nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years.

As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? It is a privilege to lead our great association and I felt especially lucky to have this job on one recent night in Las Vegas when six BILD members painted the town red and white after claiming gold.

is President and CEO of the Building Industry and Land Development Association (BILD) and is a land-use planner who has worked for municipal, regional and provincial governments. He can be found on Twitter (twitter. com/bildgta), Facebook (facebook.com/bildgta) and BILD’s official online blog (bildblogs.ca).

Our members were nominated 40 times at the awards ceremony of the National Association of Home Builders International Builders’ Show, which is better known in our industry as simply “The Nationals.” This is the Olympics for the housing industry in the U.S. where the marketers shine. The marketers are the people behind the inspiring websites, slick brochures and polished sales centres that draw newhome buyers in to investigate the newest high-rise or community of single-detached homes coming to the GTA. They lend their creativity to our industry to think beyond the bricks and mortar of the home, and to capture and hold the attention of new-home buyers. With a huge number of new communities to choose from in the GTA, it is an incredible challenge to stand out from the pack. And when our members’ marketing materials stand out at a competition dominated by California, Colorado and New York nominees, and includes candidates from China, Saudi Arabia, Mexico and Panama, it speaks to the quality of the professionals that work across this region. Remington won two prizes, first claiming gold for social media campaigns for their public art competition that the company ran in Markham. The campaign

had a $2,000 budget, yet generated more than 70,000 votes and 11,500 referrals from social media sites in one month. Partnering with agency Figure 3, Remington took its second gold in the best presentation centre category for its community Downtown Markham. The judges said the Remington presentation centre was “a space that feels more like a contemporary art gallery than a sales centre.” Great Gulf Homes and the marketing agency Community won gold for best brochure. The builder’s “Above and Beyond” brochure for the Yonge+Rich community “soars to a new level of perfection,” the judges wrote. “From the minimal, elegant use of typography to the subtle textures of the paper, the brochure itself has an architectural feeling that begs to be explored.” Lastly, Empire Communities and agency 52 Pick-up Inc. were co-winners for gold in the best signage category for Toronto community TheHUB. While we didn’t win, BILD was recognized with a judges’ special award of excellence in the building industry community spirit category. BILD teamed up with Remington won two prizes, In2ition Realty to create the Race for first claiming gold for Humanity, an social media campaigns for award-winning their public art competition scavenger hunt for that the company ran in industry professionals, which we Markham. put on every year for our community partner Habitat for Humanity Toronto. Last year, almost 600 builders, developers, sales and marketing professionals took up the hunt and helped raise more than $36,000 for Habitat. Congratulations to all of our winners and finalists. What type of home should you buy? Whether you’re a fi rst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of fi rst-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

In a society where financial-planning education and free financial resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determining many people’s top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, I will show you why these goals may contradict one another, and how being mortgage-free is a detriment to building net worth. With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to? The RRSP-versus-mortgage debate has long been the source of controversy. While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon, the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges. Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the tax-sheltered growth of an RRSP means you get compounded

growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage. Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise. While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. Generally, if you borrow to invest (with the expectation of gain) then the interest borrowed on that money becomes tax deductible. This means the real rate of interest to the borrower becomes one less your marginal tax rate percentage times interest rate on the money borrowed. For those in the top tax bracket, this can reduce the cost of borrowing by nearly 50 per cent. Next, determine your after-tax rate of return. When investing outside of RRSPs, keep in mind that not all investment income is treated equally for tax purposes, and the difference depends on your personal tax bracket. To optimize your after-tax rate of return, seek capital gains first, dividend income second, and interest income third. A common misconception is that wealthy people do not have mortgages. The odds are that if you know a wealthy person without a mortgage then they likely inherited their money, do not have a good financial adviser, or are highly risk averse. With interest rates where they are today, paying off your mortgage is, in all likelihood, not a wise financial decision if your hope is to have the highest and best use of your capital. Take solace in this – the next time you are at a party or family function and someone smugly tells you that they have paid off their mortgage, odds are they know little about personal finance and will likely limit their personal net worth as a result. After all, who really worries about a mortgage of a couple of hundred thousand dollars when your investment portfolio is a couple of million dollars and could be used to retire your mortgage any day you choose? By deploying this strategy, what you are doing is using other people’s money to build your net worth. At the end of the day, the correct formula for using debt for investing comes back to your investment objectives, personal goals and risk tolerance. Clearly if your after-tax rate of return is greater than your after-tax cost of borrowing, then you are getting ahead financially. Furthermore, if your cash flow allows you to take advantage of the above strategies, then it can greatly assist you in your retirement planning.

. I recently purchased a rental investment property. Fortunately, the home was rented quickly. However, last summer because of several days of heavy rainfall, the roof leaked terribly and our ceilings were partially water damaged. I had to reshingle and replace almost half of the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. I find that ridiculous to be out of pocket that amount of money and I cannot deduct it.

. Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that should be capitalized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses. Capital expenditures – Generally, these are expenditures that will provide benefits and a useful life for several years – such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset. Deductible Expenses – Generally, these expenditures may be deducted in the year they are incurred. They would include all expenditures directly related to the property such as property taxes, insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance. It would appear your repairs were performed to maintain the property to its original condition and would therefore be considered a current expense. However, the fridge and stove must be capitalized. Investors should always have a good accountant who deals with real estate investments on a regular basis to ensure the right advice is given.

. Congrats on joining the ranks of entrepreneurs. Many individuals talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is finances, followed by lack of knowledge about where to start. Individuals who are strictly T4d – that is, employed full- or part-time – were to file their year’s personal tax return on or before April 30 of the following year. Self-employed (including non-incorporated businesses) taxpayers and their spouse had to June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year. Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

Planning ’83, was one of four to receive an Alumni Award of Distinction 2014 at a special Alumni Achievement Awards Reception hosted by Sheldon Levy, president and vicechancellor. The awards were first presented in 1998, when Ryerson celebrated the 50th anniversary of its founding, to recognize Ryerson graduates who have not only excelled in their careers, but have also made a tremendous contribution to their profession and to their community. Accepting the award, O’Hanlon said, “I am proud to receive this award and share it with my fellow graduates who together have been helping to shape the GTA landscape for the past three decades.” He went on to thank Ryerson University faculty of Urban Planning and the leadership of president Levy who gave their students the knowledge and opportunity to succeed in their chosen field.

O’Hanlon is an influential developer and respected new home builder. His career started in regional planning; following which he honed his skills in the private sector. During his employment at Bramalea Ltd. – a major home builder of the time – he completed an intensive management training program; a key contributor to his future success. It was 1997 when Markham landowner Gordon Stollery approached O’Hanlon to bring his expertise to the creation of a masterplan surrounding two golf courses for Angus Glen Community. This community was awarded the prestigious 2013 Places to Grow, Community of the Year from the Building Industry and Land Development (BILD) Association and 1997 Best New Community Award. Under O’Hanlon’s leadership, Kylemore has evolved to become a sought after partner and land acquisition expert with a reputation for creating highly desirable communities. Heathwood Homes’ and The Heron Group of Companies’ Bob Finnigan A lot has happened in the new home industry over the past 30 years, and Bob Finnigan has had a front-row seat for the evolution. Bob started working

part-time for Hugh Heron in the late-1970s, then finished university and within a few years was a full-time employee of Heathwood Homes. Today, Bob is the COO Housing at The Heron Group of Companies. He served as president of BILD in 2007, president of the Ontario Home Builders’ Association in 2010, and has twice served on the Canadian Home Builders’ Association executive, currently sitting as second vice-president. “Thinking back to when I started, new homes have changed not only in terms of price and product type, but also in design and the level of specs buyers expect,” Finnigan says. “In the late 1970s, homes were still relatively compact and more formal, with separate dining and living rooms and a kitchen with a small eating area. Nowadays, interiors are open concept, and the features and finishes are much higher quality. The science of building is changing and we’ve learned a lot.” He points out that consumers are more educated, which has led the metamorphosis of new home design. “A home is not an impulse buy; they take their time, comparison-shop and select the builder with the designs that fit their needs. This is especially true for first-time buyers.” With that thought in mind, Heathwood Homes recently introduced the First-Time Buyers Program at Hampshire Mews in Richmond Hill. “The three-bedroom Urban Towns in that community are perfect for people entering the marketplace. We offer ground-oriented living with a garage. Residents can catch the bus right there, and they have a central amenity area where they can interact with neighbours. It’s a great place to start a young family and have room to grow.” The special program enables purchasers to buy with only five per cent down. Heathwood will then contribute 20 per cent of the maximum RRSP amount they can contribute toward their down payment under the Federal Government’s Home Buyers Plan (HBP), which equals $5,000.

Heathwood also matches the Land Transfer Tax Rebate of $2,000 and provides two years of free maintenance fees (up to a $3,000 value). In total, that’s at least $10,000 in savings. Plus, Heathwood will work with buyers to maximize buyers’ RRSP tax savings through the HBP. “There are good existing programs out there,” Finnigan explains, “but often, first-time buyers are not fully aware of what they can tap into. We decided to add to those programs and open their eyes to possibilities. Our program empowers them to get their foot in the door. We even help them with moving expenses.” Among the many attractive elements at Hampshire Mews is the fact that all the townhomes are being built to Heathwood’s own Green Home Energy Program standard. “We start with the homes already being Energy Star qualified and add to it, which is natural for us,” he says. “Heathwood has a long history of adding Green features to our communities, and two years ago we built the first Green home in Canada that monitored energy and water usage, which we compared to an equivalent home without the extra features. The implicit findings help determine many of the items we now include in our Green Home Energy Program. is a real estate lawyer

Not all lawyers are created equal. If you needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the g­ ranting of a law degree instantly bestows knowledge of all laws on the head of a lawyer. The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have your issue of New Home Guide, so you’re off to a good start!), newspapers, listen to radio, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients that come out of those seminars. Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable. Call the Law Society of Upper Canada, Lawyer Referral Service, which can be found in the telephone book. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Who is making the referral? Is the referral coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you get comfortable with this issue before you hire someone. Now to bring this back to the original idea, what you need to understand is that there are general law practitio-

What this means is that a lawyer may have a wide-ranging practice composed of many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal. Remember, your lawyer is a very important part of the process, so take your time and find the right one.

Sheldon Libfeld of The Conservatory Group enters BILD Hall of Fame

Sheldon Libfeld of The Conservatory Group has entered the BILD Hall of Fame.

Libfeld, one of four partners at Conservatory, was honoured for “30 years of outstanding service to our industry,” BILD Chair Steve Upton told the 400-strong Chair’s Dinner crowd recently gathered at the Sheraton Parkway in North York. “He joined the Conservatory Group as a director and partner in 1982 and his career has soared ever since as a policy-maker, innovator and visionary,” Upton said. His colleague and nominator, Sam Moses of Norman Hill Realty, praised Libfeld for being fearless. “Never afraid to speak out, Sheldon’s reputation as a clear thinker and problem solver has been recognized and appreciated by his peers. Since joining Conservatory Group, he has been a major influence on the overall growth and direction of the housing industry in the GTA,” Moses said. Libfeld, who served on BILD’s board of directors from 1989 to 2005 and from 2009 to 2012, has an impressive list of accomplishments. As one of the four partners of the Conservatory Group, Libfeld and his three brothers have acquired thousands of acres of developable land in the GTA which has yielded tens of thousands of single-family homes and multi-residential

units, as well as millions of square feet of commercial property. Conservatory Group is consistently within the top 10 builders in the city for housing volume, offering unique and innovative financing programs to make housing more affordable. It has been at the forefront of developing information technologies, such as their awardwinning automated décor centre. Recently, Libfeld was one of the driving forces behind Village Infrastructure Partners (VIP), whose bid was shortlisted by Infrastructure Ontario for the Athlete’s Village of the 2015 Pan/Parapan American Games. His personal involvement in all aspects of the bid led Pan Am officials to recognize him as an outstanding developer and innovator. Among his many accomplishments, he has held numerous leadership positions including: • GTHBA President in 2002, when he successfully reversed Educational Development Charges from the Toronto District School Board. • At OHBA, he served as a director from 1998 to 2007 and on the Executive Committee from 2005 to 2007. • He is a member of Tarion’s board of directors. While he has demonstrated great leadership over the years, he has also been very involved with charities. Among the list of charitable causes Libfeld supports are Sunnybrook Hospital, Ajax-Pickering Hospital and the Yad Vashem memorial, and he is a member of the board of governors of B’nai Brith Canada. Libfeld has been married for more than 30 years to his high school sweetheart, Francine, and they have four children.

CMHC to increase mortgage insurance premiums Following the annual review of its insurance products and capital requirements, CMHC will increase its mortgage loan insurance premiums for homeowner and one to four unit rental properties, effective May 1, 2014.

The increase applies to mortgage loan insurance premiums for owner occupied, self-employed and one to four unit rental properties, including low-ratio refinance premiums. This does not apply to mortgages currently insured by CMHC. CMHC’s capital management framework is consistent with international practices and Canadian guidelines for mortgage insurers. Increased capital targets are consistent with Canadian and international industry trends and makes the financial system more stable and resilient. “The higher premiums reflect CMHC’s higher capital targets,” says Steven Mennill, CMHC’s vice-president, insurance operations. “CMHC’s capital holdings reduce Canadian taxpayers’ exposure to the housing market and contribute to the long term stability of the financial system.”

For the average Canadian homebuyer requiring CMHC insured financing, the higher premium will result in an increase of approximately $5 to their monthly mortgage payment, CMHC says. This is not expected to have a material impact on the housing market. Effective May 1, CMHC mortgage insurance premiums will increase by approximately 15 per cent, on average, for all loan-to-value ranges. CMHC reviews its premiums on an annual basis and, going forward, plans to announce decisions on premiums in the first quarter of each year. The homeowner premium increase follows changes CMHC made to its portfolio insurance product earlier this year. As Canada’s national housing agency, CMHC draws on more than 65 years of experience to help Canadians access a variety of quality, environmentally sustainable and affordable housing solutions that will continue to create vibrant and healthy communities and cities across the country.

at us, offered us big, fat lines of credit, or let us buy now and pay later, we’ve been living a life where we could have whatever we want whenever we want. It’s been a life of abundance. Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’s credit limit without telling them – further exposing them to credit risk. And people started losing their jobs. The abundance of the previous years has turned to forced scarcity. Some people took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next.

With less money to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive

HOW DO YOU CREATE THE ILLUSION OF SCARCITY? WELL…

First, you make a budget that balances. You transfer all the money that must be used to pay your fi xed and variable expenses to a “house” account, so you know those bills are covered and you can’t spend that money on stuff. Second, you set some goals you want

to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school. I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? You probably know a body or two who are scratching their heads. I’m hoping that forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw your budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down. I wonder how many people will actually learn the lesson. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money. Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound fi nancial plan. I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends every penny you make, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you move your money where you can’t touch it, leaving yourself with less to “blow” on stuff, you’ll actually end up achieving some of those goals that have always been so elusive.

Third, you set up savings accounts for

each of the goals you want to achieve, and have the money you want to save moved automatically to those accounts so that money is out of sight.

Now you only have money left in your fi rst account that you can actually spend on all that stuff you so love to buy: coffee, lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing. And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

At first, you’re afraid to put away winter gear because it is hard to believe that unrelenting, snow-filled season is coming to an end. But as spring slowly slides into place, and you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch-up. Make some space for your spring and summer, and don’t give Jack Frost another thought. Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-thebed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need.

Make some space for your spring and summer, and don’t give Jack Frost another thought How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time. Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what your other rooms look like. Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer. Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yet-visible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

I am often asked the question: “Why should I buy real estate if I’m already in a high tax bracket?”

At the risk of sounding like a smart aleck – why the heck not? Yes, if you’re in a higher tax bracket you will pay more taxes than someone who earns less. But, surely you don’t want to switch places with someone in a lower tax bracket who earns less income? And, if you plan your overall financial situation with a tax accountant who truly understands real estate, it may be possible to save some taxes for you and family. Th is is particularly true for the business owner, doctor or other professional who can incorporate their business, or a family with a lower income taxpayer, such as a spouse, parent or child, with whom you can income split. A common misconception is that the taxes are so high, that earning the extra income is hardly worth the effort. I’m not trying to argue that taxes are too low on investment income from real

The alternative, I’d suggest, is that you either put your hard earned money under your mattress or make the decision to “invest” in something that loses money and thus generates a tax deduction, or requires a government subsidy to make the investment attractive. Ultimately, if you invest, whether in real estate, some stock-based investment, hulahoop factories, or whatever turns your crank, you’re going to pay taxes if you make money. So, you’re simply deciding what makes the most sense to invest in. Don’t be scared to make money just because of taxes. You should worry about the investments and consider the advice of your investment advisor. Let your tax accountant help you mitigate the taxes.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.
