There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Choose your mover wisely
For this important part of the homebuying process, take the time to do proper research

ar too many people, it seems, have a moving horror story. Not just tales of damaged possessions, delayed deliveries or unavailable trucks, but far worse instances of outright crime. Moving company ripoffs, in fact, are one of the top scams monitored by the Better Business Bureau (BBB). After saving for a down payment, paying lawyer’s fees and other costs associated with buying a home, who can blame buyers for wanting to save a few bucks on the one area they likely feel they can tackle themselves, or by hiring a discount mover to do the job on the cheap. The problem with the latter choice, especially, is the high risk you run in being victim to the various schemes employed by unscrupulous moving companies. To protect yourself, the Canadian Association of Movers, which holds members to a strict code of ethics, urges consumers to research prospective moving firms: contact the CMA for checklists and referrals, as well as other sources such as Industry Canada and the BBB. Moving into a new home should be an exciting and celebratory experience. Ensure it remains that way by not cutting corners on this last important step.

Sales down while prices up in gta’s housing market by Bryan Tuckey
RECENTLY I had a chance to review new home sales figures for the first half of the year. As expected, the trends we began to observe in August 2012 have rolled into the first half of 2013 – prices are hitting record highs while sales are down to record lows. New home sales in the first half of 2013 came up as the second-lowest in a decade and 34 per cent below long-term average. The decline is largely seen as a result of reduced affordability, particularly in the lowrise sector, which sits at 43 per cent below the long-term average as of June 30 – another record low. Meanwhile highrise sales in the first half of 2013 totalled the second-lowest in 10 years and 19 per cent below the long-term average. As I’ve mentioned in some of my earlier columns, the explanation behind this reduction in sales can be summarized with one word: affordability.
New home sales in the first half of 2013 came up as the second-lowest in a decade and 34 per cent below long-term average. Constrained land supply, stricter mortgage lending rules and rising government fees and charges have all contributed to the diminished affordability and choice in the GTA’s new homes market. The GTA market has no shortage of demand, as evident by the 100,000 new residents that choose to move here every year, but supply is a bit more complex. directing where and how the GTA is intended to grow over the next 20 years. Following the introduction of Places to Grow, which placed an emphasis on intensification across the province, land supply for ground-related housing in the GTA saw a sharp decline. This resulted in exponential growth in pricing of new, ground-related homes while restricting choice in housing type for new homebuyers. In July 2012, the Bank of Canada’s new, stricter mortgage lending rules took effect in an effort to cool down the housing market. Not only did these new rules, which reduced the maximum amortization rate from 30 to 25 years, make it more difficult for homebuyers to pay off their loans, it severely reduced consumer confidence in the GTA. Sales of new homes dramatically declined in August following the implementation of the rules, taking many potential homebuyers out of the market. Earlier this year, BILD commissioned a study to show how much government fees and charges influence the cost of a new home in the GTA. The report showed that on average, one-fifth of that cost could be attributed to variety of fees and charges collected by municipal, provincial and federal governments. The most significant of these fees are development charges – funds collected by municipalities to pay for new, growth-related infrastructure and are passed on to new homebuyers. Since 2004 development charges have increased between 143 per cent and 357 per cent across the GTA with several municipalities suggesting additional increases, some as soon as later this year. BILD is always at the table, working with all levels of government to ensure that our industry can build safe, affordable, quality homes for new homebuyers across the GTA. It’s time to change the conversation about the new homes market and spread the word about the realities of this industry.

Canadian home sales show highest quarterly growth since 2010: BMO Economics
According to BMO Senior Economist Robert Kavcic, the latest data from the Canadian Real Estate Association shows that the Canadian housing market remains balanced and well-behaved. Existing home sales rose for the fourth month in a row in June, posting a 3.3-percent seasonally adjusted gain from the prior month and down just 0.6 per cent from the readings of a year ago. “These figures represent another body blow to the Canadian housing bears,” says Kavcic. “The June report leaves the second-quarter tally at an impressive 6.4 per cent above the previous quarter – the strongest performance since 2010. In fact, sales are now back to levels seen before the latest round of mortgage rule tightening took effect in early July, helped by very low mortgage rates through much of the spring.” Kavcic noted that the recent rise in five-year fixed rates – now in the neighbourhood of 3.5 per cent versus sub-three per cent just over a month ago – might have actually stoked sales activity in June, with buyers making their move before their lower rate contracts expired. “That could set the stage for another cooling off period this summer. At any rate, measures of market balance are clearly tightening, with the sales-to-new listings ratio again slightly above historical norms and the months’ supply down for the third time in the past four months.” Regionally, most markets have tightened up in recent months, including an impressive turnabout in Vancouver – sales are now 52 per cent of new listings, up from a low of 36.6 per cent late last year. Toronto is firmly balanced, while Calgary is again seeing a sellers’ market. Kavcic also says that firmer sales and lower inventories have all but erased any threat of an imminent melt in prices. “Average prices were 4.8 per cent above year-ago levels in June, with fully 80 per cent of the major markets surveyed reporting prices up from last year. Vancouver and Regina are both still seeing prices below year-ago levels by this measure, though Vancouver has bottomed in recent months. Calgary is the clear outperformer, up a strong 6.7 per cent year over year, and now less than three per cent from peak 2007 levels.”

of them broke even or lost money, which would you promote? The end result is that banks would like you to take a five-year fixed rate mortgage and are now making it more attractive for you to do so. By the numbers – changing spreads and changing guidelines Talking about the price of a five-year mortgage and the spread on the bond yields can be very confusing for the average Canadian. Since most people don’t understand it, the media tends to avoid writing about it. As a result, some glaring discrepancies go unreported and questions remain unasked. Let’s start with some basics: ›› A bond yield and a bond price have an inverse relationship. Don’t worry about trying to understand that – you simply need to know that if the bond price goes up, the bond yield goes down and vice versa. ›› Canadian banks and lenders use the bond yields to determine their “spread,” or profitability. ›› T hey like to keep the spread to a certain range. For example, five years ago, the spread would be between 90 and 130. That means you take the five-year mortgage rate (say four per cent) and subtract the current five-year bond yield (say 2.95) and the difference should be between 90 and 130. If the difference is below 90, then that is a signal for banks to raise rates. If it is above 130, then they would lower rates. In the above example, 4.00 – 2.95 = 1.05, so that would indicate the rate is within the comfort zone and therefore not likely to move. Now let’s look at the way things are today: ›› Let’s assume a five-year bond yield is 1.66 per cent ›› A nd a typical five-year published mortgage rate is 3.59 per cent ›› 3.59 – 1.66 = 1.93 Based on the numbers that were used five years ago by the chartered banks, a spread of 1.93 would be .63 over the comfort zone – meaning very profitable – and a signal to lower rates (arguably to as low as 2.96 per cent for a five-year term). However, lenders are no longer using the same model for spreads. In fact, due to (and I quote) “the uncertainty in the bond market is forcing a wider than normal margin until investors see some stability return” – the current range that lenders are going by is 1.75 and 1.95. As such, the spread of 1.93 for today’s interest rates is actually at the high end of the comfort zone, but still within range. Some lenders are offering a quick close special of 3.39 per cent, which puts the spread at 1.73 and therefore out of the comfort zone. Any increase in the bond yield will result in those rates increasing, not decreasing. Suffice to say, it would appear that the banks are making significantly more profit on five-year mortgages today than they did five years ago. But having said that – they also experienced the global credit crunch of 2008 and saw first hand the impact to global banks when liquidity in the markets disappeared. And although we complain about the profitability of the chartered banks, it was this very fact that made them the envy of the world when their counterparts in other countries suffered. With ongoing credit and financial issues in Europe and the United States, perhaps the Canadian banks are wise to shore up their coffers while they can. and uncertainty in the global markets, the more bonds they will buy. The more they buy bonds, the higher the price goes and as such, the lower the bond yields go. And while we could argue that the long-term rates could go even lower or in fact that they should be lower, they are still the lowest they’ve been in a lifetime. So, whether you choose to take a variable with a lesser discount or today’s low long-term rate – one thing is certain: rates are low – if you have a mortgage or you’re planning to get one, take advantage of these low rates today and accelerate your debt reduction. Stability will eventually return to the markets and investors will eventually shift back to equities. When that happens, bond prices will drop, yields will rise and so too will your long term rates. In the meantime, enjoy them while they’re here.

TD Canada Trust asks dating expert Christine Hart for advice on how couples can discuss a less-than-perfect financial past
says Hart. “As the relationship grows, so too should the conversations about future goals and finances.” TD Canada Trust and Hart provide advice to couples on how and when to have the difficult conversation about money:
It’s not unusual to bring baggage into a new relationship,
and financial baggage such as a persistent credit card debt or lingering student loan is no exception. Interestingly, research from TD Canada Trust, shows one-in-five Canadian couples (22 per cent) admit they are not always 100 per cent honest with their partner about their spending and saving habits. No need to check into couple’s therapy yet – TD and dating guru Christine Hart have some advice to help start the conversation. “Financial baggage is not uncommon; we all have independent financial lives before we enter into a relationship and that can include old student loans, a tarnished credit rating or on the flip-side a healthy RSP or savings account,” says John Tracy, a senior vice-president at TD Canada Trust. “Opening up about finances can be hard, especially at the start of a new relationship, but it is vital couples have honest conversations in order to build a solid financial future together.” Dating expert Christine Hart agrees that couples need to be honest about any baggage – financial or otherwise – they bring into a relationship. The big move

My job takes me on the road every day. I’m apologetic when I have to be extremely car dependent. Quite honestly, who wants to take the bus or subway with their realtor while house shopping in Toronto? This, however, is extremely common in cities such as Hong Kong and Japan, whereby rapid transit is a necessity to getting around. About 10 years ago, the traffic congestion on Hwy. 404 southbound at 8 a.m. started just before Finch Avenue. Now, I am lucky to be south of ETR 407 before it is bumper to bumper. It used to take me 50 minutes on the Don Valley Parkway (DVP) from Richmond Hill to get into the core. Currently, the commute is up to 75 minutes on a bad day. Toronto averages only 1.2 people per car during peak hours because it is easier to drive than to take public transit. However, subway trains are still jammed with more than 400,000 passengers a day passing through the Yonge-Bloor interchange station. How on earth did we get here? Toronto’s transportation system is one of the worst in North America. Apart from the Sheppard subway line that was completed in late 2002 and 70 new Bombardier TTC subway trains delivered by 2014, it is difficult to pinpoint any significant transportation upgrades within our city. Yonge-Eglinton neighbourhood recently, I touched lightly on the Metrolinx’s Big Move proposal that would relieve the horrendous traffic congestion, support the population growth of the Greater Toronto Area, and provide a much stronger economy as a result. The implementation of a better transit system trickles down to every aspect of our lives and certainly has a huge impact on real estate. Interestingly enough, a survey suggested that with all these road improvements being talked about, it would reduce commuter’s times only by approximately two minutes. That is why the infrastructure of subways, LRTs and other mass transit options are so important to our future. Being a Torontonian, it is important to know the upgrades that are coming our way. In contrast to other Metropolitan

cities across the globe, Toronto is lagging in every department of transportation. A smaller city such as Madrid, Spain, has built more rapid transit lines in the past 10 years than we have. We are talking about a virtual transit expansion halt, which is why the provincial and municipal governments are stepping in to fund a citywide transit expansion. Think of Metrolinx as the guardian angel to our public transit’s resurrection. Metrolinx is an agency of the Ontario government that includes GO transit, PRESTO and Union Pearson Express. This governing body works with nine other municipal transit agencies, including Toronto Transit Commission (TTC) and York Region (VIVA) Transit to improve our transportation infrastructure. There is currently a plethora of revitalization and new projects underway in the Greater Toronto Area (GTA). One of the more conspicuous projects is the Union Station train-shed revitalization. Union Station was built more than 100 years ago and is the busiest transportation hub in all of Canada. It is currently undergoing improvements to support the large number of commuters that is estimated to triple in the next 20 years. Toronto, TTC and GO Transit have teamed up to make extensive replacements to the existing tracks, construct a glass atrium in the train shed, and rebuild the old roof of Union Station. The completion date of this project is slated for 2015 in time for the Pan Am Games. A crucial missing link has always been a direct transportation to and from our international gateway, the Toronto Pearson Airport, to downtown. The Big Move will construct a 25-km rail alongside the existing Kitchener GO railway that directly connects the newly reshaped Union Station to Pearson International Airport Terminal 1. Construction is already underway and scheduled to be operational in 2015. Residents in the suburbs, particularly Markham and Richmond Hill, are familiar with the construction of the Bus Rapid Transit (BRT). York Region, which operates the
current VIVA buses, has added dedicated bus lanes in the centre of the road to provide faster and more efficient services. The plan calls for new BRT routes on the Hwy. 7 corridor from Unionville GO station to Helen St. in Vaughan, and along the Yonge corridor from Hwy. 7 up to Davis Drive in Newmarket. These routes will effectively connect to other regional rapid transit systems such as GO, Brampton’s Zum and TTC’s Spadina subway extension. This subway extension will run from Downsview station, currently the last stop Northbound on the Spadina subway line, through York University and towards the Vaughan Metropolitan Centre on Hwy. 7. This 8.6-km extension will have a tremendous impact on the five-km bumper-to-bumper congestion in the morning on Hwy. 400 Southbound. It will provide wonders for residences of York Region and offers an efficient commute to York University from the rest of the city. Neighbourhoods along the Eglinton corridor will also experience vast transit implementations with the planned light-rail transit (LRT). Nineteen kms of LRT will start from Jane St. to the Kennedy Subway Station, with half of the route buried underground from Keele St. to Laird Dr. An incredible 26 proposed stations along Eglinton Ave. will connect to three interchange subway stations, GO transit and 54 bus routes. This will not only act as a relief line to the Danforth subways, but also reduce east-west vehicular traffic through Midtown Toronto. It will be one of the longest projects under the Big Move umbrella with a completion date of 2020. At the time of writing this article, Toronto Mayor Rob Ford stated, “We want subways, folks, referring to the replacement plan of Scarborough’s RT (SRT) with LRT. Construction is slated to begin in 2014, whereby the 10-km extension runs from Kennedy station up through Scarborough Town Centre and Centennial College Campus to Sheppard Avenue. The existing SRT was built in 1985 and due for a major overhaul. The LRT was proposed at a cost of $1.8 billion dollars, or $925 million less than a subway. Metrolinx has asked the city for direction and clarification before submitting proposals prior to contractor bids. As the GTA population doubles in the next 50 years, Mayor Rob Ford believes that now is the time to implement a subway system instead of a LRT. Whichever transit system is implemented, it will undoubtedly make our city better and more efficient for commuters and in particular condo owners as we can see the continuing growth of that area of construction. In the next decade, Toronto will finally have a much anticipated world-class transit system. Affordability drawing homebuyers
to 416 neighbourhoods outside the core Affordability remained the strongest driver of residential housing in the Toronto market in the first half of 2013, with single-detached homes in neighbourhoods east and west of the central core posting the best overall performances, according to ReMax Ontario-Atlantic Canada. ReMax examined 35 Toronto Real Estate Board districts between January and June of 2013 and found that singledetached housing values had appreciated year-over-year in close to 86 per cent of neighbourhoods in the 416 area code (30/35 districts). While the central core experienced the highest percentage gains in Don Mills, Parkwoods-Donalda, and Victoria Village at 12.7 per cent ($1.1 million vs. $980,727) and Oakwood-Vaughan, Humewood-Cedarvale, and Forest Hill South at 11.7 per cent ($1.3 million vs. $1.1 million), these were the only markets in the core that experienced significant growth. On the other hand, average prices increased across the board in both the west and eastern districts – with gains ranging from just under one per cent to 10 per cent. Rounding out the top five for average price appreciation were the west-end neighbourhoods of Keelesdale, Eglinton West, Weston-Pellam Park, posting a gain of 10.2 per cent (to $457,079); followed by Sunnylea, The Queensway, Humber Bay, where prices climbed 9.4 per cent (to $833,026); and York, Glen Park, Amesbury, Brookhaven, Weston and Fairbank, with a 9.2 per cent increase (to $538,469). “While we have seen solid price appreciation virtually across the board in the single-detached housing category, the most pronounced gains were in affordably-priced areas in the city,” says Gurinder Sandhu, executive vice-president, regional director, ReMax Ontario-Atlantic Canada. Of the 35 City of Toronto markets highlighted, just 14 per cent saw an increase in unit sales activity, as supply hampered buyer intentions. Those areas that bucked the sales trend included Riverdale, Danforth, up 13.4 per cent (127 vs. 112 units) with an average price of $727,497; Sunnylea, Queensway, Humber Bay, up 4.2 per cent (150 vs. 144 units) with an average price of $833,026; Agincourt North, up 3.8 per cent (164 vs. 158 units) with an average price of $598,826; Birchcliffe, Oakridge, Cliffside, Hunt Club, up 1.6 per cent (196 vs. 193) with an average price of $579,596; while The Beach, Woodbine Corridor was virtually on par (157 vs. 158), with an average price of $863,090. first half of the year, compared with the same period one year ago. The west end reported a year-to-date increase of close to six per cent in average price, now hovering at $691,807. The east end also posted an increase approaching six per cent, with an average price of $580,270. By far the most expensive real estate can be found in the central core, where average price was up a more modest four per cent to $1.2 million. Despite the solid gains made in the single-detached category, condominium apartments and townhomes were less marked, with 66 per cent of TREB districts reporting yearover-year increases in average price. The city’s west districts were the clear winners, with nine out of ten areas reporting upward momentum. On the whole, price increases in the condominium segment were generally more muted, with more than half of appreciating areas realizing growth under three per cent. Don Mills, Parkwoods-Donalda, and Victoria Village claimed the top spot in the condominium/townhouse category. Average price per unit in the area rose 5.7 per cent to $335,818. Leaside, Thorncliffe Park, Flemingdon Park placed second, rising 5.1 per cent to $233,947. Agincourt North advanced 4.1 per cent, with the average price now at $257,603, while Richview, Humber Heights and Kingsview Village experienced a 3.9 per cent jump to $210,750. Tied for fifth place were the East district neighbourhoods of Steeles, L’Amoreaux, and Tam O’Shanter - Sullivan and Malvern, Rouge, both posting increases of 3.2 per cent, with average price at $285,147 and $207,574, respectively. Following the citywide trend, just 17 per cent of neighbourhoods in Toronto’s condominium/townhouse market saw sales move ahead of year-ago levels in the first half of 2013. Bloor West Village, High Park North, Baby Point, and the Junction showed the strongest uptick in activity, with sales advancing nine per cent (145 units vs. 133). Riverdale, Danforth, Leslieville claimed second place, as the number of units sold climbed 6.7 per cent (112 vs. 105) year-over-year, while Leaside, Thorncliffe Park and Flemingdon Park saw sales jump 4.9 per cent to 150 units (from 143). “Given the city’s ongoing evolution, the long-term outlook remains positive, particularly as land availability declines while the population within the 416 climbs. As prices rise, so too will the appeal of Toronto’s more affordable areas. Revitalization – including renovation, rebuilding and repurposing – is evident in just about every corner of the city. Toronto is moving on up in more ways than one.”

One of the life events that will have the biggest impact on your money is the arrival of a new babe and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full pay cheque. Yes, there are companies that offer a “top up,” but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year. For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3,333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch! On top of that pain is the fact that the first two weeks of mat leave are unpaid, so your income calculation won’t start until the third week. And since

it’ll take between four to six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food. Moms aren’t the only ones who can take time off with your new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time. Adoptive parents also get to take parental benefits and fall under the same rules as dads. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope? Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb! With a new long-term expense – that’s the baby – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked. Just because Canadians are guaranteed a year of mat leave doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan for it, and have the money we’ll need to make ends meet without going into debt. The best way to see the implication of the mat leave income drop-off is to live on the equivalent of your mat leave income for the duration of your pregnancy. Put the rest of the money you’re earning away for emergencies, to buy the stuff you’ll need for baby, or to start an education savings plan. If you can’t swing it for the months that you’re pregnant, you might want to reconsider taking the full year’s mat leave. 98 New home guide GTA | august 3 - 31, 2013

If there’s any complication with baby, you’ll be “living” at the hospital until baby can come home. Don’t add financial stress to your already over-stressed life. The arrival of your newest family member should be a time full of joy and excitement. But you can’t expect things to run smoothly if you’re a dope and don’t do some planning. People like to say they didn’t have any time to plan… that they were “surprised” by baby’s arrival. You’re kidding me, right? Nine (I actually think of it as 10) months isn’t enough time to figure out how you’re going to cope? Or maybe it’s that you don’t want to have to face some hard truths. Well, you have a baby to consider now, so it’s time to wake up and smell the poop!

W hether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape. The “go-to” bin Provide a personalized “go-to” bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the “dash.” Each person empties his or her bin by returning the contents to the right place. The “in-box” Complementing the “go-to” bin, create a family mail centre to manage paper flow. Create in-boxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

Leave the house with everything you need Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys and dry cleaning. Add a different-coloured plastic dishpan for each family member or use attractive square baskets clearly labeled with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning. His and hers filing systems minimize conflict If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles. To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it. On schedule Keep a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour. Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.

with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, wellknown companies and smaller, independent ones – I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: »T he company I originally contracted the job to the night before was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm.

With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM) told me. CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: »F ind reputable movers through the CAM, BBB or provincial government consumer protection agencies »A sk three movers for estimates in writing »G et the terms and conditions in writing »E nsure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.
