he Bank of Canada’s recent announcement to hold its interest rate target at one per cent does not come as a surprise. The rate has been holding at that level since September 2010, which is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get
financing approval on a home when you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement this year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the spring season off right by taking advantage while you still can.

But, according to at least one new study, it may also be lulling some buyers into something of a false sense of security. A new mortgage poll from CIBC reveals that the percentage of Canadians who are taking steps to repay their mortgage faster is down from 68 per cent last year to 55 per cent this year. And of those taking such action, in two out of three CIBC measurements, fewer people are planning to pay down sooner than later, compared to 2013. Is this an opportunity lost or a case
of some homeowners being spoiled by the continuing low rates. CIBC seems to think both; Canadians are spending a lot more on home renovations and summer vacations this year. “With mortgage rates remaining relatively stable and at historic lows for the last few years, some Canadians may not be as focused on paying down their mortgages as when interest rates are higher,” says Barry Gollom, vicepresident at CIBC. While balancing your mortgage against other financial goals, CIBC advises homeowners to increase payment amounts, accelerate payment frequency and make pre- or lump-sum payments whenever possible.

Ontario Municipal Board (OMB) decisions have led to a number of quality, complete communities across the City of Toronto. Recent examples include the development along King Street East and West, with its engaging and active streetscape. Take a look at 18 Yorkville Condominiums, with a quaint, peaceful park. How about the One Bedford condominium development, with its popular street-level retail shops? These would not be what they are today if not for the OMB. The City of Toronto Council recently decided to ask the province to abolish the OMB’s jurisdiction over all of the City’s planning decisions. For now, a Local Appeal Body (LAB) will only be established to hear

appeals of minor variances and consent applications and City Council has directed that the LAB be in place to hear all appeals made after Sept. 1, 2015. The challenge now lies in creating and managing a LAB that is capable of upholding the integrity and impartiality of the planning system, as demonstrated by the OMB. In consultation with the City of Toronto staff, BILD has outlined the challenges surrounding a Made-in-Toronto LAB, which include costs and the potential lack of decisionmaking neutrality. A recent city staff report says that the creation of a LAB is anticipated to cost $2 million per year, which translates to $6,700 per appeal to achieve full cost recovery. In addition, the estimated one-time start-up fee for the LAB is $905,000. The cost of an appeal will also see a considerable increase for the average Toronto resident and applicant. While the LAB will cost $6,700 per appeal, the OMB costs $125. The OMB is an impartial, independent tribunal which is removed from political pressures and renders decisions in the broader public interest based on sound planning principles. In fact, only four per cent of all land-use applications in the City of Toronto went to the OMB. If we rely on this LAB to settle development disputes, board members appointed by council must remain impartial. They should be free of any political allegiance and rely on the tests outlined in the Planning Act. If the responsibility falls on the shoulders of City Council, it is imperative to ensure that LAB member never be put into a compromising position having to pick politics over proper planning. The most effective way to eliminate conflicts around development approvals is to ensure that the City of Toronto’s zoning bylaws are regularly updated to conform to the Official Plan. The process of making even greater cities and towns in the GTA is held back when zoning bylaws date back as far as the 1950s. If they’re going to do it, do it right. That means living up to the high standards of the OMB and ensuring that the ultimate decision is in accordance with the sound principles of planning law.

Target Corp.’s 2013 expansion into Canada – and subsequent retrenching this year – represent an important exercise in economic and community development. The U.S. retail giant announced in 2011 it was moving north with a $1.8-billion acquisition of up to 200 Zellers store leases, with most of the initial openings coming from renovating existing Zellers locations. While the expansion may not have gone quite as planned, with Canadian consumers not exactly enthralled with Target’s product offerings and pricing strategy, there’s no question the move will continue to have a significant impact on the Canadian retail landscape – particularly as the company builds greenfield outlets in new locations. Wal-Mart also recently announced plans to spend $500 million completing 35 supercentre projects over the next year. The U.S. retailer says it will spend more than $376 million to build, expand, relocate or remodel stores, as well as invest additional funds on operational improvements. For homeowners and prospective homebuyers, this is all good news – and a very good reason to pay attention. Such major retail developments are a significant influence on land development and housing. When the likes of Target, Walmart, Costco and other major players set up shop, particularly in a new location, it’s a good sign an area could be on the upswing. Like proximity to mass transit, schools and other amenities, being close to shopping is a major attraction for builders and, of course, prospective homebuyers. These features are among the key determining factors to enjoying your home while you live there, as well as for potential resale value in the future. Large retailers and commercial ventures don’t just pop up in the middle of nowhere or in declining neighbourhoods. These companies make careful, long-range and well plannedout decisions in lockstep with municipalities and developers, based on hard data, research and demographic information. This is why major retail expansion is good news: it’s an indicator the economy continues to strengthen; and, for those looking to buy a home, it’s a sign to look out for new or

expanding neighbourhoods and solid buying opportunities. Such retail developments, combined with the associated employment gains and economic and infrastructure improvements, point to new and expanding homebuying options. All warranties come with limitations and rules, and your new home’s warranty is no exception. The purpose of the warranty is to provide homeowners with protection against defective workmanship and materials. But if you make significant changes to your home through renovations or repairs, you may be forfeiting your warranty rights. The scenario usually goes something like this: A homeowner notices an issue with his new home and submits a statutory warranty form. Not wanting to wait the 120-day builder repair period, the homeowner completes the repairs. However, any alterations, deletions or additions made by the homeowner are excluded from your warranty, and Tarion cannot cover such defects. In addition to performing their own renovations or repairs, there are a few ways homeowners can forfeit their warranty rights, such as failing to properly maintain their home and not submitting their forms on time. These are the most common ways to jeopardize your warranty rights.

WAIT TO MAKE RENOVATIONS
Owning a new home comes with a responsibility to manage and maintain it. By conducting regular and proper maintenance, you will help to ensure that your statutory warranty rights are protected. Your Homeowner Information Package, provided by your builder and available on Tarion’s website, includes a complete home maintenance checklist that can ensure your home stays healthy. Finally, one of the simplest ways to preserve your warranty rights is to file your statutory forms on time. Register for MyHome by visiting tarion.com. You will receive email alerts with personalized warranty timelines, including key due dates for form submission and inspection requests.
Most homeowners can’t wait to put their mark on their new home by decorating and renovating. Before making any renovations to a new home, read your Agreement of Purchase and Sale. Builders often include a clause that states you should not finish your basement within the first two years of possession – when you should be watching for foundation cracks or water leaks. If there is water penetration, unless the builder finished the basement, they’re not responsible for the damage. If renovations damage an item under warranty, the item will no longer be
JEOPARDIZING YOUR WARRANTY
Health and safety concerns can cause panic in any homeowner. This can include issues with heating, plumbing, electricity and your water supply. Homeowners often feel they must take matters into their own hands if the situation is urgent. This could involve calling a plumber or electrician to get an immediate repair. However, you may forfeit your warranty if you hire a contractor to fix a system that is under warranty. Once the repair is complete, your builder may not be able to assess if the issue was caused by a defect in construction or installation – both warrantable. Both your builder and Tarion have emergency contact information and procedures in place to handle these situations, and Tarion has technical representatives available. So, before you attempt to fix the issue yourself, contact your builder’s emergency number and then Tarion. Only if you cannot reach your builder or Tarion should the emergency condition be corrected. Homeowners should obtain a detailed written report of the problem, and an invoice that sets out the repair methods used by the contractor, as soon as possible after completing the repair. In these cases, limit the repair to the emergency condition and not subsequent damage that may have been caused. MAINTAIN YOUR HOME

While at ratehub.ca we’re in the business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:
While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others.
» LOW PREPAYMENT PRIVILEGES. Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/or make lumpsum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lump-sum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debtfree fast, this may not be the right product for you. » COLLATER AL CHARGE. If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees). » C LOSED MORTGAGE. While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product Investors Group offered a couple months ago didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you. Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you – even if it doesn’t come with the absolute lowest rate.

When you decide to buy a brand new home, choosing the right builder is as important as choosing your home. When you purchase a home, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations – for the home and for the buying experience. WHAT YOU WANT TO KNOW There are thousands of builders in Canada, ranging from small companies building a few houses a year to large builder-developers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods. Others may specialize in particular types of homes or have certain distinctive expertise, such as adult lifestyle design or energy efficiency. And every company does business in its own unique way. As you look at homes and communities, also think about the company behind them. WHO IS WHO IN HOME BUILDING?
PREVIOUS BU YERS Builders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind you contacting them. Before you call, make a list of questions you would like to ask, such as: » In general, what was the builder like to buy from? Was it a good experience? » W hat particularly did they appreciate about the company? What did they not like about it? » Did they run into any problems, and if so, were the problems solved to their satisfaction? » Was the home completed on time and on budget? If not, what were the circumstances? » Were there missing or incomplete items at the time of possession, or items that had to be fixed? » Were all of their colour selections, upgrades and extras done as requested? » How was the company’s after-sales service? » A re they happy with their home? If not, why? » Would they buy from the company again? » Would they recommend the company?
The type of builder you will be looking for depends on the area you live in, and the home you want. Here is a general overview of different types of home building companies.
You may also want to do a random check of past customers. Visit communities on a Saturday morning and talk to people who may be outside doing chores, “I’m considering buying a home from such and such builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.
Developers are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads, sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also construct the homes, or the lots may be sold to individual home building companies. Large building companies specialize in building homes in bigger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is usually permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. Medium-sized companies range from 10 to 50 homes a year, depending on your region. Medium-sized companies can be quite diverse – building in developments as well as on individual lots; constructing single-family dwellings as well as townhouses and other low-rise buildings. Small-sized companies build less than 10, and often less than five homes a year. Custom builders build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. Construction contractor is another term for builder. Most commonly, it is used for companies who are contracted by purchasers to build a home on land they already own. Manufactured housing builders construct homes in a factory and bring them to the building site as panels, modules or fully completed units. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required. SOURCE CMHC. In the 101 things to consider when you are looking at buying a new home, make sure the reputations of the builders you are considering is toward the top of your list. You have to do your homework before you make what will probably be one of the biggest financial investments of your life. Now that the Internet is such a big part of our lives, checking on a builder’s history and track record is easier than ever before. It should also be an important factor in your final decision. You will find a lot of information on builders’ websites about their histories, awards and past and current communities. You can also visit Tarion Warranty Corp. at tarion.com to research builders’ track record with the warranty program. Has Tarion had to resort to conciliations (onsite inspections by a qualified warranty representative to resolve a dispute between builder and homeowner)? The point is, you can do this online. When I started in the business decades ago, people relied mostly on word-of-mouth, and you know, that strategy is still effective today. I suggest you drive through completed neighbourhoods, take a good look at how

everything came together. Are the homes and streetscapes beautiful? Have they aged well? Did the builder give careful thought to exterior designs and colours? Then go and knock on doors and ask how the owners felt about their purchase experience. If they’re happy, they will be glad to tell you, and if they’re not, believe me, they’ll be even more anxious to share their stories with you. Just be sure to place it in a realistic context. Every builder today faces challenges with labour and material shortages, unexpected delays with municipal approvals, and even good builders make occasional mistakes. It’s the nature of this business. But responsible, reliable builders will make their homeowners aware of shortfalls, and will do everything possible to amend the situation. Oh, and speaking of word-of-mouth, you can also connect with other buyers on social networking sites – but again, weigh the pros and cons of this carefully. Just because something is online does not guarantee it’s factual. Good or bad, take it with a grain of salt and turn to other resources for your research as well. Another thing – avoid getting carried away when you’re standing in the sales office looking at inviting renderings and tempting floorplans. You may even have a beautiful model home to tour. Most likely, the community and homes are fine, but a builder can promise anything. Find out for yourself that the claims are true. If you have any questions, ask the sales representatives, who should be eager and willing to answer them, or to find out from the appropriate sources if they don’t know. You can even approach the building department in the municipality you’re thinking of living in and find out whether the builder’s plans for the community are being accurately represented. Keep this in mind, too: if you haven’t looked into the builder’s reputation, what else might you be overlooking that may cause you to regret your decision? Far too often in the past, I’ve encountered homeowners who become educated about their homes and builders after buying, when it was too late to choose another course. Fortunately, this scenario is changing. I used to say that people spend more time picking out a pair of shoes than they do buying a home – but no more. As we progress further from the financial crisis of a few years ago, economic slowdown, stock market and even real estate declines, things are looking brighter for many Canadians. Canada survived the recession; though there are still some challenges, spending is up, stock markets have arguably rebounded and the real estate market has shown longer-term price and sales increases. Many economists predicted real estate price declines, and few expected price increases and such a quick recovery. Homebuyers who were counting on further price declines may have been kicking themselves. How long will this continue, you ask? It’s anyone’s guess. The federal Finance Ministry has, on occasion, given notice it is concerned about a potential overheating of the real estate market. Borrowers must meet the requirements for a five-year, fixed-rate mortgage, even if they plan to choose a shorter term and lower rate. The maximum amortization
period for government-insured mortgages was recently reduced to 25 years from 30. In addition, Canadians can now withdraw in refinancing only 80 per cent of their home’s value, down from 85 per cent, while down payment requirements remain at five per cent for primary homes and 20 per cent for investment properties. Some experts feel these changes may leave some first-time buyers sitting on the sidelines. However, these issues should not be the primary factors to influence your decision to buy. Some considerations to reconcile before making the plunge include: » How much of a house can you afford to purchase? Get pre-approved by your bank before shopping » How much of a house do you want to afford? The answer is not necessarily to purchase the maximum house you qualify to buy, but what you want to afford » What will your payments be, if interest rates rise (and they definitely will) one, two or three per cent? Ensure you can easily afford the increase » First-time buyers of new homes priced at less than $425,000 will be minimally affected by the HST. Generally, there are no real estate commissions for the purchaser of a home. Legal fees are not usually high for a purchase and are minute in the grand scheme of purchasing a home At the end of the day, a home is a long-term investment, so look beyond the next year or two.

Right on track with what the busiest moving season in Canada, my own family is packing up and moving out. Over the past couple of months, I have experienced all that comes with the home selling and buying process, and now I find myself at the peak of all the excitement. I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand. And after going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving officially tops my “mosthated things to do” list. The fact that my husband and I opted for a do-it-yourself move doesn’t help matters. What also complicates things is the fact that my sale and purchase close on the same day. So, between running to my lawyer’s office, renting vans – yes, plural – packing up the last of our “junk,” moving out and moving in, it’ll be a hectic day to say the least. I must say, my husband and I are on track with it all, but I can certainly see why many choose to go with a pro rather than taking the DIY route. Sure, doing it yourself gives you some control – of your stuff, your timing and your costs. Unless you’ve made errors in judgement, in which case, all that goes out the window. You’ve “eyeballed” your house and its contents, and you’ve chosen a truck that “should be big enough.” But halfway through loading it, you realize you’ve packed only a quarter of your stuff and now your options are to rent a second truck, run about 20 loads of boxes to Mom and Dad’s place, or get rid of a lot of stuff. It’s not a decision you want to make at the last minute, which is when the realization that you’re not properly
prepared usually sets in. If you’ve ever moved, you’ll likely agree that using a professional moving company is worth every penny. Many moving companies offer services far beyond just loading the truck and driving it across town. Movers can help plan your moving day, pack and even unpack for you. They will assess the size of truck you’ll need, the amount and type of packing materials, and they know how to handle awkward and heavy pieces that might otherwise leave you scratching your head. Professional movers know to expect the unexpected, ensuring you’re not stuck at crunch time. When you’re shopping for a moving company, don’t expect to find one at the last minute – especially if you’re moving at the end of June or July, like many other Canadians also are. Do your research and hire a reputable company well in advance. The Canadian Association of Movers offers some tips when shopping for a moving company: » Find reputable movers through the Canadian Association of Movers. » Check with the Better Business Bureau (BBB), and/or your provincial government’s consumer protection agency. » Ask three movers for estimates in writing. » Get the terms and conditions of your move in writing. » Ensure you know how your goods will be protected for loss or damage. The next time we move – which won’t be for a very, very long time – we will seriously consider hiring a professional mover to literally shoulder some of the burden.

One of the most serious issues facing a homebuyer – and it doesn’t matter whether you buy a house, apartment, townhouse, new or resale – is the Agreement of Purchase and Sale or Offer. Over the last few months, I’ve had a number of people bring me their Offer long past the time when they can have a lawyer comment on it, and they were stuck with the terms and extra expense. Let’s review a couple of things. CONDOMINIUMS
The Condominium Act provides that you have 10 days from the date you receive the disclosure statement and the date you receive an Agreement of Purchase, executed by the builder, to rescind the deal. This gives you an opportunity to see your lawyer, get suggestions, changes and explanations, and then within the 10 days, return to the sales office and negotiate for those important items that are usually left open. NEW FREEHOLD HOMES, RESALE HOMES AND RESALE CONDOS
No time is allowed after you sign, unless you have ensured that there is a schedule or clause making the transaction conditional for a given period of time on your lawyers review and approval, or other conditions. Here are a number of items, primarily for new homes, to look out for so you have an idea, but recognize this is not a comprehensive list, just a sampling: 01. Hydro and water installation and subdivision charges – get written maximums put in; 02. Development charges and levies
– get deleted or written maximums; 03. The vendors lawyers’ Law Society Levy – get it deleted – you pay yours, they can pay theirs; 04. Driveways – they say it is paved, does that mean base and finish coat or only a base coat?; 05. Damage deposits – get a maximum and make sure there is a process for obtaining a refund; 06. Mortgage clauses – a re you stuck with the builder’s mortgage and terms? – is there a clause requiring you to accept the builder’s lawyers undertaking to discharge the mortgage without a discharge statement or direction to pay funds to the lender? – i s the builder trying to make you pay to obtain partial discharges of a blanket mortgage; 07. Condos – do you own your parking and storage locker or is it only exclusive use?; 08. Ensure you get a chance to review the status certificate and any reserve fund issues; 09. Survey – who pays? When do you get it? 10. Extensions – how long? Have you selected your option under Tarion for new homes? 11. Title – is there a clause that says you have to accept the builder’s undertaking to give you a deed if one is not available on closing; 12. W hat about home inspection and inspections prior to closing?; 13. Ensure you are getting the appliances and fixtures you think you are. There are many more issues that arise in an Agreement of Purchase and Sale or Offer. This document is the most important in the whole process because it sets the rules for you and the vendor. This becomes critically important when you realize that you need independent legal advice that will properly help you deal with this document. Only a lawyer can do this. Perhaps the most difficult part of writing these articles relates not to the actual writing, but thinking of a topic to address. RESIDENTS ENJOY 17TH ANNUAL BARBECUE
On Saturday, June 14, more than 1,300 adults and children, all residents of Kylemore Communities’ award-winning Angus Glen Community, gathered for the 17th Annual Barbecue. The event kicked off with a children’s parade along neighbourhood streets, led by two of Markham’s Fire Department engines, and ended at Colty Corner’s park.

Building and development industry raises $45,000
FOR HABITAT FOR HUMANITY Members of the Building Industry and Land Development Association (BILD) raised more than $45,000 toward its community partner Habitat for Humanity GTA at the association’s recent fifth annual Race for Humanity and 22nd annual Charity BBQ. More than 650 builders, developers, renovators and service professionals attended the fundraiser, hosted on BILD’s front lawn, which raised money for BILD’s 2014 partner family. Since 2003, BILD members have helped 11 families realize their dream of homeownership. The Charity BBQ was preceded by the fifth annual Race for Humanity – a scavenger hunt consisting of 28 teams competing against each other by solving clues around the City of Toronto. The event, presented by the Toronto Star and In2ition Realty, has been recognized with international awards and nominations numerous times since its inception. “These two annual events are another example of our industry’s strong legacy of giving back through volunteerism, philanthropy and sponsorship,” says BILD President and CEO Bryan Tuckey. “I am proud to represent an association whose members are so committed to making the GTA a better place to live for future generations.” BILD would like to thank all the event sponsors, auction donors, volunteers and guests for all the fundraising support. Photos by Bob Gundu What would it look like if you deconstructed all of the colourful buildings that make up Toronto’s ever-expanding skyline? Known for its award-winning contemporary midrise projects across Toronto, internationally recognized RAW infiltrated an 11,000-sq-ft. storage locker in the city’s trendy Junction neighbourhood to find out. A cavalcade of installations were custom built to fill the industrial space for RAW’s annual design and architecture celebration. Each year, RAW hosts hundreds of key players, influencers and guests from Toronto’s design and architecture community, exploring ground-breaking themes in urbanism and architecture. This year, RAW invited the industry to get up close and personal with the building blocks of the city with its seventh annual event, RAW Material. Entering the sweeping industrial space, just off the rail-path in the trendy Junction neighbourhood, guests were encouraged to rediscover the materials that have created Toronto’s famously expanding skyline, met with a collection of large-scale installations that overwhelmed the senses. RAW’s studio crafted a playground of interactive pieces to demand reconsideration of the most basic building materials: wood, masonry, glass, metals and even fabrics.
“In the design and builder community, we spend our days obsessing over how to manipulate these resources to create structures for our clients and the culture at large,” says Roland Rom Colthoff, director of RAW. “We wanted to create an atmosphere where people will have the opportunity to play with these building blocks – let their imagination run wild like when they were kids.” A residential neighborhood hung from the ceiling, illuminated to invite guests inside. Oversized, glass cases became a canvas for glowing inked contributions from attendees. Common two-by-four was reimagined to become a spiral jungle gym with an interior hideout. Metallic fabric provided a striking backdrop for celebrity DJ Alex Merrell, whose client-list includes Louis Vuitton and Armani. Sublime Catering chef Michael Tong crafted a menu that draws inspiration from the RAW theme with provocative dishes prepared using the “raw materials” being celebrated: cedar smoked trout; crepe roti cooked on a large slab of iron; three types of Mongolian hot pots cooked in oversized glass; and freshly made warm ricotta hung from architectural fabric. “We really wanted to demonstrate all the ways these deceptively common materials interact with our everyday lives. The applications are endless,” says Colthoff. Everything in the space was custom built, emphasizing the flexibility of the materials. Heaps of scrap metal and three-thousand bricks became the mortar for a cocktail station featuring old school Victoria Sprits and Fentimans tonic cocktails, as well as a selection of beers from Nickel Brook Breweries and Ontario Wines.

Whether or not you can find the time for a true cottage
getaway, a sense of relaxed living can be infused into homes of any form, from traditional to modern. To get the best of lakeside living, even in your urban abode, here’s my guide to the essential details of cottageinspired decor: It’s hard to imagine a cottageinspired colour scheme without the calming essence of a clean, fresh white. ›› For an earthy, zen atmosphere, pair white with
off-white neutrals (greys, beiges or both) and let texture and materials become the focus – it recalls the simple beauty of sandy shores and pebbled paths without feeling too stark. ›› For a livelier nautical vibe, blue can’t be beat as a cottage-inspired favourite. In general, a cottage interior tends to choose a limited palette and stick to it, so pick one hue to repeat in smaller or larger doses from room to room (and if you want a little extra punch in a key area, try small hits of red for spice). LET WOOD REIGN: Naturally, wood is one of the first materials you think of when you think “Cottage inspired” – but you must know how to use it right. ›› To create a feeling of consistency, I typically recommend running wood floors as far as possible, even into the kitchen – it can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character). ›› For those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry or other wet areas – it keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of). ›› Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out a white or pale colour to maintain an airy relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery.

Subway tile (such as 1-by-3-in. rectangles, typically) is a versatile classic that can appear either modern or traditional depending on the details. ›› The most popular form of contemporary subway tile is crisp white porcelain, but you don’t have to go so minimal. Consider a tile with a more organic surface shape and subtle, uneven colouring, to bring in some traditional warmth, or choose a style with a bevelled edge for a sleek touch of class. ›› A cottage inspired kitchen is also a great place to play with the colour of your tile grout – the geometric patterns of subway tile (or any other shape) can be highlighted with dark, contrast grout, or you could even choose one with a colour infused to add a playful accent. SOFT AND STRONG: Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slipcovered. ›› Sturdy wood barstools, dining chairs, and benches make perfect options for bringing in a sense of natural strength, as their open frames still allow for an airy and relaxed look, and they contrast soft upholstery beautifully. ›› W hether or not you find yourself regularly tracking sand inside, slipcovered furniture is practical for its ease of washing and for the ability to swap out looks between seasons. Plus, a skirted front on a sofa or chair communicates the relaxed cottage vibe, especially in a heavy natural fabric (such as a linen blend). EVERYDAY BEAUTY: Cottage decor often comes down to celebrating the basic essentials of decor, such as beautiful plates, vintage servingware and stunning pots and pans. ›› Open shelving is a popular trend which suits the most rustic spaces (think simple wood plank shelves) or even more modern schemes (try vanishing floating glass). However, if you prefer to keep your storage behind closed doors, consider varying the heights of your cabinets – this creates neatly framed niches at the ceiling where you can display party serveware you use occasionally (such as elegant porcelain pitchers). ›› If you have precious plates you won’t use often (or even favourite ones that you do!) an artful arrangement over your dining table makes a classic cottage-inspired display – choose all white pieces if you want to keep the look modern. Similarly, cool copper pots hung on an open rack make a trendy metallic statement in between recipes.
