise homes hit a recordbreaking high of $584 at the end of 2015, a 5 per cent increase from December 2014 when the average was $557 per square foot. The average price of a new highrise condo unit in the GTA was $453,083 at the end of 2015, down from $454,476 the year prior. However, the slight price decrease was due to the size of units getting smaller. In December 2015, the average size of a new condo suite was 775 sq. ft., compared to the December 2014 average of 816 sq. ft. “The industry continues to find new and innovative ways to keep the
price of new homes within reach for first-time buyers,” Tuckey says. “By maximizing living space and reducing the overall suite size, our members successfully kept the average price of a highrise home stable over the last 12 months.” Meanwhile the average price of new lowrise homes reached $829,766 in December 2015, an all-time high and an 18-per-cent increase from a year ago when the average price was $705,813. The average price of a new singledetached home in the GTA is slightly less than $1 million – $991,156 – in December 2015, up 18 per cent from December 2014 when the average was $840,719. “The escalating price of new lowrise homes is a function of supply and demand,” says Tuckey. “While demand has remained strong, the GTA faces a constrained supply of new lowrise homes coming to market due to a lack of serviced developable land. This significantly affects housing choice for newhome buyers.”

Applied mouldings on white walls While wall paneling, crown and other decorative mouldings can be a very traditional element of a room’s design make up, I argue when juxtaposed against modern elements like a graphic area rug, and painted out a fresh white, applied mouldings can feel modern and edgy. I love using them in large-scale floor to ceiling panels as I did in my home gym.

Canada’s newest LEED Silver home in Halton Hills, in The Enclaves of Upper Canada, a community of 184 Energy Star homes currently under construction. Built as part of the Optimum Home program, the houses represent some of the most energy efficient homes in Ontario. Menkes recently celebrated the official ribbon cutting of its LEED Silver Certified home, along with Mayor Rick Bonnette of the Town of Halton Hills. LEED Canada certification identifies this home as a pioneering example of sustainable design and demonstrates Menkes’ leadership in transforming the building industry. “We are very proud to have built Halton’s first LEED Silver home, as well all the homes in The Enclaves of Upper Canada which are Energy Star homes” says Steven Menkes, president of lowrise residential, Menkes Developments. “The Energy Star label guarantees that when our customers make what may be the biggest purchases of their lives, they are not only buying homes that are both well-built and will save them
money, but also reducing their impact on the environment. Menkes has always strived to be a leader in environmentally responsible residential construction. We were incorporating energy conservation initiatives in our projects long before the current trend towards green development.“ The Optimum Home program, sponsored by Union Gas, involves top builders designing and building high performance homes that exceed the energy efficiency requirements of the building code. Optimum Homes are independently verified by a third party to be at least 20 per cent more energy efficient than the 2012 Ontario Building Code. The Enclaves of Upper Canada offers a wide selection of semi-links and fully detached homes. The LEED home includes an energy recovery ventilator (ERV) with an ECM fan motor that further saves electricity. The ERV also saves water. The two stage furnace maximizes comfort and at 95 plus efficiency saves more money. The air conditioner is 15 per cent more efficient than code.

Financing, and what happens if it goes wrong? By Jayson Schwarz

BEFORE YOU GO new-home shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate – the banks want and need your business. Don’t be afraid to shop around for rates and lock-in periods. You should also visit the condo sales centre armed with your knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make his package more attractive or forced his bank as part of his deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When you walk into that sales centre, all ready to buy that beautiful new condo, perhaps the most important piece of the puzzle you
need to have is security in your financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion – what happens if your financing goes wrong? An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up to their end of the arrangement, they can be held liable to the other party for either specific performance or damages. Firstly, if the purchasers default, they will likely lose their deposit. The builder will then have the option of suing to force them to close the deal and pay
all legal fees related thereto, or sue them for any damages the builder might suffer before he resells the condo (for items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it! The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. It is critical you get the right advice, and only a lawyer can provide legal advice. That is the law. When you select a lawyer, find one who cares about you and a long-term relationship. 1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama — mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Decoinspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate. TIP: Bronze tealight votives reflect an extra warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood lighting.
