Toronto is often cited – along with Vancouver – among the “hot” markets in Canada, notable for real estate performance, price growth and other headline grabbing news. That’s great for those who already own a home, but less so for those trying to get into the market. It is doubly true for millennials – those prospective homebuyers in the 18 to 34 age group. As our story on page 42 illustrates, these prospective homebuyers face some challenging scenarios. The recent Bank of Montreal Millennial Home Buyer Report
discusses what these would-be buyers expect to pay for their first home. But then the Royal LePage House Price Survey for the first quarter of 2016 – so, actual numbers – reveals the discrepancies. The implications for young firsttime buyers is that they may have to adjust their homebuying aspirations. Instead of that detached home in the city, your first purchase may have to be a townhome in the suburbs. The good news is that home builders are delivering on these types of new home options, and at prices millennials and others can afford.

Dedicating a lifetime to building communities By Bryan Tuckey

THE GREATER TORONTO AREA was
not built in a day. It’s taken several decades for it to evolve into the thriving diverse region it is today. Many of its neighbourhoods were first imagined by visionary city builders who took a chance, purchased some property, assembled a team and went to work designing and constructing homes and business spaces. As a salute to these visionary home building and land development industry trailblazers, BILD bestows its annual Lifetime Achievement Award to one member who has dedicated their life to building communities across the GTA. In years past, this recognition has been given to builders such as last year’s recipient Monarch Developments’ past president Colin Parsons. BILD’s Lifetime Achievement Award has also highlighted the immense impact of well-known builders such as Greenpark Homes’ Chairman and CEO Carlo Baldassarra, Lebovic Enterprises Ltd.’s Joseph Lebovic, The Remington Group’s Chairman and CEO Rudolph Bratty, as well as Angelo, Elvio and Leo Del Zotto, the brothers at the helm of Tridel. This year’s recipient is Ignat “Iggy” Kaneff, CEO and chairman of Kaneff Group of Companies. A strong believer in building communities and a generous philanthropist, Kaneff has helped to improve the lives of many right here in the GTA and in his hometown
in Bulgaria over the last 65 years. For this and much more, Kaneff we will present him with the Lifetime Achievement Award at the 36th annual BILD Awards on April 28. Born in Gorno, Ablanovo, Bulgaria in 1926, he came to Canada in 1951 and founded Kaneff Properties in 1956. A BILD member since 1959, Kaneff is currently CEO and chairman of the Kaneff Group of Companies. He has built thousands of family homes, highrise residential apartment units, as well as retail commercial plazas and office buildings in the GTA. An avid golfer, Kaneff has also developed and built six golf course properties, including the first-class Lionhead, Royal Ontario and Royal Niagara Golf Clubs. For 45 years, he has been hosting an annual tournament that has raised more than $1.5 million for Community Living, a Peel Region organization supporting children with intellectual disabilities. Over the years, Kaneff has also generously donated to many
other charitable organizations and campaigns, both through personal contributions and the I. Kaneff Charitable Foundation, established by his wife, Dimitriana, in 1986. His philanthropic efforts have benefited educational, health, social services and arts causes at home and in his native Bulgaria where he has built a new kindergarten school, a modern community centre to serve local villages and a state-of-theart university student centre at the University of Ruse. There are many city builders in the GTA who have dedicated their lives to creating lively communities and every year we celebrate them and share their story. What to consider before buying an investment property By Alyssa Richard

AN INCOME PROPERTY can be a good way to make money, especially in retirement. However, there are some things you need to think about before taking the plunge. Here are the advantages and disadvantages of buying an investment property:
Advantages You can use leverage: If you have equity in your home, you can use it to help finance the purchase of another property. In a low-interest rate environment, mortgage rates are lower as are the costs of buying a income property. You’ll build up more equity when you earn rental income to pay down the mortgage. In the future, you could use that additional equity to buy another property or properties but you should ensure you can make larger mortgage payments when rates increase. You can earn additional income regularly: As long as you have a tenant, you’ll earn monthly income on a regular basis. The more investment properties you have, the more you could potentially earn. You don’t often get regular income from other types of investments. You get tax deductions: While you’ll earn rental income, you’ll also be able to deduct any expenses. Advertising, insurance, maintenance and repairs, property taxes, and legal fees are just a few of the expenses that are deductible. It’s best to consult with your accountant to find out what costs you can deduct.
Disadvantages You may need additional financing: If you want to buy a multi-unit property and intend to live in it, you’ll need a down payment of between five and 10 per cent, depending on the total number of units in the property. But when you purchase a property you don’t plan to live in, you need to put down a down payment of at least 20 per cent. Also, some lenders won’t recognize 100 per cent of the potential rental income you might expect to earn; some may consider just 50 per cent, while other lenders might consider 80 per cent. In other words, you could be forced to make a bigger down payment to qualify for a mortgage. You might not always have a tenant: Ideally, you’ll earn enough rental income to cover your annual costs. However, you’ll still need to make mortgage payments without a tenant. You should be prepared for the worst and have an emergency fund for the times you don’t have someone to rent your place.
Your property isn’t a liquid investment: If you own stocks or bonds, you can buy and sell them quite quickly. However, it can take a long time between listing your property for sale and the closing date. This might be a problem if you need the money right away. You have additional responsibilities: Being a landlord can be a difficult job. You’re responsible for any maintenance and repairs that need to be done. But there are also some headaches you have to deal with, like a tenant that damages your property or misses a rent payment. The alternative is to hire a property manager. He or she can take care of those problems but at a cost to you. While an investment property will provide you with additional income, it’s good to be aware of the pros and cons before you ultimately decide to make a purchase. New detached homes in GTA crack $1-million mark THE AVERAGE PRICE of new detached homes in the Greater Toronto Area has surpassed $1 million for the first time, according to the Building Industry and Land Development Association (BILD). As of March 31, the average price of new detached homes available for sale in the GTA was $1.045 million, according to Altus Group, BILD’s official source for new-home market intelligence. The new detached home average price has grown by 21 per cent in 12 months, and in the last decade has more than doubled. In March 2015, the average was $861,848, and in March 2006 it was $439,294. BILD President and CEO Bryan Tuckey attributes much of the dramatic price increase to the supply of new housing not keeping pace with demand due to government intensification policies and a lack of serviced developable land. “The demand for detached homes is far outpacing supply as the GTA’s population continues to grow,” says Tuckey. “Our region has recordlow levels of new detached homes available for sale, which drives up prices and reduces housing choice for consumers.” There were 905 detached homes sold in March, down nine per cent from March 2015 and three per cent below the 10-year average. As of March 31, across the entire GTA, there only 1,634 new detached homes available for sale in remaining inventory. In March 2006, there were 11,149 detached homes in remaining inventory.

The home building and land development industry continues to meet the province’s intensification requirements, Tuckey says, and is building more townhomes and highrise condos. Still, demand for new detached homes remains strong. The average price for all lowrise homes, including townhomes and semidetached homes, also set a new record in March, reaching $849,312. This is a 15-per-cent increase from March 2015. The average price of a new townhome reached $672,419, while new semidetached homes averaged $612,487. “New lowrise homes are being purchased faster than they can be brought to market,” Tuckey says. “As long as demand for lowrise homes continues to outpace supply, we will continue to see rapid price growth.” There were 2,032 lowrise homes sold in March, an increase of 16 per cent from March 2015, and 26 per cent more than the 10-year average. As of March 31, there were only 3,036 homes in remaining inventory, a new record low. Ten years ago there were 16,757 lowrise homes in remaining inventory. With many first-time buyers unable to afford a lowrise home, the highrise market provides a more affordable option. The average price of a new highrise home increased two per cent from March 2015 to $459,231. On a price per square foot basis, prices increased four per cent to $582. The highrise market recorded 1,560 new home sales in March, down 22 per cent from March 2015, and 12 per cent below the 10-year average. Meanwhile, highrise inventory decreased to 18,280 across the GTA.

and not sure where to begin? Here are six homebuying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can buy a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a townhome, semi-detached or even a condo, instead of a detached home.
3. Check with the bank of mom and dad If your parents are baby boomers who have had the good fortune of building equity over the years as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In Canada Mortgage and Housing Corp.’s 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And all of these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use broker or a banker to secure a
mortgage, you’ll likely come to value the relationship. In the same CMHC survey, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, thorough research is an absolute must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Take months. PEOPLE OFTEN SAY that “location,
location, location” is the key to a successful real estate development. I couldn’t agree more. A prime location is the most important factor when it comes to new home investment, because you can always remodel or alter it, but you cannot move it. You are committed to the area in which you have purchased. Be sure to look at location from several angles, such as your work commute. Investigate your options. Do you have access to major highways and public transit? Firsttime buyers who stretch their budgets to afford a down payment may be able to get around efficiently without owning a vehicle, which is a major money saver. Once you seriously consider a location, try your work commute during rush hour. Is it reasonable? With the growing number of families purchasing new homes today, proximity to schools, shopping, medical facilities and entertainment venues is increasingly important. The point is, consider location in the context of your lifestyle. Nowadays, you have the advantage of being able to check an area’s walkability. This is a huge advantage when narrowing your search for a new home. Canadian Real Estate Watch recently summarized the three key factors you should look for in real estate investment, whether you are buying a unit and living in it or buying a unit as an investment and renting it
for income. Consider these factors: 1 | Access: The location must have public transit and be easily accessible to anyone. 2 | Are retailers investing in the location? If major national chains are investing in your neighbourhood, that’s a good sign. 3 | Is public infrastructure being redeveloped? A healthy and vibrant “not-left-behind” neighbourhood is a strong indicator of a good investment. All of these factors are strong fundamentals that influenced the locations for my recent developments. For example, The Rosedale on Bloor (at Sherbourne) will be next door to the TTC, close to the Don Valley Parkway and world-renowned retailers. Yonge Park Plaza office condominiums at
Yonge and York Mills is in a dynamic neighbourhood that has a onemillion-plus population within a 10-km radius, and offers direct TTC subway tunnel access from within the building. Steps to TTC transit and the underground PATH system, Dundas Square Gardens at Dundas and Jarvis streets is adjacent to Ryerson University and George Brown College’s King Street campus. When it comes to quality of life and return on investment, location continues to be of prime importance, certainly for purchasers, but also for developers. Land is a non-renewable resource, and as it becomes scarcer, developers have to be mindful when selecting a new site to develop. THE HOUSING MARKET has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into homeownership.
There’s something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s minuscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax free.
While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence — assuming you have a decent landlord. Homeownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.
Steady as she goes Your employment prospects should be stable before you consider buying a home. Homeownership requires a number of regular payments — mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an homeowner, and overall I like ownership more.

IT’S TIME TO DISPEL some organizing myths that may be keeping you stuck in your mess:
1 | Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2 | Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. On the flip side, visual types lose focus when there is too much to look at, so they need products that allow them to contain their belongings to minimize the visual clutter. For example, a literature
sorter allows them to contain their papers while still keeping them within view. 3 | You have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.
4 | If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

Canada’s most millennial friendly housing markets By Wayne Karl

aspirations. Your targets are a little off, so we’ve assembled Canada’s most millennial friendly housing markets to help you. Many of you – those 18 to 34, the generally accepted age range for millennials – seem to be aware of what’s going on in Canadian real estate. Others, though… According to the 2016 Bank of Montreal Millennial Home Buyer Report, 76 per cent of Canadian millennials who currently rent, expect to buy a home within the next five years. But affordability is cited as a major concern. Affordability challenges Our first clue comes with what they expect to pay – an average of $350,000 on their first home (but more on this later). Wisely, two thirds anticipate they will need help – with $35,000 of that amount coming from family. The average expected down payment is 15 per cent, or about $53,000. (Reality check: while saving for as large a down payment as possible is wise, we wonder if aiming so high is realistic for these first-timers.) As a general guideline, buyers can assume the mortgage you can qualify for in today’s market is about five times your income. “So, if you’re looking to qualify for a $400,000 mortgage, the basic income requirement would be $80,000,” says James Laird, president of CanWise Financial, in-house mortgage brokerage for mortgage comparison website RateHub. “It’s important to note that it’s a mortgage qualification, not the home price. If you have a reasonable down payment saved, this contributes to increased affordability.” According to RateHub’s calculator, “affordability” is based on the household income of the applicants purchasing the house, the personal monthly expenses of those applicants (such as car payments and credit expenses), and the expenses associated with owning a home (property taxes, condo fees and heating costs). The issue of millennials needing help in buying their first home also surfaced in two other recent reports. RBC Economics’ latest Home Ownership Poll indicates 24 per cent of millennial respondents say they are more likely to consider purchasing a home with a family member. Another new poll, from ReMax Canada, says 37 per cent of millennials expect help with their down payment from a family member or friend.
“For many millennials, homeownership is a natural part of their journey and we’re seeing the next generation eager to get into the market, even if that means exploring alternate options like buying with family or a friend,” says Erica Nielsen, vice-president, Home Equity Finance, RBC. Expected purchase prices vs actual prices The problem with millennials’ homebuying target purchase prices from the BMO survey comes when you compare them to actual prices. Their national average target price of $350,000, for example, is well below the Canadian average home price of $512,621, as of the first quarter of this year, according to the latest Royal LePage House Price Survey. That $350,000 expected purchase price, in fact, barely exceeds the national average price for the most affordable housing type – condos – which is $344,491. Also surprisingly, 51 per cent of BMO respondents say the type of property they hope to purchase is a detached home. (Reality check: have you checked the prices of those in your market lately?) But rest assured, prospective millennial homebuyers, there is hope. Millennial friendly housing markets We’ve assembled the most millennial friendly markets across the country – what housing types you can buy in what markets, at less than the expected average price from the BMO survey. In the following tables, we’ve laid out, province by province, what millennials expect to pay for their first home and their expected average down payment, based on the BMO survey. We’ve also projected the monthly mortgage payment on a five-year fixed rate at 2.59 mortgage on a 25-year amortization. We then list the available housing types in major markets in each province that are priced at less than the expected average price – based on actual average home prices as of the first quarter of 2016, from Royal LePage. As you can see, in many markets, millennials may have to adjust their desired housing types and purchase prices, given what’s available in certain areas. Still, there are some very millennial friendly housing markets. PURCHASING A HOME will likely be the largest investment you ever make. The most important advice I can give is this: research everything ahead of time and don’t allow yourself to be pressured by anyone.
What can you afford? Review your available cash for deposit, and annual income to pay a mortgage and expenses. Then speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Do you want a condo or a freehold? Condo living provides a carefree lifestyle, but you pay additional monthly common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want, but maintenance and upkeep fall on your shoulders. Once you determine what kind of home you want, you need to decide new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Find the right lawyer A lawyer must guide you in understanding the offer (Agreement
of Purchase and Sale). The right lawyer will explain how real estate agents work, what documents you will sign and what is to be included in the offer. Your lawyer must explain all the potential costs you will face and what you may encounter. Arrange a pre-agreed fee with the solicitor. Get the fees locked in. Also, make sure you get a free offer review. Then have your lawyer provide you with a list of disbursements. This is where some lawyers may try to charge large fax, mail and photocopy fees. Make your lawyer justify all expenditures that don’t make sense. Miscellaneous Do you have an updated will? A will prevents sibling disputes, clarifies who will look after children, keeps the
government out of your affairs, allows for an orderly disposition of your assets and will help guide your funeral arrangements. You will also need house insurance. This is the right time to look at life and disability insurance, to determine if you should be insuring your mortgage in case something happens to the major wage-earner. As you can see, there is a lot to consider when buying your first home. Being prepared will help you enjoy the experience and find that dream home.

Choose master planned for maximum benefit By Rafael Lazer
NEW-HOME shoppers have a lot of choice available across the Greater Toronto Area. When considering the number of options out there, they may want to consider residences in master-planned communities. Living in a neighbourhood that has been specifically and intentionally planned from the beginning brings with it many advantages that could enhance purchasers’ quality of life and their future return on investment. For starters, think about visibility. In a master-planned community that includes several residences, the buildings are designed to speak to each other architecturally. They all fit in with the same architectural vision, which offers a feeling of harmony and a sense of place. These neighbourhoods may also include public art that contributes to the cohesiveness. In the Emerald City community in North York, for example, the colours at building entry points match the primary hues on the massive Douglas Coupland cones and cylinders. Master planning also includes a mixed-use component that offers incredible convenience for residents. There’s a lot to be said for buying in a community where services and amenities are within walking distance. Emerald City is close to Fairview Mall, major highways, public transportation, schools, parks, a hospital and more. Proximity to all of these provides added value. So does the fact that Emerald City itself features the Parkway Forest Community Centre, where people and families of all ages can access a variety of amenities including a daycare facility, fitness centre and

soon, an outdoor pool. The value of the real estate where Emerald City is located has vastly increased. This value benefits our purchasers and existing residents in surrounding neighbourhoods. By planning extensively, developers can make sure access roads, traffic lights, passages and the like are in place so the entire circuit board of the neighbourhood feeds what is expected. This may not be achievable with a standalone building dropped into existing surroundings. Another aspect of master planning that instills confidence in buyers is the fact that the community typically involves building thousands of suites, meaning the developers are in it for the long run. This unspoken
agreement that the community will, in fact, be built establishes stability. Of course, developers cannot achieve all of this alone. We work with city councillors to ensure that our master-planned communities comply with municipal regulations and add to their surroundings. Emerald City occupies one of the largest blocks of land in North York, so it has to fit in well with the entire area. Everything was looked at carefully from all angles in order to create a whole that is greater than the sum of its parts. In fact, that’s a good way to sum up what a master-planned community is all about. Each one is unique. As Elad contemplates similar neighbourhoods to Emerald City in other areas in Canada, we continue to look for ways to streamline residents’ lifestyles through meaningful amenities. Developers of master-planned communities and the municipalities where they create them have everyone’s interests at heart.

YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your home can handle, designate a corner of one room as work-only
space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and

Ask friends and colleagues for their impressions and how you can make it more welcoming. space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? New Home Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.
personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.
NHG: Custom can be costly. Are there cost-effective ways to get custom looks?
YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, such as the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).
NHG: Are there areas where you more strongly recommend going the custom route?

is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect length, colour-block statement without the full price tag.
NHG: Do you recommend customizing pieces of furniture?
YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find.
NHG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom? YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look. It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it.
NHG: What are some of the current trends in customization?
YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially
in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement. The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage.
NHG: Are there any customizations that are particularly influenced by the client?
YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art auction price. And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery. Sometimes just a little change goes a beautifully long way.

10 tips
for painting great looking walls By Jane Lockhart
AS A NEW-HOME OWNER, you have
two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls and give it a shot. This is not to say that all new homes are adorned with builder beige, but unless you were able to pick multiple colours in the paint and finishes of your space, chances are your home could probably use a new coat. I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful knowledge about colour and paint.
So before you tackle any painting job, big or small, follow these simple rules for a seamless finish. 1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last, it won’t squeak when rolling or rust when washed. 2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work
ends up looking poor. 3. Buy a large paint tray! This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray. 4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint.

5. Avoid tiny strokes in a small area When applying the paint to the wall – do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lie out the paint better and faster.

6. Apply the recommended amount of paint Apply the recommended amount of paint to the wall. People often try to stretch their can of paint a little farther by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this! 7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even. 8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint. 9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (Place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool dry area
for storage. When the can is turned right side up again, it mixes before you dip your brush in.

10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle
BONUS TIP Can’t find an opener for your paint can? A screwdriver or keys will work, but if you are Canadian the best thing ever is a loonie or toonie to open the lid of a paint can! It’s always available and super strong for this type of job. Thanks Canadian Mint for the convenient opener! Even if you are not the best painter and not using the best paint, great tools will make the job easier, faster and it will look better! If you follow these simple rules, your newly built house or condo will turn into your home in no time.

Durham Region home builders honour their best
Minto Communities won Builder of the Year, Green Builder of the Year and Community of the Year at the Durham Region Home Builders’ Association Awards of Excellence event April 14.
THE DURHAM REGION HOME Builders’ Association recently celebrated the achievements of its members with its annual Awards of Excellence. Minto Communities and Jeffery Homes were honoured as Builder of the Year large volume and small volume, respectively, for their high standards of excellence in everything from sales to construction and for increasing the industry’s overall image in the community. Minto Communites also claimed the Green Builder of the Year award for its incredible leadership in improving the environmental, energy efficiency, and overall technical image of the industry. The highly respected company also claimed the coveted Community of the Year award for their north Oshawa community of Kingmeadow. “We’re extremely proud of our Kingmeadow community, which has become well known throughout Durham Region for offering popular home designs, premium features, and a beautiful community fabric, all for a price that’s still easy on buyers’ wallets,” says Vince Santino, Minto’s vice-president of land development.
