In the days leading up to the Bank of Canada’s interest rate announcement on Sept. 9, some economists wondered if another rate reduction might be in the offing. Spotty economic conditions and challenging housing markets in some areas led some to believe the economy needed a boost. While these points may be true, the BoC held its overnight lending

rate at 0.5 per cent, and this is generally good news. And there are no guarantees, but it’s unlikely there will even be a hike during the next announcement on Oct. 21. Homebuyers and owners, however, should take caution, and not confuse cheap money with free money. Interest rates will eventually rise, so make sure you’re not getting yourself in over your head.

Giving back GTA builders & Habitat for Humanity By Bryan Tuckey WHEN THE OPPORTUNITY came

along to help build a home for Habitat for Humanity GTA recently, I couldn’t resist. Every year, BILD members volunteer to spend a day on a Habitat construction site building homes for partner families. It’s a very rewarding experience, and I felt privileged to join this year’s group of 20 volunteers at Habitat’s Brimley Road in Toronto’s east end, where 15 townhomes are under construction. I was thrilled that most of the volunteers belong to our association’s “yBILD” segment – industry professionals under the age of 40, who dedicated a full day away from their busy schedules to give back to the community. Many of us had limited construction experience and some of the group had never used power tools before. Luckily Habitat’s team of crew leaders was quick to assign us tasks that best fit our skillsets. We were broken up into

groups and tasked with painting, trim work, concrete mixing and pouring, rebar cutting and fire stop installations in the underground garage. It was a lot fun, but it was also hard work. The experience really made us appreciate the amount of effort it takes to build a home. This is something all Habitat partner families learn on their way to homeownership. Each family is asked to contribute a minimum of 500 hours of volunteer “sweat equity” towards the construction of their home, or on a variety of other Habitat projects. Partner families also attend educational workshops to learn about the responsibilities that come with homeownership. One of those is making timely mortgage payments. Habitat does not give homes away

for free. In addition to sweat equity, families must pay a fair marketvalue mortgage. What’s different about these mortgages is that they are owned by Habitat GTA, have no interest and require no down payment. BILD is proud of its partnership with Habitat for Humanity GTA, and our members have been building homes for partner families since 2003. We do this because we are strong believers in the value of homeownership and the benefits it brings to families and communities. A recent study conducted by Habitat for Humanity Canada showed that owning a home contributes to a Habitat family’s improved economic stability, children’s education and overall health. Research has shown that after becoming homeowners, a large majority of families reported improvements in their children’s school grades and social lives. Many families also began to help give back to their community through volunteering.

How to find a home? Pay attention to location information and timing By Wayne Karl

DESPITE WHAT YOU OFTEN HEAR,

buying a home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you should consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your

timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

BoC decision to hold overnight lending rate generally

THE BANK OF CANADA (BOC)

released its regularly scheduled interest rate update on Sept. 9, announcing it would not change the overnight lending rate from 0.50 per cent. With the economy performing better than expected and a federal election in full swing, the BoC opted to leave things as they are and not make any changes for the time being. In the previous interest rate announcement on July 15, the BoC cut the overnight lending rate by 25 basis points. It was the second change in just six months, echoing a 25 basis point cut in January. July’s announcement led to a flurry of activity, as consumers came searched for lower mortgage rates. In this most recent announcement, however, the BoC had a somewhat more positive outlook. A statement from the central bank said “the stimulative effects of previous monetary policy actions are working their way through the Canadian economy.” The BoC also cautioned that Canada’s economic future will be heavily influenced by factors beyond

its control. Uncertainty in China and the growing economic strength of the United States were two major pressures cited by the Bank. Attention is now shifting to the U.S. Federal Reserve, which could potentially raise interest rates in that country as early as this month. Earlier this year, it seemed to be a foregone conclusion that the Fed would raise rates in September, but experts are now saying it could be later this year before they pull the trigger. It’s still seen as a matter of when – not if – rates will go up there, and when they do, it will be the first such increase since 2008. The Bank of Canada has said they wouldn’t necessarily follow an American lead, but a U.S. rate hike would have implications on our economy, and would likely push the Canadian dollar down even further relative to the greenback. By deferring any further changes to the overnight rate, the BoC has left

New mailbox fee on hold Canada Post gives new-home buyers a reprieve on $200 community mailbox payment By Marlene Eisner

IF THE THOUGHT of going outside to get your mail in the dead of winter makes you shiver – not to mention having to pay an additional fee to cover the cost of said community mailboxes – maybe this news will warm you up. According to the Canadian Home Builders’ Association (CHBA), discussions with Canada Post have resulted in a reprieve until January 2016 for new homeowners having to pay a $200 Community Mailbox (CMB) fee. “We are very pleased with this outcome — this is an important victory for CHBA and Canadian homebuyers,” says Kevin Lee, CEO, CHBA. “Very importantly, we also send kudos throughout CHBA at the local, provincial and national levels of our Association for the collective effort.” In late 2012, Canada Post announced its intention to charge new-home buyers a $200 Community Mailbox (CMB) fee per

mailbox that would be collected during the subdivision process in brand new residential and commercial developments. Upset by another additional cost when government charges and fees on new homes are already substantial and increasing, the CHBA and its members began a vigorous campaign against the initiative. It seemed to work, at least in the short-term. In July 2013, Canada Post agreed to suspend the CMB fee until Jan. 1, 2014. The one-year suspension saved the industry and new-home buyers tens of millions of dollars in 2013, which prompted the CHBA to first try and convince Canada Post to reduce the fee, and eventually, actively oppose it outright. While the reprieve is welcome news for new homebuyers, the decision is not set in stone. According to CHBA, Canada Post stated that although the fee is not a necessity right now, it could become so when the crown corporation reviews its financial position in 2019. Yet another great reason to not put off buying a new home for much longer.

WHEN PURCHASING a new home or

condo, the buyer is faced with the dreaded decision of what upgrades to put their hard earned money towards. The list of potential upgrades is often long and daunting, especially for someone who is “new” to buying new. It is important to look at how long you want to live in the home for, potential projects or short-term renovations you may have in mind and the best return on your dollar. There are a couple ways to look at upgrades. There are the ones that can be done only during the building

process (or are extremely expensive afterwards), ones that make the most sense during the building process and ones that are more of a cosmetic or superficial nature that are nice to have but can be done at anytime. It is hard for a new homeowner to think of what the long term plans for their new home are, but believe me; this exercise will be well worth it in the end!

In terms of upgrades that are best to be done during the building or construction stages, these are things you are going to want to ask your builder about sooner than later. These upgrades are also a sure fire way to increase your home’s value right out of the gate. Most builders adhere to an eight-ft. guideline in terms of ceiling height. However,

new homes have been known to incorporate ceilings of up to a 10-ft. height. The appeal of higher ceilings is it immediately makes the room feel larger and can add to the general design and appeal of the room. It also adds a general feeling of luxury to a new home. Many builders offer both brick and siding options on their floorplans. For this decision, homeowners really have to evaluate their long-term plans. Using brick helps guarantee your house will last through most any weather condition (think about a popular fairy tale with three pigs and a wolf!). It can also be quieter, blocking the homeowner from any outside noise. That being said, aluminum siding is actually much, much more cost effective, but does need regular maintenance. Unless you are planning on staying in your home through the test of time or want to ensure high resale value, siding might be the way to go! Other areas to consider for upgrades during the building period of your new home can be additional lighting, pot lights, additional outlets (especially on a second floor), additional fireplaces, larger windows, larger windows in the basement and a rough in for the basement. These are all upgrades that almost have to be done before the house is complete and can be very costly once the house is built. Purchasing a new home can be very exciting and a little nerve racking! Make sure to take the time to really think about what you want in your new home, so once you move in, it is perfect!

The math behind Land Transfer Tax By Jayson Schwarz WHENEVER YOU PURCHASE land

in Ontario, you have to pay Land Transfer Tax (LTT). In the City of Toronto, you also get hit with a municipal LTT. The good news is that all first-time homebuyers are entitled to the first time buyers’ exemption or rebate. For the Ontario tax, the exemption or rebate will apply to the first $2,000 of LTT payable. This means that you will pay only a portion of the LTT on homes costing more than $227,500. To qualify, you must: 1. be at least 18 years old; 2. never have owned an eligible home as defined in the Ontario Home Ownership Savings Plan (OHOSP) Act, which includes condos, detached and semis, anywhere in the world;

3. not have a spouse or same-sex partner who has owned an eligible home as defined in the OHOSP Act while he or she was a spouse or partner of the home purchaser; 4. occupy the purchased property as a principal residence within nine months of purchase.

You may also qualify for the City of Toronto exemption or rebate. As an example, purchases with a price over $400,000 on resale homes must pay and then get the money back from the City. In addition the City rebate maximum is $3,725. The other difference is the method of calculation:

1 1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered, too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (check out the CB2

photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-

Two-thirds of Canadians fear an interest rate hike WITH THE BANK OF CANADA, in its Sept. 9 rate announcement, holding its benchmark interest rate at 0.5 per cent, higher lending rates and growing debt may be top of mind for some Canadians. But perhaps it should be. According to BMO’s Annual Debt Report, almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates rose two percentage points. One-quarter (25 per cent) would be “very stressed.” Despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year.

Four organizing myths that keep your life in disarray By Hellen Buttigieg

IT’S TIME TO DISPEL some organizing

myths that may be keeping you stuck in your mess: 1. Multi-tasking is always productive False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2. Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.
