Forget who has the nicest hair or some of the other personal jabs candidates have lobbed at each other during the federal election campaign that ends Oct. 19, this trip to the polls is about far more serious issues. The economy, job creation and – more than it usually is – housing. Indeed, some people have dubbed this the “real estate election.” Why? Everything from skyrocketing prices in key markets, to the influence
and practices of foreign investors, to ensuring Canada’s young people will be able to afford a home – the issues are important and complex. Building unique spaces attracts jobs By Bryan Tuckey BY DESIGNING AND BUILDING SMART,
flexible and well-situated places for people to work, the development industry is playing an important role in the economic development of the GTA. As our economy continues to change from one largely driven by traditional manufacturing to one based on knowledge-based industries, land developers are designing innovative spaces to meet demands of the emerging economy. Commercial and retail developers are creating workplaces that help businesses grow and that attract new businesses, and therefore contribute to job growth in the GTA. One example is BILD member
Orlando Corp., Canada’s largest industrial real estate developer and landlord, and the 267,000-sq.-ft. building that it recently developed near the airport to house Mitsubishi’s aerospace engineering firm, MHI Canada Aerospace. MHI Canada Aerospace employs technicians and engineers but it didn’t need traditional office space with lots of offices, meeting rooms or desks. Instead, its space had to be designed to accommodate the assembly of massive airplane wings and Orlando designed and constructed bays that are almost three times as wide as those found in a typical industrial building. In addition to interior building
design, developers are thinking differently about exteriors and how buildings fit into their locations. Especially in city centres and along major corridors where land is more expensive, it is difficult to construct buildings with a large footprint. In such areas, buildings with a mixture of uses like office, retail and residential can integrate well into an existing neighbourhood and allow people to live, work and shop in one spot. BILD member SmartREIT is working to answer to the GTA’s need for more products, services and jobs in urban centres through its new initiative, SmartUrban. As the nation’s largest developer and operator of unenclosed shopping centres, the company is evolving from building blocks of commercial retail space to incorporating them into community building projects. SmartREIT is one of the major developers working to bring businesses to the Vaughan Metropolitan Centre. Planned as the city’s new downtown, where Hwy. 400 meets Hwy. 7, the new mixeduse community will be adjacent to a new TTC subway station, York Region bus terminal and dedicated bus lanes. As part of the planned four million sq. ft. of office there, SmartREIT’s first office building, the 15-storey KPMG tower, with direct connection to the new subway, is nearing completion. A second office building is planned as well and over time, 10 million sq. ft. of residential space together with two million sq. ft. retail space will be built to serve the needs of this new community.

OCTOBER BEGAN with a bang on the
mortgage front recently, as Meridian, Ontario’s largest credit union, announced that it is offering a fiveyear closed variable rate mortgage at 1.85 per cent. “Meridian wants to ensure we are offering our members a full suite of mortgage products at competitive rates,” says Bill Whyte, chief member services officer for Meridian. “This variable mortgage rate is currently one of the lowest offers on the market today.” Meridian says its mortgage specialists work closely with members to keep them well-informed of all the financial aspects of homeownership, ensuring their mortgage payments fit into their overall budget and financial plan. However, prospective borrowers should read the fine print. As like most discounted mortgage products, there are conditions, spokesperson Diane Medeiros told New Home

is lower than Meridian’s offer.” Besides reading the fine print, what should homeowners and buyers look out for when it comes to such discount mortgages? “Variable rate mortgages are directly tied to prime rate, which is currently 2.70 per cent,” Richard says. “What Meridian is advertising is actually prime minus 0.85. If prime rate goes up or down, Meridian’s rate will change in lockstep. Right now, prime is at its lowest point since 2010. “Another thing to consider with variable rate mortgages is you have to qualify at a much higher rate to prove you can continue to afford your payments if rates go up. Currently, even though you can get a rate of 1.84 per cent, you have to qualify for the mortgage as if the rate were 4.64 per cent. On a $500,000 mortgage, you need to show you can afford a monthly payment of about $725 more than you’ll actually pay.”

Global credit bubble causes market to pause By Alyssa Richard

economy fluctuates more often than not. One day, we hear that China’s stock crash is causing impending doom, and the next we’re told that everything is just fine. The International Monetary Fund (IMF) recently issued a warning about a weakening global economy. It says if U.S. rates rise, the developing world could see a plethora of corporate failures. And although the U.S. is doing better, their employment rates are steady – not growing – which means the economic superpower does not have the strength to pull the rest of the world out of a slump. This is added to the emergence of a global credit bubble. The IMF and World Bank are meeting in Lima, but rather than celebrating recovery and market successes, economic thought leaders will now be discussing a massive credit bubble that spans over many nations. Growth is slowing in emerging markets, such as Latin America, and

it’s making investors wary, to say the least. Corporate debt in emerging markets has increased from $4 trillion to $18 trillion – with most of that growth occurring after the crash of 2008. The IMF believes that corporate liabilities in emerging markets are double their equity. (Four years ago, they were equal.) At home Even if the financial climate here in Canada remains stable, that doesn’t mean it can’t be disrupted by a region or many regions having serious difficulties. And if the developed world – notably the U.S. and other strong economies, such as Canada – raise their rates, it can have serious consequences on emerging markets. The best thing for smart Canadian investors to do is to not only pay attention to what is happening at home
but keep an eye on what is happening abroad. The annual meeting in Peru on Oct. 9-11 was to be a good indicator to how much we should actually be concerned about the global economy and what can be done to get things back on the right track. Canada has a good history of weathering global crises. In 2008, Canada’s economy fared better than most. More recently, we’ve been largely unscathed by the fallout from Greece. And we’ve been a beneficiary of trouble in Asia, as wealthy Chinese investors have turned to Canada as a safe place to keep their money. In housing, variable and fixed mortgage rates are growing closer together, with only .53 per cent separating the two. If the Bank of Canada’s overnight rate rises, variable mortgage rates could close in on fixed mortgage rates, making fixed rates infinitely more desirable. The good news, if you have a variable-rate mortgage, is that the BoC doesn’t seem to be in any hurry to raise rates. The opposite seems to be true: two rate cuts this year have eased Canadians’ mortgage burdens. And the major banks have only passed a portion of those rate cuts on to consumers, so there’s a good chance you won’t feel the pinch as much when rates start to trend higher. As rates in Canada and across the world continue to jump around, so too will mortgage rates. And while this is quite difficult to predict, it’s important to keep a watchful eye on global markets, to be sure to make the right decisions in your own backyard.

MIRRORS IN INTERIOR DESIGN are an important, functional item that virtually all of us have, and yet we sometimes manage to overlook the many ways (outside the morning get-ready routine) they can beautify and visually enlarge our spaces, often in ways you might not expect. Forget the flimsy closet doors you may have had in the past, and keep your mind – and your space – open to mirror finishes with these eight-plus ideas.
Mirror wall To do a full wall of mirror the modern way – and avoid any 1970s flashbacks – use oversized mirror tiles (24-by-24in.) with a bevelled edge, making the wall itself decorative while doubling the apparent size of the space. To take the look up another notch, choose a smokey grey glass to add an air of moody sophistication.
Use it: To open a tight foyer or hall, behind the bed (as a striking layer to a headboard), or to back the TV.
Mirrored niche Rather than a full wall, applying mirror to a niche (or a partial wall between awkward bulkheads) can still have a powerful deepening effect. Hang art or display an interesting object in the space to make it a feature, while giving the eye the sense that a whole other room exists on the other side. A professional can drill a hole in the existing mirror, or you can suspend a small frame from the ceiling on invisible wires or a decorative chain for an art gallery appeal. Use it: Over each sink to define individual stations and add personality.
Mirrored backsplash Inset mirror When retiling a bathroom, double the effect and save money simultaneously by replacing a large, floor-to-ceiling (or vanity-to-ceiling) area of tile with inset mirror (rather than applying a framed mirror over the tile itself). The look is still perfectly polished without the bulky frame, and the cost of the mirror is offset by the material savings on tile. Just adding a mirror? Go wallto-wall for the biggest impact – the small splurge is worth it.
Mirrored backsplashes are back in a big way, and are especially effective in smaller kitchens, giving you a sense of a larger space as you work at a compact counter. A quality glass will be easy to wipe clean as well, for a look that’s both durable and practical. Use it: As the main backsplash over the counter, or as a backing to major appliances (such as the fridge or oven) as I did in my own kitchen.
Mirrored furniture
To add an extra sense of history and stately sophistication to a sleek new condo, introduce some antiqued mirror glass using one of the tips below. For the DIY expert, a faux aging effect can be applied to mirror or tiles using glass paints, vinegar, a splatter brush or sprayer and a little effort, creating just the right hint of character and a truly unique home detail. DEPENDING ON your builder, moving into a new space can be like starting with a blank canvas. But don’t fret! This is the perfect opportunity to select the perfect colours. Hues speak to us on a subconscious level, and it is important to use what is best suited for the space. Once you have chosen the colour, then it is time to personalize it with a specific shade or hue.
Blue Studies have shown the colour blue has been linked with productivity, honesty and authority. Lighter shades of blue have also been associated with lowering blood pressure as well as lowering respiration. Blue
is a cooler colour and can also be tied with feelings of serenity and placidity. When using the colour blue, it is great for offices because of its motivating attributes.
Green Green is associated with earth, new growth and new beginnings. It is a colour full of life, inspiration, peace and good health. Studies have also shown that soft shades of green are relaxing to the human eye. Darker shades have been linked to money and therefore greed, power and ambition. Depending on the shade, green is a great colour for offices, family rooms, bedrooms and bathrooms.

Talking about ‘capped’ rates By Jayson Schwarz FOR THIS COLUMN, I THOUGHT I would answer a question from one of our readers that relates to the issue of mortgages, and how long a “capped” rate remains in place. Let me begin by explaining about “capped “ rates. As a new-home purchaser, it is critical that you receive a bank preapproval of your mortgage in the form of a written commitment for the money you will need to buy the property. The mortgage commitment should provide, among other things, details regarding the amount of money, the length of the loan, the interest rate and any special terms. It should also provide for a very important item – how long the lender will guarantee the rate that has been committed to you. Let me explain. Let’s assume that on Jan. 1, 2015 you bought a property with a closing date of Dec. 31, 2016

and your rate commitment or “cap,” as shown on your commitment, is for a period of 14 months at 2.25 per cent. What this means is that as long as the deal closes on or before the date that is 14 months from the date of the commitment, the bank will honour the rate it has agreed to. Sometimes, deals get delayed past the time that the “cap” guarantees. What happens? Simply put, the lender is no longer legally bound to honour the rate that was originally offered. In our example, if the rates increased to 3.5 per cent and the closing was delayed until June 30, 2016, the lender would have the option of
telling you that the new rate was now 3.5 per cent. There are more issues relating to this scenario, as you will have to decide if you still want the mortgage, and the lender will have to decide if it would still be prepared to give it to you. That is correct! Remember, if rates rise, the money needed to carry the same amount of mortgage also rises, so if you were tight on your financing before the rate increase, you may no longer qualify for the mortgage. The moral of the story is to ensure that you negotiate a “cap” for as long a period as possible. Quite often, the mortgages offered by the builders on-site have built-in extension protection. Ask for it as part of your purchase agreement from the builder or commitment letter from the lender.

John Meinen

elected 49th president of Ontario Home Builders’ Association JOHN MEINEN HAS BEEN elected
President of the Ontario Home Builders’ Association (OHBA) for 2015-16 at the organization’s recent Annual Meeting of Members. Meinen most recently served as the association’s First Vice-President and has been a member of the executive committee since 2011. John has been a long-time advocate for the association and industry. Long before joining the executive committee, Meinen was a champion for membership and for small businesses. Through his own initiative, John was instrumental in establishing two new local associations, Bluewater HBA and Oxford County HBA, into the OHBA fold, earning him two consecutive Roof Topper of the Year awards from the association, an award that recognizes outstanding leadership and membership recruitment for the association. In addition, Meinen has served three terms as president of the Stratford and Area Builders’ Association (SABA) and has volunteered on numerous committees at the local, provincial and national level, continuously striving to represent the small business owners at the table.
With more than 32 years of experience in the residential construction industry, Meinen began his career at the age of 18 when he established his own house framing company based in BC. Four years later, he returned to Ontario to continue growing his company and in 1998 John and his wife Arlene established Pinnacle Homes. The awardwinning company has built more than 200 custom homes throughout the Stratford area. Pinnacle Homes continues to be a family run affair with John and Arlene’s children and spouses actively taking part in the growth and development of the business. The company is also very involved in the community and most recently, Meinen played a monumental role in making the Stratford Splash Pad a reality.

Debt: 10 things you should know By Ben Myers
GETTING INTO DEBT can be a scary thing, but I truly believe there are good debts and bad debts. I’ll never regret taking on a student loan to get my university degree, and I don’t regret my mortgage, as I need a stable and reliable place to raise my family. I’m sure many of you are like me when it comes to credit cards, a little too happy-go-lucky with the plastic – that’s the bad debt. That is why it’s hard to determine if the high debt-to-disposable income figure that is paraded about on a monthly basis is a sign of impending doom for the Canadian economy, or prudent Canadians using credit and debt wisely to invest in their future. Here are 10 things to take into consideration:
1. Many of these studies on debt ignore interest rates. Canadians can take on more debt and keep their monthly costs the same with lower borrowing costs. 2. The net worth of Canadians is rising much faster than their debt liabilities. 3. The average credit score for Canadians seeking debt financing has been trending upward for five years. 4. Better technology has created a system that can better access the credit risk of borrowers and allowed more folks on the margin to qualify for loans, which increases the debtto-income ratio. 5. Fifty-six per cent of Canadians reduced their debt in 2015, according to a recent study, up from 49 per cent and 51 per cent in the previous two polls.

6. Demand for mortgage and consumer credit has slowed over the past four years to one-third of the level prior to the 2008-09 global financial crisis. 7. The Bank of Canada stated that the percentage of household disposable income allocated to required payments on mortgage debt has been relatively stable for seven years. 8. Mortgages with loan-to-value ratios of more than 80 per cent have fallen since the last recession, and the average first-time homebuyer is now putting down 21 per cent on a resale home in Canada. 9. Only three per cent of the Canadian mortgage market consists of non-prime borrowers. The
large sub-prime market was one of the culprits behind the U.S. housing meltdown. 10. We weary of comparisons to the United States — different tax implications, very different country. There are plenty of countries that have had much higher household debt levels than us for nearly a decade. In a poll conducted by Fortress Real Developments of other residential housing developers in Canada, none of the respondents indicated that high household debt was a top concern of theirs regarding the health of the domestic real estate market. ‘Fall’ into your organizing groove By Hellen Buttigieg
WITH THE KIDS back at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.
What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.

Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and well-ventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area.
Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes. For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.
